One of the best parts about living here is how quickly maintenance requests are taken care of. I never have to worry because all maintenance requests are taken care of quickly and efficiently. Lisa B: We decided to look at Apartments at City Center based on it being a Bozzuto community. We hoped that our two and a half years living in a beautifully maintained and really friendly tenant-focused Bozzuto complex in Philly was an indication of what we might expect from Bozzuto properties in DC. We were thrilled to find that City Center wonderfully represents the Bozzuto brand and (based on living in several complexes in three major cities) reflects a rare combination of staff friendliness and responsiveness, attention to detail, beautifully maintained apartments and facilities, prioritization of security, customer service, and the desire to create a true community feel. The leasing team was wonderful and if one person wasn’t available when we called, another jumped in to help out and answer questions...that's service above and beyond when they didn't just take a message and have us wait for someone to call us back. From two tours with leasing associate Manny, to answered questions and videos provided by Annelise, to follow-up assistance from leasing manager Jasper, all were exceptionally accommodating and responsive. Kudos to them! I wish I had gotten the name of the concierge. She was wonderful, too… very friendly and professional and talked to each person who entered; the security set up is very reassuring. Needless to say, we’re looking forward to moving in!

Alexandra Charbi: Two weeks ago, I took a tour at the Apartments at the City Center! We met Caleb who was awesome! He was kind, polite and showed us every little corner of the building. He also gave us lots of description of the area and what we can find in the neighborhood. He made us feel that choosing this building to live when we will move to D.C. will be a unique experience. We had seen so many other building and people before this one, but once we got in the Apartments at the City Center and met Caleb, we felt that this is where we want to live!!!!

Betty Rucker: My experiences with Caleb were great! He has a great personality and was accommodating to my needs of wanting to do a virtual tour being as though I live far away. He was able to answer all my questions and concerns associated with the apartment and was great with communication. It’s very hard to find leasing consultants that actually want to help you find your perfect home, but Caleb gave me a much better experience.

JazzyJazJay W: I’ve lived here since April. Mean while it hasn’t been terrible it hasn’t been great. 1. You cannot smoke in ur own home that you pay rent in so everybody is outside majority of the time. 2. The doors do not close majority of the time so all type of people come in and wander the building. 3. The elevators have no ventilation so they are musty. 4. The elevators are slow and break down often on a brand new building. 5. The parking garage is only for one level for the residents and the rest have to park on the street and risk parking tickets and theft. 5. The chalking in the shower sheds. Also the front doors have major issues every week that never get solved including faulty key fob boxes. 8. They have a call box when u have visitors but have no way to buzz people in the building. 9. The building is full of huge family’s so there is always someone stomping and running over top of ur head at all times of the night and day! 10. I have requested 4 times that someone comes to change the bulb in my dryer and it hasn’t been changed yet! It seems like the building was very rushed to put together and get people in. After writing this review they did reach out to me for some of my concerns which was great. I really hope they continue to listen to the resident concerns.

We are a non-smoking building and make this fact clear on our property website in addition to the lease residents sign prior to taking occupancy (in addition to the required one month security deposit). We are aware that the front door is malfunctioning (only that guests cannot be let in, not that anyone can gain access). Our contractor visited the property to address this last week. The elevators are actually working quite well. We understand that due to use, you may need to wait a short bit to utilize one of them. As you may or may not be aware, our property is still under construction - only the residential portion was recently completed. The portions with the bulk of the amenities, adjacent to the Church space, is still not yet completed, hence why residents do not have access to advertised amenities. Please be sure to submit maintenance requests through the online resident portal should you wish to have the light bulb and shower caulking addressed. We understand that with a new building, certain items, still under warranty, may malfunction as many systems are up and running for the very first time. This is standard at most new construction communities. We ask for your continued patience and appreciate your residency. We continue to invite additional feedback so we can better meet your expectations!

Fodecious Fodecious: Great location. I enjoy being able to walk to the Safeway and Walmart. The kitchen cabinets are lovely. Generously sized bathrooms. Convenient washer/dryer in unit. Large windows with a great view. The elevator is often not working as a previous resident indicated. A family member got stuck on it a few months ago and I had to call the fire department to get her out. Matter of fact.... it is not working right now since last night! The front door has not worked properly since I moved in 10 months ago: Can’t get in the building with the fob or the key gets stuck in the door. I end up locked out of my own home quite often. It is very frustrating at the end of a long work day. (Update 12/20/19 I was locked out again this morning 1am) This is not just inconvenient. This is a serious safety concern. I had to purchase headphones because the residents above me have small children that run around all day and night. I also hear the baby crying all the time. That has more to do with the construction of the building I suppose. Babies cry so that is what it is. We were not allowed to pick our units. They were chosen for us. I wonder how the units were chosen. Large families with small children placed on top floors? It’s still a two bedroom? I kept my gym membership because the fitness center is a very small room with no windows; mirrors, TVs, wipes...... There is a treadmill, stepper, bike and weight machine. It also is not open 24 hours. It is not open until after I leave for work. The equipment on the website however was lovely. The garage has about 38 first come spaces for the entire building. When I originally wanted to register my vehicle for the garage I was told I could not until I updated my DC address on my registration to this location. I bring this up because my vehicle is registered to this address and I often can’t get a space but notice the garage is full of cars with MD plates. Also, certain residents park their car anywhere when the garage is full. There will be cars everywhere in the morning when pulling out. The garage door is often not working. I also feel that the lobby is the only level you should be able to enter with out a fob but access is granted to the garage. THIS PROPERTY DOES CLEANLINESS CHECKS FOUR TIMES A YEAR. THE LEASING MANAGER CAME INTO MY UNIT AND DID A WALK THRU AND LOOKED IN MY FRONT CLOSET AND WENT INTO MY BEDROOM. I FELT DISRESPECTED AND VIOLATED. I HAVE NEVER LIVED IN A PLACE THAT WOULD DO THIS. I FEEL LIKE I LIVE IN A HALF WAY HOUSE OR REHAB CENTER. BE PREPARED FOR THE CELL SHAKE DOWN, The last visit especially got under my skin because my mother was visiting at the time. They need to do a walk around the property to check for cleanliness. It’s a beautiful building but will not stay this way unless they do better upkeep. Someone spilled a big gulp soda in the stairwell two months ago. There is a large stain. The cup; top and straw were picked up but the stain left. There has been popcorn and a popped balloon on the steps for over two weeks. There is trash in the garage. I wish the residents had more pride in their building but since they don’t I think they should do a better job cleaning up after them and possibly place a trash can on the garage level. There are still stairwell and elevator signs taped on the walls with painters tape over a year after construction.

Paul S: Supposed to be affordable but the rent rates have increased by $400 since I first saw the original advertisement for these apartments. Not sure why they have a maximum income restriction when you have to make at least $3,100 a month just to qualify for a studio.

As noted in our advertising, rental rates are subject to change at any time, but we will always maintain affordability based on dictated rental maximums as provided by the IRS.

Whitney Wright: The property isn’t even done being constructed, let alone open to new tenants. All of their applications were due since June, and the move-in date changed from August, to September, and has once again changed to December. This place isn’t realistic. Save your money and time: look elsewhere.

Audry Klossner: I lived at The Reserve at Clarendon for just over two years, and only have very positive things to say about it. This is a top-notch place to live in Clarendon and I cannot recommend it enough. Location: This location cannot be beat in Clarendon. You are few minutes walk from the Clarendon metro and Trader Joe's, there is an excellent Orange Theory across the street with the best coaches, and you are a quick walk away from a wide diversity of restaurants (sweet green, sushi, bistros, bakeries, pizza, Thai, south block, the list goes on). Amenities: The amenities are also fantastic. The rooftop is spectacular all year round (and a total life-saver during COVID), the gym has everything you need for a good workout, the concierge desk is so wonderfully helpful, the units are clean, updated, comfortable, and safe. Management: To top it off, the management goes above and beyond to make tenant experiences the best they can be. Tyler in specific is very quick to respond to any tenant questions or concerns. Due to the pandemic, I ended up needing to end my lease a little bit earlier than anticipated, and Tyler was so helpful and amenable to my last-minute change in plans. Thank you, Tyler! 10/10 across the board on this apartment unit! You can't go wrong!

Arielle D: I think I've toured every apartment on the Orange line and most on the Blue after living in Arlington for over 8 years and being a very picky shopper. Tyler (and Renae and the concierge team) are the most patient and helpful leasing and management team I've ever encountered. I ask A LOT of questions, and they answered every one with thoughtful detail and follow-through. They went out of their way to help me feel at home before I'd even signed a lease. The only reason I didn't end up leasing was because I got an opportunity to move next door to my current apartment and couldn't pass up the easy move. Otherwise, the Reserve at Clarendon Centre has every amenity I could hope for, is clean and well-appointed, and offers a variety of floor plans and beautiful views. I might have nightmares about passing up on that rooftop deck! If you're looking for an apartment in the Arlington area, I highly recommend making the Reserve one of your first stops.

Mariana Cardozo: I lived in the Reserve for one year in a 1-bd apartment. The apartment is great, all the appliances are brand new and top of the line. The location is hard to beat - very close to the metro, Trader Joe's, apple store, walking distance to giant and surrounded by restaurants. But also, far enough from the bars to be silent. Common areas are also great - study room, game room, a theater, gym, and a pool. The staff is out of this World, they are amazing. The front desk ladies are nothing short of awesomeness, super kind and helpful - Destiny and India are MVPs! The maintenance team is great! Very polite, available, very professional - truly great! Tyler and Renae also very super helpful, polite, professional and were always available to help us. Extras: we had a wonderful view from our huge window and the hardwood floors made the house look very sophisticated. Bugs: we never had any bugs in the apartment. We got the visit to prevent bugs and pests twice in the year to make sure it was a bug free place - much appreciated! The place is also very safe, not only the building but the entire neighborhood. ALso: the cutest dogs in Clarendon live there, so you can meet those precious creatures in you elevator trip. I only have good feedbacks about the place, the staff always worked hard to make sure residents were happy and satisfied and that needs to be acknowledge. I miss the Reserve! 10/10

Jared Roth: I enjoyed living in The Reserve. The building and amenities (pool, theater, rooftop) were kept clean and the staff were kind and helpful. The few times I had maintenance or service issues, maintenance staff arrived promptly, even on weekends. The only reason I am giving The Reserve 4 stars instead of 5 is because I wished the front doors were locked all of the time instead of just late at night, and that fob access was required in the elevators. I found that the front desk assistants were often busy with residents or would occasionally step away from the desk during the day, and with the door open, anyone could enter. I recommend that the Reserve team consider this layer of security. Overall, the building is in a prime location in Clarendon and I would recommend it to anyone looking to move to Arlington.

Amalia Pasolli (Amalia): I just moved to NYC after living at the Reserve at Clarendon for five years. My experience at the Reserve was wonderful. The building is elegant and well maintained, any repairs are done in the day (Danny was the best!). I had excellent concierge service, always ready to help when I had a tough time due to foot surgery. The management is efficient and always ready to listen and solve any concerns the tenant may have (Wonderful Tyler Gordon!). And the location...I do not have here in my Manhattan neighborhood what I had at the Reserve Neighborhood: a few yards from the Metro, Trader Joes, Whole Foods, the Post Office, an excellent dentist just crossing the street...and more. I really miss you guys!

Molly Vorhaus: My boyfriend and I moved in over a month ago, and we are SO HAPPY here. We LOVE our apartment, the whole apartment complex, and all of the staff who work here. The building is so close to everything - Trader Joe's, Whole Foods, Sephora, the post office, Barnes and Noble, and sooo many restaurants (excited to explore post-covid!) Every staff member we have met has been so helpful, pleasant, welcoming, and warm. We have heard from reviews of other apartment complexes that once the leasing agent gets you to sign the lease, he/she/they drops off the face of the earth - but not here! Tyler (the leasing manager) has been so accommodating and helpful, and to this day still checks in to see how we are doing (with a smile I might add!) Also, our apartment itself is soooo nice and homey. Everything was clean when we came in, all of the appliances work perfectly, and we have just loved living here so far. When we first moved in a shelf from our fridge was missing, and we emailed Tyler about it, and that same day, the FRIENDLIEST person ever, one of the maintenance men named Danny, came to check it out and order us a new shelf right away. There is no perfect place, but we seriously could not be happier here. We toured virtually due to coronavirus precautions, so I'm just so thankful out of all the places we looked, this is where we chose. From the location, to the welcoming and friendly staff, to the quality of the apartment itself, I could not recommend living in this place more. Again, we are SO happy!!! If you're considering where to move in Arlington, or in this area, definitely consider living here.

Rozey Chan: Been living here for a while now and have loved every minute of it. Management and building repairs are super responsive, front desk workers are very nice and building is well kept. Price is great compared to other places in NW . Neighborhood is also safe which is a must for me.

Ray Wizard: Helped a friend move in. They have very low rental rates if you qualify. Apartments were decent sized and staff was courteous and other tenants were very friendly. Had a number of activities and a weekly farmers market.

David Martinez: I've been living here since July and have had nothing but a good experience. Some of the staff may not be the most english proficient in the world, but everyone is very helpful and friendly. I've always been helped right away when I've had a problem. My large studio is bigger than most places in the area. For the price I pay, it's pretty incredible. A+

Hong Mei: Lived there for many years. Friendly staff. Well managed. Repair requests were always addressed very fast.

Meridian at Gallery Place: what do users think?


Caley Medina: I have really enjoyed my time at Meridian at Gallery Place so far! I have been living here since the start of January 2021 (it is now the end of March). I am a student studying abroad in DC, and my university placed my cohort in this building for the semester. For this reason, I cannot comment on the building's management / leasing office as our university handles that aspect for us, but I can speak to the building and lobby itself. First, the good. Our apartment is newly renovated with stainless steel appliances and great fixtures. I remember being shocked that this was our "university" housing; it's absolutely beautiful! Some reviews have mentioned noise from ongoing renovations, but I have always received emails about planned work days at least two weeks in advance. Next, the sundeck, clubroom, and gym are amazing. Since January, they've been open and available for us to access. It's so convenient to have all of these amenities right here in the building. In addition, the front desk staff are very kind. Miss Valerie is especially conversational and very helpful. The gentlemen are less chatty, but always polite and ready to assist with a guest parking pass or a package delivery. Plus, the location is great; it's a 3/4 mile walk to Union Station, a mile walk to the Capitol, and only a few blocks to the Chinatown / Gallery Place metro stop. Now, the not-so-good: There are four elevators in the building, and a few times since January one of them has stopped working. It's usually fixed in a day (only once has it been multiple days), but we never receive emails advising us to expect delays / signs in the lobby saying the elevator is still down. Also, the stairs are always locked, which seems very strange to me. I feel that a great way to ease elevator traffic would be to grant key fob access on the stairs to 2nd and 3rd floor residents. Maybe this is already implemented, but I have never seen the stairs open. Now to speak on my main issue: street noise. We live on the ninth floor, and our apartment is right along 5th St with our windows facing east. Right across the street from us is a ministry (you can find it on google maps) which seems to also be a kind of temporary housing situation / shelter. There are always people hanging out in front of the ministry, often fighting and yelling. For about two straight weeks in February, a guy with a karaoke machine sang for hours every day, and it was all clearly audible from our apartment, even that high up with all of our windows closed. I'm fairly certain this noise can only be heard from the 5th St side, however, because the cohort's other apartment faces Mass Ave NW and they cannot hear a thing. Overall, I enjoy this place, and if I had a salary that permitted it, I would love the chance to lease here after the semester. The apartments are really nice, the closets and bathrooms are huge, and the common areas are very well-maintained. The noise definitely drove me wild when I worked from home during the omicron wave, but I'm in the office now. I also go to bed every night with earplugs! If you WFH and appreciate some peace and quiet, avoid the 5th St side of the complex. I'll be sure to update this review at the end of our stay if opinions change!

Delfina Müller: The staff is kind, although the leasing office staff is rather slow at solving requests. The amenities are wonderful, although I wish that they would let us use the rooftop and dining areas until midnight, as in neighboring buildings. - From a verified resident on ApartmentRatings

William Spade: Avoid Avoid Avoid! I wish I could give this building zero stars. The building is gross and the management is rude and criminally incompetent. Amenities: The rooftop has been undergoing major construction for several months and none of the grills, outdoor area, or common spaces are available. These are particularly important to allow you to get out of the apartment when working from home during covid. Why are we paying full price if we can’t use any amenities? Noise and Location: Speaking of construction, there is so much constant noise in this terrible building. They are constantly doing construction on all the floors, so there is drilling all the time (bad if you're doing remote work). Not to mention the very loud homeless people that loiter nearby, especially at night when you’re trying to sleep. It feels unsafe. This place is a waste of life. Find any other apartment in any other area of DC. How can the Meridian justify charging full price when so much is lacking?

Connor Brown: Absolute worst leasing staff on the planet. I have had multiple friends living/moving here who have been taken advantage of by the leasing office. They know exactly what they’re doing: preying on young people who don’t know what they’re doing. Helping one of those friends file complaints through DC Fair Housing but I will not rest until this entire leasing staff is fired.

Sarah Pleznac: We’ve had a pretty good experience here. Yes, there is construction because they are revamping everything (it was built in the early aughts). Management is very good about sending us emails when there will be loud construction, such as tile work, demolition, or heavy drilling. I’ve lived in both renovated and non-renovated units in the building. The renovated units have less maintenance issues. It seemed to us when we lived in a renovated apartment, our maintenance issues where answered a bit quicker. However, I currently live in an non renovated unit and we are still quite happy. The fixtures and finishes are a bit worn, but that’s to be expected when we are probably the 10th tenants in this apartment. I can work with that. I love the staff here. Special shout outs to Patrick (building manager), Tony (leasing office) and George (front desk) for getting stuff done, and enforcing our community rules. My dog loves George, and he always gives my dog treats when we walk through the lobby. The maintenance staff is very good and professional, but they are over extended (it’s a building with 400+ apartments after all). Maintenance is often swamped with maintenance requests the week rent is due, because of all residential portal logins. Low/medium priority maintenance issues get back burnered during this time, but are resolved in less than a week. I am happy our building has increased security in the last year. You now need your fob to get on your floor at all times. I think this should be expanded to the club floor and pool as well. You definitely should keep your guard up while walking around this neighborhood. We did have a lot of mentally ill, sometimes aggressive homeless people congregating in the alleyway behind our building. It seems they have moved to the edge of the park across the street. Lastly, the community… I’m in my early thirties and I feel a bit old here, especially on weekends when this building becomes more dorm rather than apartment building. I don’t like using the pool on weekends because it becomes a little too much like “MTV Spring Break” for my liking. Too much alcohol on the pool deck, beer cans (sometimes glass bottles) left around the building, extremely rude and loud behavior. This is my least favorite part about living here. TL;DR: Management is great, just over extended. These are very nice apartments. There is a bit of a rowdy 20 something crowd here. The location is absolutely perfect.

Chris: I think some of the reviews here aren't fair, mostly because people are snowflakes and like to complain...waaah. I lived here for two years and recently moved out. First the bad. Yes there is a ton of remodeling going on. As people move out the units are upgraded. This wouldn't be an issue if most of us weren't working from home, that part did annoy me. There is a homeless center across the street from the building so you get interesting stuff happening there at times, but I never saw anything crazy or felt unsafe. The elevators can be slow at times. So the apartments should REALLY OPEN THE STAIRWAY. My A/C broke at least once each summer, but they were quick to fix it. Upstairs units stay warmer so my AC ran often in the summer, but i rarely used heat in the winter. As for the rest, there is a gym and pool, its a short walk to the metro, capitol bike share is right outside the building and its close to the interstate. There are restaurants, bars, china town and a Safeway grocery store all in walking distance. I had an opportunity to get into one of the nicer apartments in the area, but surprise, that was more expensive and I wasn't looking to go much over 2k. You get what you pay for and I don't think this place was bad if you're okay not being in Dupont or some other more desirable part of the city. Also, I felt the staff was nice. For the other reviewers? 1 star? Do you want them to wipe your @#$ for you and give you a mint after? I give this place a 3.5, but rounded up to 4.

My 1 bedroom unit with sunroom is incredibly spacious and a great value for the square footage, storage space, and amenities in the building. Samantha S.: My roommates and I lived at the meridian for over a year. In the time we were there, we had a great experience! The location is great, and rent is good- especially when you turn the sunroom into a bedroom. Management was always super reasonable with us. We were there during renovations, which was definitely irritating having to work from home with construction, but that is the reality of city living. Management was very accommodating/responsive to our request to be given a heads up when construction would be near our apartment and had common spaces we could utilize. We also dealt with our AC breaking. The building isn’t perfect, none are, but the way the management team worked with us made the stressors less impactful. Patrick, the property manager, is especially wonderful! We will always think so fondly of our time at the Meridian. Lastly, shout out to George for rocking the front desk.

Maria Smith: The mail problem is so horrible in this building. It is clear that management has not created a schedule for front desk individuals to sort through mail so that packages are ready for pick up upon delivery. I have had multiple packages not be processed for one or two days. I have gone to the front desk more times than I can count after work around 8 PM and have showed them confirmation codes of packages delivered at 7 AM. Their answer is usually that the package is still not been “processed”. I will then go the next day before work at 9 AM to check on the status and still no processed package. To be clear, this is regarding packages that have been dropped off in this building but management has failed to create a schedule so that staff will have to sort through packages and have them available for pick up to residents. This is unacceptable. I am very close to creating a PO Box somewhere else so that I can pick up things I need like medication, house supplies, etc. promptly as opposed to waiting 2 to 3 days for the building to sort through it. The fact I am paying a steep rent and cannot get mail that has been delivered is beyond me. This is a huge reason to not live in this building because there is no communication between management and they make you feel like it is inappropriate to ask for your packages that were delivered multiple days ago.

T Gaj: I have had all good experiences at the Crest so far. The staff has been very friendly and personable. I try to initiate my conversations with friendliness even when I have a complaint. I have gotten super helpful service. The man at the front desk always greets me with a smile and sometimes a little joke. I have never lived in a building with front desk service and I have to say that it adds a feeling of security. The amenities are great I have used the lounge and I see people conducting business and studying in the business center with regularity. All-in-all, only good experiences so far.

Jonida Spahija: I read the previous reviews and am shocked at the experiences that folks have had. My experience has been nothing but positive - every single step of the way. The staff at Crest is extremely knowledgeable, patient, kind, personable, helpful and customer-centric. I felt supported and heard every step of the way before deciding to live here. The process of applying and moving in was extremely organized and planned well in advance. The staff communicated with me every step of the way. The building itself is beautiful and is in a wonderful location which gives you access to shops/gas station/post office/and more right across the street. There is a CVS and bank right downstairs. There is also a town center being built that will include additional restaurants, coffee shops and stores. You are literally 10 minutes from Capitol Hill, Eastern Market and Navy Yard. The building offers wonderful amenities - concierge, gym, pool, office space, covered parking. The concierge is pleasant and helpful - any time of the day, any day of the week. The building is quite large but very quiet. I must admit that living here has been a blessing. Coming from someone with high expectations, I would highly recommend Crest without any hesitation.

Nandi Barton: I applied for the crest on April 26th. It was verified on may 3rd that all my documents was submitted and that I am good to go. April was Amazing and constantly reassured me that my application process, with empathy, kindness and compassion. I had a few issues because they are still processing my application as of June 6th. I'm updating my review because the vice president assistant did reach out and apologize for the delay. She mentioned that she will oversee my application going forward. I'm just hoping it won't take another month.

Carol Cornwell: The Crest at Skyland Town Center is a complete beautiful property in SE DC. The Team members at the Crest was so professional and polite. As I took my tour of this property I was so overcome with joy of how amazing the property was with such wonderful attributes , the art work was something warm and welcoming where it would make coming home such a joy. lmajors100: Where should I start? Who should I start with? My Customer Service Experience at The Crest at Skyland Town Center has been WONDERFUL and TRANSPARENT! Ikea and Raul help navigate my Move In! I have nothing but, kind words to say about The Crest and the Top Notch Customer Service!! They both are "Gems", in the Oasis. Ikea, was very patient with me as I changed my mind on several floor plans. Never once did she indicate that I frustrated her. Raul, was there to help when Ikea, was unable to assist, he was just as attentive! I LOVE my NEW APARTMENT HOME!! It has everything including a TUB. Twenty-hours amenities to include concierge, who put the "C" in Care and Customer Service!!! My neighbors has been welcoming and the environment is peaceful! At times, it feels like am in an All Adult Exclusive Hotel! I couldn't be happier! Thank you to The Crest for making my transition transparent! Respectfully, LaShone E.

Keon Artis: Hands down, I have had the absolute WORST experience ever renting at this property. For starters, I applied on July 5 and did not hear back from the property until July 18 where I received a Conditional Approval Letter that was dated for July 6. Between the time of me applying and waiting to hear a response, I would call just about every day but no one would ever answer. I would leave voicemails and have the offsite team forward notes to the the leasing team but still, I would never get a response from anyone. April McNeil, the leasing manager that I was working with, dropped the ball so many times during our interactions. From not responding to emails, to not returning phone calls, to not forwarding the necessary emails and information to her colleagues to complete my file, it has been terrible! She’s very forgetful, always seems so flustered, and never follows through on her promises or her job duties. I’ve even called the corporate office to share my concerns and experiences and left a voicemail with the individual overseeing this property and while I never received a callback directly from him, I did get a call from the property manager, Kalimah Thompson, who assured me the lack of communication would improve and that she would rectify my issues only for her to drop the ball and fall through on her promise to send a simple email acknowledging that they received my payment of my move-in costs, following a failure to respond to an email I sent to her 5 minutes after she sent me an email. Kalimah reached out to me on August 19, requesting information that was suppose to be shared with me, by April, that she never provided and the request was for some information that April received via email on July 28, proving to me that the lack of communication also exists amongst the internal team. My experience with this team has been so bad that it’s unbelievable. I tried giving this team the benefit of doubt since it’s a new property but I’ve shared my concerns with them numerous times and there seems to be no sense of urgency or care in correcting their inability to provide timely communications to their residents and potential residents. It’s sad, but this team lacks in so many areas. Each encounter with them makes me wish I never signed that lease! If you’re reading this please beware! This is a nice property but the leasing team is a huge turnoff! Do not expect a quality experience, timely communications, or and resolve to your problems because you will be let down if you do so. I will say though, Jason, the concierge, has been very helpful — he’s about the only one I’ve encountered that does what he says he’s going to do!

Deirdra Burgess: Hidden gem. Building is prestine and the amenities are wonderful. Very upscale decor. True definition of luxery. Beautiful spacious, affordable floor plans for the market. The staff is amazing. Everyone is very knowledgeable and inviting.

Caleb Pase: Quality staff. Dog friendly. 24/7 doorman is a huge plus. We’ve always gotten our packages! A lot of nice folks and families live here and in the neighborhood. The renovations are especially nice and make you feel cozy at home. First time renting in DC and it’s been a blast so far.

Cathleen Carr: We have loved our experience at The Saratoga thus far. From the beginning, the leasing staff were responsive and helpful and that has carried into our lease with the concierge staff as well. This is a great location to be in walking distance to metro, a grocery store and a few restaurant options along the way. The neighborhood is wonderful with the park and tennis courts close by so there are always families and action going on. We love our apartment with all of the updates and the courtyard even has little herbs that the residents can use. So happy with our decision to live here and couldn't recommend it more to people!

Stacey Scholl: My husband and I have really enjoyed the nearly two years we've lived at Saratoga. The maintenance staff and desk staff are super attentive and quick to respond to requests. The common areas are kept clean and well-lit. The gym has some good features and for the most part neighbors are quiet. The management hosts nice get togethers throughout the year--not too many so you feel overwhelmed. The renovations over a year ago have really made it a nice place to live. The few things that annoy us are mostly manageable: people steal grocery carts from local stores and leave them in random areas of the building, the grills in the common area run out of propane quickly (always a good idea to check before you plan a cook-out) and they have weird rules about using the back gate, which would otherwise let families use the nice playground right behind the building.

Elaine Guevara: I love living here. A major selling point was the nice kitchen you can actually prepare a meal in (counter space!). The building is quiet and well maintained. The leasing, front desk, and maintenance staff are fantastic. Our minor maintenance requests have been addressed really promptly and professionally. The gym is the best apartment building gym I've used. It actually incentivizes working out. I love having the washing and dryer in unit. It's the first place I've lived that had that and I am surprised what a difference it makes. There is a coffee/espresso maker in the lobby and they just got a fizzy water maker! Picking up packages is a breeze. My husband and I hang out on the lovely, peaceful patio often. We were saying living here feels like being at places we've gone on vacation to. We lived in Woodley Park before, which we really enjoyed, and I was a little worried that this would feel further area from work and DC attractions. But I actually feel this might be a better location. I love being close to Bread Furst and Politics and Prose and still near the park, including Soapstone Valley Trail. Having Giant and CVS on my walk from the train is also a huge time saver. We are moving because I got a job in another state, but I'm sad to go. I feel like all the conveniences and pleasures of living here really perceptibly improved our quality of life. I guess my only "constructive criticism" would be on the state of the bike room, which has a lot of room for improvement [check out the one in The Brandywine next door :) ]. And one thing I can't comment on is rent increases because we only lived here a year - that was something I was concerned about because this building is not rent controlled. But overall I can't recommend living here enough - I swear did not get asked to write this :D I just know how harrowing looking for housing in this city can be and it is such a relief to find somewhere good, no tricks.

HannaElizabeth Johnson: The gentleman at the front desk was extremely rude to me. I’ve never been to this apartment building before. I was delivering food. Mot once did he say hello or how i was doing. Seemed like he had an attitude. When i left he didn’t speak nor did I. I asked him his name he didn’t give it to me. I’m very nice and have manners. It’s extremely unacceptable for him to treat me that way.

Yuhuan Song: I haven't moved in but already can feel their excellent service. The general manager, Mike, and a lady I spoke to on the phone are nice, kind, professional, efficient, responsive, and compassionate. They understand how stressful it is to find a place to live and settle everything down. They offer their best service to make it less stressful. For example, they offered to receive my package before I move in, they attach pictures to show me where to park on my move in day, and the lady on the phone spoke to me twice kindly and gave me useful information. Highly recommended! Added 12/29/2020 - I lived here for a few months and my previous statements still stand. The management and service staff are just a wonderful crew. They are so attentive and responsive. If you need help, they are always there. They are very good at what they’re doing and flexible too! I’ve been having some issues I need help with, and they’ve been working with me rigorously to find solutions. Finding a nice place to live is not about being free of any problem. Nobody can have no problem all their lives. But having professional help there to support your residential experience has been the most valuable for me.

It was clear that their Management prioritized making the apartment leasing experience as positive and painless as possible. Although I ended up selecting another apartment that was closer to work, I highly recommend this apartment based on my tour experience.

David Brown: It's nice little apartment for a single person or a couple. Full kitchen and washer & dryer. My only real complaint is the water temperature maybe barely reached 100F in the shower, and I would bet a bit less than that.

Ronald Terrell: Paradise apartments are adorable for people who have low income and for people who've experienced unusually hard times in their lives!

Renice Sutton: The management company is very unprofessional, very unorganized, and very inconsistent. The assistant manager is very arguementative. We pay rent every month why do tenants have to keep coming to the rental office begging for maintenance to be done for black mold and leaking ceiling do to poor roofing job. Terrible place to live the whole staff needs to GO because the customer service is trash and when you come into the office your not greeted well at all. Also you have to share your home with mice mice mice this complex has a really bad rodent problem. I do not recommend no one living at Paradise at Parkside for me this move was a big mistake. Parties on the front porch every night when you worked all day. Management care more about the grounds like getting the grass cut every week more than tenant's units (homes). If everyone complains about mice why not have those medal mice traps outside the building getting mice before they enter our homes??? The management of maintenance and assistance manager, Please. clearly there only working there for a pay check! The owner over this complex really needs to make a pop up visit and see the mess!

Bryant Washington: Visited the community center here for an after funeral family gathering. They keep it very clean, especially the restrooms.

Matthew Lawlis: Overall Dorcester House is a solid apartment complex for a location in the city. It has some down falls, mainly the age of the building hurts the ability to block noise from other rooms but its not a huge deal, also you get the odd pothead that makes the hall smell like weed 24/7, but thats pretty common in DC. The place has improved greatly over the last 6 months or so and serving those who live their seems to be a top priority. Also maintenance and sanitation is sold. Everything is fixed on time and I have yet to see a mouse or roach.

Sophia: Management is SO helpful and kind. Shelton was an immediate help during a move for me, the security people are always asking me how I am and keeping me smiling. I couldn’t recommend enough. I feel safe. It’s in a great spot. I feel lucky to have a great size apartment and awesome management.

Bobby Hodges: Management lies to your face about everything. I was told 6 months ago while looking for apartments the gym was being fixed up. The same sample paint swatches are on the wall and all of the machines are unsafe. The machine to add money to your laundry card has been broken now for 2-3 months. I have told "Concierge" and management but still nothing. (numerous tenants have complained) Employees constantly park in my parking spot while I am at work, the assistant manager even admitted this while I was in her office.

Lauren McDanell: I just moved in about two months ago and am extremely pleased with the cleanliness, privacy, and size of my unit, as well as the friendly 24-hour front desk/security staff and the building amenities. I looked at another apartment building nearby for the same price that was much smaller and lower quality; glad I went with Dorchester instead. I’ve received compliments from other DC residents who visit on both the building and my unit. Check it out!

Lizzie Pelz: Over the past couple of weeks, I have called multiple times, but their mailbox is always full. I have sent multiple tour requests with no replies. I don't know how they expect to rent out their units if folks can't even communicate with an actual person.

Jil V: Terrible management and customer service, I was interested in an apartment and they didn’t even know what was available and kept giving me incorrect information. When I tried to speak to the building manager, he offered a move-in credit (which was already being offered to all prospective tenants anyway). A bad experience that led me to looking elsewhere.

Amanda White: I am going to make this review simple and to the point.I called to be onto the leasing office and i got the run around. The front desk lady had a rude attitude, wanted to speak over me, kept having side conversation to make certain i knew she wasnt listening. The leasing agent wasnt any better she wouldnt answer my questions at all and said she was going to email me- didnt get an email. Overall not impressed and it's sad when a company has hired awful people. I am hoping that someone in their company who cares about customer service will retrain staff.

The Swede: Roaches and mice common. Apartment renovations looks like a five year old did them. Lead paint covered by cheap acrylic paint that gets very sticky. AC units barely working. Top Internet speed available is 2mbit down.

Kimberly Jamison: We absolutely loved our time living in Eliot on 4th. The location in SW DC can't be beat. We loved the large windows and extremely functional layout in our apartment. We enjoyed the rooftop amenities, the courtyard space, and occasionally working from home in the lounge area downstairs. However, after almost 4 years of renting as excellent tenants, when we asked to end our lease one month early, the Mill Creek team said that the only thing that they could do for us was allow us to pay a one month "penalty" for early lease termination. (Which is essentially the same thing as just finishing out our lease...) That unfortunate ending to our time at Eliot on 4th definitely put a damper on our overall experience.

Deborah Epstein: I'm a new resident of Ellott on 4th but I want to share my experience with Ndidi Ukaibe in the leasing office. I submitted my application over the Christmas holiday when DC was hitting it's Covid spike. She was amazing, she walked me through the process with patience, she expressed sympathy and cared about my situation with professionalism and kindness. She was working alone in the leasing office and still managed to respond to me in a reasonable amount of time. I had a few bumps in my application process that required flexibility and understanding she responded with both. She easily could have filled my apartment with all the people waiting in line to get into that building. The building is beautiful, the amenities are quality, and the location is amazing.I looked at apartments for 6 months before choosing Elliot on 4th and couldn't be more excited about being a resident.

Victor Sage: The building is okay. The apartment finishes are mediocre at best or in the case of the cabinets downright awful. We moved in during Covid without having been able to visit the unit before hand and relied on a video walkthrough. Living here was okay. When we first moved in all the staff was amazing and super friendly but shortly after management fired everyone and then it was constant turnover for the entire time we lived there. It wasn't necesarily bad for us but you could feel the tension with the staff which was a bit uncomfortable. We pay enough money to live there they should treat and pay the staff that run the day to day operations of the building fairly. The biggest complaint we have though is about the utilities. In additional to your own electricity that you pay to Pepco directly you have to pay the building itself for water, sewer, HVAC, etc. They are supposed to be individually metered but it's pretty obvious they just make them up. Every resident we knew had the same issue. You could be gone for two weeks in one month and the utility bill could be higher than the previous month when you were there every day. Some months the utilities were for the same amount like they just copy/pasted the bills and didn't care. One thing is for certain the values always went up and never down. Each month it was just a little bit more. If you're looking at the Eliot I would recommend looking elsewhere. There are much nicer buildings in the area where the units go for the same rate. We could only make it one year and we are very glad to have moved on.

Maria Hurt: I really enjoyed my time living in this building. Location is amazing and hard to beat. My one bedroom was perfect and super comfortable space-wise. Nothing about the building is causing me to move out – just moving into a bigger place with my fiancé. Leasing office is average. Ndidi was impossible to get a hold of while I was applying, so maybe try to get a different leasing agent at the beginning. But it was worth it to keep bugging and eventually got through it and moved in. William has taken over for my move-out information and has been responsive and helpful so far. Only maintenance issue I ran into was a time period where a marijuana smell was coming through the bathroom and hallways. I will say the building handled it well and got it resolved quickly. Other than that, I did not have any issues with the apartment itself. One con is that lately there have been a lot of mandatory DC water shut offs at really inconvenient times (i.e. 8:00pm for eight hours, not great) with very short notice. It would be helpful to get more notice, but fully aware that can be out of the building’s control most of the time. Overall the building is really nice to live in. Amenities and location are great and the rooftop pool was always nice in the summer. Concierge is fine too. They are there 24/7 and always helpful with packages. All in all, good building to live in if you want a luxury building close to the city/Wharf!

Cynthia Gross: Trellis house really is a beautiful building and in a great area in terms of transportation convenience. The leasing team is great (Banessa was super helpful throughout the application process), as well as a few concierge staff. I really only have 2 complaints. The structure of this building seems to have been poorly made. The walls are so thin, you can hear word for word conversations from neighbors. There are “quiet hours” in place but some tenants either don’t respect this policy or don’t realize how loud they are. There’s also daily smell of smoke in the hallway even though this is a non smoking building but this is not as big of a concern for me. The leasing team has been responsive and helpful in terms of dealing with my complaints (particularly Claudia has been extremely nice and accommodating) but the issues persist. If you are sensitive to sound, I would not recommend this building. Otherwise moving in was super easy with full access to the dock, the amenities are great, building is clean, location is great, apartment appliances are good, maintenance turnaround is quick, and receiving delivery/packages is super convenient with 24 hour concierge.

Omoyeni Oyekola: Beware, trellis house is ridiculously expensive and will charge you for anything. I and my roommate moved out of our old apartment and we thought we were done paying all the charges. Until, we got an email saying we had to pay $250 for the stovetop. There were no dents, nor scratches. Just normal wear and tear, that I am pretty sure could be removed with soap & iron sponge. The only reason I didn’t clean it myself was because we paid for $175 for the deep cleaning option offered by Trellis. After paying, I remember the leasing agent saying, “you don’t have to clean anything, just move out and we will take care of the cleaning.” It is frustrating that we pay so much for rent, yet we have to be extra cautious while cooking. Like, we only cooked about twice or thrice a month!

Yeni Oyekola: When I first moved in, I sent a couple of videos of the apartment to my parents and I remember my dad saying “you live in an hotel” Trellis is a beautiful apartment with lots of amenities. My favorite amenities are the sky terrace (the view from the 6th floor is so amazing) and the productivity hub (I actually get a lot of work done there). The environment gives you a sense of ambiance and comfort. There’s even a private dining area and a yoga room. When I moved in, I only had one problem, my upstairs neighbor was a bit heavy footed. I should have complained from the beginning but I was worried about being a nuisance. But the noise became so unbearable that I had to make a complaint to management. The first person I spoke to wasn’t of much help. But I got an email from the property manager the very next business day. We interacted and scheduled a phone call. When we got on the call, he really listened, he didn’t overlook any of my issues. Not only did he promise to call my upstairs neighbor to see if they could quiet down, add rugs or carpet; he also said they would get me a white noise canceling machine. That was above and beyond for me, that call really made me feel valued and cared for. Ever since that call, I almost never hear my upstairs neighbor anymore and I also received the white noise canceling machine. Trellis is a beautiful apartment with a manager that really cares.

Heather Gillies: I lived in a studio apartment in Trellis House for two years, and unfortunately had to move out for personal reasons - I wish I could have stayed! The building is beautiful and the amenities are top notch. The building management changed in the middle of the pandemic and I was concerned that the standard of service would drop (as it does sometimes when apartments change management), but I'm happy to report that it didn't. The new staff have also taken care of my every need, from urgent maintenance requests, to moving packages for me, and even sending me birthday wishes. A special shout out to Tiana and her warm demeanor at the front desk, and Claudia in the leasing office who helped make my move-out seamless and answered all of my questions.

Laura Palazio: We have been at Trellis House for a year and a half it's a great building. Over the summer, we wanted to upgrade to a larger unit and Claudia and Wayne in the leasing office were incredibly helpful and responsive. All staff in the building, from concierge to housekeeping, are very friendly. The building is very well maintained and always spotless. Maintenance requests are answered promptly. You also can't beat the location of this building as well as the beautiful amenities (which are now open again!).

Robin Doody: This is a great building. It's in the heart of the city with delightful amenities, but more than that, the staff is so nice to work with. Jenn Billo: You get what you pay for. The apartments are updated and clean. I have seen a 3-5 roaches in the last six months but they provide regular pest control to keep the problem at bay. The real reason I dock the two stars is because of the leasing company. They are frequently unhelpful and require many follow ups to the office to get anything done or to answer any questions. You will have to badger them to even answer an email. At the end of the day I would recommend living here because the apartments are a great price and an unbeatable location. But the services you get in return are certainly reflected in that low price.

Jordan Grandt: One star is generous given the complete downgrade in service and lack of communication in the front office (as well as a lack of upkeep in the units and buildings). When we first moved in two years ago, we enjoyed our experience with the staff and management. At some point in the past year or year and a half, it became increasingly obvious that staffing had changed. When trying to communicate issues with the front office, staff are immediately rude and often incompetent if you’re even able to get in contact with someone at all. The change started when they stopped letting us know if packages arrived to the leasing office (resulting in missing and lost packages on numerous occasions for me and my neighbors to the point that a neighbor of mine would kindly bring all of our packages into her apartment to make sure they weren’t taken). Then, we had continuous issues with the laundry machines that barely cleaned as is. When trying to report the issues of washing machines not working at all or flooding into the halls (which were then cleaned up by my neighbor, not staff), I was (very rudely) told the issue would be fixed and a manager would reach out to me the next day. I never heard back and the issues continued — mind you, you still have to pay for half-working laundry machines. The issues grew when upkeep of the area and buildings went downhill. None of the outside gates lock at all anymore providing no additional security. The building doors have a feature to allow you to buzz others into the building which work now maybe 25% of the time. The last fun experience was when my roommate and I were trying to move out of our unit and coordinate with the front office for a final walkthrough and key return. We were originally told we had to do the walkthrough so we held onto the keys thinking we would return them during the walkthrough with staff. As our lease was nearing an end, both my roommate and I reached out numerous times via phone and email to coordinate this. Conveniently, they did not reach back to us until 4:30pm the day after our lease ended threatening to charge us every day we did not return the keys. When I called and tried to explain that we had reached out and that they were the ones that didn’t communicate with us and that we had kept the keys with the thinking of doing a walkthrough, I was rudely explained to that’s not how moving out and leases work and I should have just shown up during business hours to return the keys already (mind you we no longer live in the area and have full time jobs). All of our grievances are clearly shared by neighbors as we’ve heard them discuss having the same issues with the front office. Given the lack of amenities and rising prices in rent, the horrific communication and behavior of staffing and management make this place not worth your time. Overall, I cannot recommend moving anywhere else in the area. You’re surely to get a better deal and experience.

Krista Mosi: DO NOT APPLY HERE. This place is a scam. We applied, paid the fees and got a no-reply email with no follow up. We have been calling to see the status with no replies and false promises. Half the time nobody answers the phone and the answering machine says It is because It is not business hours, even though It is during the business hours they list. 10/10 would not recommend dealing with this place

Catherine Garrity: I’ve lived here for almost a year and have had a great experience. The leasing office has been helpful and accommodating, which is something I haven’t found at other apartments. Janice in particular has been fantastic from the moment I met her—friendly, caring, and made me feel safe and at home. Always answers my calls, emails, and works with me on any issues that come up. The apartment itself is good—good price and great location.

Halsey Payne: I've lived here for about six months and loved it. The welcome process was terrific (Janice, the leasing agent, is the best) and the location is excellent. My favorite part may be the families that live here - unlike some parts of D.C., the apartments are multi-generational. The building management does an excellent job with the basics, so the apartments are affordable and comfortable. The usual problems of any building are handled quickly, too, and with a human touch. I'd definitely recommend it to a friend.

Clark Gronek: Washington Apartments is a great place to live! Spacious apartments with clean hardwood floors, convenient laundry and the best location you can ask for in central DC. Building management staff is super friendly, supportive and helpful whenever needed. I've really enjoyed living here.

Michael Starnes: Lots of graffiti, the property is not maintained or repaired and it is quite unfair to residents. One gentleman yells at pedestrians imploring them for cigarettes from his patio at all hours of the night. Really odd stuff. The drivers from their parking lot tend to speed when entering and exiting, which is not that great either...

Towanda Gravitt (DCPL): Overall i have live on this property for over 30+ years i recently just move in the unit that i am in now in 2018 cause of property issues . But i am very happy the property is kept up. The Staff is very friendly and helpful and Maintenance issues are resolved in a timely manner and the maintenance staff here is pretty darn good I believe in being clean courteous neighbor and hope all neighbors share the same sentiment

Danielle Jones: My friends and I found this place at a really great time before school started. The leasing office was accommodating with issues we had when we first moved in. Despite the roach issue (because it's DC) the apartment does its best to respond to the concerns of their residents and provide the appropriate services. The employees in the leasing office are very friendly and answer all questions. It's a good place to live especially for my friends and I who go to school and work close to here.

Jen Lobaugh: We booked an apartment in May 2021 for a stay there starting 3/14/2022. On 3/14/2022 at 6pm, we received a cancellation from them stating they had a maintenance issue and had to cancel our reservation. We had to book another hotel and this place is unresponsive to refunding us. They keep saying they will send my message to the refund team. I’ve contacted them by email, text, phone (they don’t answer) and I contacted booking.com about it. We ended up having to dispute the original charge on our credit card and are hoping that resolves it but I cannot believe that they cancel on people without giving a refund! Absolutely ridiculous. I’d give 0 stars if that was an option.

Rahul Vidhani: Do not book this property at all. This property cancelled my booking at the last moment when I was at the DC Airport. I was stranded at the airport and spent 2 hours getting a new booking done at higher rates. Mine was a prepaid booking done 4 months ago. The property says that they have some software issue and that my CC got declined.

Kevin Dang: Don't try to book this property. It just cancelled my reservation. My reservation was cancelled 2 hours prior check in time. It said my payment will be refund. Must follow up. Don't trust this service.

Francella Jackson: I canceled my reservation within the guidelines stated. That was almost three months ago. As of this review, I still have not received my refund of more than $1,000. I have made numerous attempts. At this point, I have run out of patience. I am going to file a complaint with the BBB and other consumers advocacy agencies, including the the Attorney General's Office and the like. These are very challenging financial times for me and I need my money.

Kenneth Rogers: Booked a reservation over a month ago , The day before travel at 7pm at night they cancelled our reservation , with no explanation. then told us they cannot refund our money for 5 to 7 days . totally unacceptable! Stay away from these people as they are scammers and run away with your money and Booking .com will not help you.

Plywater (Plywater): Worst mistake by booking here, they are extremely stingy about refunds.

Elias Chelala: I just moved into PH II about a month ago and so far everything about the Meridian has been splendid. Olivia K. and Ms. Heart were really helpful and welcoming and as soon as I walked in they made me feel right at home. They even left me a welcome kit in the apartment with snacks and other small house warming gifts. The building is located in an awesome location near Mount Vernon Square and right across the street from Safeway. The amenities are nice and the apartment was the cleanest I toured in DC after stopping at over 10 different locations. The service requests are completed in a timely manner and all of the staff are very friendly. Work is right down the street and there is lots to do within walking distance. Additionally, you can't beat the sq ft and pricing they offer at the Meridian. I'm glad I chose this place as my home and I highly recommend it! Now I just need some furniture 😂

Michael Porter: Moved out of this place 2 months ago but my experience living here for the couple of months I lived in DC was great. The premises were always kept clean and orderly, staff was helpful, friendly, and always available if we needed any help or had maintenance issues. The rooftop deck with the pool was awesome and had tons of room for entertaining which me and my friends did a lot here. The deck also has views of the monument and Capitol which was amazing, especially at night during cocktail hour. If I ever need to move back to DC, I will absolutely try to live here again.

Yvette Pena: I have lived at this apartment complex for 5 and a half years; good location and the amenities I need in the building complex. I just changed apartments when my lease was up in July 2021, and it was pretty seamless with the great customer service from Leasing Consultant Olivia Kostovski. In times of pandemic she was very thorough, empathic with my long distance situation when trying to find another apartment virtually and answering my and my Husband's many questions. Olivia has been the best Leasing Agent I have dealt with at this complex, with consistent service. Kyle Johnson: This is distributing and I’m honestly surprised, the way the office treat their custom. This past Wednesday I made a call to the office in order to begin the process of starting an application and the leasing agent she had me on hold for 15 minutes until I hung up myself and decided to move else where. I really wanted to move to the Meridian but I just felt ignored and like my business didn’t matter.

Hazel Rosenblum: I just moved in to the building a week ago but so far everything has been incredibly smooth and well-organized. I scheduled a tour within 24 hours kind of on a whim -- I really wanted to be in the area but hadn't liked the amenities at other buildings I toured in the neighborhood. When I toured, I fell in love with a specific unit on the top floor that met all my needs. It was a little higher than my price range but a GREAT deal for the square footage I got. I applied the same day I toured for a move in date a week later and Jillian, the leasing agent who helped me, was super responsive and helpful in getting everything turned around quickly. I will admit, I had read the reviews and was anxious about the leasing process, so I may have bombarded her with questions but she was so helpful and kind when answering my excessive questions. When I moved in, I had a two-hour block with the loading dock and elevator -- there was one other person moving out but they were on the first floor and didn't need the elevator so I was able to move all my furniture and stuff into the unit in under my two hour window. The apartment was spotless, clean, and just as nice as when I toured when I moved in. In my first week I have already been able to use some of the amenities, and everyone in the building has been polite and respectful of COVID guidelines. It is SO convenient, so close to everything I wanted in the neighborhood, and I love my unit, the views, and the amenities! So far, everything has been great and I definitely recommend living here.

Corinne Molz: Been dealing with roaches since I arrived. Building did a treatment once in October and has since ignored my messages about continued issues with pests. I have lived here three months and have had multiple issues. Maintenance has done their best to respond quickly, but the fact that I've had so many issues in a short time with 0 response to my pest issues makes me wish I'd signed elsewhere.

Spencer Bartlett: Lived here for over 2 years now and while I was initially very pleased with the studio size, layout, and location of the apartment building, Van Metre Management has been rather abhorrent and negligent in their responsibility to act in accordance with DC Law and leasing agreements, specifically with regard to safety and making necessary repairs. We have a severe issue with safety and security in the building. One of our 2 entrance doors has had a broken lock for over 9 months with no repair to this day, our packages/mail is constantly missing and/or stolen (I've personally had 12 packages taken over 6 months), and the security cameras are broken. The worst part, Van Metre either ignores all complaints regarding these issues and refuses to address them in any capacity. I have spoken to over 20 tenants with identical or very similar experiences. Other issues include, Van Metre installing broken washing machines 5 months ago that they still refuse to fix. It also recently took 5+ complaints from multiple tenants just address a gas leak in the building. Additionally, I had a rat in my apartment 2 months ago, which I managed to humanely capture and release, but Van Metre refuses to have pest control come into my apartment to see where it came from and prevent future rodents. These are just my personal issues, I've heard much worse from a variety of tenants spanning back longer than I've lived here. We all just find it odd that Van Metre won't install a working Package Concierge locker system, like virtually every other building in our neighborhood, and that they refuse(d) to show us any camera footage, before the cameras mysteriously stopped working; as package stealing is so frequent and we provide specific time stamps and package descriptions for when they were taken, but never get any answers or help from Aryanna, Manuel, Daniel & any other Van Metre staff. It's just very suspicious as to why it is beneficial to them to hide this information from us after months of complaints that we do not feel safe, esp. since anyone can enter the broken back door. If it weren't for Van Metre, I would give the living space a 4.5 or 5 stars. Neighborhood is wonderful, relatively safe, clean, next to a beautiful Meridian Hill Park and close to the best that NW DC has to offer. The rooftop is great, although kind of a bummer that they close it at 10pm, and you can't gain access after that. If the building had management that cared about providing even the bare minimum to its tenants that pay their salary, Park Meridian would be an great place to live, but at this point I overall strongly recommend looking elsewhere if you value safety, security, receiving your mail, a rodent-free living space, and management that responds to important repairs requirements.

Taylor Pace: I've been living at Park Meridian for 2.5 months in a studio and have been impressed, no problems whatsoever. It seems that you can't really take Google ratings seriously when looking for an apartment, mostly because the people who generally leave reviews are a tiny vocal minority. Anyways, the apartments are nice and clean, great location too, near 14th and 18th St. 10-15 minute bike ride into the center, and 15-20 minute walk to DuPont circle. I had one issue with my garbage disposal and it was fixed same day. Management is easy to contact. Would recommend.

Caitlin Gillespie: So many ROACHES ROACHES ROACHES! Ew ew ew. The owners of the building have been trying to sell it since February 2021 and ever since then refuse to do ANY maintenance or upkeep. Door locks remain broken, windows flood in the rain, the washer and dryer break and remain broken for months. We formed a tenants association and I cannot tell you the many many emails that go around of all that's wrong with this building. You can't control your own heat, so its sweltering in the fall when it turns on in September and October and is still 90 degrees. Residents have met with each other and complain over and over again that maintenance nor the owner never listen and things are dirty and broken all the time here. AVOID.

Park Meridian1: Want to live at home and be able to do laundry at your leisure? Good luck doing that at Park Meridian Apartments. There are no in-unit washer/dryer’s so you are reliant on the CSC maintained units that Van Metre has partnered with. In most buildings (not maintained by awful management) this wouldn’t be an issue. Under Van Metre management, this apartment complex of around 80 units struggles with barely operable machines. None of the laundry machine cycles are the same time/cost, they app doesn’t work, the online access to see if machines are in use is inaccurate, the machines are constantly broken, the credit card machines are always offline, cant connect to the faulty wifi, or not updated so you have to rely on quarters. This has been a known issue to Park Meridian Van Metre management for over a year now and Van Metre continues to not hold CSC responsible for maintaining operable machines. - Honest Park Meridian Reviews 1

Angie Harmon: DO NOT LIVE HERE. You will never find a worse management company, or a more poorly-maintained building, and that's comparing it to the one time I lived in an apartment where raw sewage flowed under the building. For example, they've currently locked the balcony doors (which are all the only sources of ventilation or natural light) and jackhammered off all of the balconies. This has been going on for weeks. I cannot even have a conversation in my own home. They're not the least bit accommodating. The management company does not answer phone calls, and their higher level staff are actually rude. I was sick and had to stay home. My only request was that they not work right outside of my window all day. They literally wrote back a dismissive email that they can't stop work "every time someone is ill or a baby needs a nap." But nobody asked them to do this work anyway. And they continually send the wrong information about what work will be done when. As best as we know, we might get access to our balconies again sometime in 2017. And let's not forget about the part where they refused to offer any rent concessions despite the fact that we're losing a major part of our living spaces. And this is aside from all of the other problems. The time we found water just running down the wall. The neighbors who were allowed to live with a ferocious bedbug infestation. The roaches, god, the roaches. Turning off the water with no notice. Turning off the power because Pepco somehow broke all of the dryers. Letting the fire alarms go off nearly weekly for months because of a known issue. You will regret living here. When you do the walkthrough, you should see whether they even mention the fact that you can't even adjust the heat in your own apartment.

Julaya Antolin: We got bed bugs from our apartment and management refused to reimburse us for a new bed, laundry, etc. The maintenance line goes to a third party who have no idea what is happening in the building. Dishwasher broke within one week. Smoke alarm broke after one month. Cockroaches everywhere. The worst place I have ever lived.

Dennis Jaffe: Based on location, features, price, and conversations with two tenants I ran into at the property, I was very interested in viewing a studio apt. Over four days, I called their toll-free number and their local # 10 , emailed them at an address included in a CraigsList post either for or by them, chatted with a representative through their online chat platform and called them from their building intercom. The toll-free number and the online chat folks say they have no units available to show, even though multiple CraigsList posts are published daily -- either for or by them. Then they say, Oh wait, there are units available "to be rented today or tomorrow." The folks I communicated with are just answering service representatives. Eeek. But in all my very persistent outreach, each time the person told me, "We can't schedule a showing." Yesterday, one rep told me, I'll have someone call you back within 15 minutes to show you an apartment. No call. This most certainly left a terrible impression on me. And it left me confounded as to their system for receiving and responding to incoming requests. It's a close call, but for the moment, I'm even more confounded than I am unfavorably disposed toward the property. S.T.R.A.N.G.E. Oh, and whatever Van Metre is paying their answering service? It's not only a waste of money being spent, it's costing the company money because the arrangement is a net negative. Very strange.

Brooke Stuedell: I have lived here for 5 years and until this year would have said great things about the building. They are trying to raise our rent 42% to “match” the nearby buildings despite not having the same amenities. They clearly don’t have any loyalty to current tenants. On top of that, our washer has been broken for nearly a month and they have barely tried to help including allowing an inch of sitting water to stay over the weekend when the washer didn’t drain. Go to the nicer buildings and likely get a better rate and better customer service.

David Fanta: This place is truly amazing. It is conveniently located. The amenities the community has to offer are unbeatable. The fitness center is my favorite! han alem: Great apartment and great location! zewdu was so helpful with all of the logistics for moving in. I had one small maintenance issue and it was fixed in less than 24 hours. Overall, I highly recommend the building!

Ash: Management is unprofessional. When I moved into my 10,000 room for the year old Chinese was left from the semester before. Showers are unbearabley small. Water fountains rarely work. A/C or Heat it's a 50/50 chance you will have it for the duration of your stay. Front door never work, mine as well not have a key card. 9/10 people staying here are funded by parents and they treat parents that come to help kids move out like criminals.

Shauntice Gray: Outstanding service! From the application process to moving in, Victoria and Stephanie in the leasing office were very responsive and attentive. I just moved in this past Saturday and feel so welcomed. I absolutely love my one bedroom apartment (no complaints-everything works) and cannot wait to enjoy the many amenities the building has to offer. Neighbors are quiet so far. Plus, you cannot beat the location. 5 minute walk to Union Station, on H Street next to several restaurants/bars, walking distance to Downtown/DC, and upstairs from a grocery store etc. Very Convenient! The only aspect about 360 Apartments that I wish I could change is the guest parking situation-having to grab a pass every time someone comes to visit (I foresee) could be a bit tedious/tiresome. However, I understand this is the best way for the complex to manage the parking garage.

Laila Mclaughlin: Victoria is the absolute worst leasing agent I've ever encountered. So concerned with me taking a criminal back ground check instead of explaining all the rules of signing a lease for this apartment and the program she suggested. Wasted my time preparing to come there, calling early in the morning, and failed to still give all the information needed. This place needs to re-evaluate her ability to get people in the building specifically people of color making them feel like criminals and broke, a Karen at best is what she is.

Glenn Sapp: I stumbled upon 360H while driving around DC looking for apartments. This was after weeks of looking for a new apartment in the Shaw and Logan Circle neighborhoods. 360H had a competitive price, great location, and plenty of amenities. I was surprised to find an active and vibrant neighborhood that also feels historical. I was moving from Virginia and visited DC during a stressful weekend. Charles in the leasing office was flexible and managed to fit me in for a last minute tour of the complex. So far it has been a great move-in and Charles has made the process seamless. I'm very happy that I kept looking and eventually found 360H.

Aaron B. O'Connell: I lived at 360 H St for 2 years from 2015-2017. The building is great; the staff are great; the amenities are great. I recommend them enthusiastically. Lauren and her team are super responsive to any maintenance issue (I had just 1 in 2 years of living there -- a broken window blind) and the apartments are beautiful and in great shape. I liked the 10 minute walk to Union Station and the 2-minute walk to all the fun on H St. Much better than Senate Square (overpriced and the arts aren't as nice). One of the most beautiful buildings I've ever lived in, and the management was top-notch!

Chris Ashton: Living at 360 is amazing! The building and apartments are beautiful, the staff is extremely friendly and professional, and the location is convenient to everything. They try to not just give you a place to live, but a community to associate with. The staff are constantly organizing gather events, there is a blog that provides great reviews of area restaurants and activities, and discounts at various places along H Street. I've lived in a few apartment complexes in the area and 360 is the best I've ever lived at. I highly recommend you checking it out and see if you can join the community.

kiva silby: Misleading Advertising!!! They advertise having 'Electric Car Charging Stations', they have 1 paid charger and all other outlets in the garage have been disabled. They have also removed all weights and dumbbells from the gym due to the 'likelihood of them being stolen'. Management is claiming the weights have been removed due to covid recommendations. This is a lie, free weights that do not require a spotter are explicitly allowed under current guidelines. When pressed on this they have admitted they removed to prevent theft.

Sometimes they require a reset, so we always ask our residents to let us know if they notice something not working. We took the weights out of the gym area for sanitary purposes, as an effort to help combat the global pandemic we collectively face. donna coughlin: My daughter and son in law live in this building. Their apartment is modern and nice. The building and amenities are great. I am glad that it is a secure building as well and when I send something to them, I don't have to worry about it being stolen.

John Daily: This was a great entry point for coming to DC! Excellent access to metro, great restaurants nearby, relaxed area in the midst of the city. Can't beat the convenience of having Giant downstairs!
