Caleb Pase: Quality staff. Dog friendly. 24/7 doorman is a huge plus. We’ve always gotten our packages! A lot of nice folks and families live here and in the neighborhood. The renovations are especially nice and make you feel cozy at home. First time renting in DC and it’s been a blast so far.

Cathleen Carr: We have loved our experience at The Saratoga thus far. From the beginning, the leasing staff were responsive and helpful and that has carried into our lease with the concierge staff as well. This is a great location to be in walking distance to metro, a grocery store and a few restaurant options along the way. The neighborhood is wonderful with the park and tennis courts close by so there are always families and action going on. We love our apartment with all of the updates and the courtyard even has little herbs that the residents can use. So happy with our decision to live here and couldn't recommend it more to people!

Stacey Scholl: My husband and I have really enjoyed the nearly two years we've lived at Saratoga. The maintenance staff and desk staff are super attentive and quick to respond to requests. The common areas are kept clean and well-lit. The gym has some good features and for the most part neighbors are quiet. The management hosts nice get togethers throughout the year--not too many so you feel overwhelmed. The renovations over a year ago have really made it a nice place to live. The few things that annoy us are mostly manageable: people steal grocery carts from local stores and leave them in random areas of the building, the grills in the common area run out of propane quickly (always a good idea to check before you plan a cook-out) and they have weird rules about using the back gate, which would otherwise let families use the nice playground right behind the building.

Elaine Guevara: I love living here. A major selling point was the nice kitchen you can actually prepare a meal in (counter space!). The building is quiet and well maintained. The leasing, front desk, and maintenance staff are fantastic. Our minor maintenance requests have been addressed really promptly and professionally. The gym is the best apartment building gym I've used. It actually incentivizes working out. I love having the washing and dryer in unit. It's the first place I've lived that had that and I am surprised what a difference it makes. There is a coffee/espresso maker in the lobby and they just got a fizzy water maker! Picking up packages is a breeze. My husband and I hang out on the lovely, peaceful patio often. We were saying living here feels like being at places we've gone on vacation to. We lived in Woodley Park before, which we really enjoyed, and I was a little worried that this would feel further area from work and DC attractions. But I actually feel this might be a better location. I love being close to Bread Furst and Politics and Prose and still near the park, including Soapstone Valley Trail. Having Giant and CVS on my walk from the train is also a huge time saver. We are moving because I got a job in another state, but I'm sad to go. I feel like all the conveniences and pleasures of living here really perceptibly improved our quality of life. I guess my only "constructive criticism" would be on the state of the bike room, which has a lot of room for improvement [check out the one in The Brandywine next door :) ]. And one thing I can't comment on is rent increases because we only lived here a year - that was something I was concerned about because this building is not rent controlled. But overall I can't recommend living here enough - I swear did not get asked to write this :D I just know how harrowing looking for housing in this city can be and it is such a relief to find somewhere good, no tricks.

Amy Torres: Great dinner and service! Best steak I had in a long time! Our waiter Alejandro was super and so professional! Just a pleasure all around! We are restaurant industry people and totally impressed from beginning of our our meal to the end! The Italian waiter came by for a chat and also totally made our night. HannaElizabeth Johnson: The gentleman at the front desk was extremely rude to me. I’ve never been to this apartment building before. I was delivering food. Mot once did he say hello or how i was doing. Seemed like he had an attitude. When i left he didn’t speak nor did I. I asked him his name he didn’t give it to me. I’m very nice and have manners. It’s extremely unacceptable for him to treat me that way.

Margarita Bronshteyn: I definitely recommend renting at 1630R!!! My husband and I lived on the 5th floor from Aug 2018 through March 2022. When the pandemic hit, we spent a LOT of time at home and are so grateful to have been in a place we loved so much. The location is fantastic, the space is airy, light-filled, and new, and the management, specifically Emmett Jafari is kind, attentive, and responsive. Having a gym in the basement finally motivated me to go (occasionally) and being able to pay and check laundry from an app was super convenient. The only reason we moved is because the rent-controlled monthly rent allowed us to save up enough money to buy a condo! We had a really great 3.5 years at 1630R and moving is definitely bittersweet.

Victoria Stewart: I really loved my apartment for the year and a half I was here. Tall ceilings and a great floor plan that maximizes space with a generous closet. You can’t beat the location either. I did not feel unsafe living here and there were no issues on my floor. There were two package thefts that management addressed and the system they have in place now works well. Management was always responsive with maintenance requests.

Ricardo Rendon Cepeda: My wife and I lived here for almost two years (09/2109 to 06/2021). Overall, our time here was very positive, with only a few minor incident affecting us indirectly. Some of the clear positives of this place are: - Terrific location! Right in the heart of Dupont, with the convenience of many shops, restaurants, services, and transportation. The Safeway next door and the local food scene was incredibly convenient for us. - Excellent staff. We always had our emails responded promptly and courteously. Cleaning/maintenance personnel was always friendly very quick to respond to our service requests, with no fuss whatsoever. All common areas were always well maintained. - Great neighborhood. Well-lit and clean streets, quiet at night, plenty of bike lanes and walkways. School, commerce, and medical clinic nearby means you also have the benefit of occasional private and community security, with a quick police/EMT response when needed. - Modern apartments. Modern kitchen appliances, new bathrooms, excellent flooring, etc. Easy to make the apartment your new home. Some of the negative mentioned in the other reviews are certainly true, but these are primarily issues with a select few other residents in situations where building management has few options to pursue. That said, most of this is mitigated by simple personal safety measures: don't let people tailgate into the building, pick up your packages promptly, report suspicious activity, use the main entrance, etc. Overall, we were never directly affected by any of these negatives, and mostly heard stories from other community members. The occurrence of these incidences has been far less since approximately September 2020. As mentioned, overall our experience was very positive. Our in-building staff was fantastic, and we only request/urge Borger Management to invest more in building-wide community measures/policies that counteract some of the negative incidences. We have certainly seen steps in the right direction, such as added security after hours, and would love to see more additions like these in the future.

Alyce Ryan: We’ve lived here for about three years. The apartments are very clean/updated for the price you pay in such a fab neighborhood. The apartment is in great walking distance to everything you need (restaurants, grocery stores, bars, gyms & the metro). Unfortunately, the building started leasing to housing programs which led to some problematic residents. It became a frequent occurrence seeing non-residents passed out in hallways, doing the laundry, harassing residents to get into the building, sleeping on the back basement steps, stealing packages from the main mailroom, pee stains on the walls, pee stains on the floor, pee stains on the elevator, domestic violence cases...... the list goes on and on. Basically if you’re living alone or expect a safe environment without triple locking your doors, I would NOT recommend this apartment. Side note - the building management/ police have been alerted many many times about these issues and not much change at all.

Ezra Allswang: My wife and I lived in this building for 2.5 years. The lobby, gym, and renovated apartments attracted us at first, but very quickly the building lost most of it's allure. At first there were occasional reminders to make sure that non-residents do not tailgate into the building as a safety precaution. The fears became reality when there were multiple attempted break-ins into occupied units. Normally, this would trigger management to send an alert to the building, but not at 1630 R St. The residents took it upon themselves to create a Facebook page to share security concerns. It became a regular occurrence for residents to walk into the mail room and have packages stolen or boxes ripped open with the the contents missing. These issues had to be escalated up to a community manager in the form of a town hall meeting. We were told that cameras would be installed throughout the building and security would be hired to patrol at night. The cameras and security failed to provide any relief to the issues presented to management. The security was no better than Paul Blart Mall Cop. They would sit in the lobby and watch shows on their phones. When they weren't doing that, they were entering residents apartments to hang out, drink, and smoke. This was witnessed first hand. The camera instillation process took close to a year from when it was first brought up. These cameras served as no deterrent at all as thieves began to break the front door lock during broad daylight and smuggle packages out of the building in a duffel. There was a drug deal that went bad that resulted in a stabbing inside a unit. I walked into the recycling room and saw a non-resident trying to smoke. The list goes on and on. I want to be clear, I do not blame most of these issues on the building manager himself. My wife and I found the building manager to always be friendly and responsive to our needs. He was always helpful in holding packages for us when we asked and even delivering them to our door at times. He can send out all the alerts he wants about packages going missing and how he will check the cameras to find the perpetrator, but until Borger Management decides to own up to the environment they have fostered and make fundamental and serious changes to the security in and around the building, there will not be change and residents will not have peace of mind. If you are looking for a building in Dupont Circle, I recommend looking elsewhere.

Lee Phillips: This was a terrible place to live. In the beginning, it was great. Over the years, the neighborhood became worse. This led to strange people coming into the building and passing out in the hallways. Strange looking people were in the basement area as well. One time I found a homeless person sleeping in the bathroom where the gym is located. There are also roaches. I killed one in my apartment. I also found the property manager to be rude. Packages have also been stolen. I believe it is now section 8 housing. Therefore, there have been domestic disputes in the building. I would not recommend living here.

Carrie Bradshaw: My experience at 1630 R Street has been very positive. It's a very clean, quiet building, located in a fantastic area with responsive and responsible management. My only concern is this...in the past six months I have started to notice some shady characters wandering around at all hours. When I get up to go to the gym at 5 in the morning, drug dealers are leaving the building with me and I know they're not going to the gym. The people I've seen wandering the halls who act like they're on drugs have caused me to double-lock my doors and be extra cautious which is something, as a single woman, I'm not happy about at all. Hoping this is something that can be addressed.

Mary K Zubritsky: What began as an amazing experience, ended with me fleeing out of fear and frustration. The "secure" building wasn't very secure, the neighborhood got a little sketchy, and the break-ins and thefts became very worrisome. My advice...if you're a single woman looking to move into the building (don't) or the neighborhood, take extra precaution and please watch your back.

Amir Mohammad: The building itself is great and a great location. However, there are a lot of shady individuals that somehow gain access to this building. I have seen many people that look like they are on drugs or drug dealers wandering the halls slowly and asking me or others questions. I’m not sure if there are low income units in the building or if they just somehow get it, but it makes me double lock my doors. It is absurd to pay this much for an apartment and have shady individuals around at all hours. There are also some shady, disheveled people that run into the gym regularly to use the bathroom and lurk in the basement. Also, the AC system is ancient. It works very well but then all the sudden they shut it off in October and switch everyone to heat. It is insanely hot and uncomfortable now on the inside.

Kristina Jafari: 1630 R Street is the perfect location for any young adults. Close to U Street, Columbia Heights & Adam's Morgan with nearby metro access the rest of the city is easily accessible. The community manager is very prompt and professional to any requests I need. It's definitely a great spot that I'm glad I can call home.

Taylor Jaczko: I’ve lived at The Kiley for several months now, and have nothing but positive things to say! Ray and Annie in the leasing office were incredibly helpful in setting me up at this community, and have been quick to answer any questions I’ve had since. The concierge staff is also very friendly and happy to assist. My studio unit itself has a great layout and is a terrific value. The building’s amenities are wonderful, and more have been added since my initial move. I had an issue with my fridge when I first moved in, and maintenance was quick to replace it. Overall I’d highly recommend this building to anyone who wants a low key and quiet neighborhood with easy access to the more bustling Wharf/Navy Yard areas.

George Worrell Style: I love living at the Kiley Apartments! I was introduced to the Kiley by way of The Why Hotel! I needed a long term space as my then current apartment had ongoing mold issues! I was amazed at how beautiful the decor was and the many amenities! I was greeted daily by the amazing Pheonah who manages the front desk! She suggested if I was looking for and apartment why not rent at the Kiley? I thought it was worth looking into. I met with Ray Gill who took me on a world-wind tour of this amazing building! He checked all the boxes, price - size and location! Anna and Terri were amazing as well! I work as a fashion stylist…! I couldn’t have landed in a more stylish setting!

Fawzi Abdo: Great building! The apartments are really well laid out and brand new. Amenities, rooftop pool, and gym area are awesome. The neighborhood is nice and quiet, while the wharf and other cool spots are less than a 10 minute walk away. The management team, leasing, and maintenance crew are prompt and professional. Concierge team is also very helpful, especially Sofia!

H Tran: False listing price on their website. Poor leasing office management. Two changes to their original quote/offer. Very hard to get into contact with their office. Poor communication. I toured their apartments last week and it was very nice. However, after they emailed me the quote/offer (price and Special Deal clearly written) they called me while I was applying and raised monthly rent by a fair amount saying it was "a glitch in the system." I thought fine. I will continue to apply but was unable to get into contact with their office for two days to ask about the large "administration fee" on the application on top of the application fee. They finally emailed back but did not answer the question and also removed the Special Deal they originally offered me so I drove back to the apartment to talk to them in person and was unsuccessful in working anything out. The apartment and amenities seem very nice but we were unable to work with the leasing office so I do not recommend.

Mrinoy Banerjee: I was a resident of Kiley Apartments for almost a year and my experience was absolutely amazing! This building offers modern apartments along with state of the art amenities like rooftop gym and pool for very reasonable prices. The roof offers beautiful views of the Capitol and Washington monument and is a perfect spot to host memorable events. Annie and the entire team at the leasing office were awesome and I couldn’t be more grateful for their help with my move out process. With its prime location and proximity to the national mall, metro and grocery stores I had a truly elevated experience. If I wasn’t moving out of DC, I would have loved to remain a resident of Kiley Apartments!

CW Z: Need a new property management alone with a new team of front desk staffs! The buzzer out of work for months! 6 out of 10 times Had to go down stairs to open the main door for delivery drivers by myself even the front desk staff is there chatting on cellphone, I highly recommend those staffs go through a basic consiege training or run a medical text on both of their eyes and ears!

北美腾洋: Terrible consiege service! This building is mixed with short rental and longterm lease ! The front desk staffs always disappear when residents need her ! I would recommend the building to hire a new team of staffs , if not working, probably need to consider changing a new property management company!

Moona Al-Matari: All I can say is I have come to tour this property few weeks ago with my husband and the warm greeting that we got from Elshaday was very welcoming and amazing ! The way she talked about the property and the amenities and how she knows the area (since we are new to the area) was very impressive! I am just saying this now and not then because we have toured couple of places and boy they had a bad customer service, and we remembered Elshaday’s service and it was amazing that we had to say something about it 😄!! The company is lucky to have her .

Andrew Chae: I've been at the Carillon House for over 7 years, and it is a more than decent place to live. The location is terrific with a Whole Foods and Trader Joe's down the street. Many of the apartment views have great views of the DC area situated in a quieter area. The affordability plays off knowing there is no unit Washer/dryer unit, their package retrieval system for the residences leaves a lot to be desired, and the amenities are quite dated. You get what you pay for. But most of the people that work in the building genuinely care about your living in this building and that makes a world of difference.

Deepti Bhatt: It is so far my best experience to live in Carillon House apartments. Meriem, the leasing consultant was quite helpful during my entire move in process. She is always there to help and support and I am very thankful to her. I will highly recommend carillon apartment to those looking for safe, convenient and reasonable rent with great amenities. It has got nice neighbourhood and rooftop view is spectacular. The apartments are spacious, nicely renovated, with decent kitchen and big closets. I am very much satisfied living in this wonderful place.

Daniel Patrick Shaffer: I highly recommend this complex! The floors and walls are thick, so we never heard any of our neighbors. The maintenance staff was always quick to respond to any issues we had and the management team was consistently helpful and kind. Meriem and Eric in particularly helped me through a difficult administrative issue, even after I had moved out. They were not obligated to help me, but did so out of kindness and the apartment's culture of customer service. Despite not being near a metro, there are multiple bus routes that go straight through Georgetown and to downtown DC. I never felt like anything was inaccessible with the bus route so close. Plus, the rooftop is easily one of the best in the District!

Emre Deniz: I am living in The Carillon House Apartments for a year now. Overall, I can say that I enjoy living here. First of all, the location is convenient. There are more than enough grocery shopping and dinner place options within a reach. Bus stop is just across the building and it takes you to downtown and to a couple nearest metro stations in minutes. Georgetown University is 15-20 min walk. Also, these neighborhoods (Glover Park and Georgetown) are very bikeable. Though the Carillon is on sort of a hill, it is still conveniently bikeable there. However, being located on a hill is also a plus because the view is fantastic! You can see almost every part of DC from the roof top and possibly even from your apartment. Common areas in the building are clean and well maintained. I would say that heating and cooling are adequate. However, you cannot have them at the same time (6months heating during colder seasons; 6 months cooling during warmer seasons). Hot water is almost always available both in the shower and in the faucets. Staff is very nice, kind and helpful. Leasing office does its job. Ask for Mariem, she will try her best to accommodate your requests about finding the best apartment that suits your needs. Although I moved in DC from abroad and The Carillon was my first apartment here right from the first day, moving-in process was smooth. My first unit here was a furnished studio. The room was spacious. The furnitures and utilities were clean and sufficient for a normal living. Later, I have moved to an unfurnished 1-bedroom. It was refurbished and I bought many of my furniture and stuff easily from either IKEA (15 miles) or nearby T.J. Maxx (1.5 miles). The rooms take in a lot of sun light and very bright. Therefore, I recommend living in The Carillon House Apartments and two of my friends already moved in after me!

Layth Baheej: The worst nightmare is missing packages! If you want to live somewhere were you be worrying about your packages! Move here. Air circulation is a mess. You can smell what your neighbor cooking. Cool rooftop which always closed.

Lawrence Lerman: HORRIBLE LEASING AND MANAGEMENT. They falsely advertised a one bedroom which I applied for. $40 for application fee and $125 for a deposit. I was told that the apartment I applied for was actually a studio and they wrongly advertised the unit. The Leasing agent confirmed with management and said since they advertised the unit incorrectly I would receive BOTH costs back. To date, I only received the application fee back and Carillon House has yet to return a single phone call and I was scammed out of $125! Very disappointing. Prospective Tenants should think elsewhere before considering living here.

Ansley Pepper: I moved in less than 2 weeks and have already seen several mice. I called for pest control and my request wasn’t taken seriously. I know the building is old, but more care should be taken for the old cracks in walls. They are slowly renovating kitchens. Hopefully mine will be next. Otherwise I’m afraid the move behind the fridge may be getting into the fridge :( They say the rooftop is open 24/7 but beware. Residents can’t use it until 10am. So if that is a draw for you reconsider. Especially if you work a 9 to 5, you won’t be able to enjoy the rooftop except in the darkness smh.

UBS: Not a good place to move in, cigarette smoke smell most of the time especially at nights. Make your daily life miserable. I was told it is a smoke free apt before signing the lease but turns out it is not. I asked for help from management several times but no response. There are other issues that comes up pretty frequently. I know now management will reply to show the potential buyers that they care but in reality once you sign the lease you sign the problems as well. Read reviews and make informed decisions.

Patrick Duff: Short Review: management purposely gives the building poor living conditions, and has no interest in resolving tenant’s issues and concerns Detailed Review: prior to the pandemic, this building was actually great to live in. However once the pandemic hit the building has gone downhill (and continues to 2 years later). There in no leasing office on site and no security, we are told to contact the building down the street if we need to contact anyone. The staff at the other building doesn’t seem to care much about the tenants at 1001, they only care about the tenants in their luxury building. The buildings mail system is a mess, packages are often left in the lobby or even outside even though we have a dedicated mailroom and package lockers. The HVAC is a huge issue, units do not have individual (or any) control of temperature. Most of the year the apartments are close to 80 degrees, you have to rely on fans and windows to make it comfortable. Tenants are often overcharged on their rent, it is more or less up to the tenant to make sure they are being charged the correct amount. Management has been told many times about this issue and they simply blame the billing software and take no interest in resolving the issue. There have been a few theories as to why management acts the way it does towards the tenants here. 1) our building is rent controlled so tenants that have lived here a while are paying less than new tenants. It would only make sense that management tries to make this building so awful that people are eager to move out and get replaced with new, unknowing tenants that they can charge higher rent to. 2) there is a rumor that the building is going to get torn down and replaced in the next few years. This building is admittedly much older and outdated compared to the newer luxury buildings going up in the neighborhood. It’s been revealed that management is not fixing certain damages to units when tenants move out, instead offering reduced rent to new tenants and they just have to live with the current conditions which includes water damage, stained carpets, chipped paint, etc. Aside from the poor management it is also not in a very safe location. Shootings are a monthly occurrence, and tenants have also been assaulted outside of the building. If you do happen to see any good reviews of this place, don’t take them seriously. They are either written by employees or contractors, and recently they are “bribing” tenants with a rent credit in return for a positive review.

Stacy Abrahams: If I could give this place less than one star, I would and for one major reason: Devonne Simon. She has been unprofessional from the start. To say she was a functioning human being would be too nice and honestly, a lie. She has added charges to my rent without checking my lease first, lost paperwork for my lease, and constantly providing false information and later claiming that she didn't say things. Bernstein is doing themselves a severe disservice by keeping her on their staff and ESPECIALLY as the manager. She is rude, unprofessional, and at many times just outright mean. I do not believe that Devonne or Bernstein have the best interest of their residents or their reputation. On top of that, the building is old. The heater works on hot days, but not cold days and the AC works on cold days, not hot. They still have a boiler system if that tells you anything. Constant odor coming from all around. Bugs in the units and the common areas. They do not clean the vents/mold in the bathrooms and kitchen before leasing their apartments. They allow the construction company to park in their parking lot, but tow residents cars when they park there. There are constantly gun shots around the area. I submitted a maintenance request a few times and then got an email saying that my request has been completed.. even though it was not. All in all, don't do it. The cheap rent is NOT worth it. You are better off renting the section 8 housing next door.

Ethan Emmert: Summary of this long review: Temperatures inside our apartment got up into the 80s on a regular basis, and management is totally uninterested in taking care of the building. More details below: Lived in this building for 2 years, and it was okay for the first 9 months. When the pandemic started, things got bad - First, The Bernstein Company fired the building manager without telling us, so my emails bounced back until they finally told us who to email our concerns to. The new building manager rarely responded to emails unless I sent a follow-up a few days later, and she always deflected responsibility to others whenever she did respond. During summer 2020, The Bernstein Company removed the building's leasing and security offices, again without notifying us. We were eventually told that staff would now work from the offices at 301M, the luxury apartment down the street, and that no security personnel would be onsite from that point forward. Then, management left both the leasing office and the gym "under construction" for months, while the gym was supposedly being turned into a second package room for some reason, and the office was being turned into a new gym. Other small changes made it clear that they didn't care about quality of life in the building. When I moved in, daytime guest parking passes were free, the building had a Comcast representative, and the basement had an indoor recycling area and a table where tenants could give items away for free. Over 2020, management took away all of those amenities, without any communication with tenants. It feels like The Bernstein Company abandoned the building so they could instead focus their resources on their nearby luxury apartment. (I also heard a few tenants speculate that management was trying to get tenants to move out so that they could tear down the building to make a fancier one, but I don't know if this was true.) A few times, tenants organized meetings with the building manager and her supervisor, but both employees seemed uninterested in taking responsibility or resolving our concerns. The worst part about living in this building was the terrible HVAC system. Our apartment faced south, so the sun warmed the large windows throughout the day, heating the entire unit. Just one small window in the unit opened, leading to poor circulation. Even with the window open, fans running, and all blinds closed, temperatures in the apartment regularly reached the 80s. Apartments have no thermostat - the building controls the temperatures, so on hot days in April or October, there was no AC at all. Even at full blast, the building's AC system is too weak for the summer temperatures, and it breaks often (and with a building manager as unresponsive as this one is, that's not a situation you want to be in). When we complained to her, her only response was "May I suggest opening your window if your unit is too warm?" We had a lot of extremely sweaty days working from home in our south-facing unit in 1001 @ Waterfront. My advice would be that you only move into this building if you have a high tolerance for frustration and can secure a unit that doesn't face south. I know that it's cheap for the area, but you really do get what you pay for.

JB: The worst management team ever. I think they look for people who have zero professional experience and/or the worst communication skills.Things have gotten so bad that they are now offering rent discounts if tenants give good reviews and send screen shots of the reviews.

Simone F: Unfortunately I’ve had to update my review to 1 star for 301 M and 1001 waterfront as far as Management goes. The management constantly charged me a late fee and it took me threatening legal action to get resolution. When the manager finally contacted corporate they were able to take of the issue right away. I decided not to renew my lease after leasing with this company for 11 years because it became too stressful to constantly have late charges when I was not late and I even felt the need to film myself dropping off my rent check on time for proof. I will say management did a great job moving me into my apartment in the beginning but over the past year the professionalism had broken down. I would send emails that would not get answered for several weeks. .

jordun lawrence: I've lived in this building for over 3 years and while it was once a great place to live, those days are over. There is no security, no front desk, no working gym, packages are left on the floor in the lobby and more issues than can be explained in a single post. We have had several management changes this year alone, each one worse than the last. Constant mix ups with rent and utility charges, last minute building policy changes that come as a shock to residents, having to walk to a completely different apartment building to deal with leasing matters, and more have all contributed to the downfall of what was once a great place to live. The only thing that redeems this building is the community of people who live here, many of whom are leaving now and in the near future because of the issues here. If you're looking for somewhere to live, you would find a much better deal and keep you peace of mind elsewhere. This building is not only old and falling apart, but the management issues aren't worth dealing with for the sake of saving a few dollars.

Alia Sch: I moved in in Aug. 2019, and at the time, the management of the apartment was great. Any questions I had were addressed, and I never had any issues. However, as soon as there was a turnover in management, I (and other tenants) began noticing a big difference. Packages were getting lost regularly, there was rarely a security guard anymore, and the worst part for me was when my rent was raised with no notice (I still have not received any resolution on that). The trust just isn't there anymore and I cannot recommend this place.

Tabitha Pitten: BEWARE of this apartment complex as all you will get are headaches. Devonne Simon is the WORST, most unhelpful leasing "manager" I have ever encountered. After being pre-approved for an apartment, I submitted all necessary documentation to the office on the 12th of August...crickets...After following up 3-4 times regarding elevator move-in time slots, I heard nothing back. Finally, on the 25th, after I had to call the office, I was told I was denied for the apartment due to "insufficient documentation" even though I submitted all required documents and passed a background and credit check with flying colors (I was also approved for a more expensive and better quality apartment at The Banks just a few days prior, but passed it up for the apartment in 301). I did not get a formal denial until AFTER I called and the apartment was already given away. Devonne Simon proceeded to offer me another apartment in the building which tells me that they completely errored in this whole situation. After I told her that was unacceptable, she hung up on me purposely, told me that she makes just as much as me (why she thought that was appropriate to say to a potential tenant, I am unsure) and refused to give me her boss's name or contact information. I WOULD STAY FAR AWAY FROM THIS PLACE AS IT IS A CIRCUS.

Paola Beristain: This might actually be the worst place to live in DC. Yes, the rent is cheap, but we are constantly left without hot water (sometimes for weeks on end), the apartments get to temperatures in the 90s with management refusing to do anything about it, we have all sorts of infestations, the gym is falling apart, elevators are always down, and the neighborhood is not super safe. Even all of this I could tolerate if management was competent, but they are so rude to the tenants and refuse to help with anything. When I call to report an issue they always just complain about other tenants in the building. To me, it's the staff that makes this building unlivable. Also, if you see any positive reviews, it's because they are literally bribing people to do write them. Avoid this place like the plague (because it's probably here). PS: Devonne Smith is the rudest and most unprofessional building manager I've ever encountered. We are without hot water again at the moment and whenever I call to complain they try to gaslight me into thinking it's working.

Gillian Trommer: If I could give 0 stars I would. I lived here less than a year and I’m already looking to move. Leasing and management is a mess, heat is constantly going out in the winter, elevators are out for several days with no one fixing it, packages are just left on the floor (luckily the tenants are great and no one steals anything), the gym is barely a gym. For the price and absolutely 0 amenities, please take your money elsewhere. It’s not with it.

Matthew Lawlis: Overall Dorcester House is a solid apartment complex for a location in the city. It has some down falls, mainly the age of the building hurts the ability to block noise from other rooms but its not a huge deal, also you get the odd pothead that makes the hall smell like weed 24/7, but thats pretty common in DC. The place has improved greatly over the last 6 months or so and serving those who live their seems to be a top priority. Also maintenance and sanitation is sold. Everything is fixed on time and I have yet to see a mouse or roach.

Sophia: Management is SO helpful and kind. Shelton was an immediate help during a move for me, the security people are always asking me how I am and keeping me smiling. I couldn’t recommend enough. I feel safe. It’s in a great spot. I feel lucky to have a great size apartment and awesome management.

Bobby Hodges: Management lies to your face about everything. I was told 6 months ago while looking for apartments the gym was being fixed up. The same sample paint swatches are on the wall and all of the machines are unsafe. The machine to add money to your laundry card has been broken now for 2-3 months. I have told "Concierge" and management but still nothing. (numerous tenants have complained) Employees constantly park in my parking spot while I am at work, the assistant manager even admitted this while I was in her office.

Lauren McDanell: I just moved in about two months ago and am extremely pleased with the cleanliness, privacy, and size of my unit, as well as the friendly 24-hour front desk/security staff and the building amenities. I looked at another apartment building nearby for the same price that was much smaller and lower quality; glad I went with Dorchester instead. I’ve received compliments from other DC residents who visit on both the building and my unit. Check it out!

Lizzie Pelz: Over the past couple of weeks, I have called multiple times, but their mailbox is always full. I have sent multiple tour requests with no replies. I don't know how they expect to rent out their units if folks can't even communicate with an actual person.

Jil V: Terrible management and customer service, I was interested in an apartment and they didn’t even know what was available and kept giving me incorrect information. Amanda White: I am going to make this review simple and to the point.I called to be onto the leasing office and i got the run around. The front desk lady had a rude attitude, wanted to speak over me, kept having side conversation to make certain i knew she wasnt listening. The leasing agent wasnt any better she wouldnt answer my questions at all and said she was going to email me- didnt get an email. Overall not impressed and it's sad when a company has hired awful people. I am hoping that someone in their company who cares about customer service will retrain staff.

The Swede: Roaches and mice common. Apartment renovations looks like a five year old did them. Lead paint covered by cheap acrylic paint that gets very sticky. AC units barely working. Top Internet speed available is 2mbit down.

Jared Redding: I lived here From 2019-2020 and they were always good to me and my wife. I never had a bug problem that everyone kept talking about, but we live on the 8th floor. They do blast heat in the winter which makes it hard to not bake once you come from a colder outside but we just left our window open (i know we shouldn't but it was too hot when we went to sleep) A lot of students living here and occasionally we would hear parties on the roof (due to us leaving the window open) but nothing disruptive or annoying. We did have a problem with paint coming off the wall in one of the closets so I hope that gets fixed before the next residents move in. Maintenance always responded the day of request (if we put it in the morning) and staff always treated us well and had a smile.

Reyume Effa: I have lived here for a while and while initially I had concerns with roaches over the winter, management did fix the issue. as of this winter and for some time before that, I haven't had that concern. they have made significant improvements, especially with creating a sense of appreciation for residents. there are some issues with not having a 24 hour concierge, such as not being able to get packages after a certain time. The location is great and the current staff are working hard to make the place run smoothly. It would be helpful to service the heating and cooling systems.

Chundy Chang: It's funny in a sad way to see that the "Leasing Now" balloons and signs are still there in front of the building nearly months after I left, which should be a big red flag to anyone seriously considering living here. As other reviews have made clear, the number one problem is infestation. Come winter, your unit will be crawling with roaches. Doesn't matter how much you clean, spray, spread, or call the exterminators, they will keep coming back. This points to a huge problem in overall building maintenance that management has clearly not looked into. In addition, the laundry prices are absolutely insane- last time I was there it was $2.26 per wash/dry. Why even bother with that extra cent? Why not round to an even number? Why charge so much when half the machines aren't working at any point? Doesn't matter to management! Although I personally never had packages stolen, it is alarming that packages are simply left out in the lobby where anyone can take them. Also, the building uses centralized heating/AC and for some reason they have the heat turned onto the maximum. I spent many nights in winter with the window cracked wide open even in below freezing weather because my room just became that hot. There are some features that are okay. The location is good, especially for students. The gym and rooftop are decent amenities, although as I mentioned earlier, the laundry prices are insultingly absurd. Although the building gets insufferably hot in the winter, in summer, it's an icebox heaven against the crushing hot humidity of DC. It's generally pretty easy to communicate with management and they do process applications quickly if you are in dire straits regarding housing. However, these very small positives should not be excuses for serious changes that the building should be making. If roaches are a concern for you (and they really, really should be), you're better off paying more to live elsewhere, especially given the rent pricing at Empire means you're getting ripped off while having a generally miserable housing experience.

Patrick Peterson: So glad I moved out. The roaches are everywhere. They won’t turn on AC. Management is awful. DO NOT LIVE HERE. The absolute worst. I have never met someone that cares so little about their residents. Appalling that they are allowed to stay open. Nothing worse than sweating in your apartment and seeing cockroaches go by because they won’t turn on AC and don’t keep the place clean enough not to have hugs.

Megan Megan: Enough is enough. We were tired of the negligence of the management office. Cockroaches walk on the washers and dryers. Many apartments suffer from bed bugs. That is why many people like us started to move different places. So pity! Location of the apartment is good but does not worth the anxiety.

G M: I've been living in the Empire for over a year. I work around the area of Foggy Bottom and in the Empire I found just what I need for a place with a decent location and cheaper price for this area. The staff of the building is super-efficient and friendly, responding super quickly to any suggestion or request. The building is old but they look after it very well. They probably don’t have the largest gym or laundry area, but is does the job.

Ldhsj Djskhdfjk: Coach roach infested. If you live anywhere on the first, second or third floors or near the trash rooms, you will kill 2-8 cockroaches a day. I woke up to one crawling up my arm. I was eating a bag of chips and a giant one was inside. I’m a very clean person, this apartment complex is a hell hole& management became aggressive and rude when I demanded the problem be fixed. To all who live here- don’t wait for your lease to expire. You have the right to leave because of the infestation that is not being fixed. I put up with 9 months of this until I wasn’t even living in the apt anymore cause I was so disgusted. Just get your stuff and walk. They won’t fight you.

Angi86 Lu: I really regret that I moved to the Empire Apartments. It is impossible to reach Management office via phone or e-mail. They never respond any e-mail on time. When you ask a question in person (if you are lucky enough to find them in the office), they do not even look at your face. Also, they do not do annual heater and cooler maintenance in the apartment. You can see the dust and the other dirty materials in them since they have not been cleaned for years.

William Marsh: I recently stayed at Whyle for roughly three months from October 2021 to January 2022. The experience was incredibly positive. The management team is responsive and super helpful. The gym is AMAZING! They have Peloton bikes and tons of other work out machines and gear. The apartments are modern, new, and well stocked with what you need for a short, medium, or longer term stay. The management team can provide you with a list of items in each apartment. The location? There is a Whole Foods right next door which is incredibly convenient. It's a busy part of town so it can be a bit noisy at night but it's a great location and super walkable to everything you could want! I would highly recommend Whyle!

Amy S: Great location with easy access to the Metro. Excellent food options nearby in easy walking distance. It was a nice walk on a cooler morning down to Chinatown and there is plenty of transportation available for a quick ride to the museums on the Mall. The apartment itself was clean and decorated tastefully. I found the management to be friendly and helpful, and they were highly responsive. I recommend this location.

Ian Carter: I almost hesitate to write this review for fear of it becoming too popular and difficult for me to book in the future... alas, the Whyle is the perfect choice for a short term (30+ day) stay in the DC area. Amazing location above a Whole Foods and near tons of restaurants and bars and transit, with a fully furnished super comfortable unit (sound proofed as well!) and the best staff you could ask for. OH, and the gym and rooftop are icing on the cake. Nearly perfection!

Alok Jain: I stayed at Whyle furnished apartments for nearly five months. The apartment was sunny and had a view of the Washington Monument. The interior design is aesthetically pleasing, refreshing and functional. The bed was very comfortable. The apartment is nicely furnished and has good quality amenities. They have Bang & Olufsen Bluetooth speakers, Mauviel pots and pans, OXO kitchen utensils and Scott Zwiesel glasses. They have kept bar accessories which I found very novel that allows to make your own signature cocktails. Whole Food store is just downstairs and the property is walking distance to many restaurants and bars in the neighborhood. Whyle’s GM Shannon and Manager Shane were very helpful during my stay. All in all - enjoyed my stay at Whyle and will stay again if visiting DC.

Valeria Wetzel: I rented Whyle looking for a premium apartment for short term. I regret my decision everyday. I was assigned unit 311, which is under the bridge that connects both buildings and therefore receives no light at all (and does not have floor to ceiling windows like the other units). It is nothing like the pictures that are posted online and it is the same price. So BE CAREFUL when you rent and make sure you reach out to ask which unit they will be assigning you. Management promised me to move me to a different apartment and I only found out some hours before the move that the other owners have decided to extend their stay and they have no other units available. Manager is on holidays and nobody is providing any assistance. I wish I had not rented this apartment. It is a rip off. Also, there is construction work nearby that goes everyday from 7am.

Matt Spittler: I wish I could give this place ten stars! My wife had to be in the DC area for training for a few months, and since I work remotely, I joined. The rooftop lounge was the perfect co-working; I miss that view and the vibe! Their gym is legit too, with a squat rack, kettlebells, row machines and multiple Peloton bikes - I always had a great workout-- Can't wait till our next visit.

Jenn Billo: You get what you pay for. The apartments are updated and clean. I have seen a 3-5 roaches in the last six months but they provide regular pest control to keep the problem at bay. The real reason I dock the two stars is because of the leasing company. They are frequently unhelpful and require many follow ups to the office to get anything done or to answer any questions. You will have to badger them to even answer an email. At the end of the day I would recommend living here because the apartments are a great price and an unbeatable location. But the services you get in return are certainly reflected in that low price.

Jordan Grandt: One star is generous given the complete downgrade in service and lack of communication in the front office (as well as a lack of upkeep in the units and buildings). When we first moved in two years ago, we enjoyed our experience with the staff and management. At some point in the past year or year and a half, it became increasingly obvious that staffing had changed. When trying to communicate issues with the front office, staff are immediately rude and often incompetent if you’re even able to get in contact with someone at all. The change started when they stopped letting us know if packages arrived to the leasing office (resulting in missing and lost packages on numerous occasions for me and my neighbors to the point that a neighbor of mine would kindly bring all of our packages into her apartment to make sure they weren’t taken). Then, we had continuous issues with the laundry machines that barely cleaned as is. When trying to report the issues of washing machines not working at all or flooding into the halls (which were then cleaned up by my neighbor, not staff), I was (very rudely) told the issue would be fixed and a manager would reach out to me the next day. I never heard back and the issues continued — mind you, you still have to pay for half-working laundry machines. The issues grew when upkeep of the area and buildings went downhill. None of the outside gates lock at all anymore providing no additional security. The building doors have a feature to allow you to buzz others into the building which work now maybe 25% of the time. The last fun experience was when my roommate and I were trying to move out of our unit and coordinate with the front office for a final walkthrough and key return. We were originally told we had to do the walkthrough so we held onto the keys thinking we would return them during the walkthrough with staff. As our lease was nearing an end, both my roommate and I reached out numerous times via phone and email to coordinate this. Conveniently, they did not reach back to us until 4:30pm the day after our lease ended threatening to charge us every day we did not return the keys. When I called and tried to explain that we had reached out and that they were the ones that didn’t communicate with us and that we had kept the keys with the thinking of doing a walkthrough, I was rudely explained to that’s not how moving out and leases work and I should have just shown up during business hours to return the keys already (mind you we no longer live in the area and have full time jobs). All of our grievances are clearly shared by neighbors as we’ve heard them discuss having the same issues with the front office. Given the lack of amenities and rising prices in rent, the horrific communication and behavior of staffing and management make this place not worth your time. Overall, I cannot recommend moving anywhere else in the area. You’re surely to get a better deal and experience.

Halsey Payne: I've lived here for about six months and loved it. The welcome process was terrific (Janice, the leasing agent, is the best) and the location is excellent. My favorite part may be the families that live here - unlike some parts of D.C., the apartments are multi-generational. The building management does an excellent job with the basics, so the apartments are affordable and comfortable. The usual problems of any building are handled quickly, too, and with a human touch. I'd definitely recommend it to a friend.

Clark Gronek: Washington Apartments is a great place to live! Spacious apartments with clean hardwood floors, convenient laundry and the best location you can ask for in central DC. Building management staff is super friendly, supportive and helpful whenever needed. I've really enjoyed living here.

Michael Starnes: Lots of graffiti, the property is not maintained or repaired and it is quite unfair to residents. One gentleman yells at pedestrians imploring them for cigarettes from his patio at all hours of the night. Really odd stuff. The drivers from their parking lot tend to speed when entering and exiting, which is not that great either...

Danielle Jones: My friends and I found this place at a really great time before school started. The leasing office was accommodating with issues we had when we first moved in. Despite the roach issue (because it's DC) the apartment does its best to respond to the concerns of their residents and provide the appropriate services. The employees in the leasing office are very friendly and answer all questions. It's a good place to live especially for my friends and I who go to school and work close to here.

Ali Bazzi: I have lived at the Winston House for the past three years and have enjoyed every moment of it. The apartment building itself is situated conveniently in the heart of Washington, DC, and provides a host of amenities, including 24-7 concierge service, an entertainment room, gym, sauna, library, and a spacious rooftop with incredible views. My unit provided ample amount of living space, including an enormous balcony and most importantly, an in-unit washer and dryer (which is hard to come by in DC). Aside from the wonderful amenities, the greatest part of my experience in the Winston House has definitely been the staff, who truly made an effort to get to know each and every resident. I always felt welcome and safe each and every time I entered the building, and I appreciated their candor and helpfulness. The maintenance team and the assistant manager, Joe, have been extremely pleasant, considerate, and resourceful. If, and when, an issue ever arose, I could count on the team to have it resolved within 24 hours. On a number of occasions, the maintenance staff went out of their way (even staying late) to resolve my maintenance issues. I got to know each and every employee in the building and I cannot recommend enough how great and exceptional they have been, especially Deen. The building manager, Michael, is extremely kind, responsive, and accommodating. Michael made every effort to keep the apartment building clean, welcoming, and quiet during the late nights, and even provided newsletters to inform us of updates happening in the building and in the general community. I never hesitated to reach out to Michael with any concerns and, without question, he happily and expeditiously resolved and took care of any issues. I knew the Winston House was where I would call home from the first day I moved in, when Michael greeted me and even offered to help with moving in. If I wasn’t leaving town, I certainly would’ve stayed in the Winston House, and I cannot recommend enough what a wonderful experience it has been.

Fatima Anwar: I lived at the Winston House for 16 months with three separate leases. As my roommates and I were dealing with various issues, the building manager, Michael, and the rest of the staff were truly so helpful and accommodating even in the most difficult situations. The apartment building itself is lovely with 24-hour concierge service, a media room, gym, study room and rooftop lounge area with great views. It’s conveniently located to just about anything you’d need in NW DC and the Winston Staff is truly phenomenal. I’m sad to leave and will miss the people and the convenience of living at the Winston

Matt Saunders: I lived in the Winston House for a year. It was a fantastic experience. Michael Sun is the best property manager I’ve ever worked with and was so helpful on moving in, moving out, and in between. The staff managed all problems quickly and well. My apartment was clean and updated. Items were always working or promptly fixed. It was cool in the summer and warm in the winter. I also thought my apartment was priced very affordable. The apartment building was quiet, which was surprising given the proximity to GW—it speaks to the respectful community at the Winston House. If I had to move back to DC again, the Winston House would be my first call.

Kim Starfield: We have lived at Winston House since 2015, and have really enjoyed our experience. It’s an amazing and convenient location, but most of all, the staff are wonderful. Michael Sun, the executive director, has been most helpful and kind since our first day, even helping us move to a different unit a few years into our lease to fit our needs better. The rest of the team, from maintenance staff to the 24/7 concierge are super friendly and responsive. We have and continue to enjoy living at the Winston House and highly recommend these units!

Katie Gibson: My significant other and I have been living at Winston House for over a year and have loved every minute of it. Michael and Joseph take great care of the building. Any time we have had an issue, someone is at our door within the day. The staff members are always so wonderful and pleasant and keep you updated with emails and newsletters so you're never wondering what's going on in the building and/or the community. The front desk is manned 24/7 which makes me feel safe and secure. The building is always clean and I especially love the decorations during the holiday season. I definitely feel like we get our money's worth. I would recommend this apartment building to my family & friends any day!

Tim Macchi: I lived in the Winston House for one year in a two bedroom / two bath apartment on the third floor. Overall, I would say that my experience was good, but not amazing. The apartment was nice but had some annoying issues. The washer/dryer were ancient. I had continual problems with my toilet not being flush with the floor. Multiple service requests to fix the issue and no permanent solution was made. My bedroom door also stuck when trying to open or close. It took three service requests to fix that issue. There were also some problems at move in. Our bathtubs had not been cleaned and whoever was painting the walls was clearly in a hurry. Granite counter tops, floors, and bathroom fixtures had paint all over. As many have pointed out, the elevators seemed to constantly be under repair. At no point did I see all three elevators working. Michael was very nice to me, but I heard complaints from other tenants. I had no issues with paying rent or recovering my security deposit. The people at the front desk were always very nice and package delivery was very smooth. Overall the Winston House is a nice apartment. I would say its middle of the road for price and you receive that level of experience. Its in a nice location with bars, restaurants, and close proximity to GW. A good choice for GW students looking to live off campus.

Gandira Pratama: Winston house is a really great, affordable place to live in. The staff are all very friendly and professional; they are always willing to help and is very respectful when doing so. There is nothing special or great about the room but it feels very comfortable and homey. Winston house also has a great gym as well as a rooftop patio for people to relax and watch the sunset. The place is also very convenient location wise as it is close to foggy bottom metro (5 min walk) and dupont circle metro (10 min walk). Dora Lee: From our personal experience, the Winston House management has been very kind, polite and helpful to tenants, residents, GW and nonprofit community groups. It has a nice conference room in the lobby which is great for meetings. We have recommended the Winston House to our friends. Its location is very convenient to Trader Joe, Whole foods, the subway and Gwu!

Nora Kuzdak: Winston house is a super convenient place to live, and the benefits of having a washer and dryer plus dishwasher in unit are enormous. It was the only place we found that wasn't super dated, had the space we wanted, was in the right location and wasn't excessively expensive. When there have been maintenance issues, the staff and building manager have all been very apologetic and worked to make it right asap.

John Santos: HUGE SCAM. If I could give this building zero stars I would. As many of the other reviews say, manager Michael Sun WILL lie to you to you to take your money. The building's location causes it to have limited availability, so Michael thinks he can take advantage of people with unclear lease dates, overcharged security deposits, and much much more. Now, for the building itself. The elevators have been "under construction" for 2 years now, the floors are literally breaking underneath my couch, my washer and dryer have needed to be fixed numerous times, among countless other things. Like the other reviews say, Michael also has zero boundaries for personal space and makes both residents and employees uncomfortable with his advances. Extremely shady, and most likely illegal business being done. Do NOT move here. You have been warned.

Kimberly Jamison: We absolutely loved our time living in Eliot on 4th. The location in SW DC can't be beat. We loved the large windows and extremely functional layout in our apartment. We enjoyed the rooftop amenities, the courtyard space, and occasionally working from home in the lounge area downstairs. However, after almost 4 years of renting as excellent tenants, when we asked to end our lease one month early, the Mill Creek team said that the only thing that they could do for us was allow us to pay a one month "penalty" for early lease termination. (Which is essentially the same thing as just finishing out our lease...) That unfortunate ending to our time at Eliot on 4th definitely put a damper on our overall experience.

Deborah Epstein: I'm a new resident of Ellott on 4th but I want to share my experience with Ndidi Ukaibe in the leasing office. I submitted my application over the Christmas holiday when DC was hitting it's Covid spike. She was amazing, she walked me through the process with patience, she expressed sympathy and cared about my situation with professionalism and kindness. She was working alone in the leasing office and still managed to respond to me in a reasonable amount of time. I had a few bumps in my application process that required flexibility and understanding she responded with both. She easily could have filled my apartment with all the people waiting in line to get into that building. The building is beautiful, the amenities are quality, and the location is amazing.I looked at apartments for 6 months before choosing Elliot on 4th and couldn't be more excited about being a resident.

Victor Sage: The building is okay. The apartment finishes are mediocre at best or in the case of the cabinets downright awful. We moved in during Covid without having been able to visit the unit before hand and relied on a video walkthrough. Living here was okay. When we first moved in all the staff was amazing and super friendly but shortly after management fired everyone and then it was constant turnover for the entire time we lived there. It wasn't necesarily bad for us but you could feel the tension with the staff which was a bit uncomfortable. We pay enough money to live there they should treat and pay the staff that run the day to day operations of the building fairly. The biggest complaint we have though is about the utilities. In additional to your own electricity that you pay to Pepco directly you have to pay the building itself for water, sewer, HVAC, etc. They are supposed to be individually metered but it's pretty obvious they just make them up. Every resident we knew had the same issue. You could be gone for two weeks in one month and the utility bill could be higher than the previous month when you were there every day. Some months the utilities were for the same amount like they just copy/pasted the bills and didn't care. One thing is for certain the values always went up and never down. Each month it was just a little bit more. If you're looking at the Eliot I would recommend looking elsewhere. There are much nicer buildings in the area where the units go for the same rate. We could only make it one year and we are very glad to have moved on.

Fredrick Martin: I've enjoyed living at the Eliot on 4th. The property is great and the amenities are very good. Maria Hurt: I really enjoyed my time living in this building. Location is amazing and hard to beat. My one bedroom was perfect and super comfortable space-wise. Nothing about the building is causing me to move out – just moving into a bigger place with my fiancé. Leasing office is average. Ndidi was impossible to get a hold of while I was applying, so maybe try to get a different leasing agent at the beginning. But it was worth it to keep bugging and eventually got through it and moved in. William has taken over for my move-out information and has been responsive and helpful so far. Only maintenance issue I ran into was a time period where a marijuana smell was coming through the bathroom and hallways. I will say the building handled it well and got it resolved quickly. Other than that, I did not have any issues with the apartment itself. One con is that lately there have been a lot of mandatory DC water shut offs at really inconvenient times (i.e. 8:00pm for eight hours, not great) with very short notice. It would be helpful to get more notice, but fully aware that can be out of the building’s control most of the time. Overall the building is really nice to live in. Amenities and location are great and the rooftop pool was always nice in the summer. Concierge is fine too. They are there 24/7 and always helpful with packages. All in all, good building to live in if you want a luxury building close to the city/Wharf!

Julian Berkowitz: The Hudson & Desoto apartment buildings are cheaply constructed apartment buildings with few amenities, but they charge extremely high rates for rent and market themselves as “luxury apartments.” The building is plagued by plumbing issues. I’ve lived in two different units and in both of them, I’ve had several issues with the washing/drying machine and sink backing up randomly and flooding water all over the apartment. The plumbers have had to come several times because the water backs up from the other apartment units since the pipes of the building were built too narrow. The property manager herself has confirmed the pipes are too narrow for the building but that they are not interested in spending the money that would be required to fix these plumbing issues. Despite being a luxury apartment building, there is no gym, pool, or other amenities you might expect for a building that charged about $3,000 in rent for a one bedroom apartment. Most of the staff is nice, but the property manager is unhelpful and unresponsive to emails. The walls of the building must be pretty thin as well because you can hear everything that happens outside. Another issue I’ve had in both units I’ve lived in is that there are gaps between the windows and doors, so heating the apartment in the winter gets expensive, and when it snows a lot, water seeps into the apartment. Would not recommend this building. I’m looking forward to moving out!

We have a Whole Foods across the street, a Vida gym on the block who gives our residents a discount, and we have a huge rooftop terrace that is undergoing a full renovation this summer. We also don't charge the large amenity fees that other buildings do. We are sorry to see you leave our community and appreciate your feedback. All your concerns will be addressed, and we apologize we could not solve them before they negatively impacted your stay. The Hudson Management

Marsha Humphries: Step 1 - Copy the Review Below I’ve rented an apartment in the Hudson since Feb 2017. I absolutely love it. I was new to DC and could not have selected a better location. Whole Foods is directly across the street. Restaurants and stores are all walking distance. The bus is not even a block away, which will take you directly to the Metro train station, which I often walk to on nice days. The Hudson and Desoto staff are great and very accommodating. The parking garage and storage are available also! They often have catered events for major holidays, the rooftop deck in both the Hudson and the Desoto are very nice also. I have never had any issues here and I’ve lived here for over 2 years!

Will Wiener: I lived here for a year and if I wasn't leaving DC I would live here again. I have never lived in an apartment where every single maintenance request was fixed in less than 24 hours huge shout out to the maintenance team. Loved the apartments loved the staff, Uwe always goes the extra step for the tenants. Neighborhood is great and safe, right next to a high end gym and a whole foods what else could you ask for? Easy access to any of the best parts of DC. So this doesn't sound like a shill review I will say that the grill on the roof is working only like 80% of the time but that's actually my literal only complaint.

Holly Norman: When I decided to relocate to DC, I looked at 7 or 8 apartment complexes in various parts of town and new almost right away this was the place. The studios in the newer buildings were so very small. Like one foot of closet space, no storage and less than half the size of the unit here for more money when you add all the extras up. The common areas of lovely but that’s mostly what you are paying for. There are lots of hidden costs too. Located in The Historic Capitol Hill District which is safe, fabulous, and easy access to other parts of town via Metro located a block away. You can walk to grocery stores and everything you might need. Another plus is you have Haley who manages Hill House and Anthony who does maintenance and they are on top of it never lacking for attention when needed. Everything is so well maintained which is a must for me. An added bonus Is all utilities and WiFi are included! The residents I’ve met are friendly and the laundry room, gym and rooftop patio are lovely features. If you plan to explore the Capitol or work around here I don’t think you can do any better!

Nancy Kelly: I moved to Hill House after selling my house in the H Street corridor. I was looking to downsize to some place quiet with easy access to my gym and the metro. Hill House fit the bill. There is immediate access to the blue, orange and silver lines from the Capitol South metro stop and the green, yellow and red lines are within easy walking distance. There are two gyms close by; Sport and Health and Balance, and a number of yoga studios. There are also several grocery options as well as farmers markets all within walking distance. Being so close to the Capitol, the House buildings and some political organizations makes the neighborhood very safe. What really makes Hill House a good place to live are Haley, the property manager, and Anthony, the building engineer. Whenever there is an issue they take care it. They also have building parties for most holidays (pre-covid). Hill House is a good place to call home.

Cynthia Gross: Trellis house really is a beautiful building and in a great area in terms of transportation convenience. The leasing team is great (Banessa was super helpful throughout the application process), as well as a few concierge staff. I really only have 2 complaints. The structure of this building seems to have been poorly made. The walls are so thin, you can hear word for word conversations from neighbors. There are “quiet hours” in place but some tenants either don’t respect this policy or don’t realize how loud they are. There’s also daily smell of smoke in the hallway even though this is a non smoking building but this is not as big of a concern for me. The leasing team has been responsive and helpful in terms of dealing with my complaints (particularly Claudia has been extremely nice and accommodating) but the issues persist. If you are sensitive to sound, I would not recommend this building. Otherwise moving in was super easy with full access to the dock, the amenities are great, building is clean, location is great, apartment appliances are good, maintenance turnaround is quick, and receiving delivery/packages is super convenient with 24 hour concierge.

Omoyeni Oyekola: Beware, trellis house is ridiculously expensive and will charge you for anything. I and my roommate moved out of our old apartment and we thought we were done paying all the charges. Until, we got an email saying we had to pay $250 for the stovetop. There were no dents, nor scratches. Just normal wear and tear, that I am pretty sure could be removed with soap & iron sponge. The only reason I didn’t clean it myself was because we paid for $175 for the deep cleaning option offered by Trellis. After paying, I remember the leasing agent saying, “you don’t have to clean anything, just move out and we will take care of the cleaning.” It is frustrating that we pay so much for rent, yet we have to be extra cautious while cooking. Like, we only cooked about twice or thrice a month!

Yeni Oyekola: When I first moved in, I sent a couple of videos of the apartment to my parents and I remember my dad saying “you live in an hotel” Trellis is a beautiful apartment with lots of amenities. My favorite amenities are the sky terrace (the view from the 6th floor is so amazing) and the productivity hub (I actually get a lot of work done there). The environment gives you a sense of ambiance and comfort. There’s even a private dining area and a yoga room. When I moved in, I only had one problem, my upstairs neighbor was a bit heavy footed. I should have complained from the beginning but I was worried about being a nuisance. But the noise became so unbearable that I had to make a complaint to management. The first person I spoke to wasn’t of much help. But I got an email from the property manager the very next business day. We interacted and scheduled a phone call. When we got on the call, he really listened, he didn’t overlook any of my issues. Not only did he promise to call my upstairs neighbor to see if they could quiet down, add rugs or carpet; he also said they would get me a white noise canceling machine. That was above and beyond for me, that call really made me feel valued and cared for. Ever since that call, I almost never hear my upstairs neighbor anymore and I also received the white noise canceling machine. Trellis is a beautiful apartment with a manager that really cares.

Heather Gillies: I lived in a studio apartment in Trellis House for two years, and unfortunately had to move out for personal reasons - I wish I could have stayed! The building is beautiful and the amenities are top notch. The building management changed in the middle of the pandemic and I was concerned that the standard of service would drop (as it does sometimes when apartments change management), but I'm happy to report that it didn't. The new staff have also taken care of my every need, from urgent maintenance requests, to moving packages for me, and even sending me birthday wishes. A special shout out to Tiana and her warm demeanor at the front desk, and Claudia in the leasing office who helped make my move-out seamless and answered all of my questions.

Laura Palazio: We have been at Trellis House for a year and a half it's a great building. Over the summer, we wanted to upgrade to a larger unit and Claudia and Wayne in the leasing office were incredibly helpful and responsive. All staff in the building, from concierge to housekeeping, are very friendly. The building is very well maintained and always spotless. Maintenance requests are answered promptly. You also can't beat the location of this building as well as the beautiful amenities (which are now open again!).

Ebonee J: I have been here for a month, and I am very satisfied with living here. The leasing staff and concierge service are extremely helpful and nice! I had a bit of a chaotic move-in but Patrick was very accommodating. The people who live here are also very nice! Only complaint is that the walls are kind of thin. Not too bad to where I can hear my neighbors talking but I can hear their music. This mostly becomes an issue on the weekend though.

When we ran into some initial issues with our unit, the staff was incredibly accommodating and went far above the call of duty to help make it feel like home. Shera Khan: I 100% regret moving into this place and it has been a headache since day 1. The leasing staff is inept, shallow, and rude. Concierge? What concierge? They are NEVER at the desk. They put a sign out telling you to ring a bell while you wait 20 minutes for them to come back from God knows where and the girl that works the morning shift has the nastiest attitude I have ever seen in my life. She definitely does not have the personality to be the front face of an apartment building. They will threaten to add fees to your account if they "guess" or "assume" that your dog peed on the floor. The computers in the lobby don't have Microsoft word which is abnormal for a luxury high rise. Oh and it's 90 degrees today and I asked the concierge for a cup so I can get some water that they provide in the lobby and she told me the water is for "guests only" and not residents??? FYI the water is next to the coffee machine that they have for the residents that apparently we have to supply our own cups for. Backwards. This whole experience to say the least has been very frustrating and extremely uncomfortable for me. Fortunately for me, the leasing staff gave me inaccurate information on parking and they have no parking left in the building so the manger is allowing me to break my lease without penalty. I was going to try and stick it out but it's just not worth it at this point. On top of that, the frat party atmosphere of this bulding is not my cup of tea.

Kaylin LoCicero: If you enjoy getting a good night's sleep, DON'T LIVE HERE. Living here is very stressful. I'm paying over $2k a month to be above a public garage and next to the residential garage. Utilities including parking are not included in that $2k. We have had issues with this unit since the first week we moved in. The place was not clean, one of the sliding glass doors has a broken screen, the vinyl floors are stained, the dryer was not cleaned out in years and almost started a fire. There is noise here 24/7. We don't sleep. There is constant slamming from the garages that has not been fixed. We have lost opportunities due to being in this unit. We have never been offered a lease break or money back. Management is ineffective and the main maintenance person here came into our unit last week and screamed at us at top volume. Every Wednesday for a half hour the generator goes off. It's horribly loud. The Naval Observatory also has a loud gate and a generator that went off constantly for the first 2 weeks we were here. There's landscaping done twice a week, also very loud. There are very bright lights that shine into the unit at night. The slamming from the garages wakes us up multiple times a night without fail. Management claims they have addressed this issue but no real remedy has happened. We are constantly on edge here but also can't focus during the day and are suffering in work/school performance.

Jay Francisco: These apartments are so noisy constantly. you can literally hear everything going on from neighbors and mechanical noises. nothing was clean when I moved in. fire alarms were going off every week or more often. right now its been noisy all day I can hear the upstairs neighbors right now and tons f street noise. the Whole Foods is loud too and rly bright lights. for amenities....you get a coffee machine and a study room with a printer. its too expensive here for just these. utilities arent included and parking is expensive

J G: Don’t trust anything you hear from Bernstein about this place. Two parking garages which are loud, the strip club next door brings loud, drunk people into the alley all night. Leasing agents will lie to you about issues and whether or not they’ve been addressed. $500 amenity fees for a communal coffee machine and a broken tv. You report things to management and they claim they’ve never heard of the issue. But you talk to your neighbors and they say they’ve also reported it multiple times. Maintenance is rude. The apartment was soo dirty when I moved in I had to leave everything on the truck for hours while I cleaned.

Carly Whalen: Leaving this review as I am struggling to fall asleep because my upstairs neighbors are the loudest people on earth. This apartment has very poor sound insulation and you can hear everything going on upstairs, and unfortunately our neighbors are extra noisy, so much so that the loud stomping, banging of objects, running, and moving of furniture (which sounds like it occurs daily) is very distracting during the work day and will keep us up at night. We have tried resolving the issue with the management offices help but this has not resolved. This is the main reason why we are moving out. The apartments are nice and clean, and management is nice, but the poor sound insulation, lack of many amenities, and price of the apartment are not worth it. I would look somewhere else, especially if you like peace and quiet. Also not really near a metro which can be inconvenient, although the bus is an option.

Terry Snead: On a scale of 1 to 5 (5 being great) The Bernstein Management Company gets a 10. First of all 2 years ago the front office made me feel very welcomed. I was once homeless for 10 years and the front office knew my story. With that, I was given a tour and had time to think about moving into 2255 Wisconsin Avenue. It was a no-brainer. I am currently 73 and 1/2 years young and absolutely adore clover Park. The Bernstein Organization is top shelf for me and my girlfriend Penny. We sometimes we have to pinch ourselves. Also you cannot beat the location, the diversity, public transportation, recreation, arts and employment. Sarah Onori: I appreciate Kyle for letting me borrow the hand truck on Friday to move in my items and the new unit was in a clean condition except for the washer machine, but there were a number of items that needed to be repaired in the unit when I moved in that BMC (or Kyle) should have easily caught if they had properly inspected the apartment before giving me the keys. A list of an example of the repair issues that I saw when I moved in, ice maker not working, sliding screen door was off its track, unknown black substance (possibly mold) covering the entire washer machine, refrigerator light is out, walk in closet smells like mold. The maintenance technician does not work until Wednesday, so I will have to wait days until the above items can be fixed. Update to review on 4/1/2021: This is the most expensive apartment (over $2000 per month) that I lived in and the worst experience. Between issues with my water bill (being overcharged), roaches and centipedes in my unit, alarms going off for days, non-stop construction next door at the Whole Foods. If you live in any of the P1 level units, get accustomed to waking up to lawn mowers and leaf blowers twice a week at the Navel Observatory, large flood lights directly outside my window that peak light through the vertical blinds at night when I'm trying to sleep, the generator running once a week - all of which caused a significant impact on my health and sleep (and I'm a deep sleeper). If you rent an apartment facing the Whole Foods garage parking, be aware that you will hear the following: squeaky brakes, loud car stereos, flood lights from the garage emitting into your apartment at night even you close your vertical blinds, car beeps and car door closing. All of the sounds you can imagine from a busy parking lot. I would tell people to RUN away if they were thinking about living here. Months into my lease, I asked to be released from my lease because of the impact on my health and sleep. Instead, they agreed to let me switch to a unit in a quieter location, which improved my health. It's a ripoff to pay $500 amenity fee for lackluster amenities (access to a communal kurieg machine and common areas), which were closed for several months when I moved in. I'm in my 30s/young professional. I was surprised to see that many of the tenants are in college/early 20s. Luckily, I'm on a quiet floor, but you are taking a gamble living next door to college kids. All in all, if you like to sleep - this is not the apartment for you.

Thomas Rodgers: Renter beware! I lived at 2255 Wisconsin for nearly two years. The last eight months of my time living there were absolutely terrible. If you can imagine something going wrong, it did. From exterior doors with broken locks to an assistant manager who entered my apartment without authorization and took my dog out of his kennel, it was a nightmare. Management would go days without responding to resident emails unless you included someone from the corporate office on the email. Maintenance of common spaces and building equipment is ignored until something is broken (e.g., the hot water facility for the building, which DCRA requires to be inspected annually, was out of service for multiple days twice while l lived there).

A.R. Crawford: I'm a frequent visitor at the residential building located at 1211 23rd St., NW Washington, DC 20037. I have many concerns for my safety , the safety of others and the lack of security in this building . Approximately a week ago while gaining entrance into the building, an unidentified male suddenly approached me from behind, reaching over my shoulder only to pushed the door open and dashed into the lobby area of the building. Not only was this alarming I nearly fell to the floor. There was no security on sight. I was startle and affected by this occurrence and took no chances going into the building for obvious reasons. I have a love one who resides in this building and I'm concern for their safety and well-being. The owner of this establishment should strongly consider putting in some type of security to ensure the safety of all who enters the building before serious harm comes to anyone , because the current situation poses a risk to all who enters this building. I welcome any contact from this building establishment to address this issue.

Tana Saint: Honestly, VERY POOR customer service. I've been trying to reach someone since last year to see a unit and I have not heard anything back as of yet. I have emailed, stop by, called, I even left the handwritten letter in the office and nothing as of yet. As a last effort I scheduled a showing online to be proper and no one was in the office to meet me for my scheduled appointment. It's a shame because I work right down the street and this place would be perfect but the lack of customer service is making me think twice. October 4th 2021. Per their request below I did give them a call and I got the same message to leave a voicemail . I have done that multiple times before and no response. I have called the offsite office, the onsite office, left a note... You name it, I've done it. No one is getting back to me. Very poor customer service. It's a shame since I expected better for a place that is down the street from GW hospital and University

Natalia Castro: I have spent three weeks trying to get in touch with the leasing office to virtually tour an apartment. While they claim on the website that they are still holding virtual tours and selling apartments, no one has gotten back to me by phone or by email. Their call center just keeps telling me "someone will get back to me." But no one does. With such great pricing and location I find it shocking that the leasing team is so disconntected. I realize this is a hard and unprecedented time, but people still need to move. By not communicating with potential residence they are making a bad situation worse. The worst part- I probably would have applied and moved into the apartments without a second thought just because of the location, it would have been an easy sell. Now I am just frusterated and telling everyone how horrible this place is at communicating. Not worth it at all. UPDATE: After calling the corporate office twice and DMing them on Facebook and Instagram, someone has called me back and sent me a very rude email saying there was a waitlist. If this is how they treat future tenants, I could never imagine actually living there.

Schekera Blair: I live in DC at square 50 and this management company is the worst. They are unprofessional and unreliable. The community manager is not licensed as she should be check consumer protection records! She is never in the office. The regional manager is useless and the maintenance man is weird and enters your unit without permission even when you specifically ask him not to. If the place was not so cheap I would definitely have moved long ago. I guess you get what you pay for!

R M: Based on your demographic you can either get a five star service or way less than that. Initially, when someone moves in to the building the management asks for a Google review within couple of weeks. I waited about a year to write mine after my honest evaluation. Here's my experience: I signed up for the lease when I met Helen at the front desk during my visit who is wonderful and very professional. Had I met the others, I wouldn't have signed up. The other staff members purposely ignored me when I was trying to get their attention by the door at the time I came in to finalize my move in date and ask about the parking signs for the movers. Only at the presence of John the building manager I was given any service and acknowledgement. Even after a year the treatment has mostly been unwelcoming, terse, unprofessional, condescending and sometimes just plain rude. The basic things like asking for a cart to bring packaging can be a hit or miss as I don't know what kind of attitude I'll get. At the same time I've noticed the folks (of certain demographics) are treated way better and are at least acknowledged, so I know the staff knows how to be professional. Additionally, when I first moved in, the heat didn't work and the call box also didn't work. But those were taken care of after couple of weeks. The location is good and for the price (at the time) it provided best value for the money since most of the utilities are included (no cable). However, they are increasing the rent by approximately 5% yearly to keep up with inflation. The apartments themselves are older but have relatively thick walls compare to the newer ones, therefore, less noise. The amenities are basic but acceptable for an old building like this. I do wish they would redo the floorings (parquet has lot of cracks) and have bigger size washing machines (card operated) in the laundry room to accommodate a queen sized comforter. The location of the toilet is a bit awkward in the small bathroom otherwise it is acceptable if you're not a big person. Overall I am giving them 3* even though my experience has been mostly 2*

Jamie T.: Lived here and really thought the large size of the apartments, location, professionalism and responsiveness of the staff made it such a great value! Tasha was so easy to work with. She walked us through both move in and move out and everything in between and was always very communicative and accommodating. Front desk staff was also always so kind and welcoming. Would recommend this apartment building to a friend or anyone! Pros: -Great location on a quiet street -Large units -Welcoming and responsive staff -Clean and well maintained -Every room in my apartment had a window -Plenty of closet space -Very responsive maintenance Cons: -Front desk is not 24 hours so a few instances where couldn’t get a package -We could hear kids running above us but the walls themselves did seem pretty soundproof otherwise -No dishwasher in unit

Lauren Mears: I have lived at 2800 Woodley Rd for 4 months. Move-in was fairly easy, it was well coordinated in advance. My apartment is great – very spacious, nice finishes, utilities included in the rent. I very occasionally hear the overhead neighbors, but otherwise it is pretty quiet. The roof deck and gas grills are also a nice amenity, I use both areas frequently. The residents are all very friendly and the management /building staff are awesome and attentive. Tasha was wonderful to work with for move in. The building is easily accessible to public transit (multiple bus lines, red line metro) and Rock Creek Park / Parkway. Only shortcomings – the bathrooms are not updated and are a narrow layout, the shared laundry facilities are pay per use (although I have never had trouble finding an open machine), and no dishwasher or garbage disposal. For the price to live here I was okay not having these things. Overall, I highly recommend this building.

Brittany Petrelli: I cannot speak highly enough about this apartment! It's in a great neighborhood and the apartments are a great price for what you're getting! The lobby is nice, the hallways are very open, the roof is great, and the apartments feel very home-y. Breakfast in the lobby on Saturday mornings is a very nice touch. The best part, however, would have to be the staff. Maintenance/grounds keepers are always friendly and smiling and the women at the front desk are incredible. They know everyone, are always happy to help, and provide a welcoming presence every time you walk in the door. Practically speaking, it's also convenient to have your packages kept for you and they add an extra layer of security to the already safe area. Anyway, this place is great and I recommend it to everyone!

Kevin Ward: I have lived in this this building for 7+ years (4+ with my wife) and we couldn't be happier. The building is great along with the incredible staff that makes you feel right at home. The front door staff is very friendly and always willing to answer questions. The building is well maintained and all repair requests are quickly handled with a smile. Breakfast is offered on Saturday mornings. A Halloween Party, Holiday Party, and several other events are put on throughout the year by the management. We LOVE the neighborhood and it is by far one of the most affordable buildings in Woodley Park, a few blocks off of Connecticut Ave.

Rachel Popik: I recently moved into 2800 Woodley and I have nothing but positive things to say about the entire process and experience thus far. Tasha was unbelievably helpful, responsive and patient as I looked at multiple apartments at WC Smith properties ultimately settling on this building. The move in process went smoothly and everyone I've met so far has been welcoming and friendly.

Jaimie Ermak: My boyfriend and I are relocating after having lived at 2800 Woodley for just over 3 years and we are SO SAD to go! Large apartments with wood floors, thick walls (not a lot of noise travels) and all utilities included, which is a huge bonus since DC can be so expensive. Cats are allowed and there is no non-refundable pet fee or pet rent like other places, although I believe it is different with dogs. Another bonus if you have a cat: there is a free cat-sitting club comprised of residents who have a listserv and take turns watching each other's pets. It's a great way to get to know your neighbors, play with their pets, and not have to pay a dime! The front desk and maintenance staff are made of gold (ESPECIALLY HELEN!). They are reliable, so warm, friendly, and efficient (maintenance requests are usually completed within a day or two if it isn't urgent). Every week there is Saturday morning coffee and bagels in the beautiful, historic Art Deco lobby, and they try to do community events like BBQs, Halloween parties, and other food-sharing, neighborly events. The neighborhood is quiet, green, and lots of families and pets live here. I have walked the streets of this area at all hours of the day and night as a young woman and not once have I ever felt unsafe. The metro (red line) is just down the block and there are several buses close by that take you anywhere you need to go. While Woodley Park is on the sleepier side, it's only a 10-15 minute walk to get to Dupont or Adams Morgan where you can find lots of restaurants and nightlife. I cannot recommend this apartment building/community enough. They have made my life in DC so much better coming home at the end of the day!

Tristan Mohabir: Best building in DC. Six of our seven years in DC were spent at 2800 Woodley (in 3 different apartments in the building!). The staff, the price, the location, the spaces, the character, the neighbors — you name it — the building simply gives you the best bang for your buck in the city. It truly was home for us. Special shoutout to Helen, Shirley, and Max, who are some of the loveliest folks you'll ever meet, too.
