Caleb Pase: Quality staff. Dog friendly. 24/7 doorman is a huge plus. We’ve always gotten our packages! A lot of nice folks and families live here and in the neighborhood. The renovations are especially nice and make you feel cozy at home. First time renting in DC and it’s been a blast so far.

Dnesh Ad: Be careful with your tenant named as "Maya Tenden". She is an online buyer and a big liar. She falsely claims non sense.

Amy Torres: Great dinner and service! Best steak I had in a long time! Our waiter Alejandro was super and so professional! Just a pleasure all around! We are restaurant industry people and totally impressed from beginning of our our meal to the end! The Italian waiter came by for a chat and also totally made our night. HannaElizabeth Johnson: The gentleman at the front desk was extremely rude to me. I’ve never been to this apartment building before. I was delivering food. Mot once did he say hello or how i was doing. Seemed like he had an attitude. When i left he didn’t speak nor did I. I asked him his name he didn’t give it to me. I’m very nice and have manners. It’s extremely unacceptable for him to treat me that way.

Margarita Bronshteyn: I definitely recommend renting at 1630R!!! My husband and I lived on the 5th floor from Aug 2018 through March 2022. When the pandemic hit, we spent a LOT of time at home and are so grateful to have been in a place we loved so much. The location is fantastic, the space is airy, light-filled, and new, and the management, specifically Emmett Jafari is kind, attentive, and responsive. Having a gym in the basement finally motivated me to go (occasionally) and being able to pay and check laundry from an app was super convenient. The only reason we moved is because the rent-controlled monthly rent allowed us to save up enough money to buy a condo! We had a really great 3.5 years at 1630R and moving is definitely bittersweet.

Victoria Stewart: I really loved my apartment for the year and a half I was here. Tall ceilings and a great floor plan that maximizes space with a generous closet. You can’t beat the location either. I did not feel unsafe living here and there were no issues on my floor. There were two package thefts that management addressed and the system they have in place now works well. Management was always responsive with maintenance requests.

Alyce Ryan: We’ve lived here for about three years. The apartments are very clean/updated for the price you pay in such a fab neighborhood. The apartment is in great walking distance to everything you need (restaurants, grocery stores, bars, gyms & the metro). Unfortunately, the building started leasing to housing programs which led to some problematic residents. It became a frequent occurrence seeing non-residents passed out in hallways, doing the laundry, harassing residents to get into the building, sleeping on the back basement steps, stealing packages from the main mailroom, pee stains on the walls, pee stains on the floor, pee stains on the elevator, domestic violence cases...... the list goes on and on. Basically if you’re living alone or expect a safe environment without triple locking your doors, I would NOT recommend this apartment. Side note - the building management/ police have been alerted many many times about these issues and not much change at all.

Lee Phillips: This was a terrible place to live. In the beginning, it was great. Over the years, the neighborhood became worse. This led to strange people coming into the building and passing out in the hallways. Strange looking people were in the basement area as well. One time I found a homeless person sleeping in the bathroom where the gym is located. There are also roaches. I killed one in my apartment. I also found the property manager to be rude. Packages have also been stolen. I believe it is now section 8 housing. Therefore, there have been domestic disputes in the building. I would not recommend living here.

Amir Mohammad: The building itself is great and a great location. However, there are a lot of shady individuals that somehow gain access to this building. I have seen many people that look like they are on drugs or drug dealers wandering the halls slowly and asking me or others questions. I’m not sure if there are low income units in the building or if they just somehow get it, but it makes me double lock my doors. It is absurd to pay this much for an apartment and have shady individuals around at all hours. There are also some shady, disheveled people that run into the gym regularly to use the bathroom and lurk in the basement. Also, the AC system is ancient. It works very well but then all the sudden they shut it off in October and switch everyone to heat. It is insanely hot and uncomfortable now on the inside.

Taylor Jaczko: I’ve lived at The Kiley for several months now, and have nothing but positive things to say! Ray and Annie in the leasing office were incredibly helpful in setting me up at this community, and have been quick to answer any questions I’ve had since. The concierge staff is also very friendly and happy to assist. My studio unit itself has a great layout and is a terrific value. The building’s amenities are wonderful, and more have been added since my initial move. I had an issue with my fridge when I first moved in, and maintenance was quick to replace it. Overall I’d highly recommend this building to anyone who wants a low key and quiet neighborhood with easy access to the more bustling Wharf/Navy Yard areas.

George Worrell Style: I love living at the Kiley Apartments! I was introduced to the Kiley by way of The Why Hotel! I needed a long term space as my then current apartment had ongoing mold issues! I was amazed at how beautiful the decor was and the many amenities! I was greeted daily by the amazing Pheonah who manages the front desk! She suggested if I was looking for and apartment why not rent at the Kiley? I thought it was worth looking into. I met with Ray Gill who took me on a world-wind tour of this amazing building! He checked all the boxes, price - size and location! Anna and Terri were amazing as well! I work as a fashion stylist…! I couldn’t have landed in a more stylish setting!

Fawzi Abdo: Great building! The apartments are really well laid out and brand new. Amenities, rooftop pool, and gym area are awesome. The neighborhood is nice and quiet, while the wharf and other cool spots are less than a 10 minute walk away. The management team, leasing, and maintenance crew are prompt and professional. Concierge team is also very helpful, especially Sofia!

H Tran: False listing price on their website. Poor leasing office management. Two changes to their original quote/offer. Very hard to get into contact with their office. Poor communication. I toured their apartments last week and it was very nice. However, after they emailed me the quote/offer (price and Special Deal clearly written) they called me while I was applying and raised monthly rent by a fair amount saying it was "a glitch in the system." I thought fine. I will continue to apply but was unable to get into contact with their office for two days to ask about the large "administration fee" on the application on top of the application fee. They finally emailed back but did not answer the question and also removed the Special Deal they originally offered me so I drove back to the apartment to talk to them in person and was unsuccessful in working anything out. The apartment and amenities seem very nice but we were unable to work with the leasing office so I do not recommend.

Mrinoy Banerjee: I was a resident of Kiley Apartments for almost a year and my experience was absolutely amazing! This building offers modern apartments along with state of the art amenities like rooftop gym and pool for very reasonable prices. The roof offers beautiful views of the Capitol and Washington monument and is a perfect spot to host memorable events. Annie and the entire team at the leasing office were awesome and I couldn’t be more grateful for their help with my move out process. With its prime location and proximity to the national mall, metro and grocery stores I had a truly elevated experience. If I wasn’t moving out of DC, I would have loved to remain a resident of Kiley Apartments!

The amenities are great and the maintenance team is always very quick at responding.The building is very quiet for the most part. The rooftop has a great view of the city. The buzzer out of work for months! 6 out of 10 times Had to go down stairs to open the main door for delivery drivers by myself even the front desk staff is there chatting on cellphone, I highly recommend those staffs go through a basic consiege training or run a medical text on both of their eyes and ears!

Moona Al-Matari: All I can say is I have come to tour this property few weeks ago with my husband and the warm greeting that we got from Elshaday was very welcoming and amazing ! The way she talked about the property and the amenities and how she knows the area (since we are new to the area) was very impressive! I am just saying this now and not then because we have toured couple of places and boy they had a bad customer service, and we remembered Elshaday’s service and it was amazing that we had to say something about it 😄!! The company is lucky to have her .

Deepti Bhatt: It is so far my best experience to live in Carillon House apartments. Meriem, the leasing consultant was quite helpful during my entire move in process. She is always there to help and support and I am very thankful to her. I will highly recommend carillon apartment to those looking for safe, convenient and reasonable rent with great amenities. It has got nice neighbourhood and rooftop view is spectacular. The apartments are spacious, nicely renovated, with decent kitchen and big closets. I am very much satisfied living in this wonderful place.

Emre Deniz: I am living in The Carillon House Apartments for a year now. Overall, I can say that I enjoy living here. First of all, the location is convenient. There are more than enough grocery shopping and dinner place options within a reach. Bus stop is just across the building and it takes you to downtown and to a couple nearest metro stations in minutes. Georgetown University is 15-20 min walk. Also, these neighborhoods (Glover Park and Georgetown) are very bikeable. Though the Carillon is on sort of a hill, it is still conveniently bikeable there. However, being located on a hill is also a plus because the view is fantastic! You can see almost every part of DC from the roof top and possibly even from your apartment. Common areas in the building are clean and well maintained. I would say that heating and cooling are adequate. However, you cannot have them at the same time (6months heating during colder seasons; 6 months cooling during warmer seasons). Hot water is almost always available both in the shower and in the faucets. Staff is very nice, kind and helpful. Leasing office does its job. Ask for Mariem, she will try her best to accommodate your requests about finding the best apartment that suits your needs. Although I moved in DC from abroad and The Carillon was my first apartment here right from the first day, moving-in process was smooth. My first unit here was a furnished studio. The room was spacious. The furnitures and utilities were clean and sufficient for a normal living. Later, I have moved to an unfurnished 1-bedroom. It was refurbished and I bought many of my furniture and stuff easily from either IKEA (15 miles) or nearby T.J. Maxx (1.5 miles). The rooms take in a lot of sun light and very bright. Therefore, I recommend living in The Carillon House Apartments and two of my friends already moved in after me!

Layth Baheej: The worst nightmare is missing packages! If you want to live somewhere were you be worrying about your packages! Move here. Air circulation is a mess. You can smell what your neighbor cooking. Cool rooftop which always closed.

Lawrence Lerman: HORRIBLE LEASING AND MANAGEMENT. They falsely advertised a one bedroom which I applied for. $40 for application fee and $125 for a deposit. I was told that the apartment I applied for was actually a studio and they wrongly advertised the unit. The Leasing agent confirmed with management and said since they advertised the unit incorrectly I would receive BOTH costs back. To date, I only received the application fee back and Carillon House has yet to return a single phone call and I was scammed out of $125! Very disappointing. Prospective Tenants should think elsewhere before considering living here.

Catherine Rusch: From leasing staff, concierges, and maintenance, I have had a very positive experience at Carillon House. They continue to make improvements throughout the building and everyone has been very friendly and helpful.

Ansley Pepper: I moved in less than 2 weeks and have already seen several mice. I called for pest control and my request wasn’t taken seriously. I know the building is old, but more care should be taken for the old cracks in walls. They are slowly renovating kitchens. Hopefully mine will be next. Otherwise I’m afraid the move behind the fridge may be getting into the fridge :( They say the rooftop is open 24/7 but beware. Residents can’t use it until 10am. So if that is a draw for you reconsider. Especially if you work a 9 to 5, you won’t be able to enjoy the rooftop except in the darkness smh.

UBS: Not a good place to move in, cigarette smoke smell most of the time especially at nights. Make your daily life miserable. I was told it is a smoke free apt before signing the lease but turns out it is not. I asked for help from management several times but no response. There are other issues that comes up pretty frequently. I know now management will reply to show the potential buyers that they care but in reality once you sign the lease you sign the problems as well. Read reviews and make informed decisions.

Patrick Duff: Short Review: management purposely gives the building poor living conditions, and has no interest in resolving tenant’s issues and concerns Detailed Review: prior to the pandemic, this building was actually great to live in. However once the pandemic hit the building has gone downhill (and continues to 2 years later). There in no leasing office on site and no security, we are told to contact the building down the street if we need to contact anyone. The staff at the other building doesn’t seem to care much about the tenants at 1001, they only care about the tenants in their luxury building. The buildings mail system is a mess, packages are often left in the lobby or even outside even though we have a dedicated mailroom and package lockers. The HVAC is a huge issue, units do not have individual (or any) control of temperature. Most of the year the apartments are close to 80 degrees, you have to rely on fans and windows to make it comfortable. Tenants are often overcharged on their rent, it is more or less up to the tenant to make sure they are being charged the correct amount. Management has been told many times about this issue and they simply blame the billing software and take no interest in resolving the issue. There have been a few theories as to why management acts the way it does towards the tenants here. 1) our building is rent controlled so tenants that have lived here a while are paying less than new tenants. It would only make sense that management tries to make this building so awful that people are eager to move out and get replaced with new, unknowing tenants that they can charge higher rent to. 2) there is a rumor that the building is going to get torn down and replaced in the next few years. This building is admittedly much older and outdated compared to the newer luxury buildings going up in the neighborhood. It’s been revealed that management is not fixing certain damages to units when tenants move out, instead offering reduced rent to new tenants and they just have to live with the current conditions which includes water damage, stained carpets, chipped paint, etc. Aside from the poor management it is also not in a very safe location. Shootings are a monthly occurrence, and tenants have also been assaulted outside of the building. If you do happen to see any good reviews of this place, don’t take them seriously. They are either written by employees or contractors, and recently they are “bribing” tenants with a rent credit in return for a positive review.

JB: The worst management team ever. I think they look for people who have zero professional experience and/or the worst communication skills.Things have gotten so bad that they are now offering rent discounts if tenants give good reviews and send screen shots of the reviews.

Simone F: Unfortunately I’ve had to update my review to 1 star for 301 M and 1001 waterfront as far as Management goes. The management constantly charged me a late fee and it took me threatening legal action to get resolution. When the manager finally contacted corporate they were able to take of the issue right away. I decided not to renew my lease after leasing with this company for 11 years because it became too stressful to constantly have late charges when I was not late and I even felt the need to film myself dropping off my rent check on time for proof. I will say management did a great job moving me into my apartment in the beginning but over the past year the professionalism had broken down. I would send emails that would not get answered for several weeks. .

Gillian Trommer: If I could give 0 stars I would. I lived here less than a year and I’m already looking to move. Leasing and management is a mess, heat is constantly going out in the winter, elevators are out for several days with no one fixing it, packages are just left on the floor (luckily the tenants are great and no one steals anything), the gym is barely a gym. For the price and absolutely 0 amenities, please take your money elsewhere. It’s not with it.

Matthew Lawlis: Overall Dorcester House is a solid apartment complex for a location in the city. It has some down falls, mainly the age of the building hurts the ability to block noise from other rooms but its not a huge deal, also you get the odd pothead that makes the hall smell like weed 24/7, but thats pretty common in DC. The place has improved greatly over the last 6 months or so and serving those who live their seems to be a top priority. Also maintenance and sanitation is sold. Everything is fixed on time and I have yet to see a mouse or roach.

Sophia: Management is SO helpful and kind. Shelton was an immediate help during a move for me, the security people are always asking me how I am and keeping me smiling. I couldn’t recommend enough. I feel safe. It’s in a great spot. I feel lucky to have a great size apartment and awesome management.

Bobby Hodges: Management lies to your face about everything. I was told 6 months ago while looking for apartments the gym was being fixed up. The same sample paint swatches are on the wall and all of the machines are unsafe. The machine to add money to your laundry card has been broken now for 2-3 months. I have told "Concierge" and management but still nothing. (numerous tenants have complained) Employees constantly park in my parking spot while I am at work, the assistant manager even admitted this while I was in her office.

Lauren McDanell: I just moved in about two months ago and am extremely pleased with the cleanliness, privacy, and size of my unit, as well as the friendly 24-hour front desk/security staff and the building amenities. I looked at another apartment building nearby for the same price that was much smaller and lower quality; glad I went with Dorchester instead. I’ve received compliments from other DC residents who visit on both the building and my unit. Check it out!

Jil V: Terrible management and customer service, I was interested in an apartment and they didn’t even know what was available and kept giving me incorrect information. When I tried to speak to the building manager, he offered a move-in credit (which was already being offered to all prospective tenants anyway). A bad experience that led me to looking elsewhere.

The Swede: Roaches and mice common. Apartment renovations looks like a five year old did them. Lead paint covered by cheap acrylic paint that gets very sticky. AC units barely working. Top Internet speed available is 2mbit down.

Chat Tejada: Those who know Washington know that housing comes at a cost!! Great starter apartment with plenty of perks........... mine is not renovated but the space is simply HARD TO FIND in DC.

Patrick Peterson: So glad I moved out. The roaches are everywhere. They won’t turn on AC. Management is awful. DO NOT LIVE HERE. The absolute worst. I have never met someone that cares so little about their residents. Appalling that they are allowed to stay open. Nothing worse than sweating in your apartment and seeing cockroaches go by because they won’t turn on AC and don’t keep the place clean enough not to have hugs.

Megan Megan: Enough is enough. We were tired of the negligence of the management office. Cockroaches walk on the washers and dryers. Many apartments suffer from bed bugs. That is why many people like us started to move different places. So pity! Location of the apartment is good but does not worth the anxiety.

Ldhsj Djskhdfjk: Coach roach infested. If you live anywhere on the first, second or third floors or near the trash rooms, you will kill 2-8 cockroaches a day. I woke up to one crawling up my arm. I was eating a bag of chips and a giant one was inside. I’m a very clean person, this apartment complex is a hell hole& management became aggressive and rude when I demanded the problem be fixed. To all who live here- don’t wait for your lease to expire. You have the right to leave because of the infestation that is not being fixed. I put up with 9 months of this until I wasn’t even living in the apt anymore cause I was so disgusted. Just get your stuff and walk. They won’t fight you.

Angi86 Lu: I really regret that I moved to the Empire Apartments. It is impossible to reach Management office via phone or e-mail. They never respond any e-mail on time. When you ask a question in person (if you are lucky enough to find them in the office), they do not even look at your face. Also, they do not do annual heater and cooler maintenance in the apartment. You can see the dust and the other dirty materials in them since they have not been cleaned for years.

DMC: Many of these reviews are dated or unfair. It’s a very well-run spot with excellent amenities (gym/rooftop) for a reasonable price.

Sonia Khan: I spent three months at Whyle and can highly recommend the building to others. Gorgeous views, great facilities, and super convenient location for a short stay in the city, i.e. whole foods, core power yoga, and nail salon right below the building. Shannon and team went out of their way to ensure I had a comfortable stay during a hybrid work environment. Thank you!!

Amy S: Great location with easy access to the Metro. Excellent food options nearby in easy walking distance. It was a nice walk on a cooler morning down to Chinatown and there is plenty of transportation available for a quick ride to the museums on the Mall. The apartment itself was clean and decorated tastefully. I found the management to be friendly and helpful, and they were highly responsive. I recommend this location.

Ian Carter: I almost hesitate to write this review for fear of it becoming too popular and difficult for me to book in the future... alas, the Whyle is the perfect choice for a short term (30+ day) stay in the DC area. Amazing location above a Whole Foods and near tons of restaurants and bars and transit, with a fully furnished super comfortable unit (sound proofed as well!) and the best staff you could ask for. OH, and the gym and rooftop are icing on the cake. Nearly perfection!

Ozan Saracoglu: İ spent the last 2+ months at Whyle and enjoyed every minute of it. İ often do long-term stays when i travel for work because i like to feel like İ am at home. My apartment at Whyle was so comfortable, and the staff made my transition to the city quick and easy. İ look forward to my next project in DC. İ will be staying at Whyle for sure!

Alok Jain: I stayed at Whyle furnished apartments for nearly five months. The apartment was sunny and had a view of the Washington Monument. The interior design is aesthetically pleasing, refreshing and functional. The bed was very comfortable. The apartment is nicely furnished and has good quality amenities. They have Bang & Olufsen Bluetooth speakers, Mauviel pots and pans, OXO kitchen utensils and Scott Zwiesel glasses. They have kept bar accessories which I found very novel that allows to make your own signature cocktails. Whole Food store is just downstairs and the property is walking distance to many restaurants and bars in the neighborhood. Whyle’s GM Shannon and Manager Shane were very helpful during my stay. All in all - enjoyed my stay at Whyle and will stay again if visiting DC.

Abel Legesse: I can’t say enough good things about my time at Whyle! I felt like I was staying in a 5-star hotel! The staff was welcoming and friendly from the day I moved in till the day I moved out. The furnishings are high-end, the location is ideal, and the place is tranquil despite being in the middle of a bustling city. I highly recommend it!

I was assigned unit 311, which is under the bridge that connects both buildings and therefore receives no light at all (and does not have floor to ceiling windows like the other units). It is nothing like the pictures that are posted online and it is the same price. So BE CAREFUL when you rent and make sure you reach out to ask which unit they will be assigning you. Management promised me to move me to a different apartment and I only found out some hours before the move that the other owners have decided to extend their stay and they have no other units available. Manager is on holidays and nobody is providing any assistance. I wish I had not rented this apartment. It is a rip off. Also, there is construction work nearby that goes everyday from 7am.

Jenn Billo: You get what you pay for. The apartments are updated and clean. I have seen a 3-5 roaches in the last six months but they provide regular pest control to keep the problem at bay. The real reason I dock the two stars is because of the leasing company. They are frequently unhelpful and require many follow ups to the office to get anything done or to answer any questions. You will have to badger them to even answer an email. At the end of the day I would recommend living here because the apartments are a great price and an unbeatable location. But the services you get in return are certainly reflected in that low price.

Jordan Grandt: One star is generous given the complete downgrade in service and lack of communication in the front office (as well as a lack of upkeep in the units and buildings). When we first moved in two years ago, we enjoyed our experience with the staff and management. At some point in the past year or year and a half, it became increasingly obvious that staffing had changed. When trying to communicate issues with the front office, staff are immediately rude and often incompetent if you’re even able to get in contact with someone at all. The change started when they stopped letting us know if packages arrived to the leasing office (resulting in missing and lost packages on numerous occasions for me and my neighbors to the point that a neighbor of mine would kindly bring all of our packages into her apartment to make sure they weren’t taken). Then, we had continuous issues with the laundry machines that barely cleaned as is. When trying to report the issues of washing machines not working at all or flooding into the halls (which were then cleaned up by my neighbor, not staff), I was (very rudely) told the issue would be fixed and a manager would reach out to me the next day. I never heard back and the issues continued — mind you, you still have to pay for half-working laundry machines. The issues grew when upkeep of the area and buildings went downhill. None of the outside gates lock at all anymore providing no additional security. The building doors have a feature to allow you to buzz others into the building which work now maybe 25% of the time. The last fun experience was when my roommate and I were trying to move out of our unit and coordinate with the front office for a final walkthrough and key return. We were originally told we had to do the walkthrough so we held onto the keys thinking we would return them during the walkthrough with staff. As our lease was nearing an end, both my roommate and I reached out numerous times via phone and email to coordinate this. Conveniently, they did not reach back to us until 4:30pm the day after our lease ended threatening to charge us every day we did not return the keys. When I called and tried to explain that we had reached out and that they were the ones that didn’t communicate with us and that we had kept the keys with the thinking of doing a walkthrough, I was rudely explained to that’s not how moving out and leases work and I should have just shown up during business hours to return the keys already (mind you we no longer live in the area and have full time jobs). All of our grievances are clearly shared by neighbors as we’ve heard them discuss having the same issues with the front office. Given the lack of amenities and rising prices in rent, the horrific communication and behavior of staffing and management make this place not worth your time. Overall, I cannot recommend moving anywhere else in the area. You’re surely to get a better deal and experience.

Krista Mosi: DO NOT APPLY HERE. This place is a scam. We applied, paid the fees and got a no-reply email with no follow up. We have been calling to see the status with no replies and false promises. Half the time nobody answers the phone and the answering machine says It is because It is not business hours, even though It is during the business hours they list. 10/10 would not recommend dealing with this place

Catherine Garrity: I’ve lived here for almost a year and have had a great experience. The leasing office has been helpful and accommodating, which is something I haven’t found at other apartments. Janice in particular has been fantastic from the moment I met her—friendly, caring, and made me feel safe and at home. Always answers my calls, emails, and works with me on any issues that come up. The apartment itself is good—good price and great location.

Michael Starnes: Lots of graffiti, the property is not maintained or repaired and it is quite unfair to residents. One gentleman yells at pedestrians imploring them for cigarettes from his patio at all hours of the night. Really odd stuff. The drivers from their parking lot tend to speed when entering and exiting, which is not that great either...

Ali Bazzi: I have lived at the Winston House for the past three years and have enjoyed every moment of it. The apartment building itself is situated conveniently in the heart of Washington, DC, and provides a host of amenities, including 24-7 concierge service, an entertainment room, gym, sauna, library, and a spacious rooftop with incredible views. My unit provided ample amount of living space, including an enormous balcony and most importantly, an in-unit washer and dryer (which is hard to come by in DC). Aside from the wonderful amenities, the greatest part of my experience in the Winston House has definitely been the staff, who truly made an effort to get to know each and every resident. I always felt welcome and safe each and every time I entered the building, and I appreciated their candor and helpfulness. The maintenance team and the assistant manager, Joe, have been extremely pleasant, considerate, and resourceful. If, and when, an issue ever arose, I could count on the team to have it resolved within 24 hours. On a number of occasions, the maintenance staff went out of their way (even staying late) to resolve my maintenance issues. I got to know each and every employee in the building and I cannot recommend enough how great and exceptional they have been, especially Deen. The building manager, Michael, is extremely kind, responsive, and accommodating. Michael made every effort to keep the apartment building clean, welcoming, and quiet during the late nights, and even provided newsletters to inform us of updates happening in the building and in the general community. I never hesitated to reach out to Michael with any concerns and, without question, he happily and expeditiously resolved and took care of any issues. I knew the Winston House was where I would call home from the first day I moved in, when Michael greeted me and even offered to help with moving in. If I wasn’t leaving town, I certainly would’ve stayed in the Winston House, and I cannot recommend enough what a wonderful experience it has been.

Fatima Anwar: I lived at the Winston House for 16 months with three separate leases. As my roommates and I were dealing with various issues, the building manager, Michael, and the rest of the staff were truly so helpful and accommodating even in the most difficult situations. The apartment building itself is lovely with 24-hour concierge service, a media room, gym, study room and rooftop lounge area with great views. It’s conveniently located to just about anything you’d need in NW DC and the Winston Staff is truly phenomenal. I’m sad to leave and will miss the people and the convenience of living at the Winston

Michael Sun is the best property manager I’ve ever worked with and was so helpful on moving in, moving out, and in between. The staff managed all problems quickly and well. My apartment was clean and updated. Items were always working or promptly fixed. It was cool in the summer and warm in the winter. I also thought my apartment was priced very affordable. The apartment building was quiet, which was surprising given the proximity to GW—it speaks to the respectful community at the Winston House. If I had to move back to DC again, the Winston House would be my first call.

Kim Starfield: We have lived at Winston House since 2015, and have really enjoyed our experience. It’s an amazing and convenient location, but most of all, the staff are wonderful. Michael Sun, the executive director, has been most helpful and kind since our first day, even helping us move to a different unit a few years into our lease to fit our needs better. The rest of the team, from maintenance staff to the 24/7 concierge are super friendly and responsive. We have and continue to enjoy living at the Winston House and highly recommend these units!

Tim Macchi: I lived in the Winston House for one year in a two bedroom / two bath apartment on the third floor. Overall, I would say that my experience was good, but not amazing. The apartment was nice but had some annoying issues. The washer/dryer were ancient. I had continual problems with my toilet not being flush with the floor. Multiple service requests to fix the issue and no permanent solution was made. My bedroom door also stuck when trying to open or close. It took three service requests to fix that issue. There were also some problems at move in. Our bathtubs had not been cleaned and whoever was painting the walls was clearly in a hurry. Granite counter tops, floors, and bathroom fixtures had paint all over. As many have pointed out, the elevators seemed to constantly be under repair. At no point did I see all three elevators working. Michael was very nice to me, but I heard complaints from other tenants. I had no issues with paying rent or recovering my security deposit. The people at the front desk were always very nice and package delivery was very smooth. Overall the Winston House is a nice apartment. I would say its middle of the road for price and you receive that level of experience. Its in a nice location with bars, restaurants, and close proximity to GW. A good choice for GW students looking to live off campus.

Gandira Pratama: Winston house is a really great, affordable place to live in. The staff are all very friendly and professional; they are always willing to help and is very respectful when doing so. There is nothing special or great about the room but it feels very comfortable and homey. Winston house also has a great gym as well as a rooftop patio for people to relax and watch the sunset. The place is also very convenient location wise as it is close to foggy bottom metro (5 min walk) and dupont circle metro (10 min walk). Dora Lee: From our personal experience, the Winston House management has been very kind, polite and helpful to tenants, residents, GW and nonprofit community groups. Trevor Alexander: The people that work at the building are awesome and make it a great spot to live. It’s in a great location, is really new, and offers great amenities. Special shout-out to Ndidi, she took care of me from day one and is always a fun time to talk to.

Maria Hurt: I really enjoyed my time living in this building. Location is amazing and hard to beat. My one bedroom was perfect and super comfortable space-wise. Nothing about the building is causing me to move out – just moving into a bigger place with my fiancé. Leasing office is average. Ndidi was impossible to get a hold of while I was applying, so maybe try to get a different leasing agent at the beginning. But it was worth it to keep bugging and eventually got through it and moved in. William has taken over for my move-out information and has been responsive and helpful so far. Only maintenance issue I ran into was a time period where a marijuana smell was coming through the bathroom and hallways. I will say the building handled it well and got it resolved quickly. Other than that, I did not have any issues with the apartment itself. One con is that lately there have been a lot of mandatory DC water shut offs at really inconvenient times (i.e. 8:00pm for eight hours, not great) with very short notice. It would be helpful to get more notice, but fully aware that can be out of the building’s control most of the time. Overall the building is really nice to live in. Amenities and location are great and the rooftop pool was always nice in the summer. Concierge is fine too. They are there 24/7 and always helpful with packages. All in all, good building to live in if you want a luxury building close to the city/Wharf!

Julian Berkowitz: The Hudson & Desoto apartment buildings are cheaply constructed apartment buildings with few amenities, but they charge extremely high rates for rent and market themselves as “luxury apartments.” The building is plagued by plumbing issues. I’ve lived in two different units and in both of them, I’ve had several issues with the washing/drying machine and sink backing up randomly and flooding water all over the apartment. The plumbers have had to come several times because the water backs up from the other apartment units since the pipes of the building were built too narrow. The property manager herself has confirmed the pipes are too narrow for the building but that they are not interested in spending the money that would be required to fix these plumbing issues. Despite being a luxury apartment building, there is no gym, pool, or other amenities you might expect for a building that charged about $3,000 in rent for a one bedroom apartment. Most of the staff is nice, but the property manager is unhelpful and unresponsive to emails. The walls of the building must be pretty thin as well because you can hear everything that happens outside. Another issue I’ve had in both units I’ve lived in is that there are gaps between the windows and doors, so heating the apartment in the winter gets expensive, and when it snows a lot, water seeps into the apartment. Would not recommend this building. I’m looking forward to moving out!

Marsha Humphries: Step 1 - Copy the Review Below I’ve rented an apartment in the Hudson since Feb 2017. I absolutely love it. I was new to DC and could not have selected a better location. Whole Foods is directly across the street. Restaurants and stores are all walking distance. The bus is not even a block away, which will take you directly to the Metro train station, which I often walk to on nice days. The Hudson and Desoto staff are great and very accommodating. The parking garage and storage are available also! They often have catered events for major holidays, the rooftop deck in both the Hudson and the Desoto are very nice also. I have never had any issues here and I’ve lived here for over 2 years!

Holly Norman: When I decided to relocate to DC, I looked at 7 or 8 apartment complexes in various parts of town and new almost right away this was the place. The studios in the newer buildings were so very small. Like one foot of closet space, no storage and less than half the size of the unit here for more money when you add all the extras up. The common areas of lovely but that’s mostly what you are paying for. There are lots of hidden costs too. Located in The Historic Capitol Hill District which is safe, fabulous, and easy access to other parts of town via Metro located a block away. You can walk to grocery stores and everything you might need. Another plus is you have Haley who manages Hill House and Anthony who does maintenance and they are on top of it never lacking for attention when needed. Everything is so well maintained which is a must for me. An added bonus Is all utilities and WiFi are included! The residents I’ve met are friendly and the laundry room, gym and rooftop patio are lovely features. If you plan to explore the Capitol or work around here I don’t think you can do any better!

Nancy Kelly: I moved to Hill House after selling my house in the H Street corridor. I was looking to downsize to some place quiet with easy access to my gym and the metro. Hill House fit the bill. There is immediate access to the blue, orange and silver lines from the Capitol South metro stop and the green, yellow and red lines are within easy walking distance. There are two gyms close by; Sport and Health and Balance, and a number of yoga studios. There are also several grocery options as well as farmers markets all within walking distance. Being so close to the Capitol, the House buildings and some political organizations makes the neighborhood very safe. What really makes Hill House a good place to live are Haley, the property manager, and Anthony, the building engineer. Whenever there is an issue they take care it. They also have building parties for most holidays (pre-covid). Hill House is a good place to call home.

Cynthia Gross: Trellis house really is a beautiful building and in a great area in terms of transportation convenience. The leasing team is great (Banessa was super helpful throughout the application process), as well as a few concierge staff. I really only have 2 complaints. The structure of this building seems to have been poorly made. The walls are so thin, you can hear word for word conversations from neighbors. There are “quiet hours” in place but some tenants either don’t respect this policy or don’t realize how loud they are. There’s also daily smell of smoke in the hallway even though this is a non smoking building but this is not as big of a concern for me. The leasing team has been responsive and helpful in terms of dealing with my complaints (particularly Claudia has been extremely nice and accommodating) but the issues persist. If you are sensitive to sound, I would not recommend this building. Otherwise moving in was super easy with full access to the dock, the amenities are great, building is clean, location is great, apartment appliances are good, maintenance turnaround is quick, and receiving delivery/packages is super convenient with 24 hour concierge.

Omoyeni Oyekola: Beware, trellis house is ridiculously expensive and will charge you for anything. I and my roommate moved out of our old apartment and we thought we were done paying all the charges. Until, we got an email saying we had to pay $250 for the stovetop. There were no dents, nor scratches. Just normal wear and tear, that I am pretty sure could be removed with soap & iron sponge. The only reason I didn’t clean it myself was because we paid for $175 for the deep cleaning option offered by Trellis. After paying, I remember the leasing agent saying, “you don’t have to clean anything, just move out and we will take care of the cleaning.” It is frustrating that we pay so much for rent, yet we have to be extra cautious while cooking. Like, we only cooked about twice or thrice a month!

Yeni Oyekola: When I first moved in, I sent a couple of videos of the apartment to my parents and I remember my dad saying “you live in an hotel” Trellis is a beautiful apartment with lots of amenities. My favorite amenities are the sky terrace (the view from the 6th floor is so amazing) and the productivity hub (I actually get a lot of work done there). The environment gives you a sense of ambiance and comfort. There’s even a private dining area and a yoga room. When I moved in, I only had one problem, my upstairs neighbor was a bit heavy footed. I should have complained from the beginning but I was worried about being a nuisance. But the noise became so unbearable that I had to make a complaint to management. The first person I spoke to wasn’t of much help. But I got an email from the property manager the very next business day. We interacted and scheduled a phone call. When we got on the call, he really listened, he didn’t overlook any of my issues. Not only did he promise to call my upstairs neighbor to see if they could quiet down, add rugs or carpet; he also said they would get me a white noise canceling machine. That was above and beyond for me, that call really made me feel valued and cared for. Ever since that call, I almost never hear my upstairs neighbor anymore and I also received the white noise canceling machine. Trellis is a beautiful apartment with a manager that really cares.

He has a wealth of knowledge and shares it with thoughtfulness, professionalism and kindness. He is undeniably the BEST at what he does. Having him guide us has truly put this overprotective mom’s mind at ease. God bless him and his loved ones!

Ebonee J: I have been here for a month, and I am very satisfied with living here. The leasing staff and concierge service are extremely helpful and nice! I had a bit of a chaotic move-in but Patrick was very accommodating. The people who live here are also very nice! Only complaint is that the walls are kind of thin. Not too bad to where I can hear my neighbors talking but I can hear their music. This mostly becomes an issue on the weekend though.

Andrew Karay: We moved into Ore 82 and its been a great experience. When we ran into some initial issues with our unit, the staff was incredibly accommodating and went far above the call of duty to help make it feel like home. Maintenance staff is quick and responsive, and the facilities are top notch. It is Navy Yard, so understand that there is plenty of construction going on, but this property is among the best around.

Maxwell Duncan: Love the high quality finishes, kitchen appliances, and washer/dryer. Great cell phone reception unlike other places in Navy Yard too! The move-in process could not have been easier and the front-desk staff was beyond helpful.

Alan Nguyen: Did not settle down with Ore82 in the end, but working with Taylor as my leasing agent and booking a tour was seamless and a great experience end to end - would definitely recommend the building.

Jay Francisco: These apartments are so noisy constantly. you can literally hear everything going on from neighbors and mechanical noises. nothing was clean when I moved in. fire alarms were going off every week or more often. right now its been noisy all day I can hear the upstairs neighbors right now and tons f street noise. the Whole Foods is loud too and rly bright lights. for amenities....you get a coffee machine and a study room with a printer. its too expensive here for just these. utilities arent included and parking is expensive

J G: Don’t trust anything you hear from Bernstein about this place. Two parking garages which are loud, the strip club next door brings loud, drunk people into the alley all night. Leasing agents will lie to you about issues and whether or not they’ve been addressed. $500 amenity fees for a communal coffee machine and a broken tv. You report things to management and they claim they’ve never heard of the issue. But you talk to your neighbors and they say they’ve also reported it multiple times. Maintenance is rude. The apartment was soo dirty when I moved in I had to leave everything on the truck for hours while I cleaned.

Carly Whalen: Leaving this review as I am struggling to fall asleep because my upstairs neighbors are the loudest people on earth. This apartment has very poor sound insulation and you can hear everything going on upstairs, and unfortunately our neighbors are extra noisy, so much so that the loud stomping, banging of objects, running, and moving of furniture (which sounds like it occurs daily) is very distracting during the work day and will keep us up at night. We have tried resolving the issue with the management offices help but this has not resolved. This is the main reason why we are moving out. The apartments are nice and clean, and management is nice, but the poor sound insulation, lack of many amenities, and price of the apartment are not worth it. I would look somewhere else, especially if you like peace and quiet. Also not really near a metro which can be inconvenient, although the bus is an option.

Nirmal Maitra: Great location and residence. Building is clean and well maintained and the management and staff are very kind and helpful. Location is prime with multiple grocery stores, restaurants, and public transportation easily accessible.

Thomas Rodgers: Renter beware! I lived at 2255 Wisconsin for nearly two years. The last eight months of my time living there were absolutely terrible. If you can imagine something going wrong, it did. From exterior doors with broken locks to an assistant manager who entered my apartment without authorization and took my dog out of his kennel, it was a nightmare. Management would go days without responding to resident emails unless you included someone from the corporate office on the email. Maintenance of common spaces and building equipment is ignored until something is broken (e.g., the hot water facility for the building, which DCRA requires to be inspected annually, was out of service for multiple days twice while l lived there).

Lily AL: Best place to live, best location in DC. Pam, the manager, always goes out of her way to help tenants. Great access to public transportation: Union Station, buses, and the circulator. 3 blocks from the US Capitol and close all museums. All supermarkets are within reach: Walmart, Harris Teether, and Giant.

Natalia Castro: I have spent three weeks trying to get in touch with the leasing office to virtually tour an apartment. While they claim on the website that they are still holding virtual tours and selling apartments, no one has gotten back to me by phone or by email. Their call center just keeps telling me "someone will get back to me." But no one does. With such great pricing and location I find it shocking that the leasing team is so disconntected. I realize this is a hard and unprecedented time, but people still need to move. By not communicating with potential residence they are making a bad situation worse. The worst part- I probably would have applied and moved into the apartments without a second thought just because of the location, it would have been an easy sell. Now I am just frusterated and telling everyone how horrible this place is at communicating. Not worth it at all. UPDATE: After calling the corporate office twice and DMing them on Facebook and Instagram, someone has called me back and sent me a very rude email saying there was a waitlist. If this is how they treat future tenants, I could never imagine actually living there.

Karlise Woodard: The star rating is for them not having pictures. I have to move soon and this is walking distance from my job. Please email me photos or answer the phone so I can schedule a tour. I DO see what others are saying about customer service and the weirdo of a maintenance man that works here but, I’m willing to keep an open mind with this complex.

Naeem Henderson: Recently called about an apartment and no one has called me back. I left my name and number with 3 different reps. First few months in DC and its sad that customer service is this bad, I can only imagine what tenants go through. April 14th 2020

Schekera Blair: I live in DC at square 50 and this management company is the worst. They are unprofessional and unreliable. The community manager is not licensed as she should be check consumer protection records! She is never in the office. The regional manager is useless and the maintenance man is weird and enters your unit without permission even when you specifically ask him not to. If the place was not so cheap I would definitely have moved long ago. I guess you get what you pay for!

Jamie T.: Lived here and really thought the large size of the apartments, location, professionalism and responsiveness of the staff made it such a great value! Tasha was so easy to work with. She walked us through both move in and move out and everything in between and was always very communicative and accommodating. Front desk staff was also always so kind and welcoming. Would recommend this apartment building to a friend or anyone! Pros: -Great location on a quiet street -Large units -Welcoming and responsive staff -Clean and well maintained -Every room in my apartment had a window -Plenty of closet space -Very responsive maintenance Cons: -Front desk is not 24 hours so a few instances where couldn’t get a package -We could hear kids running above us but the walls themselves did seem pretty soundproof otherwise -No dishwasher in unit

Malorie Polster: Tasha is amazing and the best leasing agent I worked with at any of the apartments I explored. She really took my preferences into account (and remembered things I had just mentioned in passing) to help me find and secure the best apartment that perfectly meets my needs! After finding the right place, she was so attentive to our many questions leading up to move in to make everything as smooth as possible. The building has already completely met our expectations and the management and staff has been so welcoming and helpful. Can’t say enough good things!

Lauren Mears: I have lived at 2800 Woodley Rd for 4 months. Move-in was fairly easy, it was well coordinated in advance. My apartment is great – very spacious, nice finishes, utilities included in the rent. I very occasionally hear the overhead neighbors, but otherwise it is pretty quiet. The roof deck and gas grills are also a nice amenity, I use both areas frequently. The residents are all very friendly and the management /building staff are awesome and attentive. Tasha was wonderful to work with for move in. The building is easily accessible to public transit (multiple bus lines, red line metro) and Rock Creek Park / Parkway. Only shortcomings – the bathrooms are not updated and are a narrow layout, the shared laundry facilities are pay per use (although I have never had trouble finding an open machine), and no dishwasher or garbage disposal. For the price to live here I was okay not having these things. Overall, I highly recommend this building.
