Eliot on 4th: what do users think?

Alek Mouly: Been living here for just under a month and it has been great so far. The location is fantastic, the building and its amenities are of really great quality and the staff is very friendly and helpful as well. In particular, my leasing agent Ndidi was extremely friendly, made the process of starting the lease very painless and was far and away one of the nicest leasing agents I've had the pleasure of working with during my apartment search.
Response: Hi Alek, Thanks so much for taking the time to share your positive experience with Eliot on 4th! We are glad that you enjoyed working with Ndidi, she is GREAT!. As always, our team is looking forward to our next interaction. Sharita Harper, Senior Community Manager

Naomi Rinaldi: I was moving to DC from out of state, and Ndidi was extremely helpful throughout the process as I wasn't able to come and see the prospective layouts. She was very responsive to my calls/emails (I had sent her many), and I was able to ultimately snag an apartment that I really like. Overall, living at Eliot on 4th over the past few months has been a pleasant experience - both the location and the amenities are great.
Response: Dear Naomi, Thanks for the great review! It is truly touching to know you think so highly of us! The entire team including Ndidi. hope to continue exceeding your expectations with 5 star service. -Sharita Harper, Senior Community Manager

Kimberly Jamison: We absolutely loved our time living in Eliot on 4th. The location in SW DC can't be beat. We loved the large windows and extremely functional layout in our apartment. We enjoyed the rooftop amenities, the courtyard space, and occasionally working from home in the lounge area downstairs. However, after almost 4 years of renting as excellent tenants, when we asked to end our lease one month early, the Mill Creek team said that the only thing that they could do for us was allow us to pay a one month "penalty" for early lease termination. (Which is essentially the same thing as just finishing out our lease...) That unfortunate ending to our time at Eliot on 4th definitely put a damper on our overall experience.
Response: Thank you Kimberly for sharing your experience at Eliot on 4th. Thank you for understanding that we have to enforce the terms of your signed lease fairly to everyone. We wish you the very best in your move. -Sharita Harper, Community Manager

Deborah Epstein: I'm a new resident of Ellott on 4th but I want to share my experience with Ndidi Ukaibe in the leasing office. I submitted my application over the Christmas holiday when DC was hitting it's Covid spike. She was amazing, she walked me through the process with patience, she expressed sympathy and cared about my situation with professionalism and kindness. She was working alone in the leasing office and still managed to respond to me in a reasonable amount of time. I had a few bumps in my application process that required flexibility and understanding she responded with both. She easily could have filled my apartment with all the people waiting in line to get into that building. The building is beautiful, the amenities are quality, and the location is amazing.I looked at apartments for 6 months before choosing Elliot on 4th and couldn't be more excited about being a resident.
Response: Hello Deborah, Thanks for choosing us and leaving such a great review! We truly appreciate you sharing your experience working with Ndidi. We are honored to have you as part of the Eliot on 4th family! Please reach out to us with any additional questions or comments! We're here for you anytime! -Sharita Harper, General Manager

Victor Sage: The building is okay. The apartment finishes are mediocre at best or in the case of the cabinets downright awful. We moved in during Covid without having been able to visit the unit before hand and relied on a video walkthrough. Living here was okay. When we first moved in all the staff was amazing and super friendly but shortly after management fired everyone and then it was constant turnover for the entire time we lived there. It wasn't necesarily bad for us but you could feel the tension with the staff which was a bit uncomfortable. We pay enough money to live there they should treat and pay the staff that run the day to day operations of the building fairly. The biggest complaint we have though is about the utilities. In additional to your own electricity that you pay to Pepco directly you have to pay the building itself for water, sewer, HVAC, etc. They are supposed to be individually metered but it's pretty obvious they just make them up. Every resident we knew had the same issue. You could be gone for two weeks in one month and the utility bill could be higher than the previous month when you were there every day. Some months the utilities were for the same amount like they just copy/pasted the bills and didn't care. One thing is for certain the values always went up and never down. Each month it was just a little bit more. If you're looking at the Eliot I would recommend looking elsewhere. There are much nicer buildings in the area where the units go for the same rate. We could only make it one year and we are very glad to have moved on.
Response: Thank you Victor for sharing your review. If you would like to discuss the billing process in more depth please contact the leasing office so we can explain fully. I can also discuss your staffing concerns. No one has been fired since you moved in and two of our office team members have been here since the building was built. Our Assistant Manager took a position closer to home and our Assistant Service Manager was promoted to Service Manager at one of our other communities. This is one of my strongest teams and they are very close and their customer service scores have ranked among the top in our company which received top ranking in the nation in 2021. If you have a specific concern or a poor experience with a specific person please reach out to me to discuss. Thanks again for your review. -Dan Grove, Regional Manager - dgrove@mcrtrust.com

Fredrick Martin: I've enjoyed living at the Eliot on 4th. The property is great and the amenities are very good. The details of having soft music paly in the hallways along with the fresh smell of simple sage is a nice touch. The staff has been helpful and I've enjoyed working with Ndidi in the leasing office.
Response: Hi Fredrick, Thank you for the awesome feedback. Hearing that your experience went well really makes our day. No surprise to hear you share about Ndidi, she is wonderful. -Sharita Harper, Senior Community Manager

Trevor Alexander: The people that work at the building are awesome and make it a great spot to live. It’s in a great location, is really new, and offers great amenities. Special shout-out to Ndidi, she took care of me from day one and is always a fun time to talk to.
Response: Trevor, Thanks for choosing us and leaving such a great review! We're thrilled that Ndidi left you with such a great impression! We hope stay one of your favorites. Please let us know if there is anything that we can do for you in the future. William Weiglein, Assistant Community Manager

Maria Hurt: I really enjoyed my time living in this building. Location is amazing and hard to beat. My one bedroom was perfect and super comfortable space-wise. Nothing about the building is causing me to move out – just moving into a bigger place with my fiancé. Leasing office is average. Ndidi was impossible to get a hold of while I was applying, so maybe try to get a different leasing agent at the beginning. But it was worth it to keep bugging and eventually got through it and moved in. William has taken over for my move-out information and has been responsive and helpful so far. Only maintenance issue I ran into was a time period where a marijuana smell was coming through the bathroom and hallways. I will say the building handled it well and got it resolved quickly. Other than that, I did not have any issues with the apartment itself. One con is that lately there have been a lot of mandatory DC water shut offs at really inconvenient times (i.e. 8:00pm for eight hours, not great) with very short notice. It would be helpful to get more notice, but fully aware that can be out of the building’s control most of the time. Overall the building is really nice to live in. Amenities and location are great and the rooftop pool was always nice in the summer. Concierge is fine too. They are there 24/7 and always helpful with packages. All in all, good building to live in if you want a luxury building close to the city/Wharf!
Response: Thank you so much Maria for sharing your thorough review of Eliot on 4th. We wish you the absolute best with your move! -Sharita Harper, Senior Community Manager

Christoph von Löwenstern: Staff was very helpful and facilitated to the maximum extend my move to Washington from Germany.Nice apartments and common areas are in a very good shape.Wonderful rooftop area - very relaxing.
Response: Christoph, Thank you for taking the time to share your positive experience at Eliot on 4th. We are so happy you chose to call our community home and we look forward to your continued residency for many years to come. If you ever need anything, please do not hesitate to reach out to us at 202.488.0122 or stop by the office. Thank you again! Shawn, Community Manager

Shay Norman: Got the privilege of working with Ndidi during the leasing process. Because I was moving in the middle of winter from the mid-west the process of located a living space from another state was very stressful. Ndidi was amazing during the entire process by extending me patience, honesty, and expertise. Truly appreciated working with her.
Response: Hi Shay, We are grateful and appreciate the time you took to leave your review. We are so happy that you are enjoying your experience at Eliot on 4th and with Ndidi specifically. We hope to continue exceeding your expectations with 5-star service. -Sharita Harper, Community Manager

The Residences at Eastern Market: what do users think?

Danielle Billingsley: This evening I attended the National Houseplant Day Event. What a fun event! The plants were beautiful and it was fun to chat with my fellow plant-parent neighbors. Nikki did a great job organizing the event and I know a lot of residents have been looking much forward to it. It’s always nice to have opportunities to meet and interact at fun new events. My wife may give me a hard time for getting another houseplant, but it will totally be worth it.
Response: Danielle you truly are a gem in our community, thank you so much again for your feedback! We hope you have a great day!

Dustizle Hansome: The Residences at Eastern Market are an example of premium apartment living in the heart of Capital Hill. The grounds are absolutely beautiful, as are the units, the appliances in the units, and the amenity spaces. Some apartments can get a little run-down looking because under-funded maintenance and cleaning staff. However, this is not the case here and I have never taken issue with the cleanliness of common areas such as the pool, guest suite, or reading rooms. While the rooftop patio is one of my favorite places in the building, it was closed down for a long time due to COVID-19. This caused me explore the grounds more to find a different outdoor space, to read and relax, and led me to my new favorite spot in the Grove. The staff is excellent as well, especially Samnang and Corric, who put on original and fun tenet engagement activities. Recently, we had a really entertaining virtual Bingo night with great prizes and all the supplies (plus drinks!) provided by the management. Johnetta Jordan, who is the responsive and professional leasing officer for our building, is another great staff member to shout out to. Overall, this building delivers on the saying: "You get what you pay for". Yes, the building is quite expensive, but the cost is visible in high level of cleanliness, security, quality of apartments and appliances, awesome amenities, and most importantly the great staff.
Response: Dusty thank you so much for the kind words. You don't know what it means to us. Thank you for being such a wonderful resident.

Kevin Cordova-Brookey: Positive: Professionalism, Quality, ResponsivenessWe love living at the Residence at Eastern Market. The staff is always here to help and keep the residents engaged with events at the property and goings on around the great neighborhood!
Response: We always strive to provide top quality service to every resident and guest and we are so thrilled to hear that you have enjoyed your experience here at The Residences at Eastern Market! If you ever need anything else from us, please feel free to give us a call or stop by. Have an awesome day!

Bryan Orso: My wife and I love Residences at eastern market. We love the kitchen and, since we both love to cook, the space and the appliances for what else we could get in the area are second to none. The staff is very friendly and you can tell how much they love working here and take pride in their community. Taryn, I think she’s the manager, makes sure to say hello every time we walk through the lobby. Come be our neighbors, you’ll love it here.
Response: Bryan Orso, We really appreciate your positive star rating! Your recommendation means so much to us and we're so happy to have earned it. Thank you again for taking the time to let the world know about your positive experience, and recognizing one of our many hard working colleagues. We will be sure to pass along the kind remarks! Have a great day! The Residences at Eastern Market

Jay Richards: I love living here! Excellent apartments, great amenities and a very friendly staff have made the Residences a total joy to live at over the past two months. Very satisfied with my decision.
Response: Jay, we really appreciate your positive star rating! You are too kind, the joy has really been ours to have you. Please let us know if there is anything we can do to improve your experience here on the Hill.

Sarah Noah: We genuinely could not be happier with our recent move to Capitol Hill! The building is wonderful and wonderfully maintained, anytime we’ve had any needs (maintenance or otherwise!) the staff has acted quickly, professionally, and with fabulous outcomes! The entire team is friendly and warm - Michael makes our (and our dog’s) days better and brighter, as do all the concierge and support staff! Bozzuto invests in community events and making sure we are comfortable and happy at home. The apartment furnishings are really top notch, the amenities are great, and the location can’t be beat for the area! Looking forward to calling this place home for a while.

Rockburne Estates: what do users think?

Latrice Kibler: I currently live here and there's always something broken or leaking..You would think they would try to be a little more accommodating, or caring when it comes to high risk children..nope not at all..all they want to do is inconvenience my family...I've been dealing with an ongoing issue in my kitchen for sometime now (probably about two years' give or take)...it leaks sometimes to the point where its destroyed my food, and damaged some of my appliances. They have been made aware of this issue several times but instead of doing the work to actually fix the problem, a bandaid has just been put over it...After all this time, during this pandemic is when they tell me to let them know when it's a good time to get my children out during this pandemic to fix a the leaky roof FINALLY...only problem is...there's no place for my family to go...people are still worried, and being precautious by still social distancing...my family included...so where can we go? We were asked to remain upstairs if we do stay in the house, during the time the contractor is in the kitchen fixing the leak situation but that's where the food is...without knowing how long the contractor will need to fix the problem...how will my kids eat, i dont have extra money to go out and buy take out so I would need to cook for them to eat...i tried to work around that by telling the rental office that at times I would have to come downstairs to make food for my kids but there was an issue there bc the contractor wants to keep his distance during this pandemic so it poses a problem...on top of the fact that one of my sons has upper respiratory issues, and I'm not sure that the chemicals won't affect him. Also maintenance has been working on the toilet for two weeks. That means we cant use the bathroom downstairs..I didn't even know that they didn't fix it. I found out a plumber was coming out when I went to address the messy job that had been done..When I say inconsiderate and careless..I wish it was something more I could do without causing trouble because I'm between a rock and a hard place..if you want to know the upside they do a lot of landscaping so the grass is always cut..I said it⚘🌳so much for affordable housing.

Catina Perkins: I moved here a year ago. My neighbors in my building are fantastic. There is a cat lady on the property that comes out to feed them like clock work. However, that was the first time i actually saw cats outside. I have a duplex and i have not had any issues. I have had to call maintenance once for a loose handle in the common area hallway which they immediately fixed. I was actually surprised that I did not have issues with roaches considering being in an urban area and in a year i saw one yes ONE mouse. The trash cans when full are an eyesore but its the only centrally located area that would accomodate everyone fairly. The staff is amazing. I have never had an inappropriate or unprofessional exchange with anyone on staff including the maintenance guy that cleans the parking lot each morning. I will say that more attention needs to be paid to the common hallway floors. I feel like they should be mopped daily which was not being done until recently and now i enter the building to the smell of freshly mopped hallway and i love it. Again staff is very responsive and notify you in ample time of upcoming maintenance needs due to most residents on the property either working or are elderly. I dont have to worry about smelling weed when coming on the property or opening my windows which is always a plus plus plus in DC. Laundry rooms are big, spacious and located in multiple areas throughout the property my only issue is the type of washers. They have front loaders and i prefer top load washers. Overall, my experience has been pleasant and although i dont take public transportation the bus is a 2 minute walk outside the complex. I can go on and on. Again, i have only been here a year however i have endored all four seasons day and night at Rockburne Estates and this has been my best apartment home experience and i consider myself a hard person to please. Hope this was helpful.

Kamika Moore: I've been here for 4 years now. I love my apartment! The staff are very sweet and responsive. Maintenance always do their job, fill requests and also answer any questions I have.

Mikesha Simpson: Shifty development! The rachect workers!

capthe lightman: Nice area clean quiet at night nobody hanging around the area at night

Kalisha Howe: Terrible mice problem

Madison House Apartments: what do users think?

Shikha Garg: Scheduled a tour online and arrived at the specified time only to find no one there. I called numerous times during business hours but only ever reached an answering machine. No one responded to the phone messages I left or the messages I sent via the online contact form. If my experience is indicative of how management deals with its residents, probably a good sign to avoid leasing here. Rents also seem high for the area compared to other places I toured—perhaps the apartments/amenities are worth it but I wouldn’t know having not been able to see any of them.
Response: Thank you for your input. Your candid feedback is very valuable to us as we continually seek to improve upon our services and our community as a whole. We are disappointed to hear that you have these concerns about our service, and would be happy to discuss them with you, if you're willing. Please reach out to our office at madisonhouse,pm@kettler.com. Thank you. Lloyd R Duncan Jr General Manager

Jeff Lockard: Old church, circa 1892 meets sleek and new. It's rare to find a beautiful well run boutique apartment building on a quiet tree lined block in the heart of Dupont Circle. The apartments, the location and the staff are all top notch
Response: Dear Jeff, Thank you for taking the time to leave a review. We value our residents, and want each one of them to be completely satisfied with their space and our service. We're so pleased to hear that you'd recommend our community, and that the team has been accommodating. Please let us know if you need anything during your residency at Madison House. Park Naylor Apartments: what do users think?

La'Nita Wrenn: Not satisfied, hard to find. Google directions to location, Not helpful. None of your uploaded pictures , matched the area. All houses in area. Also Google drive directions took me to an alley way. No access to the main upper level of complex. However, was interested in a unit there, but couldn't find the building, I just wanted to check out your area first.. Too bad I guess...? lol

I feel safe leaving and coming any hours of the day or night If given the opportunity i will continue to stay right here. When i moved here my credit score wasn't that great. but management gave me the opportunity to work on it and come back to resubmit my application. Cathedral Commons: what do users think?

Edward Stotz III: Cathedral Commons has been home now for almost 7 years and I couldn’t say enough amazing things of all the fun and love in this community! My girlfriend and I have 2 small dogs and live in a one bedroom and it’s spacious and affordable for this part of the city. A quiet neighborhood even being across from MPD 2D station, it’s a short walk to everything you could need! A world of choices all within a 2 block radius is the most convenient thing we could ask for, Giant, CVS, Cactus Cantina, Starbucks, Cleaners, Pet store etc! We are blessed to call this home and thank Bozzuto for the years of being apart of our family! We love Nicole, Corrine, Grace and the crew being super friendly and helpful. Thank you Cathedral Commons for all you do!!!
Response: Hi Edward, Thank you so much for taking the time to provide this wonderful feedback! We strive to provide not only a top-notch community with great amenities but also a stellar resident experience and top-notch service. We have been so grateful to have you be a part of our community. I'll be sure to pass along your kind message to our entire team. Thank you, and have a fantastic day! Warm Regards, Olivia L. Assistant General Manager Cathedral Commons

Nicolaus Collins: I first moved into Cathedral Commons beginning of Fall 2021. The staff have been nothing but professional and kind since then. Especially concierge staff like Corine who is so thoughtful and fast friends with my dog Remi (also very pet friendly!) The amenities are clean and the resident gym is perfect for a quick workout whenever you need. Location can’t be beat near restaurants and easily accessible downtown or Virginia or Maryland by car.
Response: Hi Nicolaus, Thank you for the five star review! I'm glad to hear that you and Remi are enjoying the team's hard work and the community as a whole. Corine and the rest of the concierge team definitely go out of their way to make sure all of our residents feel welcome at the community. If you ever need anything, please don't hesitate to let us know in the office. Best, Brian R. General Manager Cathedral Commons

Elliott Miller: Everything about Cathedral Commons is wonderful the neighborhood, the residential living, and the area as a whole and it’s also metro accessible. 3401 Idaho Ave has a terrific staff there and very professional The young lady Nicole who works at the front desk is awesome. She’s very respectful and polite and she always greets you when you leave or coming back. Very very professional. I would recommend this area to anyone

It is always great to hear that our residents are appreciative of our team's hard work and it is absolutely our pleasure to provide it for you. Sade Paint & Sip: My experience at Cathedral Commons was amazing. I would like to give a very big thank you to Nicole Bass, she was beyond welcoming, helpful and professional. Her energy was great. The residents had a wonderful time. The event was phenomenal. One Paint & Sip I will never forget.
Response: Hi Sade, Thank you for making our Resident Appreciation Day such a success! I'll be sure to pass along your kind words to Nicole; she did a fantastic job putting together an extra special day for our residents, and we're glad you were a part of it. Max Martinez General Manager

Mandisimo: If you want the best, most convenient apartment home at an affordable price, this is the community for you! A supermarket, police precinct, dog park, nail salon, restaurants, a bank and even an urgent care all in the same radius? Not sure what else someone could really ask for. Not to forget about the fitness room in the building for the gym buffs—not me though, but someone else out there, haha! And they staff has managed the pandemic very well—Kudos to them all, and thanks for a good experience!
Response: Thank you so much for taking the time to provide this wonderful feedback! We strive to provide not only a top-notch community with great amenities, but also a stellar resident experience and top-notch service. I'll be sure to pass along your kind message to our entire team. Thank you, and have a fantastic day! Max Martinez General Manager

Capitol Hill Stay - Veteran Owned Furnished Housing Temporary Extended Stay Washington DC Since 1997: what do users think?

Katie Wilkes: I stayed here for a month while house hunting. Fabulous, convenient location to everything you need. One of the best parts about the house is the private little courtyard/patio space out front. Stunning in the springtime. Capitol Hill Stay was attentive and extremely communicative the entire time. The neighbors were also so kind and helpful. But I have to say, it was the sincere thoughtfulness of the people who run this hospitality group that exceeded my expectations. Tragically, I lose my pup of 16 year unexpectedly while here (we were grateful to enjoy many days of gorgeous weather on that patio together). Upon check out and kind conversation with Phil, one of the staff members, the team let me know they had made a donation to a rescue organization in my pup’s honor. It brought me to tears. Stay with them if you can- I don’t think you’ll regret it.
Response: Thank you for the kind review Katie. We were very sorry to hear of the loss of your beloved dog but it makes us happy to know you enjoyed some time together there on the patio. Thank you again for staying with Capitol Hill Stay. Your stay (and others) are what helps us stay in business, pay our staff, cleaners, landscapers, etc, so on behalf of everyone we thank you very much.

Zach Powell: My wife and I have never been to a big city before. Coming from a small town in Kentucky, we were worried about coming to D.C. However, the owner (Brian) and Louise has been absolutely wonderful! The apartment was in a very safe and very upscale neighborhood. We were able to pay for a secure parking spot as well. Our neighbors were quiet and working professionals (always gone). If there were any questions, someone always answered them promptly via chat or text! I cannot reccomend Capitol Hill stay enough! If we are ever in DC again, we will be staying with them!
Response: Thanks Zach. It was a pleasure having you. We get a lot of people in from small towns and many later tell us Capitol Hill feels very much like a village within the big city, so it's kindof the best of both worlds.

ell bee: We recently had the opportunity to stay at one of the John Marshall House units on Capitol Hill. The unit was fabulous - the perfect size for a couple, stocked with everything you could need, and very clean. Location can't be beat - close to everything in the Capitol Hill area and a very safe neighborhood. Property owners were fabulous as well - great communication, and they provided us with helpful suggestions and tips. Would love to stay here again!
Response: Thank you so much. It was a pleasure having you. Please look us up if you need furnished housing in DC again.

michelle baum: We stayed at one of their properties in Eastern Market/Capitol Hill neighborhood In D.C in October 2021. They were very responsive and answered all our questions. We were able to have off street parking for a very reasonable price! Unit was beautifully kept, clean and had everything we needed. Quiet neighborhood and great area to have as base for DC travel. Would highly recommend staying with Capitol Hill Stay groups' properties. Support this great veteran owned business!
Response: Thank you Michelle. It was a pleasure having you. Please don't hesitate to look us up again if you need furnished housing in DC

Christopher Wagner: I almost don't want to write this because I don't want the competition the next time I look for a place to stay in DC. But everybody's got to make a living and the owners of Capitol Hill Stay have earned theirs, so I have to tell the truth - the place was fantastic. A great location, a great place, detailed and friendly communication from the host, a backyard to relax a bit in and a place to leave the car and not do the DC street parking shuffle. It was like having a dream home in DC and I hope we can luck into it again sometime down the line a bit...
Response: Thanks Christopher. You stayed in one of my favorite places. Very glad you enjoyed it. Don't hesitate to look us up the next time you need furnished lodging in DC.

Veronica Thomas: Location! Location! Location! What you sacrifice in size for a studio by the heart of the Capitol, you made up for it with location! The owners were responsive, the place was clean, and we felt very secure! We were driving in from out of town and took advantage of the parking space behind the building and don't regret it! We were able to see our vehicle from our window and access it easily! The neighborhood was quiet and it was a great launching point for our family of four!
Response: Thank you very much Veronica. It was a pleasure having you. Please don't hesitate to look us up again should you need short term lodging in DC.

Monika McDermott: Brian and Luis at Capitol Hill Stay are fantastic, as are their properties. We stayed at 823 A st NE, Apt 1, and had a wonderful time. The apartment was clean and surprisingly well-appointed. We were there for 5 weeks and the owners were attentive to our every need (not that there were many). We loved the neighborhood - Eastern Market is such a dream to have so close. I highly recommend this small company and their great and interesting apartments. Also, they're pet friendly!
Response: Thank you so much. We truly appreciate your business.

Leslie Vargas: My friend and I came to Washington DC for a girls trip to visit her daughter and my son, who is a student there. We loved the apartment from the first second we stepped into as it instantly felt like a home away from home. It is beautiful and well furnished with high ceilings and tall windows. The apartment is immaculate and every detail is attended to, including a coffee pot that makes delicious coffee and quality linens that are so comfortable after a long day of seeing the sites. It is located in a safe neighborhood and is a nice walk to The Eastern Market, independently owned boutiques, restaurants, a CVS and a wine shop. The apartment is so inviting that we decided to cook there one night and it was so convenient that the The Eastern Market is full of lovely fresh vegetables, fresh meats and a bakery. Outside the market were street vendors with quality goods to sell which was so fun to browse. I have found that where you stay can make such a difference in the tone of a vacation and this one certainly did. It was a such a wonderful time and I’m looking so forward to visiting DC with my husband and staying there again.

Diana Ogarkova: We visited Washington for a tourist trip as a family, and this house exceeded our expectations. It's an impressive historic 3-story townhouse close to Capitol. The location was perfect: the neighborhood is quiet, and at the same time close to everything. We liked that we could get everywhere by walking, at the same time we were away from the city noise. Space: it was nicely decorated with a homely feel and spacious, plenty of shared space and 3 bedrooms. I personally loved the books collection on the 2nd floor living room. Recommended: if you are in Washington and want to feel like a local :).
Response: Thank you Diana. That was my own home for 15 years, so I absolutely love it when others are happy with their stay there. I miss that house, and my dog really misses the park

leo sokolskiy: Great place to stay in Washington. Walking distance to the National Mall monuments and museums. Very comfortable and quiet location, parking spot is a great plus if you are driving in. Kitchen has all the utensils as well as washer and dryer. Brian and Luis are very accommodating and responsive.
Response: Thank you Leo. It was a pleasure having you. Please look us up again when you need furnished housing in DC

Waterside Towers: what do users think?

Selam K: STAY AWAY! This is by far the worse place I have ever lived in my life, they REFUSE TO FIX ANYTHING! My A/C will not cool my apartment below 80 degrees (see picture) in the summer heat and some nights I'm forced to get a hotel room due to unlivable conditions. Also, the management office has turned off their phones and make residents leave voice messages advising that they will call you back, but they never do. Their own maintenance staff will tell you "management does not want to spend money to fix things". Needless to say, DO NOT THINK ABOUT MOVING HERE!

William Wermerskirchen: Whenever I need to talk to someone they never return phone calls or emails in a timely fashion. Their current way of fielding phone calls is for you to only leave voice messages. There is no option for you to reach a live person, especially when you have a Maintenance emergency. It’s appealing because of the lower price in rent but not worth the trouble if you want to talk to a live person.
Response: Hello William, I apologize for your experience. Our community has been getting more phone calls and emails recently. We have been working through them and intend to return the phone calls and emails. I know you mentioned it was an emergency and I'm sorry your call went unanswered. Please ,if you haven't already submit a maintenance request in the resident App. Thank you for sharing your feedback. Kind regards, Quay Neach 720-348-7620 WeCare@udr.com

Veronica Wallace: I have been trying to call and set up a tour but to no avail has anyone responded. I did receive an automated message and that’s all.
Response: Hi Veronica, I am sincerely sorry for your trouble getting in touch with our team. Please email WeCare@udr.com and we will be happy to connect you with someone who can help! Kind regards, Rachel C.

Robbie Medford: Waterside Towers -- besides having the "Towers" -- also leases "Commons" and "Townhomes". The Towers were built in the 1970's, The Commons were built in the early 60's or before. The Commons are three-story buildings. The Towers naturally have several floors. I just completed several months in their "Commons". Here is my assessment: Mamagement: 5 - If you can't get in touch with them by email, stop by during office hours. Great experience. Maintenance - 4.5 - Their maintenance really is prompt. However, if they do not respond promptly to an online service ticket, just call the main number and tell them your issue. Very quick response. As a side note, I had one issue which wasn't able to be resolved with Maintenance, however I was able to resolve it with Management. Living Space: 4 - It was a great space. The room had thick, new carpet, The walls were well painted. I did have a couple of major issues. Anything I addressed with management was resolved. Maintenance was again usually very quick. The laundry facilities often had problems, however I never addressed this formally with Maintenance or Management. Again this is an assessment of the Commons. Overall I do recommend these apartments. The sum of the application/deposit and move-in fees were lower than any place I have ever seen, a real value. Their management is extremely professional. I would consider leasing from them again, where my unique needs to change appropriately.
Response: Hi Robbie, Thank you for the review! I appreciate you sharing your experience. Best regards, Jody Conley 720-348-7620 WeCare@udr.com

Dan Lowe: Management is consistently slow and unresponsive, took multiple attempts to contact and over a week to fix a safety issue that could have sent someone to the hospital in a common area. The issue could have been solved in under a minute with a hammer. Management does not respond to requests through the apartment website. AC is regulated by season, expect to spend a couple months a year cold or sweating to death. With the ongoing construction this means that leaving your windows open for a couple hours results in a nice coat of dust and pollen on everything. Constant construction everywhere, if you work nights or work from home, live somewhere else. If you can't be there when management is, don't expect to ever get a response. A communication disconnect exists somewhere when filing a maintenance request, they never seem to read all the instructions or notes on the form. Multiple times this has resulted in delayed and unfulfilled maintenance requests. We were told the courtyard by the pool was supposed to be completed Summer of 2016, it has yet to be completed. Multiple times I've been called saying that my car was in a reserved spot and would be towed only to rush home to determine it wasn't. Every few months they loose my lease and ask that I come by and fill a lease out. My first year in this place was great, none of these issue really existed. Unfortunately that has changed. We will be looking elsewhere when our lease is up.

Yuanyi Zhang: The staff is generally nice, except one named H. Dinkins. At least, that's the name she gave me. She always has that unapologetic face, the "you owe me" attitude, and the "you are wrong. I'm smarter than you" tone. She likes to give you orders to follow whenever you need help from her. You'll learn that her time is precious and that you should always cater to her needs if you want anything done by her.
Response: Hello Yuanyi, I apologize for your experience with poor customer service. We will use your feedback to improve. Thank you for being a resident. Kind regards, Quay Neach 720-348-7620 WeCare@udr.com

Nicole SAdams: Lived there for several years. Good location, but it grew difficult to live there. Most if the staff is nice and attentive with the exception of the woman who mans the front desk on weekday evenings...shes not helpful and shes an extremely unpleasant person. In the A building there's a lot of marijuana smoke that wafts thru the vents and from the balconies at all hours forcing you to close your balcony doors and run the forced air to clear it out. The building also seems to have a mold or other debry problem within the vents (my respiratory issues completely cleared up 1 week after we moved). The parking garage is convenient but they rent spaces to non residents which sometimes makes parking difficult. Additionally, the garage is extremely dirty and you'll have to clean your car frequently to get the dirt off. The common room is nice and so is the refurbished garden area. You need a membership to use the gym and it's not the best for what you pay. But, if you want easy and relatively inexpensive access to the new wharf, Nats Park and the Soccer stadium, many monuments and the Smithsonian museums its worth a cautious look.

mary harris: I am so thankful for the assistance of Leasing Agent Soni K For his professionalism, patience, kindnees, respect, and going over board in assistance with my move to Waterside Towers. We went through a night mate together with getting all the paperwork cleared. I thank God for this young manMary
Response: Thank you for the 5 star review! We appreciate your feedback. Let us know if there is anything we can do for you in the future. Kind regards, Bree Flanigan 720-348-7620 WeCare@udr.com

Kofta Kit: DO NOT MOVE HERE. The management at Waterside Towers and UDR is AWFUL. We have suffered through more than 2 years of on-going construction with no end in sight. They fail to completely repair maintenance issues. Management avoids responding to calls or emails. There were errors on our lease that took almost a year to have corrected. We have a laundry list of serious maintenance issues, including: failed AC in the summer, no heating in winter, and regular loss of power and water.

Sam Frank: Owned by UDR, a realty trust and one of the largest property managers in the country, publicly listed on the NYSE. They try to milk you for every cent, are unresponsive to requests, and have awful policies. They're corporate slumlords.
Response: Hi Sam, We are very sorry to see that our community has only earned 1 star from you. If you would like to share any additional feedback don't hesitate to reach out. Thank you, Bree Flanigan 720-348-7620 WeCare@udr.com

Harbor Place Apartment Homes: what do users think?

Meena C: I only give it five stars today because of Mr Joe Barker, and that’s the only reason. Overall experience is 1 star. I have lived here for 2 years and the maintenance is a disaster. Luckily, Mr Joe was sent to my apartment to fix the clogged tub. He is, by far, THE MOST professional employee on the maintenance team. He came in fifteen minutes before closing hours, stayed and made sure he fixed the problem, and then cleaned up the mess!!! He should really be the head of maintenance because whoever is in charge at the moment isn’t doing their job. Thank you again Mr Joe!!!
Response: Hello Meena, thank you for your feedback and kind words. We are so pleased to have you as a resident and even more pleased you are happy with the work done by Joe.

Flo Kargbo: I had high hopes for this place due to a friend previously living here, but it turns out this property also doesn't care about their residents needs after they get their signed contract. The place itself is nice, but I can't even enjoy it because of all these ongoing problems. I have been here for about a month and haven't had a working refrigerator or dish washer this entire time. At least 7 calls and 3-4 tickets have been made to address the fridge and I still don't have a working fridge. They say someone is coming "soon" and no one ever shows up. No one shows up...for a maintenance emergency! Called in a ticket for the dish washer and somehow my clothes washer was the one looked at. It's just been all bad and I don't understand why because this is supposed to be a new apartment. It's crazy that I'm having so many issues already but maybe (hopefully) I will actually get some help after this review seeing as how management doesn't seem to do anything until they get a bad review.
Response: Hello Flo, sorry for your continued maintenance issues. I remember speaking with you and sending over maintenance to resolve your issues. If you are still having the same or new issues, please do not hesitate to reach out to me directly.

Manika: The apartments are spacious and the washer/dryer is a huge perk, however maintenance and management take forever to respond to concerns. They lose paperwork. The building cleaning crew doesn't come regularly. And there's been no maintenance of trees so they are growing onto my balcony and i had to cut them back myself with scissors. I also requested exterminator a month ago for centipedes,, which still hasn't happened! And for the love of God, please fix whatever the issue is with the water because we are sick of the water being turned off for emergency maintenance! Throughout this pandemic, the water has been cut off numerous times and its ridiculous. I have never experienced anything like this. The first year was cool staying here but I can't even get a free carpet cleaning for renewal. What? I have lived in 4 different states and several communities, and this by far is the worse.
Response: Hello Manika, thank you for your feedback. We are so pleased to have you as a resident and happy you decided to live at Harbor Place! I do not see an open work order ticket for you, please let me know if you would like for me to put one in for you. You may also do so on the resident portal.

Irene Houston: I love the maintained response! Joe, always come and fix what's need with good service. Joe, came back Friday May 21,2022, which is a very hot day along with the weekend. He went the entire yard to fix my air condition. Thank you Joe!
Response: Hello Miss Houston, thank you for the feedback and kind words. We are very pleased you are happy with our maintenance department and especially the services done by Joe.

Christina Coles: The maintenance man Mr. Joe does a great job. He fixed my freezer and refrigerator. My food spoiled and I had to toss it all out, he went above and beyond and took the bags to the dumpster for me. He also fixed the garbage disposal I didn’t realize was broken.
Response: Hello Christina, thank you for the feedback and kind words. We are very pleased you are happy with our maintenance department and especially the services done by Joe.

Nicole Brooks: Mr . Joe in maintenance always go over and beyond to ensure the safety and concerns of the residents. Each maintenance request I’ve put in Joe made sure a that problem was fulfilled. Thanks Joe for all your hard work.
Response: Good Morning Miss. Brooks, Thank you for the kind words about Joe, we are always happy to know that our team is providing excellent service to our residents. I will be sure to let him know of your nice review. We are happy to have you here at Harbor Place as a resident and we will continue to strive to make sure you always have a pleasant experience here at Harbor Place Apartments!.

Keisha Montgomery: I moved in 3 months ago, and so far I love my experience. Desmond at the rental office made my transition so much smoother. Everyone in my building is friendly and stay to themselves. So far I've only had minor maintenance issues, but Desmond made sure they came out to fix everything promptly. I don't have any complaints so far. Keep up the good work. Update: This place is truly ridiculous. Everytime you turn around the water is being turned off for a so called maintenance repair and you're left without water sometimes up to 2 days. Then on May 1st, 2022 they started charging a monthly "amenity fee" but you had to pay an amenity fee when you first moved in, so what happened to my money?, when I renewed my rent went up 8%. You can hear your neighbors above and besides you so you're best bet is to live on the top floor. I normally don't try to leave negative reviews about any type of business, but they have to do better. I can't wait until my lease is up
Response: Hello Miss Montgomery, thank you for your feedback. We are so pleased to have you as a resident and happy you decided to live at Harbor Place! We understand your concerns about the water being turned off and wish we could do the needed repairs without turning off the water. However, that is not possible. Please also note that some of the water interruptions are WSSC related and out of our control. The amenity fee is new to everyone moving in and renewing after May 1, 2022. It covers the property amenities (pool, gym, bark park) and Xfinity basic internet. The renewal percentages are based on several factors which may result in you receiving an higher increase than previous years. Please fee feel to give me a call if you wish to further discuss.

KayDee 8ch: Maintenance Team member Joe Barker is top-tier! EXTREMELY attentive, respectful, and tidy!ALWAYS willing to assist and follow-up!I wish there were 10 more like him in the property!
Response: Hello KayDee 8ch, thank you for the feedback and kind words. We are very pleased you are happy with our maintenance department and especially the services done by Joe.

Mary Hughes: Gave a 4 star, for this job. The job itself deserved a 5 they did a fabtastic job. But it took months to get the repair done, for that I had to knock of a star.
Response: Hello Miss Hughes, thank you for the feedback and kind words. We are very pleased you are happy with the work done and sorry it took so long to complete.

Coach Ri: I live at harbor place for a year with my husband. The parking is ok but you’ll soon find out that you have to put to get a reserved spot and if you go to the leasing office they take their time getting you one…that wasn’t even my main issues. I purchased a brand new car 2/20 and parked it in front of the leasing office on 3/31 my tires and rims were stolen and on 4/6 they culprits came and stripped my car completely !! Mind you my husband and I request additional security and was told there were 'under cover' officers doing patrol ...yeah right. we can count on our hand how often we saw someone. The manager “AJ” at the office was of no help. She didn’t office any solutions until CORPORATE got involved however they never once offered to help with anything for the car. They did let us break the lease only to double charge us a month later. The leasing office manager work ethic and demeanor is trash to simply put it. The lack of attention is sad. DO NOT MOVE HERE AT ALL IF YOU WANT TO HAVE A PEACE OF MIND OR HAVE NICE THINGS. Since I have moved out others who live in the complex has notified me that other cars have been broken into and rims and tires stolen with no cameras being put in complex and barely any security!
Response: Hello Coach Ri, Thanks for the feedback on of your experience while living at Harbor Place. If your account was double billed, please reach out to the management office and we will be happy to assist.

Tashe Peterson: I been living in Henson Ridge since May 2017. It's by far the worst place I ever lived at. It seem like every year they change management team n they get worst n more unprofessional. They barley answer the phone. They don't fix nothing in my place. My dryer, refrigerator, garbage disposal, my light switch don't work. Every time I call to get these fix they say that's a maintenance issue and they can't help me. So they say I take your phone number and we will call you back but they never do. I been looking to move since I got here. I would never recommend this place to no one. I don't know who be hiring these people because they not putting the right people in these jobs. I pay the full amount for rent and every month on time but it seem like I still can't get no answer. And when I ask for a higher up management they don't know the phone number. They can be very rude or the phone when you trying to get answer on why things are not getting done. They say because of Covid and when I say most of my out standing tickets are before Covid they don't have nothing to say. PLEASE STAY AWAY FROM HENSON RIDGE TOWNHOMES.

Ashley Brawner: They Never Answer The Phones…Been Calling For Nearly 3 Weeks Now To Inquire On Floor Plans!!..

Though we understand you’ve tried, we welcome you to contact our Community Manager directly, or reach out to us at CustomerSuccessTeam@emcmgmt.com. We appreciate your patience and look forward to answering your questions. ~ Customer Success Team

Vivian Mercer: I live here , and I'm very grateful to finally have a place of my own! The units have a lot of space; they do a great job keeping the grounds clean, and it's convenient to grocery stores, shops, subway, bus, and the highway. Parking needs to be addressed more thoroughly because some residents allow their family and friends to park their cars here for months - leaving little to no parking spaces for people who live here! Most of the cars have out of state tags! Other than this issue, it's fine.
Response: Hi Vivian, thank you so much for your feedback and we’re so happy you’re enjoying your new spacious apartment home! We have taken your notes regarding parking and shared them with our team. Should you have any other feedback or suggestions please feel free to reach out to our Community Manager directly. If you need anything else please let us know. Thank you again and have a nice day. ~ Customer Success Team

Lynette Ok: Shelly Griffith the community manager is by far the worst manager of all, extremely rude aggressive and trashy, no class at all, very judgemental towards residents, lacks management knowledge and skills, just lazy and disappointing! If you can move elsewhere please do so, they share your business with other residents, maintenance is a joke almost non existing!
Response: Hi Lynette, thank you for taking the time to share your experience with us, though we are sorry to hear it has not met your expectations. Our teams strive to provide the best service to each one of our residents, and we would like the opportunity to speak with you more regarding the feedback you have provided. When you have a moment, we welcome you to email our Customer Success Team at CustomerSuccessTeam@emcmgmt.com so that we can resolve the issues you are experiencing. ~ Customer Success Team

Zane Tha Rebel: I’ve tried multiple times to get in touch with this rental office with hopes of future residency with no communication back. I’ve called and emailed. At this point if i was a resident I’m afraid if i did need anything they would never get back to me
Response: Hi Zane, thank you for taking the time to share your feedback with us, and we apologize you’ve had a difficult time reaching our office. Though we understand you’ve tried, we’d like to welcome you to contact our Community Manager directly or email us at CustomerSuccessTeam@emcmgmt.com so that we may help answer your questions. ~ Customer Success Team

Lovely MeekMeek: Very unprofessional... the Anyas Liverpool needs to get customer service training... the manager allows her to be rude to guests and residents and don’t say nothing to her so she ain’t no better if you allow such foolishness.. Glad my daughter choose somewhere else to live... Rude rude rude nasty people
Response: Hi Tamika, thank you for taking the time to share your feedback with us and we are saddened to hear your experience did not match your expectations. The Belgard NoMa: what do users think?

Christal Wash: I have had the best experience with the leasing professionals at Belgard! Immediately after putting in my application I received a response from Kevin. He scheduled me a same day tour and from the moment I stepped into the lobby I knew I wanted to reside at the Belgard. The tour was very detailed the amenities are wonderful.
Response: Hi Christal, Thank you for the raving 5-star review! We are glad to hear you had such a wonderful experience. Best, The Belgard Team

Madeleine Rivera: I've lived in the Belgard for nearly a year, and I've really enjoyed my experience. The concierge and maintenance teams are great and receptive to your needs. I've loved the amenities, and the leasing team does a really good job of trying to build a sense of community within the building. I've enjoyed all the resident events that they've held. And location is great. Close to the grocery store, the Metro, and Union Market. Overall, I do recommend the Belgard. They've made my first year in D.C. really pleasant.
Response: Hi Madeleine, We’re thrilled to get this kind of feedback. Thank you for taking the time to review us. Have a wonderful day! The Belgard Team

A hypothetical: I have been at The Belgard for a year and it’s beautiful, clean, friendly, communicative, and responsive. If you like to grill or exercise I highly recommend this place. Jamal, Willie, Zubair are exceptional. I’d like to highlight Jamal because he helps our experience living here run smoothly and makes us feel at home. Steve and Elias are make sure anything that needs to get fixed happens right away and help you out in additional ways that you didn’t ask for but benefit lots from. The cleaning staff is kind and attentive and keep this place sparkling cleans. You get to see puppies on their way up or down the elevator. Supermarkets are all very close too. The metro is close. You have awesome food spots like Indigo and Laos in Town close. Everything is close by. I enjoy the events the staff puts together on a regular basis and the efforts to coordinate clothing donations. My only suggestions are to please make minor improvements to the way packages are organized so that they end up in random places in the package room. Would be nice if there was an order to the bins or additional bins were used for each floor to make it easier to scan and find packages. Second, please move the curling bar that is near the mirror in the back away from the mirror since the space is so limited and the barbell is likely to hit the mirror and break it one day. I appreciate the improvements that are made to the gym on a regular basis! Thanks for everything! PS: the attached picture is our view of the fireworks for the 4th of July.
Response: We’re so happy to hear you had a good experience. Hope you have an amazing day!

Amanda L: I’ll start positive. I’ve been living here at the Belgard for 2years. The building and staff are all wonderful. And have made the time living here great. However management has now changed. Since new management I’ve been personally told by staff that they are now trying to push people of color out of the building. I’ve also been told that white residents have complained about the rooftop space. Specifically people of color on the rooftop spaces. In response to this management now requires everyone to obtain a wrist band to even access the rooftop. I’m not sure of any other apartments in DC that do this. It’s a way of policing people and keeping the rooftop “quiet”. Given the amount residents pay for rent. And pay to be able to access amenities at their own leisure this is ridiculous and feels like policing. People of color please take this into consideration.
Response: Hi Amanda, Thank you for taking a moment to post a review. This is very disturbing to hear. We have never heard of anyone having this experience with us. I would love to discuss this with you, however, I cannot find you listed as a resident in our system. Could you please contact the office at your earliest convenience (202.996.2950)? Best, The Belgard Team

Elon Perry-Stiner: The Belgard staff has truly gone above and beyond to ensure the seamlessness of my move. It is especially difficult to find a place when moving to a new city, but everyone here has made it as painless as possible. Kevin was my leasing agent, and he stayed late to show us the apartment (even though our appointment was the next day), and was so patient with us as I took the time to share pictures/videos with my roommate. He and Willie helped us with our application - it had a LOT of moving parts and was more complicated than expected, so I was grateful for the help. Jamal and Brent have been especially wonderful to come home to; they're always helpful and never too busy to help you with literally anything. I am so happy to be calling this place home - thank you Belgard staff!!
Response: Hi Elon, we’re thrilled to get this kind of feedback. Thank you for taking the time to review us. Have a Great Day! The Belgard Team

Natalie Puschak: The Belgard is a fabulous place to live! The pool is gorgeous and rooftop is well taken care of. Every other month or so they do events which are free to show the appreciation to the residents. Definitely recommend living here. Carol is so personable and highly recommend working with her!
Response: So glad you had a great experience, Natalie. Hope you have an amazing day! The Belgard Team

Will Meloy: The Belgard is absolutely the best luxury apartments in the NoMa DC area. The property is beautiful, but the best part of the apartments are the management team and staff. The new General Manager Carol tremendously improved the atmosphere over the past 8 months and the maintenance team Steve and Elvi kept the property in tip-top shape. The Concierge team led by Jamal was amazing and always friendly. We lived there for nearly 3 years and would have renewed our contract, but decided to finally purchase a condo in NoVA. Would highly recommend living at the Belgard.
Response: Hi Will, glad to learn your experience was a positive one. Congratulations on your new home and we are so happy that you enjoyed your stay with us. The Belgard Team

Alex Eliades: Kevin and Willie were extremely helpful during a last minute move-in, and the apartment is top-notch! Great space (including storage), high quality hardware in the kitchen and bathroom, a beautiful patio- not to mention all the amazing amenities. Couldn't have asked for a better experience moving back to DC!
Response: Hi Alex, that’s wonderful to hear. Thanks so much for leaving us a review. We will share this with the team! The Belgard Team

Momen Eldyrani: When searching for a HOME to start a family with, The Belgard checked off all the features you need for a HOME. Zubair and the rest of the staff provided a great sense of hospitality to make us feel right at home. The location is prime with so many shopping centers and restaurants to enjoy! The cleanliness, and modern look really amazed me with all the amenities and features included with the apartment. It is truly a unique experience.
Response: Really glad you had a positive experience. Thanks for reviewing. Hope to see you again soon! The Belgard Team

Anna Boyd: We moved in to the Belgard early November 2021 in preparation for going back into the office. We signed our lease before we toured because the pictures and videos Willie sent to us were so beautiful. Our move was so smooth because the service elevator was reserved for us. The parking garage is easy to navigate. The service team is very responsive. We even accidentally dropped our keys down the elevator shaft one day and they magically appeared on our counter the next morning. Whoever is sitting at the front desk always says hello when we’re coming and going. One of the service team members even helped me carry a really heavy package the whole way into our apartment. All of our maintenance requests have been serviced the next day. We are very happy residents thus far :)
Response: Hi Anna, we’re thrilled to get this kind of feedback. Thank you for taking the time to review us. Have a great day! The Belgard Team

NOVEL South Capitol: what do users think?

Christopher Black: I love it here! My new apartment is so awesome! And, the amenities here are incredible: 2 gyms, heated salt water pool, etc. Smart is the new sexy ....and everyone on staff here at Novel is sexy...I mean smart! :):) They are engaged, professional and cute. It's like living in a very nice hotel with the best quality of service! Excellent concierge, maintenance and cleaning staff too! I needed to change my groove ....and I am so happy I did!
Response: Thank you so much for the kind review, Christopher! We have enjoyed having you apart of our community, and are thrilled to hear that our staff has helped make your time here a special, tailored experience. Best Wishes, The NOVEL Team

Stephen Carlson: I have been a resident for 3 years and I can say the staff (excluding Roxana) has been unbelievable with their service, timely responsiveness, and overall attitude every single day. The leasing staff which includes Becca, Michael, and Jack have been nothing but a dream to work with and interact with for the length of time I have lived here. I wanted to spotlight the efforts of Darren and Dana. Darren was the first person I met and opened the door for us as we were the first tenants to move into the building in 2019. His attitude towards doing the right thing for residents and always in good spirits shows the personal touch this building executes flawlessly. Dana, the director of maintenance has one of the best teams in the DC area and had a response time for unit issues of about 5-15 minutes which was unbelievably impressive for such a large building. Please note the photos I have attached, Novel has a beautiful view of the nations capital, Washington monument, capital hill, and Audi field. They also put on incredible events for their residents to not only connect with the staff but find new friends within the building to continue to grow your network while moving to a new city! Buzzuto/ Crescent should be extremely proud of this building, the design team, front desk staff and most importantly the leasing members who make it run like a well oiled machine on a day to day basis! Thank you for making DC such a wonderful place to live!
Response: Hi Stephen, Thank you so much for this review! We always enjoy spending a few moments with you on your way in and out of NOVEL. One of the MANY reasons NOVEL South Capitol is such a great community is our irreplaceable staff. We take great pride in ensuring our residents feel right at home! Our amazing views are just an added bonus! We look forward to our next encounter in the NOVEL lobby! Best Regards, - NOVEL South Capitol Management

Mary-Kate Cain: Quite literally the best place to live in DC (especially if you have dogs). The building/units are gorgeous- not only does the view rock, but the floor plans are functional and appliances are up to date. The many amenities are amazing and kept extremely clean. It’s obvious other residents love it as well because everyone is incredibly friendly and nice, it’s like a big family. Becca was my leasing agent and has made my experience SO easy. Not only was she extremely professional, but also treated me like I’d been a friend for years which made the move to a new city much more comfortable. She is extremely helpful and responsive, definitely a huge asset to Novel. Another notable and valuable leasing agent is Jack. Similar to Becca, he is ready to help at a moment’s notice and goes above and beyond to make sure residents are happy. On multiple occasions I’ve seen him come up with creative and effective solutions to assist residents. It is very admirable how the two create such a comfortable and happy environment while also maintaining professionalism. Mike is another impressive leasing agent, he is extremely professional and excited to help residents whenever they need. Novel South Capitol is an immaculate place to live because of the beautiful building, incredible location, and the amazing environment created by staff and residents together.
Response: Hi Mary-Kate, Thank you so much for your incredibly sweet review! Moving to a new city is definitely stressful, and we are so happy to hear that Becca and Jack helped ease that and gave you a warm welcome into our community. We're pleased to hear you are adjusting well to DC and our community. Please never hesitate to reach out to the NOVEL Team for anything- we're always happy to help! Best Wishes, The NOVEL Team

Hayley Grande: I have enjoyed a wonderful year living at Novel. Everyone is friendly, the management is organized, and the amenities are fantastic. If you have the opportunity to work with leasing agents Jack and Becca, they’re the best! The leasing office also does a great job of putting on resident events and scheduling food trucks when possible. Darren the concierge is a friendly, helpful, and trustworthy presence in the building as well! I love the rooftop views and spaces. It really feels like a special occasion whenever I go upstairs in my own apartment building. Since the outdoor rooftop is a full loop around the perimeter of the building, it’s great for a quick outdoor walk when working from home. The two cons to this apartment are: - no barbells in the gym. There are plenty of equipment options to work-around, but not ideal. - difficult parking. This is a basic supply and demand problem. There are too many cars, not enough space in the Navy Yard. I will not knock Novel for this problem as it is neighborhood wide, and Becca was the most helpful and kind person in a stressful parking situation, warranting 5 stars.
Response: Greetings Hayley. Thank you so much for such a wonderful review! We cannot emphasize enough how grateful we feel when we read this type of comments, we love to hear that you feel happy, engage with our community activities, and that you enjoy our NOVEL South Capitol amenity spaces. We will make sure to honor your kudos to Becca, Jack, Darren and the leasing office in general. Lastly, we appreciate your cons feedback so we can work on improving those areas - Sincerely, Leasing Office Team!

Kelley Powell: I've lived in Novel South Capitol for close to a year, and it has been one of the best apartment buildings I've lived at in DC. You can't beat the location, amenities, and the incredible views. It's also one of the most dog friendly buildings I've seen in DC -- my pup loves it here. The leasing office, concierge, and maintenance team are all absolutely wonderful too!
Response: Kelley, thank you so much for providing us with feedback on your experience here! We really appreciate your positive review and are glad you and your pup love it here-we sure love having you both! Best, Alexa Sclavounos Assistant General Manager

Jonathan Cannon: I have been a resident of this building for the last three years and have nothing but positive things to say about the building. The building itself is beautiful and packed full of every amenity you could need or want. With the number of similar buildings it's hard to find one that stands out. What sets novel apart is the community and the staff. The staff are all exceptional. They are warm, friendly, and within reason will cater to every request. Always with a smile. The leasing office are part of that experience, especially Becca, Jack, Michael and Roxy. It's impossible not to stop and chat with them whenever passing through the lobby. They're warm, welcoming, and make you feel at home. They always go the extra mile, and make Novel standout from the crowd of mid rise apartments in Navy Yard!
Response: Jonathan, Thank you so much for this amazing review! We sure do love our chats in the lobby, as well as our short visits with your amazing Ellie! If there is every anything we can do to help you, please do not hesitate to reach out! We hope you continue to love your time at NOVEL South Capitol! - NOVEL South Capitol Management

Michelle Larkins: Becca was my leasing agent from the start. Our initial tour was so fun, and she made me feel like a long time friend, which was so comforting considering I moved to DC not knowing anyone close by. She also made the whole move in process effortless and less stressful. The community is so welcoming, and the staff has been great! Jack, the other leasing agent, was equally as great. Him and Becca are certainly a great team! The concierge Stephanie is also wonderful!!

Courtney McCartin: I moved into the Novel South Capitol 5 months ago and have loved every minute since. Lexi Sclavounos helped me through the entire process from touring to move in day and it couldn't have gone smoother. She and the entire Novel community made me feel at home immediately! The staff is great and super responsive and the building is clean, safe, comfortable and fun!
Response: Courtney, Thank you so much for the kind review! We are pleased to hear that Lexi made your application, and move-in process easier. We are so happy to have you be apart of our community, and want you to always feel at home here. Best, The NOVEL Team

Kuda Chonzi: The Novel is absolutely amazing! The staff is amazing! A great place to call "Home". The grounds and facilities are kept clean every day by friendly courteous workers. The workout rooms are open 24//7 are rarely crowded and the pool area is lovely. I have love my time here and will always recommend it to others." The entire staff always greet you with a smile and are very helpful to our needs, and are quick to attend to any problems that arise. Becca is an absolute gem, very professional, fun, enthusiastic, efficient, she takes her time to make sure that I have the home I want as well as need. By her being empathetic to my needs, I felt as if we had connected, building a relationship I could trust! Highly recommend anyone to lease through her! Mike and Lexi are always so friendly and so helpful when need be! very professional yet fun as well. Darren is also caring, kind and fair, always there to assist me and others in need. We have some good times together! Denise is the rock and glue of our community, she is so professional, kind, caring and truly inspirational. I appreciate all her efforts, in making sure our community operates as intended! Thank you Denise for everything you do. We all see you and we again appreciate you! I moved to this city a month ago! It has been tough! I truly appreciate how Novel takes care of me and anyone to say otherwise is wrong! This Novel is truly amazing! I wouldn't have seen myself actually living in a community such as this. It has exactly what I want and that is exactly what I need. Thank you Novel!
Response: Hi Kuda we are very happy to have provided you with such a positive experience so far at NOVEL. You words are so thoughtful and we love that you are enjoying your time here. NOVEL South Capitol is truly a special community. We cherish all our residents and staff members who make NOVEL the amazing place you call home! Please let us know if there is anything else we can do for you; we are more than happy to help! - NOVEL South Capitol Management

Alex Howle: Novel South Capitol is a great place to live. The location is great - equidistant between two metro lines and on the edge of Navy Yard, Capitol Hill, and Southwest. I’ve enjoyed living here. There are friendly staff and the building is kept well.
Response: Alex Howle, thank you for your kind words and this wonderful review! We hope you have a great day! Best, Alexa Sclavounos Assistant General Manager

WestEnd25 Apartments: what do users think?

Timothy McCormick: Recently moved to the building and have felt very welcomed by the staff who clearly work hard to create a community in the building. Almost everyone knew our names within a few days despite the large number of residents and guests they see every day, which helped us to feel at home after very little time. We moved back to DC from across the country and didn’t get to take a tour of the building, but we knew we liked the zone. Now, a few months in, I can happily say we made a great selection and are very happy with our living situation!
Response: Hi Timothy, we are delighted to hear you love your home and have felt welcomed by our amazing team! We love going the extra mile for resident satisfaction, and it means a lot to know our efforts are making a difference. Thank you for sharing your 5-star review.

Aalia Smith: Genuinely an incredible experience living here. Spacious units and great amenities and building support. The entire front desk staff and Terry and Robert are incredible and so welcoming. Laurie went out of her way to ensure my dog and I felt welcomed in the building and I can’t recommend Laurie enough and thank her enough for her kindness!!! I will be so sad to leave this building but hoping to come back and live here again in the future!
Response: Aalia, we are delighted to hear that Terry, Robert, Laurie, and the rest of our team left you impressed with their stellar service and appreciate you sharing your exceptional experience in our community. We will miss counting you among our valued residents!

Morgan Woodbridge: I have lived in this building for two years and I love it. The amenities are so beautiful and it is in the most perfect location. The people that work at the front desk are so kind and helpful and they always make my day brighter. In addition, the people that work in the building are so responsive and they deal with any issues I have, whether big or small, immediately. I couldn’t recommend this building more and I am truly grateful for the comfort and beautiful apartment it has provided me with.
Response: Hi Morgan, we love hearing that you are happy with your home, the beautiful amenities, and our caring team! We strive to go above and beyond for our residents, and we are thrilled that this goal has been reflected in your experience. Please continue to reach out anytime you need us.

Chueh Yang: I’ve been at this property for over 4 years now, and it’s been the best place I’ve ever lived. Even when times have gotten tough the management has been understanding and helpful. I ran into a rough patch during the pandemic with losing my job. And the assistant property manager Diane Long helped sign me up to get assistance through the Stay DC program. This was vital during the crisis for me to pay my bills and support myself. I can truly say the staff here at West End 25 look out for you like you’re family. I’m truly grateful and couldn’t ask for anything more.
Response: Chueh, we are deeply grateful for your kind words for Diane and the rest of our team. We truly care about our residents, and it means a lot that you were well taken care of during a difficult time. Thank you for being a loyal resident, and please continue to reach out anytime you need us.

Tito Baittiner: Apartment building with the best layouts and views in the area. Lacks with finishings in the apartment themselves. I have lived here the past 2 years and I don't regret it. Would have liked included car parking taking into consideration the high prices on the apartments.
Response: Hi Tito, thank you for sharing all the things you have loved about living in our community during the past two years! We appreciate your feedback about parking and will share this with the rest of our team. If we can add to your experience in any way, please let us know.

Yvonne Z.: I lived here for 2 years from 2018 to 2020 but had to relocate after graduation. I’m moving back to DC this summer and WestEnd25 was the first place that I reached out to. Unfortunately, none of my requests worked out. I reached out through Zillow, the WestEnd25 website and emailing the leasing office. I only heard back once with wrong information. I responded to correct the request but never heard back AGAIN. Anyways, my request never worked out and I was very disappointed. I’ve decided not to rent from them after all. This is sad because I had high expectations for them and always wanted to move back after I returned. The leasing office really needs improvements.
Response: Yvonne, thank you for considering us once again as your home. We are sorry to hear you had some difficulty connecting with our office team. If you're willing to give us another chance, you can email us directly at PM_WestEnd25@jbgsmith.com to talk further. We wish you all the best in your home search.

Cassidy Matteo: This building has my heart! I am beyond grateful to have had the chance to live here in dc! Robert, Terry and Shannae are amazing, as well as my guy Alerai (I apologize for the poor spelling) I love them all, they are so welcoming and beyond helpful. This place is home to me and my roommate. Room 305 loves you guys xoxo thanks for making DC feel like home❤️
Response: Hi Cassidy, it is lovely to hear Robert, Terry, Shannae, and Alerai have all helped you feel right at home in our community. We love taking care of our residents, and feedback like yours lets us know we're on the right track. Please continue to reach out whenever you need us!

Lina Bulakh: The location and quality of the building are 5 star! I feel safe here. It's not noisy from the street nor it is noisy from my neighbors. Good sound-proof building. The prices bite you, but... On the management side, Kendra Cooper has been amazing accommodating my fast-track move (in 5 days I've looked at the place and moved in)! Now, today is March 1, 2022 and here is an update on my situation after I had moved out on December 16. Since then, I am not able to get ANY action regarding refund of my 2 months early termination of rent fee payment. As I my unit was rented right after I had moved out (a proper 60 days notice was filed), the two month fee payment should be refunded short of days between the two rents. This was discussed and this is the rule this building management had explained to me in writing. When I got the final calculation, it was wrong. I came in to discuss it and we had agreed on the correct calculation. However, up until today, I keep sending emails after emails and after emails and all I am told is to wait. this has been now over a month! The amount of refund is close to $6K! I receive very polite responses to wait (how much more???) and no action. Please, please, I am begging you to resolve my issue. I hope this desperate plea can make a difference.
Response: Welcome to our community, Lina! We are proud to provide excellent service and beautiful homes, and it means a lot to know you're happy. Please feel free to reach out if we can uplift your experience in any way!

Basem Bader: "Amazing people, amazing amenities, and amazing service! Easily one of the most professional, clean, and comfortable places to live in DC! Everything from how easy it is to receive packages, to set up repair requests. West End 25 has made an amazing job."
Response: Basem, it makes us happy to hear our team, amenities, and community described as amazing! Thank you for brightening our day with your 5-star feedback. You can count on us anytime you need assistance.

Dami Aina: I signed my lease a week ago and I am writing specifically to commend Kendra Cooper's professionalism and help with getting me settled in my new apartment. She went above and beyond to ensure that all my questions were answered and even while she was not in the leasing office, she handed my case over to Laurie who was an absolutely kind person to work with. Robert at the concierge desk has been an absolutely kind professional, he takes the security of the building very seriously. I hope to come back to give positive reviews of my stay in my unit.
Response: Hi Dami, thank you for making a home with us! It means a lot to know that Kendra, Laurie, and Robert have made such a positive impression on you, and we hope you'll continue to reach out any time we can be of service. We appreciate your 5-star review. Welcome to our community!

Vaughan Place: what do users think?

Emma Loventhal: I never write reviews, but I have to warn those who are considering living here, because it’s not the luxury it claims to be. 1. There are rats. You can smell them in the lobby, and hear the scurrying in the ceiling. 2. We had a large leak into our apartment from a pipe explosion above, and it was very much unlivable for a month. We had no hotel compensation, and had to beg for them to give us a month compensation on rent. The situation was handled incredibly poorly, the leasing office did not do anything to make the situation better nor seem to care. 3. During this leak, Trusew entered our apartment without our permission. We were not home at the time, and never consented to workers and apartment staff entering without someone home. He touched and moved around my roommates stuff, and we still do not know why that occurred to this day. As three college students (women) sharing this apartment, we no longer felt secure in Vaughan place. As stated, we never gave consent to have anyone from the building enter our place without us home. This was violated, and when we confronted Trusew, he denied the situation, and said he had spoken to one of us, but “couldn’t remember who”. This was extremely disturbing and unprofessional. 4. The gym always has broken equipment. 5. The pool is never open because the new company will not find a lifeguard. 6. Our toilet, washing machine, and freezer were broken almost the entire year here. We constantly had to have maintenance come, and it was clear when we moved in they did not do appliance checks as they claim. 7. Maintenance never comes when you want them to. They come when they please. This makes getting things fixed extremely difficult. 8. For most of the year, we had our upstairs neighbor doing construction, and the banging could always be heard above us, and often woke us up and caused disturbances. This is just a short list of the issues we have had this year at Vaughan Place, and the end as the lease is almost up.
Response: Hello Emma, thank you for sharing your experience at Vaughan Place. We appreciate the feedback you have provided. As new owners we did inherit problems that were neglected by previous owners that we are actively treating. We do apologize for the inconveniences the water leak caused and compensation equal to a month's rentwas provided. All entires into your apartment were coordinated with at least one roommate. A meeting with our service manager has already taken place to discuss this matter. Please submit service requests for any broken appliances. Since our management took over we do not have any service requests for broken appliances. All of your other submitted requests have been completed. Our service team is efficient, professional and is always happy to assist. Our pool will open this Memorial Day weekend as scheduled. As an outdoors pool it is open until Labor Day weekend this September. We are unaware of any pool concerns under the previous ownership. Please direct any other questions or concerns to our Community Manager or feel free to reach out to ICanHelp@AirCommunities.com. Thank you, -Susan

Nick Russo: Extremely disappointed and dissatisfied with Vaughan Place. Moved from NJ to DC in August 2021 and noticed the first red flag when at move-in, I could not get my wireless router because the desk staff was overwhelmed with packages (all the while I could see the router behind the desk). This continued to happen through my lease with the high turnover rate of staff and inefficiency of handling packages. I also had many packages lost/was notified of other packages that weren't mine because the staff did not want to check the name/apartment number to ensure packages were being delivered to the right place. Second red flag - no one could get into the parking lot because concierge never opened the gate for guests/Ubers/etc. so I had to always go out and let them in and let them out. Third red flag - work orders that were submitted had instructions/specific requests to follow and they were overlooked or ignored. Fourth red flag - new management company came in around October 2021 and wanted to increase my rent on a one bed, one bath at lease renewal by more than 20% and with no solid justification. Sorry, this place was NOT worth a rent hike by that much, particularly with the mismanagement of the property. Additionally, when asked to have someone from management adjust the increase to potentially keep me as a tenant, I was promised a call back and guidance and never heard back. Fifth red flag - the gym was advertised as having "state of the art equipment"....so why was almost every machine broken? Final red flag - when I thankfully moved out in February 2022, I cleaned the apartment and made sure everything was ready to go for the next tenant. Sadly, I was charged $150 for a cleaning fee because "regardless if you cleaned it, a professional, outside company has to come in and clean it." There was no transparency in this and whether or not this was an option to utilize, otherwise I wouldn't have cleaned the apartment. Overall, if I could do this all again, knowing what I know now, I would NEVER move to Vaughan Place...and glad I left when I did!
Response: Hello Nick, thank you for sharing your experience at Vaughan Place. We appreciate the feedback you have provided. As new managers of Vaughan Place we have had some wrinkles to iron out, one being getting the package locker system running smoothly. We apologize if at any time you felt our customer service did not meet your expectations. As we continue to improve our concierge services, receive and install ordered fitness equipment and improve our overall resident services it will be our loyal residents that help us grow and become a better community. Our focus is always on the resident experience and we often request feedback. We regret that we missed an opportunity to take advantage of your feedback while you were still a resident. Please reach out toICanHelp@AirCommunities.com if you have further questions or concerns. We hope you are happily settled and we wish you the best. -Susan

Elizabeth Ellis: Not only did the new management give me a lease renewal $400 higher than my original lease, they dishonestly told me a week prior that my rent would not increase. I have never missed a rent payment or been late and they increased my rent by over $400 a month. The prices that this new management thinks they can charge are completely insane. Multiple people from the leasing office have told me that they are trying to see if they can do something about the renewal price, but it has been 3 weeks and now their office is ghosting me. They will not answer my calls or return my voicemails. Extremely disappointed with this new management. No way is a studio apartment in this building worth $2,000.
Response: Hello Elizabeth, I am very sorry to hear about your recent experience at our community. We are looking into this and I will get back with you. Please do not hesitate to reach out to me directly with any questions at ICanHelp@AirCommunities.com, I’d be happy to assist you. -Susan

Sulaiman Wasty: The worst property management in the entire Washington area. Do NOT move here--either as a tenant or an owner The leasing agents are prima donnas. There was a competent manager: Jennifer Webb who has moved on. Overpriced. Not enough technicians. !920s equipment and appliances., Rats and cockroaches roaming around. Structural defects in the garden and village apartments. Find a much better place in the neighborhood. Nicer places galore.
Response: Hello Sulaiman, thank you for taking the time to leave your feedback. I apologize that you had a negative experience at our community. We would like to address your experiences more directly but we unfortunately cannot find you in our system by the name you posted under. Please feel free to reach out to me at ICanHelp@aircommunities.com so we can discuss further. -Susan

Nik Nicaj: Absolutely atrocious apartment complex with the worst organization and management I have ever witnessed. I’ve had over one thousand dollars of packages gone missing from concierge (one of which took 6 MONTHS to get reimbursed). I went without a washer and dryer for over a month! I’ve had maintenance straight up lie about repairing broken things. My AC broke three times over the summer - and once, it took over a week for someone to even look at it, and another week to be fixed! Anytime you need to speak to management, they will say what you want to hear, then never get back to you. Took me 3 weeks to get an email back in regards to negotiating my lease, but now I’m over it and am moving. Do yourself a favor and stay away!
Response: Hello Nik, thank you for sharing your experience at Vaughan Place. We appreciate the feedback you have provided. We apologize that you feel our community has been mismanaged and our customer service has not met your expectations. Our management company purchased Vaughan Place in October and most of your concerns were present before we owned this community. We will certainly take the time to address any questions you may have as well as present concerns that may have been missed. Sorting out our package delivery has been a lesson in patience and organizational skills. We understand your frustrations and we are moving forward in hopes of providing better service in this area. Our maintenance team works hard to complete most service requests within 48 hours. Jobs needing parts ordered wil take longer and shipping times are out of our control. We would like to address your other concerns with you directly but we are unable to locate your customer records. Please contact me atICanHelp@aircommunities.com so we can assist further. We look forward to hearing from you! -Susan

Melissa B: PAY MORE, GET LESS! This should be the official motto for Washington, D.C.'s Vaughan Place and owner AIR Communities, where: *rent keeps going up, up, up *services keep going down, down, down Live here knowing the frustrations will begin the second you need anything, ever. Will you ever get the package you ordered? Maybe, maybe not...and don't count on anyone who works here caring. Per my fellow residents (because good luck getting ahold of management), Vaughan Place has outsourced its package "service" - so instead of helping you find the package they lost, they'll hand you contact info for an outside company and tell you to figure it out on your own. Need help with something else? Too bad. The people who work the front desk (with one exception) Just. Don't. Care. Or they're temps, and no one bothered to tell them where anything is. Get used to hearing "sorry, I don't know." Or, "try coming back tomorrow" (so it's someone else's problem). Particularly annoying is non-access to the fitness room; this amenity may be included as part of the steep price of living at Vaughan Place, but you probably won't be able to use it. Why? Because you need a special fob, which is fine, except that nobody at the front/concierge desk (which is actually in charge of the fobs) knows where they are, and there's no one they can ask. Sometimes, when they really dig, they'll finally find a fob but - guess what? It doesn't work. (Granted, I only tried five or six times; maybe the seventh would've been a charm.) These are just a few examples. Come live here and find out the meaning of utter and complete incompetence for yourself. An exception to the almost non-existent management and poor service: the maintenance staff, which seems to be doing its best under remarkably shoddy management. Pity. Vaughan Place had some issues before "AIR Communities" took over, but this level of apathy is absurd. And no excuses for new management "getting the kinks out" - unless the allotted "grace period" is forever. Come to think of it, the name of the new management/owner - "AIR Communities" - is incredibly self-descriptive: Any help or assistance you need is...like air. Invisible.
Response: Hello Melissa, thank you for sharing your experience at Vaughan Place. We appreciate the feedback you have provided. We use market rates and we feel our rates are competitive and on par with similar communities within our area. Several factors determining these rates will be our location, the apartments features. availability and the lease length. As mentioned in your lease, the rent that is paid each month is for your home, which we will continue to provide and maintain to the highest standards. It is our loyal residents that help us grow and become a better community. We apologize if at any time you felt our customer service did not meet your expectations. Any concerns expressed or that may have been previously missed, we would certainly take the time to address. I would like to address your experience here at Vaughan Place more directly but we unfortunately cannot find you in our system by the name you posted under. Please feel free to reach out to me atICanHelp@aircommunities.com so we can discuss further. - Susan

Lindsey D: Edited and updated review: I've tried very hard to be cordial and understanding to the issues with the management of this community. But after 8 months of living here and countless back-and-forths with management, I would NOT recommend living here. Management is unresponsive (although they always go out of their way to respond to google reviews - very interesting!) and uncooperative. Pros: Safe community, neighbors are generally quiet and respectful, dog friendly, lots of parking Cons: -Fitness center equipment always broken. I reported this more than 4 months ago and was told the gym is "being redone" under the new management, but NO changes have been made at all. It doesn't take months to replace equipment that is dangerous to use (weights not secured, treadmill speed increases but does not decrease) -Gate for restricted parking area is constantly broken and management leaves it fully open during the day so workmen (painters, electricians) can park there (there is AMPLE street parking and giant work vans prevent residents from parking in the spots that they paid for) - this means that your car + several building entrances are fully - and knowingly- left unsecured throughout the day. -CONSTANT loud & unneccesary maintenance of buildings - I have lived here for 8 months and there has not been ONE DAY where there have not been maintenance crews working on erroneous things (currently they are sawing down the paint on the stair railing outside the building - metal on metal- and they've been doing this for 6 hours a day for 2 weeks- just to...change the paint color of the railing? Absurd.) -Package room - NIGHTMARE! You will be told that having your packages accepted is an "amenity", but actually getting your package from the concierge is ridiculous - every.single. time. I have been told they "cannot find" my package or I need to "come back later" to get the package. Was told by management the last time they lost an expensive package and then were rude about it that they will soon be installing "package lockers" and "making things easier" - this was 5 months ago, no changes have been made at all. I have my packages sent to a friend - 45 minutes away - just to avoid their package room service - I refuse to lose more money and more packages just because Vaughn Place can't get it together. -Management inaccessible - if you call the community, you will rarely speak to someone actually in the community, you will be routed to their national call center and be told you will get a call back. IF you actually get in touch with someone from management, you will be gaslit: you will be asked "why this issue hasn't been reported before", you will be told "no one else has ever reported this issue", and you will be told that they need time to "follow up" - overall just really frustrating customer service from management. This part of the DC is absolutely beautiful, but Vaughn Place provides a truly terrible quality of life and resident experience. Move somewhere else.
Response: Lindsey, thank you for your good review! We hope our recent changes will be positive growth for this community going forward. We appreciate you sharing your thoughts and feedback! - Susan

Carolina: I've lived at the Vaughan Place (VP) for over 5 years now. The new owners/management company are by far the best while I've lived here. Maintenance team is incredibly nice, quick and efficient. The changes that VP is making/planning to make are really nice. I'm excited to see what is to come, and am hopeful that there are more positive experiences with this new management team. Unfortunately, I had terrible experiences with the previous owners/management companies-- they were absolutely terrible. Let's hope the new management company keeps up the good work! Perks of VP: sense of community, quiet while in the city, pet friendly, access to the pool during the summer, access to the gym 24/7, as well as a shuttle to and from the Tenleytown metro station. There's also a coffee machine for free complimentary hot beverages in the high rise/main building lobby. 5 minute walk to Cathedral Commons: Giant, CVS, Loyal Companion, Barcelona Bar & Restaurant, Cactus Cantina, etc. There's also a hair salon, gift shop, dry cleaning, and urgent care within a 1 minute walk from the lobby.
Response: Hello Carolina and thank you for such a nice review of Vaughan Place! Wonderful to hear that you appreciate our new management and maintenance staffs! This is a quiet place with many amenities and a great location. Thank you for being a long term resident! - Karen

Esra Akkaya: With its small buildings voughan place is very silent and neat place. Has a sports center and main building gives you a good service like keeping your posts and cargo while you are not at home. Lots of trees and squarrels :) love it!
Response: Hi Esra, Thank you for your five-star rating of Vaughan Place! We are thrilled that you love living here. We take pride in being able to provide a beautiful community and outstanding amenities for our residents. Please enjoy them as much as you can!

Elaine Smith: I lived here for two years and made every single payment on time. When I moved out, the several hundred dollars in my account was never refunded to me. Many phone calls and emails over the course of over three months were ignored. Per DC law, I should have received a check within 45 days, but it has now been over three months with no email or phone call from anyone. Nichole is impossible to get ahold of and does not answer emails. Maybe it's the constant management turnover, or maybe it's just negligence, but either way, don't expect to get your deposit back. The number they're giving in their response to negative reviews is the same front desk number I've been calling for months. The receptionist answers, and nobody else is ever in the office to answer questions or help with this issue (or several others I had during my time living there).
Response: Thank you for your review of Vaughan Place, Elaine. We're sorry for your disappointing opinion of our management, as our goal is to serve our residents with excellent service and communication, even after they've departed our community. Please accept our apologies for any delay in communication regarding your deposit. Please contact us at 202-806-8880 so that we may review your account. Thanks again.

The Colonel: what do users think?

Callie Gable: I have loved living here! Andrew met all of my requests during the leasing process and went out of his way to help me to transfer my lease when I unexpectedly had to leave town. He definitely goes above and beyond. The location is incredible, the building is well maintained, it is very dog friendly, and the other tenants are super friendly. I highly recommend The Colonel to any young professional.

Huey O: I just moved into The Colonel and have been very impressed with the location, apartment, and management. Andrew was extremely accommodating during the process. I signed a lease and showed up the following day to move in, and the staff went above and beyond to make that happen. The apartment is great and the location offers lots of great food and bar options nearby. Highly recommend!

Bebe Albornoz: Andrew is such a friendly, refreshingly transparent property manager! He was very communicative, helpful, and accommodating. I would definitely recommend seeking out his help as you tour the building or are in the midst of searching for different apartments in the area.

Kyra Robinson: I love my new Apt. Rooftop is amazing very easy to rent for occasions.Close to all of dc nightlife, shopping and restaurants.Reddit will make sure you have everything that you want in your new home. She’s absolutely the best !

Chomp Lobstah: Very unsafe. You share trash with the neighboring restaurants and rats infest those areas including the commons courtyard. Intruders get in and steal packages as well as units on the ground level. Very high turnover of property managers so issues take lots of time to address. Overpriced for what you get.

'Nelle K.: Very friendly staff!! Andrew was very helpful and understanding when assisting me in finding a place in their community.

Philip Cave: The apartment is located in an amazing neighborhood, and the units are prime for city living!!

Charlie Ruehr: Very friendly and easy move in. Love location and apt is great

Paradise At Parkside Apartments: what do users think?

Asa Kazana: Called last night (emergency maintenance) due to a leak and woke up to this disaster this morning. Also won’t get started on how the carpet requires to be redone and all the other plumbing issues that have arisen in this unit. If I could give it 0 stars I would. For $1399 maker rent (no Government assistance) you would think they would value their tents. Not sure when this will be repaired, but I’ll be sure to update this review to reflect repair time. Update: I was give a repair date of Friday, May 20th between 9am-4pm. Well no call no show and I had to call the maintenance number 3 times (4:05, 4:58, 5:10) and didn’t get a call back until about 5:45 and was told they would look into why no one came so a whole day wasted. I was given another call back 15 minutes later with an option of Saturday or Monday for repair. So I gave up half my Saturday because who wants to wait an entire 7 days before having their issues fixed. Well now the ceiling is repaired thankfully. But I’m sure I’ll see the maintenance team Monday or whenever because they forgot their fan/ dryer thing.

Ivory Walker: The temperatures in these are apartments are not safe for anyone living there! I have family here and the temperature in the apartment is hotter than it is outside! Living on the 3rd floor has to be literally hell. We all no heat rises. Multiple calls to the office, Multiple maintenance visits and calls, Multiple voice-mails and absolutely nothing has changed or been fixed in the unit. I'll try calling again today on behalf of my family member living here. Not worth the rent to live in that place.

Raiiney Greene: The apartment is decent but the staff is not professional.. the Maintenance is lazy and half do there job. When I moved in it was very dirty the cabinets, the refrigerator, and the stove it still had old pans inside. It was dead bugs everywhere all they did was paint and spray bug spray.

Donniece: I have lived here for quite awhile. While eveeyone is nice these places become nice infested due to poor prevention by the owners. Outside of the strong smell of weed and loud music my biggest complaint is the mice infestation

Aria Howard: This residence is a complete joke. Invest your money and time into something better. I spent more time here than I wanna admit and leaving has been one of the most fulfilling things I could have done for myself. The whole property is trash. They can tear it down and make better use of the space.

LeBria Abbott: I’m really starting to hate this complex. They cut the water off at anytime of the day without notifying residents. Then when u call to ask when will it be back on they get smart.

Kindily Huio: It was good period and if still it

Shaquan Smoot: i visit the apartment on monday for a 2bedroom it was very nice and i really wanted it .the woman told me to come back with my papperwork so i came back thurday the woman said she was goin on break and didnt no what time she goin to be done this was at 1:00pm so i came back 3:45 pm and i was tryin give her my pay stubs and she said i didnt qualify without even lookin at them even though i knew i did ..she was very nasty and unprofessional .

Lestine Colbert: I used to work here in the 90’s. Guess I’m dating myself. This place has always been mismanaged and lots of killings in the 90’s. Looks like it’s still the same!

Anita Wilkins: Good morning I like to moe here at this apartment it's good location and the bus stop at the door.
