Don Weigel: Absolutely loved living here. Building is great, full of really nice people. Sharon, building manager, is SO HELPFUL with anything / everything. Jose, maintenance guy, is awesome and really nice. Anything that needs fixing gets taken care of really fast. Was there during Covid, was great the building did everything it could to keep people safe. Great place for dogs. Great neighborhood.

Nathalie Dietrich: The apartments are large and sunny. It's a great community to live in. Sharon was amazing to work with. There were a lot of pet owners, because its one of the few buildings that allows for pets, and it has a park right across from the building. No pet fees are being charged. I had two babies and people were very helpful. The location is great and you don't need a car. There is plenty of public transportation, and it is just 8 minutes to Dupont Circle's red line. I lived there for over two years and would have stayed, but I had to leave DC. I still go back and visit at times. I'd move back into that building in a heart beat.

Eric Dekker: The people are great, the price can't be beat, and you'll never want to leave the neighborhood. Also, Sharon (the building manager) is a queen, will work for you, and you'll be lucky to have her in your life. Seriously, if you don't need the full-stack amenity list of the glitzy apartment buildings around town, this is the one and only apartment building you should consider.

Mary Ingalls Woodell: I've been an apartment dweller for most of my adult life, and of them all The Shawmut is by far the best building I've lived in. The apartments are spacious, with high ceilings , and the pre-war construction means they're quiet. Neighbors are actually neighborly -- the fact that we're pet-friendly makes a big difference -- with a diverse mix of residents. I esp appreciate the excellent staff and management (both the manager and the engineer), who are always helpful and professional, and who live in the building. Also, the location is great -- bus stop right outside, quick walk to Dupont metro, close to 18th street but not in the midst of it. Highly recommend!

Beka Troutman: Do not live here. The building is marketed as pet friendly - my cat suffered severe allergic reactions causing him to lose hair in this apartment. It grew back as soon as I moved. Mold was growing in the ceiling walls and requests to have it addressed were ignored. We lived with holes in the wood flooring for months before it was fixed. Building manager laughed off concern of a resident who was looking through the windows from his parking space downstairs at all hours of the night. Building was broken into multiple times and packages stolen - refused to put better locks in place on the front doors to enhance security. Safety was clearly not a concern. Definitely do not recommend.

Lena: The Shawmut is my love forever. We have been here for 10 years already and have no plans to move anywhere else. Great location, fantastic view from our windows, and absolutely amazing neighbors. Can't ask for more. The Shawmut is my happy place.

Genny Rodriguez Castillo: We were very excited that we found a place to live close to downtown DC and its not so expensive like other apartments around the area. We went to the leasing office in February looking for a 2 bdr apt which wasn't available until April 1st. Me and my friends paid 125.00 for the apartment holding fee plus 50.00 per application for each of us, we were three applicants so 150.00 total for applications. We were told that we could take a look at the apartment the last week of March. We went there and the apartment was still occupied. I never heard from them again. March 31st I received a call from the manager Nigel saying that my apartment was ready to move the next day, we weren't ready to move because of what was happening with covid plus they never got in touch with us before that call. So we agreed that we move May 1st. Never heard from them again. I sent emails to Joshua and he never responded. We decided to go to the office to make sure everything was ready for us to move May 1st. The manager told us the apartment is not ready. Really? You call me a month ago telling me the apartment is ready for us to move so what is going on? Without explanations the manager said that they have another 2 bdr apt available. He gave us the keys to go see the apartment ourselves. We got in to the elevator and as soon as we got off the elevator we noticed how old and dirty the building is. The carpet is nasty there are old stains, roaches everywhere and the smell is horrible. The walls are dirty and the smell in the hallways is terrible no ventilation at all. We are glad they didn't give us the apartment because we could not leave in such a dirty terrible place. If you are going to lease here. Make sure they show you the apt and not only the lobby because the lobby looks nice but in the hallways upstairs is really really nasty.

Caleb Pase: Quality staff. Dog friendly. 24/7 doorman is a huge plus. We’ve always gotten our packages! A lot of nice folks and families live here and in the neighborhood. The renovations are especially nice and make you feel cozy at home. First time renting in DC and it’s been a blast so far.

Cathleen Carr: We have loved our experience at The Saratoga thus far. From the beginning, the leasing staff were responsive and helpful and that has carried into our lease with the concierge staff as well. This is a great location to be in walking distance to metro, a grocery store and a few restaurant options along the way. The neighborhood is wonderful with the park and tennis courts close by so there are always families and action going on. We love our apartment with all of the updates and the courtyard even has little herbs that the residents can use. So happy with our decision to live here and couldn't recommend it more to people!

Stacey Scholl: My husband and I have really enjoyed the nearly two years we've lived at Saratoga. The maintenance staff and desk staff are super attentive and quick to respond to requests. The common areas are kept clean and well-lit. The gym has some good features and for the most part neighbors are quiet. The management hosts nice get togethers throughout the year--not too many so you feel overwhelmed. The renovations over a year ago have really made it a nice place to live. The few things that annoy us are mostly manageable: people steal grocery carts from local stores and leave them in random areas of the building, the grills in the common area run out of propane quickly (always a good idea to check before you plan a cook-out) and they have weird rules about using the back gate, which would otherwise let families use the nice playground right behind the building.

Elaine Guevara: I love living here. A major selling point was the nice kitchen you can actually prepare a meal in (counter space!). The building is quiet and well maintained. The leasing, front desk, and maintenance staff are fantastic. Our minor maintenance requests have been addressed really promptly and professionally. The gym is the best apartment building gym I've used. It actually incentivizes working out. I love having the washing and dryer in unit. It's the first place I've lived that had that and I am surprised what a difference it makes. There is a coffee/espresso maker in the lobby and they just got a fizzy water maker! Picking up packages is a breeze. My husband and I hang out on the lovely, peaceful patio often. We were saying living here feels like being at places we've gone on vacation to. We lived in Woodley Park before, which we really enjoyed, and I was a little worried that this would feel further area from work and DC attractions. But I actually feel this might be a better location. I love being close to Bread Furst and Politics and Prose and still near the park, including Soapstone Valley Trail. Having Giant and CVS on my walk from the train is also a huge time saver. We are moving because I got a job in another state, but I'm sad to go. I feel like all the conveniences and pleasures of living here really perceptibly improved our quality of life. I guess my only "constructive criticism" would be on the state of the bike room, which has a lot of room for improvement [check out the one in The Brandywine next door :) ]. And one thing I can't comment on is rent increases because we only lived here a year - that was something I was concerned about because this building is not rent controlled. But overall I can't recommend living here enough - I swear did not get asked to write this :D I just know how harrowing looking for housing in this city can be and it is such a relief to find somewhere good, no tricks.

HannaElizabeth Johnson: The gentleman at the front desk was extremely rude to me. I’ve never been to this apartment building before. I was delivering food. Mot once did he say hello or how i was doing. Seemed like he had an attitude. When i left he didn’t speak nor did I. I asked him his name he didn’t give it to me. I’m very nice and have manners. It’s extremely unacceptable for him to treat me that way.

Ariel Simons: I have lived here since June 2019 and it has been a great experience. The location is perfect: right next to Rock Creek Park and the National Zoo, and a short walk to the center of Mt. Pleasant (farmers market, restaurants, grocery store, coffee shop). The red line is less than a 20-minute walk, and the yellow/green is a 15-minute walk. Bike share and bus stations are within a few blocks. I have really appreciated the access to the hiking and running trails in Rock Creek, and it has been a great bonus to be able to adopt a dog in a dog-friendly building. Very quiet, residential location (though walk a block away and you can hear the lions roaring at the zoo sometimes!) and feels nothing like the rest of DC, though it is all close by. There is also a good amount of parking nearby for folks with cars. My unit is spacious, sunny, and rent is reasonable for the area. The DARO management have always been helpful and I have been able to meet and get to know many wonderful neighbors.

Ashley Dawson: We love living at Lamont Apartments. The staff is very friendly and made us feel very welcome. The building is not new but has its own character. Our apartment is fabulous, hardwood floor, high ceiling and soundproof walls, which makes it a very quiet community. Neighbors are very friendly and from all over the world. Close to shopping, restaurants and public transportation. So happy living here, I recommend it!

Carolina Larson: I lived there for a year and just moved out yesterday due to my job relocating me to New York. Literally the best living experience I've ever had. Amazing service if anything goes wrong, and not even once did they charge me unnecessary fees like other apartments in dc had in the past. The building is always sparkling clean, and no bug or any other issues. Move to 1900 Lamont!

Brooke Stuedell: I have lived here for 5 years and until this year would have said great things about the building. They are trying to raise our rent 42% to “match” the nearby buildings despite not having the same amenities. They clearly don’t have any loyalty to current tenants. On top of that, our washer has been broken for nearly a month and they have barely tried to help including allowing an inch of sitting water to stay over the weekend when the washer didn’t drain. Go to the nicer buildings and likely get a better rate and better customer service.

David Fanta: This place is truly amazing. It is conveniently located. The amenities the community has to offer are unbeatable. The fitness center is my favorite! I am proud to call this place my home and my family and I would not want to live anywhere else.

Garran Johnson: This place has spacious apartments with great views. I love the proximity of the building to public transit. The Manager, Ricki Wilson, was super helpful in showing me around and making me feel comfortable with my apartment home! The concierge staff is helpful and it has so much underground parking!!

han alem: Great apartment and great location! zewdu was so helpful with all of the logistics for moving in. I had one small maintenance issue and it was fixed in less than 24 hours. Overall, I highly recommend the building!

Ellis Noerenberg: The Ellington building itself is a great building with renovated units and a large rooftop patio area that has a designated for area. 4 grills on the roof make it great for the summer and the gym is well equipped and large. Main point for moving out of the building is the area (U St) which is no fault of the management companies. Area is very lively and loud on Friday and Saturday nights with crime increasing over the last year. Fall 2021 multiple bullets came into the buildings lobby and someone had been shot right outside front door. People ride ATVs and motorcycles late at night on weekends and they are very loud. Management company has been slow to communicate with residents about incidents even though there is a concierge located on site 24/7. Case in point is that when there was bullets shot into the building, the first contact from management happened 18+ hours later. They stated this was due to gathering facts but one would surmise that the concierge could accurately state right away that bullets had entered the building and to stay away. Another example is that the fire alarm went off recently due to contractors setting it off and the building was evacuated. It was due to a mechanical problem and there was no fire. This was not made aware for residents for multiple hours during a work day as the management was "gathering facts" to give out. One could again surmise that it was clear pretty quickly that there was no fire and residents not impacted by the sprinklers going off could return home but management did not make that immediate notification but rather took the time to first call contractors to come in and help clean up water instead of letting people know their home was not on fire. The building has a standard no rental clause in the lease where you are not allowed to rent out your apartment on sites such as AirBNB. However, the building management itself has decided to post vacant units on AirBNB. This was told to us by the building's social media accounts rather than an email to residents informing us of this and has yet to inform residents if the building will be conducting background checks on any individuals using the AirBNBs similar to the ones done when applying to live in the building.

Cecelia Volker: The Ellington is a fabulous community to be a part of. The staff is warm and friendly, and always attentive and committed to helping with what I need. The location of the building is prime, right by the metro. While that causes some noise at night, the amenities and units in the building help offset this. Uva Dayalan: I am very disappointed with the leasing office at the Ellington. To start, I was able to easily schedule an in-person tour on the website and was warmly welcomed into the building and given a full tour by Troy, who was entirely pleasant and very helpful with questions. I left the tour thinking that I would happily lease an apartment in this building, which is why I am leaving 2 stars instead of 1. The units were nice, as well as the amenities, BUT I had so much difficulty getting the leasing office to respond to my emails and calls to schedule a follow-up virtual tour for my future roommate and another in-person tour for myself to view a unit that had not yet been ready when I went for my initial tour. I called the office 3 times in one week and was told that the leasing agent was not in their office or unavailable. When I had finally reached the leasing agent, Adam, he said he would follow up with an email, which he never did. My roommate managed to schedule a virtual tour, but on the day of the tour she was not given a link and was told that the leasing agent wasn't even in the office yet. I am disappointed at the lack of effort to help interested and new tenants, especially during the times that we're in. If the leasing office is so poorly managed, I can only imagine what issues would ensue with resident management if we were actually to move in.

Kate C: I have lived in the Ellington for almost 3 years - which should tell you how much I've enjoyed the building in a very competitive DC housing market. It's conveniently located on 13&U, and is within 2 blocks of basically anything you need (metro, post office, multiple grocery stores, multiple drug stores, exercise classes, liquor stores, and restaurants!). The staff here are awesome - Maya & Cherie at the front desk, and Mike in the office are always friendly. The amenities are good - a beautiful roof with 3 grills and lots of seating, and a large gym with plenty of equipment compared to other building gyms I've seen. The apartments are SLIGHTLY outdated in style, but I believe the building is about to start a renovation throughout. Despite the semi-outdated look (think brown cabinets & dark granite countertops in the kitchen, small tiled floors in the bathrooms), they are VERY sunny inside, have gas appliances, and some even have fireplaces. I also think this helps keep the price lower than some of the new buildings in the area. I've really enjoyed my time here and highly recommend the building to anyone moving to the U Street area. Also to note - I face U Street and have never had issues with outside sound. I don't think I would live on the 2nd floor on the U street side or in a unit facing the restaurant Alero (under the building on front right side), as I would imagine those units would be loud, but on the higher floors I've never had an issue with outside noise.

Ashley Lee: I'm so disappointed with this place. First of all if you are considering moving here, don't. It is completely over priced and they will say that you aren't going to find space like this in the area for the price. The price you're paying for the fact that there are NO amenities doesn't even add up. That is a lie, some apartments are upgraded and most are not. There are mice in the apartment all the time even if you continously clean and have no food. They haven't fixed anything in the apartments for the past 5 months and they will say it's due to corona meanwhile all the other buildings where I have friends as sayign that work orders are being completed. The roof and ALL the amenities have been under construction since October of last year and the rent is still the same. I'm so disappointed with this place and every time I pay the rent it hurts to know that there plenty other buildings in the area where amenities like the rooftop are available for use and the repairs are done in a timely manner. I will not be re-signing my lease with them because it's honeslty one of the worst apartments I've lived in. Of course, even during these times you will have to pay the rent on time but the building hasn't lifted a single finger to have amenities complete when they started on these projects long before coronavirus was even a thing, there were SIXXX months that they did nothing. You might as well look elsewhere.

We have fulfilled emergency maintenance tickets as they have come in, but as a safety precaution we have not completed routine tickets for residents since 3/18/2020. We have provided tools and tutorials for residents that wanted to have these issues taken care of before we were allowed to enter residents' apartments. The rooftop was the only amenity closed since November. We planned for an April opening and then we were shut down for the virus. Monday March 16th. Mary Katherine Kirlin: Overall my experience has been disappointing and I would not recommend living here. Management takes an extremely long time to respond to inquiries- if at all. There is no effective system in place to collect packages and as a result multiple of my packages have gone missing or been stolen and management truly does not seem to care or implement changes to avoid the issue. In addition, the fire alarm goes off multiple times a month at all hours which is not only inconvenient but extremely stressful. I hope that management becomes more responsive and attentive to the needs of the tenants that are clearly not being met.

Devika Patel: I have been extremely disappointed with the handling of packages and management responsiveness. Their website claims 24/7 concierge and package reception. Neither of these are true. I’ve had multiple packages stolen. Their solution was for packages to be delivered to the office—which made a very small impact as the office is randomly closed and is not open on the weekends. Further the “courier holds on the packages for days after arrival” which is extremely inconvenient but also most recently led to me not receiving a package containing a refrigerated medication in a timely manner. When I went to the office to retrieve the package, I was told the courier was delivering it. 5hrs later, no package and the office was closed. I had to request someone come open the office so I could retrieve the package (labeled rush and perishable in multiple locations) and place it in the refrigerator before the medication went bad. This was 4 days ago and I have yet to receive a single reply to my email expressing concerns about the situation. Extremely unprofessional.

Katherine Stone: Definitely recommend living here! I've been here the past 4 years and its combination of location (in terms of being so central to a lot of neighborhoods and right next to Meridian Hill Park), amenities (gym, garage parking, courtyard, rooftop), and actual space in unit, have made it the perfect place to be. I wouldn't be leaving if I wasn't moving out of the City! The management and staff are also great! Shelton and Joselyn, especially, have been really easy to work with and understanding of anything that's come up over my time here.

The management is also excellent. I worked with Shelton and Joselyn to re-sign each year and they were always super responsive when I had questions and available to talk over the phone. The management, especially Joselyn, was always responsive and attentive and the maintenance staff are some of the nicest and sincere people I've seen in an apartment complex. The building is in a good location with nice balance of a quiet residential street, but the lively 18th street isn't far. You'll always find fun places to eat at or go out to without having to walk far.

Lynn Bat: I’ve lived here for a few years now and while the space in the apartment is great, the delivery system for packages is a mess. I’ve had numerous packages never show up or get stolen. The management is far from helpful when trying to track down missing packages. If your package gets dropped off by UPS/FedEx after 8 pm, there’s a good chance you’ll never see it because it gets left outside the building and stolen. I’ve also had several packages arrive partially opened and we’ve had incidents where packages are stolen from the open package room. If you get anything delivered on the weekend, they’ve started locking it in a storage room that the residents don’t have access to and the front desk isn’t in the building on weekends so you won’t see that package until Monday or Tuesday. I’ve started having my packages shipped elsewhere because Dorchester West is so unreliable and unhelpful when there is an issue with packages. On another note, if you get food delivered or are inviting a friend over, you have to go to the front door to let them in and you have to let them in the elevator/stairs with a fob. You cannot go between floors without a fob. I understand they do this for safety reasons but the ground floor and first floor apartments (including the open package room) don’t require a fob. Hence, why packages end up stolen. This system is flawed when you only require a fob to get into the upper floors. Overall, the management is lacking and the design of the fob system is a pain. Noise between apartments is constantly a problem because they didn’t properly insulate the apartments well. Also, you should anticipate that they will raise your rent year to year.

John Doe: Have lived here a few years. Nice building, nice location, and huge bonus is that it has a parking garage since I have a car and street parking is a nightmare. There are a fair number of obnoxious/loud/drunk young professionals around the building but overall it’s not too bad. Having said that, since day 1 I’ve had major issues with sound/noise insulation. I’ve now gone through a few rounds of neighbors since I moved in––I can literally tell because that’s how clearly I can hear people’s voices through my walls. I’m constantly woken up at night by the next-door neighbor brushing his teeth or talking/signing to himself while he’s in the bathroom. I’m constantly woken up in the mornings by the new upstairs neighbor thundering around their apartment. I’m trying to give this person the benefit of the doubt because they must have no idea how much noise they’re making, but the constant thuds and loud footsteps (even better when they’re wearing what sounds like dress shoes or heels) are incredibly disruptive. I feel like I can’t get a moment’s peace when I’m at home alone without the TV blasting. Apparently the person before had moved out a while ago because that was the only time I noticed that the sound issues weren’t a problem and didn’t stop to think that it was perhaps because no one lived there. The only reason I’m still here now is because of what a massive hassle moving is and the building seems to be a decent price point compared to anything else comparable in the area. The lack of noise insulation is really stressful though. When paying over $2,000 a month for rent, utilities, electricity, and parking you shouldn’t expect to have to live in what amounts to an upscale college dormitory.

Lili Nounou: Bad experience with the lady who works in the office named Valentina Navarro! First time I met her at the building for a tour, she gave me other prices than what I saw online on the Asbury website!! Plus I’ve confirmed a day before the price with Jessica! Then I said that’s fine because of the location! The price I was told first time from Jessica is $1080 for a studio and Valentina said is $1324. After 2 days Valentina called me to meet her at the office to file the application and I had to bring $350 for reservation fee, when I was on my way to get everything done, she texted me saying the studio that I want was rented earlier in before 9am to someone else!! She is not professional at all, she doesn’t know how to take her responsability and do her job!!

Que Que: One question every potential tenant should ask is the ratio for voucher program tenants (low income aka section 8) to tenants paying full cost. Most people don't mind paying a little more to be away from the nonsense that comes with low-income tenants. Drive by 2M on any given day/night. You will see the low income tenants (with their family and friends) on the sidewalk of M Street and also on N. Cap sitting around, gambling, smoking or simply lounging every day all day!! I scheduled a tour earlier this year, and left immediately after arriving. And let's not talk about the eyesore of crime directly across the street, Tyler House Housing Projects of all low-income and plenty of crime. Best of luck to anyone looking to call 2M home.

Dashawn Carter: Today 05/30/22 my brother call me to come over for Memorial Day wit the kiddos! We at the pool a man come out of no where and start chasing another guy with a gun . Scarey stuff I just witness they need better security and need polices in that building! Got hood boys beefing walking in and out of that building the police took about 20mins to come ! atleast the shooter was smart enough not to shoot while kids was out there other than that the penthouse pool was fun

Elliot Shein: Just moved out after about 2 years of living at 2M. Erin and Paul in the leasing office were very friendly and helpful throughout my time there. Gais and Jane at the front desk were super friendly and always on top of package deliveries - I feel like they know every resident by name. Amenities are top notch and hardly ever crowded (best rooftop view in Noma). Just note that the neighborhood can be a little sketch at times, so visit and check it out before you decide to move here. 2M also tends to have some older residents relative to the other NoMa apartment buildings.

Matt Yona DC: We have lived at 2M from 2015 to 2019 and had a great experience. The building itself is perfectly located and has really cool features: a well-maintained gym, an indoor basketball court and above all the best pool you can find, never crowded, with probably one of the clearest views of the Capitol you can get for this rent. Staff has always been attentive and accommodating during our 4 years there. Five stars.

Adam Bernstein: I lived at 2M for three years. Overall, the building is mostly good. The prices there are probably the best for the neighborhood while still getting good amenities as well as a great location. The Good: For me, the best part was the maintenance and custodial staff of the building. They cleaned all of the public spaces every day and always addressed any maintenance requests I had within 24 hours. More often than not, if I entered a maintenance request in the morning, someone would be there by the afternoon. The building is very pet friendly, includes a dog park, and does not charge pet rent. Other amenities (pool, rooftop, lounges, free coffee, peloton bikes) were great too. The location can't be beat: right next to Streets Market and Harris Teeter, 15 minute walk to Trader Joe's and Union Market, 15 minute walk to the Captiol building, 15 minute walk to H street. Some considerations I wish I knew moving in: If you get an apartment that faces the inner courtyard, you will likely get no natural light. On that note, because it is very shady in the courtyard/dog park area, when the weather gets warm that space becomes an absolute breeding ground for mosquitoes. Be prepared for a lot of bug bites in the spring and summer. Management is VERY diligent about restricting the use of amenities for guests of residents. If you plan to have more than two people over to use an amenity space, the leasing office will give you a hard time. I believe this is because people would have huge parties in the rooftop and first floor lounges and the guests would trash everything so I understand where they are coming from. Even though the building is non smoking, not everyone adheres to that policy. My neighbors across the hall seemed to smoke more weed than snoop dogg and people in the floors above us would smoke cigarettes inside and I could smell it through the air conditioning vents. Management constantly sends reminders about the smoking policy, but the problem persists. The building is very controlled in terms of where you can enter it. You can only go down the stairs but your fob does not let you enter any of the actual residential floors. This is nice, in that you don't have random people walking around the building, but annoying in that you can only take the elevators to get to your apartment, even if it is only on the 3rd floor. The parking garage entrance is behind the building and is a pain to get to, especially since Patterson street is very narrow and frequently has cars parked on both sides of the street. Lastly, my experiences with the leasing office were mostly negative. On numerous occasions the staff were difficult to get in touch with, gave me incorrect or conflicting information depending on whom I spoke to, and sometimes failed to follow through on requests. I did not really have to deal with them much outside of moving in, renewing my lease, and moving out, but the move in process was made far more stressful because of them. My advice: never email them, always call. Despite this, I had a pleasant three years here and if you want the quality and amenities of the Camden Noma, Resa, AVA, or Flats 130 but at a slightly lower price, 2M is a very good option.

Ellen Lawrence: My friend and I scheduled time to view 2 bedroom apartments. One of the managers assured us that we would have a viewing and if nothing was available to show then they would call us in advance because we are traveling from outside of DC. Flights were scheduled and train tickets booked. When we went in for our appointment both he and the manager acted as if we hadn’t made an appointment and were extremely condescending and worse part of it all, not accommodating despite knowing the amount of traveling we had to do to get there. It was such a red flag in terms of their quality management and capabilities. We ended up finding a beautiful place with wonderful management somewhere else. Moral of this review is 0/10 would definitely not recommend 2M

Allen Shelton: The 2M maintenance team is simply amazing! Any issue I have, no matter how big or small, they come resolve it in a very timely manner. In fact, there was one time where I had a very small issue with my toilet seat being loose (something I tried to fix myself). After I couldn’t, I processed a request and a maintenance technician was at my apartment door within 20 minutes (no exaggeration). Amazing service! I would definitely recommend living here.

donna Jones: I,ve living here for 6 years and when i first got here i was excited to had moved in, but as the years went by things started to get a lil rought ,I some how manage to attend out growing palaces a litte fast, i love my apartment just not the people, they attend to pull the building rattings down. but over all the they're know owned by new management. I hope that this new management team will change the intake of the people that they let move in the building .and put more activities inplace for the tenants.

Ignatius Reilly: If I could give a negative rating, I would do so. Value for money is low. Washington is full of apartments similarly or better equipped and yet cheaper. It´s difficult to conceive a more ineffective, disrespectful and tactless management. I seriously wonder about their professional competence, not to mention their lack of sensitivity. Problems with appliances are frequent. Maintenance tends to be slow and it rarely provides effective solutions. Security is faulty and people from outside are often let in, without any filtering. The issues with amenities are unfortunately abundant too. My personal advice is that you think it twice before moving here....

Tony Harrell: The day time concierge is beyond rude!! Does not acknowledge guest coming into the building! Very distracted by side conversations with the police officer???? Doesn’t represent the brand well....Doesn’t seem inviting or welcoming. at all! A few times I’ve waited multiple minutes at the door while she is “putting up packages” acting distracted......SMH such a shame

Kevin S: Although we only got to live at the Seville for half a year (due to a job change), it was the best place to live that we experience in DC. The location is convenient and fun, since it is close to two different metro lines as well as being right on 14th street, where many of the cities best restaurants and bars are found. It is also close to many of the parks in the downtown, including a short walk from Logan circle, which was a great place to take our dog. A remote-accessible parking garage was available, and significantly cheaper than public options, which was a game-changer since we needed to have a car on hand. It can be somewhat noisy at night, as that is part of living next to the fun, but it was rarely to disturbing levels. The highlight of the Seville is definitely the staff, especially the property manager Shelby. Throughout our time there Shelby was always exceedingly attentive to our needs, including that of our dog Tali! She periodically set up engaging events, such as a doggy pool party or even simply free donuts and coffee at the lobby for residents to stop by, all of which were a very welcome option during these pandemic times. Even when inconveniences arose such as a few small maintenance calls or construction nearby, Shelby and the maintenance staff were prompt to try and solve the issue, and Shelby kept communication open throughout any ongoing process in the building. Overall, we could not recommend the Seville more if you want a comfy spot in DC that is well-attended by the property staff, and near public transit as well as opportunities for food & fun in the city.

Vanessa King: In the height of the pandemic, the Seville's previous manager left and Shelby arrived. If you've scrolled the reviews, you'll notice no shortage of praise for Shelby: all of it hard-earned and well-deserved. Under her care, the building has been transformed from a property that was inexpensive and uncared for to a building that has been modernized in a number of ways. The apartments are being renovated, the roof has new furniture, we have new laundry machines as of this week, a gym was recently installed, and we now have a package room where we can pick up our packages at any time day or night. Each incremental improvement has made a meaningful impact on my experience as a resident. Shelby is so extraordinary at her job (and being a person in general) that I don't know how I'll adjust to living elsewhere in the future. Beyond Shelby's outsized impact, there are other key players at the Seville. Rosa keeps the building immaculate and has been with the building for many years. Rosa showed up and cleaned this building through the peaks of COVID, risking her personal safety in the process. Manuel replaced Francisco (who was also absolutely wonderful) in maintaining the building. Just today, Manuel swapped out my ailing fridge while I was managing zoom calls in my apartment. Manuel is great at troubleshooting the problems that naturally arise in an older building, and he's willing to come back multiple times to see if a fix is working. There are many great things about the location of this building, the fact that it's rent controlled, and utilities are included, but if you move to the Seville, the thing that you will notice the most is the people who work here.

Shadan Sadeghi: I loved living at the Seville. I was there for just over 3 years and over the last 2 years we had the best property manager. Shelby swooped in and truly elevated the offerings of the Seville (improved pool & rooftop, added a gym, renovated parking lot, and so much more). She took the time to know every tenant and went above and beyond to be helpful to the wide range of demographics & personalities living in the building. She was quickly responsive about issues and repairs, and made you feel like everything was taken care of. She’s exceptionally reliable and responsible, and an asset to Gelman Management & the residents of the Seville.

Vivian Lu: Shelby, the manager, is fantastic. Although the building is a bit old and some of the units have not been updated in what seems like decades, Shelby and the team have been hard at work making improvements even in the short time that I've lived here. I wholeheartedly recommend living here: the location, the value (size to price), and the management team are great.

Sewon Michelle Kim: The studio I lived in was one of the more updated ones and it was everything I could have asked for: walking distance to everything (Whole Foods, CVS, Malcom X Park, AdMo, you’re on 14th Street so nightlife and restaurants are aplenty), a spacious balcony, new appliances, a washer/dryer in unit, no carpet, central AC/heat, large windows, a gym, a rooftop pool, and, last but not least, Shelby the spectacular building manager. She truly made my experience at The Seville. I’ve never had a more responsive, responsible, and hospitable manager during my numerous apartment leases. Maintenance is always on top of things (thanks to Shelby again) and constant updates are made to the building such as the new mail room in the basement and brand new washers and dryers in the shared laundry room. Don’t hesitate to make yourself at home here.

Madison Summers: I've had a great experience working with Shelby here at the Seville! She's taken so much stress out of the moving/apartment search process and it's clear that she cares about her residents and continuing to make the building a better place! You also cannot beat the location of this building, right in the heart of Logan Circle. I'm hoping management will consider continuing to make improvements to the building, I know a gym is coming later in the year. Would love to see a grill on the roof and more lounge chairs as well as more frequent cleaning of the buildings windows.

Jordan Fischer: I have lived in the Seville for 6.5 years and over that time the building has been managed by at least 4 different managers. My experiences have varied between managers, and weren't always great in the past, but the current manager, Shelby, has made a lot of improvements and is always very responsive, clear and friendly. Maintenance staff (Rosa and Francisco) are amazing (and have been consistent since I moved in). Apartments are lovely, location is great, and rent control is a life saver. Overall very happy living here, especially with current management.

Ethan Barr: I've lived here for over a year, and it's been a fantastic experience in a perfect location. The management and maintenance teams are super responsive and constantly trying to improve their residents' lives. Residents range widely in demographic composition. There's a pool on the roof and apartments are quite spacious. As an older building, there are some issues here and there (much like any building), but none have posed a major inconvenience.

Rachel Kling: I lived in several different apartments over the course of almost a decade at The Seville. The location is unbeatable, the views from the balconies and the rooftop are extraordinary and the pool is the best I've experienced in DC. The neighbors are very friendly and I've made some of the best friendships in my life while enjoying sunset on the rooftop - we lovingly referred to the building as the "Adult Dorm Room" because of how well people get along in the building. Shelby, the most recent building manager, is utterly fantastic - accommodating, prompt and kind. Were it not for some changes due to COVID, I would not have left the building. I will miss my Seville sunsets, but I am happy to carry the friendships with me!

Jazmynn Croskey: I've lived at the Seville for almost 2 years. While the building is older, I have always found it to be clean and well maintained in my time here. The residents I've encountered have been friendly, the location can't be beat, and it's walkable to many restaurants, bars, and shops along 14th. The management has SIGINIFICANTLY improved from when I first moved in- Shelby has been doing an incredible job! Maintenance requests are usually taken care of same day and the staff overall are great.

Jenn Billo: You get what you pay for. The apartments are updated and clean. I have seen a 3-5 roaches in the last six months but they provide regular pest control to keep the problem at bay. The real reason I dock the two stars is because of the leasing company. They are frequently unhelpful and require many follow ups to the office to get anything done or to answer any questions. You will have to badger them to even answer an email. At the end of the day I would recommend living here because the apartments are a great price and an unbeatable location. But the services you get in return are certainly reflected in that low price.

Jordan Grandt: One star is generous given the complete downgrade in service and lack of communication in the front office (as well as a lack of upkeep in the units and buildings). When we first moved in two years ago, we enjoyed our experience with the staff and management. At some point in the past year or year and a half, it became increasingly obvious that staffing had changed. When trying to communicate issues with the front office, staff are immediately rude and often incompetent if you’re even able to get in contact with someone at all. The change started when they stopped letting us know if packages arrived to the leasing office (resulting in missing and lost packages on numerous occasions for me and my neighbors to the point that a neighbor of mine would kindly bring all of our packages into her apartment to make sure they weren’t taken). Then, we had continuous issues with the laundry machines that barely cleaned as is. When trying to report the issues of washing machines not working at all or flooding into the halls (which were then cleaned up by my neighbor, not staff), I was (very rudely) told the issue would be fixed and a manager would reach out to me the next day. I never heard back and the issues continued — mind you, you still have to pay for half-working laundry machines. The issues grew when upkeep of the area and buildings went downhill. None of the outside gates lock at all anymore providing no additional security. The building doors have a feature to allow you to buzz others into the building which work now maybe 25% of the time. The last fun experience was when my roommate and I were trying to move out of our unit and coordinate with the front office for a final walkthrough and key return. We were originally told we had to do the walkthrough so we held onto the keys thinking we would return them during the walkthrough with staff. As our lease was nearing an end, both my roommate and I reached out numerous times via phone and email to coordinate this. Conveniently, they did not reach back to us until 4:30pm the day after our lease ended threatening to charge us every day we did not return the keys. When I called and tried to explain that we had reached out and that they were the ones that didn’t communicate with us and that we had kept the keys with the thinking of doing a walkthrough, I was rudely explained to that’s not how moving out and leases work and I should have just shown up during business hours to return the keys already (mind you we no longer live in the area and have full time jobs). All of our grievances are clearly shared by neighbors as we’ve heard them discuss having the same issues with the front office. Given the lack of amenities and rising prices in rent, the horrific communication and behavior of staffing and management make this place not worth your time. Overall, I cannot recommend moving anywhere else in the area. You’re surely to get a better deal and experience.

Krista Mosi: DO NOT APPLY HERE. This place is a scam. We applied, paid the fees and got a no-reply email with no follow up. We have been calling to see the status with no replies and false promises. Half the time nobody answers the phone and the answering machine says It is because It is not business hours, even though It is during the business hours they list. 10/10 would not recommend dealing with this place

Halsey Payne: I've lived here for about six months and loved it. The welcome process was terrific (Janice, the leasing agent, is the best) and the location is excellent. My favorite part may be the families that live here - unlike some parts of D.C., the apartments are multi-generational. The building management does an excellent job with the basics, so the apartments are affordable and comfortable. The usual problems of any building are handled quickly, too, and with a human touch. I'd definitely recommend it to a friend.

Clark Gronek: Washington Apartments is a great place to live! Spacious apartments with clean hardwood floors, convenient laundry and the best location you can ask for in central DC. Building management staff is super friendly, supportive and helpful whenever needed. I've really enjoyed living here.

Michael Starnes: Lots of graffiti, the property is not maintained or repaired and it is quite unfair to residents. One gentleman yells at pedestrians imploring them for cigarettes from his patio at all hours of the night. Really odd stuff. The drivers from their parking lot tend to speed when entering and exiting, which is not that great either...

Towanda Gravitt (DCPL): Overall i have live on this property for over 30+ years i recently just move in the unit that i am in now in 2018 cause of property issues . But i am very happy the property is kept up. Danielle Jones: My friends and I found this place at a really great time before school started. The leasing office was accommodating with issues we had when we first moved in. Despite the roach issue (because it's DC) the apartment does its best to respond to the concerns of their residents and provide the appropriate services. The employees in the leasing office are very friendly and answer all questions. It's a good place to live especially for my friends and I who go to school and work close to here.

TSA TSA: The Union Place parking garage is not secure. While I (and many other residents) pay almost $200/month to park in the "residents -only" garage, dozens of people "sneak in". I witness this happening daily. It's not that hard really. All non-paying residents have to do is pull-in behind someone with a garage fob, and they can easily follow them and park daily FOR FREE! People who do pay are given mirror tags, but those don't matter either. Illegally parked cards are never towed. Not only is this an annoyance for people who do pay (there are many nights where I can't find a single space and am forced to park illegally), it is also a safety issue. Anyone can have access to the garage at any time. Just a few months ago, someone in a neighboring building was car-jacked inside their apartment's parking garage. I've have contacted the leasing office about this and received no response. There is an additional barrier gate at the bottom of the parking ramp that should start being used that could prevent this issue from continuing. I hope that this comment warrants change. I've paid almost $5,000 in parking garage fees since moving here when it is incredibly easy to just park for free.

Jose Javier Balmaceda: Disclaimer: I do not live in this building. This is only a review for my touring/leasing experience (or lack thereof). As many others have already noted, communication with the leasing office was absolutely terrible. I toured Union Place and six others in the NoMa area on the same day. Every other building except Union Place followed up immediately--as in, the same day--with quotes, floor plans and additional information. I had to call Union Place myself late in the afternoon to ask for the information and was assured that it would be in my inbox in a few mins. Nothing. I emailed yet again the next morning and didn't get any reply. Two days later, I get a message from a different leasing officer asking if I could provide the units I had toured so they could send me the information. Needless to say, it was a very off-putting experience and I ended up leasing an apartment in another building, even though the unit I had liked the most was in Union Place. Had they replied promptly, I would've almost certainly taken their lease. Now I understand why their reviews are so bad. DO listen to them. There's a reason people such as myself feel frustrated enough to come write about it. Apparently the management company, Toll Brothers, has yet to understand that poor customer service leads to loss of business. And that was just my short run-in with them... can't even imagine what it must be like for tenants.

Morgan Mueller: Don’t live here if you like getting your packages delivered, or good customer service. There are so many options for apartment buildings similar to this one - I would highly recommend choosing somewhere else. Don’t be fooled by the tour - the tour was great and they really try and take care of you up until that lease is signed. After that, you are on your own .Very high staff turnover, poor communication, and a general lack of care from the moment you sign your lease. When I first moved in they didn’t even have keys or my parking pass ready for me when I arrived, nor did they have move-in bins/dolleys for me (when I was guaranteed one several times over the phone). I had to wait almost 48 hours just to have a working FOB that allowed me access to the building and the ability to lock my apartment door if I left. Everything about the building seems nice on the surface, but once you live in the building for a few months you slowly start to realize how many little things this building does wrong. I hate giving bad reviews and seldom do, but I’m sincerely hoping that someone sees this and just decides to live elsewhere. Only reason I’m giving two stars instead of one is because the cleaning and maintenance staff were great and the overall location is convenient and close to a lot of restaurants/grocery stores. Even despite this, I couldn’t move out fast enough.

Alec Camhi: The best word to describe this building is "gilded." This place gets two stars rather than one because the building is genuinely nice, the units are spacious and modern, and the amenities are (mostly -- more below) convenient and useful. But those positives quickly wear off when you need to deal with the management for, well, just about anything. To be clear: the problem with this building is the management that constantly cuts corners, NOT the individual concierge staff who are under-resourced and over-worked and set up for failure by the incompetent management. A few examples of how the poor management manifests itself include: 1) The package system is an unmitigated disaster. There is an automated locker system that works well, but there are only about 50-100 lockers for a building with > 500 units and probably ~1,000 residents. Packages that don't make it into the lockers get placed in an unsecured area behind the front desk (meaning: anyone can go back there and take whatever package they want). Some packages get lost all together (this has happened to me multiple times). 2) The front desk staff is dramatically under-trained and overwhelmed. For a building that aggressively markets a 24-hour concierge, they put very little effort into making sure the concierges know what they're doing. Mid-way through the time I lived here, they switched from in-house hires who were great and helpful to a contracted temp agency, ostensibly to keep costs down. The result was high turnover, contractors who were not trained on systems for this particular building, and a general reduction in the quality of service. Again, I don't think this is the fault of the individual people who staffed the front desk, but rather the inevitable result of a management company that places high value on marketing and close to no value on follow-through once you're actually a rent-paying resident. 3) The grills on the roof do not work. Occasionally, the right side of one of them heats up. More often, neither one does. Management blamed this on an installation issue with the gas line (seems, uh, bad? potentially dangerous?) that would be costly to fix. Their "solution" was to bring two portable grills up to the roof, but in my several attempts to use them, the propane tanks were always empty. When I asked about getting them replaced, I was told it would take 24 hours -- not so useful when I was hoping to grill dinner that night! 4) There are several other amenities issues that are within the power of management to deal with but have not been fixed in the entire year-plus I have lived here. They market their game room with a foosball table, but there are no balls to go with that table and one of the goalies is inexplicably missing. The gym closes at inconvenient hours for cleaning (but is otherwise quite a nice gym). The pool opened later and closed earlier than any other community pool (including apartment building pools) that I know of in DC. 5) The leasing process -- the least of my concerns at this point -- was burdensome to the point that we almost didn't live here. Our application was eventually approved with no issues, but it took days. It took three drafts of the lease being sent to us to get the rent amount and the start and end dates right. They very nearly did not give me a tour until I informed them that I would only be in the area for the one day I requested, at which point a time slot magically became available. The whole process from application to signing took about two weeks. At the building I'm moving to after this, the process from application to signing took under two days. The unfortunate thing is that with competent management this would be a really appealing building. As I said, the building itself is well-built with modern finishes and amenities. It is located in an up-and-coming neighborhood a block from the metro. But the daily inconveniences of dealing with management over these mundane items (that, frankly, should be dealt with for the amount they charge in rent) led us to not renew our lease.

Leon Barker: Great place, perfect. I never heard a single neighbor in my 4-5 months of stay. The ONLY downside is that it’s right next to Union Station which means you will have trains honking their loud horns at any time of day/night. This can also be a benefit considering you have the Union Station and NoMa train stops within 5-10 minutes walk.

Jamison Howell: When I moved into Union Place last year, I created a Pepco account under my name and was paying my electric bill to them directly, as instructed. Starting in September, my account showed inactive and the bills were being added to my Union Place bill. But then I discovered that I was being charged an additional fee for not having the account under my name. I called Pepco and they told me that the only parties that could make that switch were me or Union Place, and confirmed to me that Union Place authorized the change of my account to their name without my approval. I immediately switched the account back to my name. I sent several emails to the office and Selam, the property manager, with no response from either. I was finally told in early December that they would look into it and get back to me. After not hearing back from them for almost two months and still getting charged the penalty fee (even though the account was in my name again), I sent emails back to them but got no response. After multiple unanswered emails, I was told that is was due to a glitch with no further explanation and I would not be charged anymore. This sounds like a fake response just to appease me because they couldn't elaborate with any of my follow up questions. I was told that the issue was fixed but I am still getting charged the penalty fee as well as an electric bill, even though I am paying Pepco directly. I think they did this on purpose with the hopes they could charge me extra without me noticing. So I am being double charged by Union Place. And no one here even answers my emails. Neither the office nor the property manager are competent or transparent and lack the consideration to answer emails to their residents. This doesn't even mention the other issues like paper thin walls, hot water constantly going out, packages being lost/returned, etc. Avoid this disaster of an apartment. TL;DR Union Place switched my electric account from my name to theirs without my authorization so they could charge me penalty fees. And continue to charge me after I switched the account back to my name. Management won't even answer my emails about this and just ignore the situation.

Jenay Wilson-Adams: The scheduled tour was amazing and although I won’t be moving to DC at this time due to changes with my job offer, I will always keep Union Place in mind thanks to Kimberley (sorry if I butchered her name).I was very pleased with her professionalism and knowledge to answer all of my questions efficiently. There was also another member present that was informative as well, my apologies I don’t recall her name. Great property!

Marissa Jones: Very dangerous apartment at the moment. While I love the decor, and the majority of my neighbors, there is one neighbor that is a danger and the apartment has done nothing about it. I recently witnessed this individual walking completely naked down the hallway attempting to break into apartments. I yelled at them, called 911, and notified the leasing office. This person has since stolen 2 dogs, stolen wallets, packages from the building and assaulted a concierge person by throwing hot tea in her face after she asked that the person no longer steal packages. The icing on the cake was that the tenant was watching the children through a hole in a gate at the playground of the daycare that is located inside union place. There is a video of this and the building did nothing. It also took the leasing office MONTHS to send an email out to let people know that there is a known thief wondering the halls unclothed and who is dangerous.

Juanita Reyes: This property participates in the ADU program and I was informed by the OTA that it is illegal to charge more then $50 for an application fee in DC and this property charges $75. I reached out to one of the leasing agents and she had an attitude when I brought this to her attention. I have also reported them to the OTA & DCHD for further investigation. Also, the reviews are true. Stay away.

Treon Jones: When I visited The Gale Eckington Paris greeted me in the lobby. She was very welcoming and attentive to my needs for looking for a one bedroom apartment. Paris took me on a tour of the property, and answered all my questions in a respectful and professional manner! This property is very beautiful and conveniently close to the metro station and other amenities. Although I am still apartment hunting this could definitely one of my options. The customer service and professionalism of Paris definitely could possibly sway me in the direction of being a resident of The Gale Eckington!

Ben Wilhelm: Recently moved in to the Gale, so far everything has been smooth and relatively easy to navigate. We have a puppy here who loves to let the world know he can make noise sometimes and the neighbors and community here seem to be very friendly and understanding about that. Christina Dinkins: Just a few good praises to give out!! I’ve been here for over four years I’ve seen the good and the bad but what makes living here great is some of the staff!! First let’s praise some management personnel there’s Ms.Jackie since day one she’s been very helpful informative and her motherly attitude makes her just a brilliant and refreshing spirit to interact with when visiting the leasing office. Derrick is another professional who has a great spirit his passion to do his best to help the residents are overwhelming respected and appreciated. The maintenance department is phenomenal Tony Omar and Steffen are the “BEST EVER” always prompt and their response time is amazing always making sure your apartment amenities are functioning and safe just all the way A1 professionals…Last but not least my concierge ladies the two most outstanding ladies are Sydney who goes over and beyond to help resolve issues answer questions just her graceful & positive attitude makes the front desk warm and friendly not to mention there’s Jasmine the package concierge who if I was asked to rate this young lady it would be hands down her ability to make sure you receive your packages is a breeze she’s very detailed about locating your packages delivery times and her pleasant mannerisms just tops it off as a person of first contact. There are areas of improvement but for the most it’s Home Sweet Home!! P.S Please bring James back super pleasant sweet professional delightful helpful and just a positive asset to the management team!!

Hagar El Didi: We just moved recently, and we've had a great experience so far. Derek in particular from the leasing office has gone above and beyond, helping us find the apartment we were looking for, and making our move-in process smooth. He was very patient, accommodating and responsive. Also, Mr. Collins in management showed us the utmost courtesy and professionalism and that made a huge difference. Maintenance guys are swift, attentive, and very helpful. They took care of all our problems in one visit. So far everything has been great. The neighbor is nice and quiet, close to the metro and grocery stores. The people are friendly. There is also a nice coffee shop around the corner called Qualia, great coffee and friendly baristas.

Crystal Brumfield: Having a really strange experience with The Gale. Paris was really nice and helpful with explaining everything to me when I came in person to learn more about the property but was unable to show me a unit at the time. I explained how I was from out of town so it was suggested I utilize the virtual option to view a unit, I booked a virtual tour but no one ever contacted me with a zoom link or anything. I called multiple times, no one answers the phones. I kept getting emails and text from “Leo” asking if I was interested in the property, I would respond and wouldn’t get an answer. It’s all fairly strange and unfortunate. As a past resident that was looking forward to moving back, this property has severely depreciated both in its physical structure and customer service. After this many red flags, I’m both no longer interested and would not suggest them to potential renters.

While I decided to lease at Gale and Eckington's sister community, "Judd and Weiler", Gale has a great leasing consultant/professional within Derek. Keyiania Youngblood: Horrible leasing agent service. Would not share information, was not personable and kept requesting me to refer to the website over her actually explaining the information. Distasteful and rude. These units are $2,000 , I would not spend my $$ here .

Nikki Mammano: I have a very strong love, hate relationship with the Gale Eckington. I lived here for two years and over the course of the two years it vastly changed. For one, it seems that they have a very high turn over rate and the people at the concierge who would always put a smile on my face, were either fired or left. Their packaging system is not very great and they have lost a few packages of mine before. The leasing office and concierge now is not very attentive when you have questions, especially when it comes to billing and rent payments. The one thing I would say is great about the Gale is maintenance. Tony is awesome and he has been there since I moved in. In addition, do not be surprised to find an ambulance or police out front every single day and night. Without fail, there is always either one, or both, or even a fire truck. **On my last night at the Gale before I moved out, there was a stabbing in the lobby. It was a very distasteful sight to say goodbye to the Gale with seeing a bunch of blood all over the floor.

aaron howard: I am starting to have a negative and terrible experience with The Gale Eckington. Overall the unit is fine and it serves the purpose I need it for, a roof over my head and a good location. However, due to recent events in my life I need to end my lease two months early. I reached out to the office, stopped by multiple times, and shot numerous emails to the identified staff members and so far have only received ONE response. I responded to that email and it has been radio silence for an entire week. When I stop by the office they are in "meetings" or "not in at the moment". From a logistical planning standpoint (getting movers, figuring out my exit plan, etc) you would think there would be some form of communication to help. I have been pleasant throughout this struggle. I was cordial, understanding, and accomodating. How can I work with an office that has no desire to work with me?

beth hermann: I wrote an email asking about the availability of one of the apartments and Japera called me the next day to follow up and answer all of my questions! She was so attentive and detail oriented, she remembered everything that my roommate and I wanted in an apartment and did not stop helping us until she found an available room! Despite all of the craziness going on right now and the fact that she was working remotely, she made finding my first apartment so easy and fun!! Absolutely great customer service - couldnt have asked for a better experience!

Marcel Akhame: I currently live at the Ravenel, and have had absolutely no issues whatsoever. I love my studio and even got a great deal to live here. The people who work at the office (Ricardo and LaToya) are always nice and responsive whenever I need them. I’ve yet to have any maintenance issues (which is personally a great thing), but if I did, I’m sure they would respond as promptly as they have with any of my questions so far.

Ceterisbearibus: Warning: shady pricing practices. When I toured the unit I was told rent is $1900 a month. This price is reflected on their website. It wasn’t until I contacted the office later that I was told this price reflects “two months free rent” and that the actual rent is $2,300. If you scroll to the bottom of the website with prices there is a tiny notification that pops up when you click “two months free rent” that it is already reflected in the price. The fact that is information was not communicated initially makes it feel like they are trying to make their rental prices appear lower than they actually are. Stating this as “two months free rent” when it is in reality a rate reduction is deceitful. So if you are looking to rent here, be aware that their actual rates are much higher than they tell you.

Mikayla: Visited and toured with property manager, she was great, very knowledgeable on the area and also great at sales. My moving time isn’t until July 2020 howevershe gave me her phone to keep in contact with her. Really hope something is available around this time, I loved the place I saw.

Happy Camper: I'll caveat this review by saying that I haven't moved in yet, but my experience leading up to the move-in has been absolutely incredible. Nikol has been incredibly kind, supportive, and has made the process of finding a new apartment out-of-state feel so doable. Not to mention, she's so helpful and The Policy is SO lucky to have her! Michael Fountain: First, I didn't even end up renting here because the ad was misleading. That aside, I did apply and it cost me $200 to do so. When I found out the apartment I was interested in was in the basement - I asked to cancel my application and get a refund. Well, it's been 48 days and still no refund. Granted, I've been told the "...it take 30-60 days to process" - but this borders on ridiculous. Lest we forget we're living during a pandemic where every penny counts. My advice - avoid this building and it's management company. They do not appear to be interested in providing good customer service.

Gabriela Marma: Such a great experience. My roommate and I were interested in a 2 bedroom apartment so I filled in the online survey on their website to check for availability. Within 20 minutes I had received a call from Dragana and she gave me all the details of the space they had available. She sent over all of the information via email, and I was even able to go see the apartment, all within the same day! Great customer service.

Z W: Lived in the Policy for over a year. Pros: units and especially kitchens are nicely updated, great location near Dupont and 18th St, friendly neighbors, generally responsive maintenance staff, great place for dogs especially with the dog park to the north, convenient trash chutes on the floors. Cons: poor communication from management, poor building security resulted in multiple package and bike thefts in the past year, disorganized mail area that leads to packages piling up and getting mixed together, bike room was an unfinished construction zone, lots of cut corners in the building renovations, questionable use of rent concessions in unit pricing. For the price, UIP should handle these issues better.

M Miraglia: We rented a 1br apartment on the terrace level. No light, overlooked a horrible concrete courtyard, and the apartment became completely infested with mice and bugs. The exterminator would hide sticky traps under heavy appliances or in the A/C unit, then leave them there. We opened the A/C unit and found 4 dead, rotting mice up there. We originally rented under UIP management, then experienced the transition to Borger. Borger definitely fought to deal with the horrible condition the building was left in by UIP and sealed off our apartment so the mice couldn't get in, but you could still hear them in the walls and I saw them in the garbage room. It's not their fault, but I heard them say that they were in over their head and didn't know how to deal with some of the big problems. Other than the ridiculous pest issues, the units were fine and have nice kitchens, but this building is way overpriced for some of the other options in the neighborhood.

Montana Nelson: I have lived here for almost a year and it has been an awesome experience! The staff is so nice and so helpful - especially Iysna!! :’) Such a lovely place to live

James Kraft: Have only been living here for a short while and can already tell you how horrible management is here. They have a very detailed contract with clauses to make it seem like they have an orderly process for keeping a quiet, peaceful atmosphere late at night, but there are residents who are constantly drunkenly yelling, having their dog sprint across the room at 3 am in the morning during weekdays, and management refuses to address problematic residents like this. Note: they have a contract clause saying that there shouldn't be any noise from 10p to 7a, yet their front desk team actually thinks it is acceptable for a pet to nearly every day be making noise late at night. Additionally, the leasing team (T'Angela in particular) overpromise and under-deliver on things not written into the contract. Horrific management. Do not choose to live here. I already regret it.

Jennifer l: Before DARO at 1600 I thought people who bothered to leave reviews for apartments were a little extra, but after moving from this unit I felt I had to say something about the incredible staff. The building is as advertised, but the staff are phenomenal. In particular, Isyna, Emerson, Mestawet, Karleane, and DJ made a huge difference in my experience. DJ was an expert at all things that need fixing, and never hesitated if I needed a hand. Isyna, Mr. Kirby, Emerson, Mestawet and Karleane not only managed the obscene amount of packages I ordered but made me feel safe coming home no matter what the hour and great company. They were just so personably, professional, and kind, I'll miss them the most during my move. If you are looking for an apartment with a true community, I would recommend this building.

Kasey Converse: Pro: location. Con: everything else. This building is not a comfortable living environment. I have had people enter my apartment multiple times without notice, and sometimes was not able to receive and explaination as to why someone had entered. They even had to change my locks for me. (Per my request) Another serious issue is the constant construction.It would be more livable if it was just for the building, but they also seem to be trying to do light renovations in your unit while you’re living here, which is done by random contractors and not even building employees. So far it has been the doors, but I’m sure there is a lot more to come! They are awful with communication. I got home to the laundry machines sitting in the hallway. Only to find an email from the building 30 minutes prior, promising they would be back the next day. Well, the next day came- with no communication whatsoever that they still were renovating the laundry room, and the machines were still disconnected. I was leaving town for a week the following day and really needed to do laundry. That one killed me! Also, the contractors are extremely noisy, they leave piles of scraps and junk sitting in front of the building, sometimes for months. They also prop the back enterance door open, which allows anyone to just walk right in the building if they wanted to. This is just not a “home” environment at this property currently. It’s like living in a surprise construction site. Do you like inconvenient surprises lurking around every corner? Then this place is perfect for you! Welcome home! On top of the construction and other issues, the kitchens are TINY (literally not even a full kitchen sink, with a mini fridge) with no window or fan even close to the kitchen, so don’t move here if you cook at all. the layout for the square footage is less than ideal.

Sixteen hundred building is a really nice place to live and everything is a walks distance! you have Dupont, Adams Morgan, 14th st ALL SUPER CLOSE!

Kristen Killie: If I could give this place less stars I would. The only pro about this place is the location and the front desk staff. Everything else is a total disaster. A/C is constantly down (but we are told it’s not down even though there is no air flow), constant construction, water is shut off without any notice regularly, gross stuff flying out of our vents to the point where we had to put a filter in the vent ourselves just so we could have functioning air; honestly I could go on forever. If you are thinking about living in this place, do yourself a favor and run for the hills.

Bless Finesse: If could give zero stars I would , property has no surveillance, security is unarmed so if anything does happen not much they can do except call the police which you could’ve done yourself. Diane Wafer: I know what your going to say sure a “5”...REALLY😄 LISTEN...I have lived in this complex for 8 years as of this coming Oct, 2021. I can honestly say I have never had an concern or problem with the Staff. They are easy to communicate with. Work hard to take care of your concerns or problems. Most importantly they are PATIENT AND KIND! Soon my problem will be that I will need to eventually relocate and I am dreading when that time should come. I DEFINITELY LOVE THE FACT THAT THE AREA IS CONVENIENT! I LOVE MY APT.. AND YES VERY SPACIOUS !!! Kay Bennett: I've been a tenant since 2017. It was great until unit repairs needed to be completed. Buildings are infested with rodents. It took over 6 months for me to find the damaged areas that had been poorly covered in the walls and floor. The rats have burrowed their paths under the carpets where they have torn through the floor board to enter the apartment units. The half bath sink clogged because of a poorly tacted pipe which wasn't allowing proper drainage. There were4 holes cut in my walls and 4months later no repairs. Now mice and rats have started traveling through my unit. They don't stay because my home is clean unless they get lost from their trail. Looking forward to moving soon.

Paola Nuñez: Excellent customer service. Spacious two bedroom apartments huge walk in closets. In unit washer, dryer. 1 1/2 bathroom, balcony, carpet, central air and heat. Onsite parking. I gave it four stars because water is included as one of the utilities that you must pay.

Pierre Jolicoeur: I would not recommend staying at this location. The unit was not adequately maintained, and the fiances always had a shortage or missing payments. Please research before considering this property. Appliances are old, and the apartment had rodents because the closet was not correctly sealed. Furthermore, the window leaked during intense storms. Management is aware of all the issued; however, money is what matter, not the tenants.

Ess Tee: They’re attentive here for the most part. I typically prefer dealing with Bijann as she’s a lot more amicable. One of my biggest gripes, though, is the fact that they don’t have a one-time fee, visitor parking hang tag. It makes no sense that residents pay a one-time fee for their parking stickers, but if there’s an overnight guest with a car the guest is expected to pay $10/night. There should be a flat $20 or $25 fee that residents can opt into for an overnight visitor hang tag that is useful until the resident moves out.

Patricia Holmes: The Brooklyn Ridge Apts are Beautiful. Mrs. Zenda Blake was Awesome with her Customer Service. It's very quiet.

The location is fantastic, the building and its amenities are of really great quality and the staff is very friendly and helpful as well. Kimberly Jamison: We absolutely loved our time living in Eliot on 4th. The location in SW DC can't be beat. We loved the large windows and extremely functional layout in our apartment. We enjoyed the rooftop amenities, the courtyard space, and occasionally working from home in the lounge area downstairs. However, after almost 4 years of renting as excellent tenants, when we asked to end our lease one month early, the Mill Creek team said that the only thing that they could do for us was allow us to pay a one month "penalty" for early lease termination. (Which is essentially the same thing as just finishing out our lease...) That unfortunate ending to our time at Eliot on 4th definitely put a damper on our overall experience.

Deborah Epstein: I'm a new resident of Ellott on 4th but I want to share my experience with Ndidi Ukaibe in the leasing office. I submitted my application over the Christmas holiday when DC was hitting it's Covid spike. She was amazing, she walked me through the process with patience, she expressed sympathy and cared about my situation with professionalism and kindness. She was working alone in the leasing office and still managed to respond to me in a reasonable amount of time. I had a few bumps in my application process that required flexibility and understanding she responded with both. She easily could have filled my apartment with all the people waiting in line to get into that building. The building is beautiful, the amenities are quality, and the location is amazing.I looked at apartments for 6 months before choosing Elliot on 4th and couldn't be more excited about being a resident.

Victor Sage: The building is okay. The apartment finishes are mediocre at best or in the case of the cabinets downright awful. We moved in during Covid without having been able to visit the unit before hand and relied on a video walkthrough. Living here was okay. When we first moved in all the staff was amazing and super friendly but shortly after management fired everyone and then it was constant turnover for the entire time we lived there. It wasn't necesarily bad for us but you could feel the tension with the staff which was a bit uncomfortable. We pay enough money to live there they should treat and pay the staff that run the day to day operations of the building fairly. The biggest complaint we have though is about the utilities. In additional to your own electricity that you pay to Pepco directly you have to pay the building itself for water, sewer, HVAC, etc. They are supposed to be individually metered but it's pretty obvious they just make them up. Every resident we knew had the same issue. You could be gone for two weeks in one month and the utility bill could be higher than the previous month when you were there every day. Some months the utilities were for the same amount like they just copy/pasted the bills and didn't care. One thing is for certain the values always went up and never down. Each month it was just a little bit more. If you're looking at the Eliot I would recommend looking elsewhere. There are much nicer buildings in the area where the units go for the same rate. We could only make it one year and we are very glad to have moved on.

Fredrick Martin: I've enjoyed living at the Eliot on 4th. The property is great and the amenities are very good. The details of having soft music paly in the hallways along with the fresh smell of simple sage is a nice touch. The staff has been helpful and I've enjoyed working with Ndidi in the leasing office.

Maria Hurt: I really enjoyed my time living in this building. Location is amazing and hard to beat. My one bedroom was perfect and super comfortable space-wise. Nothing about the building is causing me to move out – just moving into a bigger place with my fiancé. Leasing office is average. Ndidi was impossible to get a hold of while I was applying, so maybe try to get a different leasing agent at the beginning. But it was worth it to keep bugging and eventually got through it and moved in. William has taken over for my move-out information and has been responsive and helpful so far. Only maintenance issue I ran into was a time period where a marijuana smell was coming through the bathroom and hallways. I will say the building handled it well and got it resolved quickly. Other than that, I did not have any issues with the apartment itself. One con is that lately there have been a lot of mandatory DC water shut offs at really inconvenient times (i.e. 8:00pm for eight hours, not great) with very short notice. It would be helpful to get more notice, but fully aware that can be out of the building’s control most of the time. Overall the building is really nice to live in. Amenities and location are great and the rooftop pool was always nice in the summer. Concierge is fine too. They are there 24/7 and always helpful with packages. All in all, good building to live in if you want a luxury building close to the city/Wharf!

Connor Carson: I stayed in one of the Millers Court properties over New Years and it was a wonderful getaway. Walking distance of a cute corner convenience store and a straight away 5-10 minute walk to Capitol Hill and the mall. The apartment was clean and prepared for us. We had privacy and everything we needed. These properties are great for getaways or long stays. Either way, I highly recommend for any visits to Washington DC.

Anson Laytner: In April, we stayed at a beautiful one-bedroom apartment on a very quiet street (A Street). It had all the conveniences of home--and with a better bed! But what set this rental apart from so many others is its incredible location. It is literally a few blocks from the Capitol, Union Station, Eastern Market and several Metro lines. Multiple restaurants are also within a few minutes' walk. All the Smithsonian museums are accessible without any difficulty, whether walking or using the Connector bus. Anson Laytner

David Drath: This is the fifth time we have rented a furnished apartment from Capitol Hills Stay so it is clear that we are extremely satisfied with this small company. Their apartments are clean, well stocked, and tastefully decorated. They are centrally located and convenient to parks, restaurants, entertainment, and shopping. The owners and management are accommodating, responsive to needs, and very pleasant to work with.

Christine Ferland: My husband, dog, and I stayed at one of their places after finding it on AirBnB. We loved the place we stayed in which was very central. The place was clean and comfortable with everything we needed. We especially loved that it was dog friendly. Capital Hill Stays was very professional, informative, and responsive! I would highly recommend them and stay again.
