Genny Rodriguez Castillo: We were very excited that we found a place to live close to downtown DC and its not so expensive like other apartments around the area. We went to the leasing office in February looking for a 2 bdr apt which wasn't available until April 1st. Me and my friends paid 125.00 for the apartment holding fee plus 50.00 per application for each of us, we were three applicants so 150.00 total for applications. We were told that we could take a look at the apartment the last week of March. We went there and the apartment was still occupied. I never heard from them again. March 31st I received a call from the manager Nigel saying that my apartment was ready to move the next day, we weren't ready to move because of what was happening with covid plus they never got in touch with us before that call. So we agreed that we move May 1st. Never heard from them again. I sent emails to Joshua and he never responded. We decided to go to the office to make sure everything was ready for us to move May 1st. The manager told us the apartment is not ready. Really? You call me a month ago telling me the apartment is ready for us to move so what is going on? Without explanations the manager said that they have another 2 bdr apt available. He gave us the keys to go see the apartment ourselves. We got in to the elevator and as soon as we got off the elevator we noticed how old and dirty the building is. The carpet is nasty there are old stains, roaches everywhere and the smell is horrible. The walls are dirty and the smell in the hallways is terrible no ventilation at all. We are glad they didn't give us the apartment because we could not leave in such a dirty terrible place. If you are going to lease here. Make sure they show you the apt and not only the lobby because the lobby looks nice but in the hallways upstairs is really really nasty.

Caleb Pase: Quality staff. Dog friendly. 24/7 doorman is a huge plus. We’ve always gotten our packages! A lot of nice folks and families live here and in the neighborhood. The renovations are especially nice and make you feel cozy at home. First time renting in DC and it’s been a blast so far.

Cathleen Carr: We have loved our experience at The Saratoga thus far. From the beginning, the leasing staff were responsive and helpful and that has carried into our lease with the concierge staff as well. This is a great location to be in walking distance to metro, a grocery store and a few restaurant options along the way. The neighborhood is wonderful with the park and tennis courts close by so there are always families and action going on. We love our apartment with all of the updates and the courtyard even has little herbs that the residents can use. So happy with our decision to live here and couldn't recommend it more to people!

Stacey Scholl: My husband and I have really enjoyed the nearly two years we've lived at Saratoga. The maintenance staff and desk staff are super attentive and quick to respond to requests. The common areas are kept clean and well-lit. The gym has some good features and for the most part neighbors are quiet. The management hosts nice get togethers throughout the year--not too many so you feel overwhelmed. The renovations over a year ago have really made it a nice place to live. The few things that annoy us are mostly manageable: people steal grocery carts from local stores and leave them in random areas of the building, the grills in the common area run out of propane quickly (always a good idea to check before you plan a cook-out) and they have weird rules about using the back gate, which would otherwise let families use the nice playground right behind the building.

Elaine Guevara: I love living here. A major selling point was the nice kitchen you can actually prepare a meal in (counter space!). The building is quiet and well maintained. The leasing, front desk, and maintenance staff are fantastic. Our minor maintenance requests have been addressed really promptly and professionally. The gym is the best apartment building gym I've used. It actually incentivizes working out. I love having the washing and dryer in unit. It's the first place I've lived that had that and I am surprised what a difference it makes. There is a coffee/espresso maker in the lobby and they just got a fizzy water maker! Picking up packages is a breeze. My husband and I hang out on the lovely, peaceful patio often. We were saying living here feels like being at places we've gone on vacation to. We lived in Woodley Park before, which we really enjoyed, and I was a little worried that this would feel further area from work and DC attractions. But I actually feel this might be a better location. I love being close to Bread Furst and Politics and Prose and still near the park, including Soapstone Valley Trail. Having Giant and CVS on my walk from the train is also a huge time saver. We are moving because I got a job in another state, but I'm sad to go. I feel like all the conveniences and pleasures of living here really perceptibly improved our quality of life. I guess my only "constructive criticism" would be on the state of the bike room, which has a lot of room for improvement [check out the one in The Brandywine next door :) ]. And one thing I can't comment on is rent increases because we only lived here a year - that was something I was concerned about because this building is not rent controlled. But overall I can't recommend living here enough - I swear did not get asked to write this :D I just know how harrowing looking for housing in this city can be and it is such a relief to find somewhere good, no tricks.

HannaElizabeth Johnson: The gentleman at the front desk was extremely rude to me. I’ve never been to this apartment building before. I was delivering food. Mot once did he say hello or how i was doing. Seemed like he had an attitude. When i left he didn’t speak nor did I. I asked him his name he didn’t give it to me. I’m very nice and have manners. It’s extremely unacceptable for him to treat me that way.

The location is fantastic, the building and its amenities are of really great quality and the staff is very friendly and helpful as well. Kimberly Jamison: We absolutely loved our time living in Eliot on 4th. The location in SW DC can't be beat. We loved the large windows and extremely functional layout in our apartment. We enjoyed the rooftop amenities, the courtyard space, and occasionally working from home in the lounge area downstairs. However, after almost 4 years of renting as excellent tenants, when we asked to end our lease one month early, the Mill Creek team said that the only thing that they could do for us was allow us to pay a one month "penalty" for early lease termination. (Which is essentially the same thing as just finishing out our lease...) That unfortunate ending to our time at Eliot on 4th definitely put a damper on our overall experience.

Deborah Epstein: I'm a new resident of Ellott on 4th but I want to share my experience with Ndidi Ukaibe in the leasing office. I submitted my application over the Christmas holiday when DC was hitting it's Covid spike. She was amazing, she walked me through the process with patience, she expressed sympathy and cared about my situation with professionalism and kindness. She was working alone in the leasing office and still managed to respond to me in a reasonable amount of time. I had a few bumps in my application process that required flexibility and understanding she responded with both. She easily could have filled my apartment with all the people waiting in line to get into that building. The building is beautiful, the amenities are quality, and the location is amazing.I looked at apartments for 6 months before choosing Elliot on 4th and couldn't be more excited about being a resident.

Victor Sage: The building is okay. The apartment finishes are mediocre at best or in the case of the cabinets downright awful. We moved in during Covid without having been able to visit the unit before hand and relied on a video walkthrough. Living here was okay. When we first moved in all the staff was amazing and super friendly but shortly after management fired everyone and then it was constant turnover for the entire time we lived there. It wasn't necesarily bad for us but you could feel the tension with the staff which was a bit uncomfortable. We pay enough money to live there they should treat and pay the staff that run the day to day operations of the building fairly. The biggest complaint we have though is about the utilities. In additional to your own electricity that you pay to Pepco directly you have to pay the building itself for water, sewer, HVAC, etc. They are supposed to be individually metered but it's pretty obvious they just make them up. Every resident we knew had the same issue. You could be gone for two weeks in one month and the utility bill could be higher than the previous month when you were there every day. Some months the utilities were for the same amount like they just copy/pasted the bills and didn't care. One thing is for certain the values always went up and never down. Each month it was just a little bit more. If you're looking at the Eliot I would recommend looking elsewhere. There are much nicer buildings in the area where the units go for the same rate. We could only make it one year and we are very glad to have moved on.

Fredrick Martin: I've enjoyed living at the Eliot on 4th. The property is great and the amenities are very good. The details of having soft music paly in the hallways along with the fresh smell of simple sage is a nice touch. The staff has been helpful and I've enjoyed working with Ndidi in the leasing office.

Maria Hurt: I really enjoyed my time living in this building. Location is amazing and hard to beat. My one bedroom was perfect and super comfortable space-wise. Nothing about the building is causing me to move out – just moving into a bigger place with my fiancé. Leasing office is average. Ndidi was impossible to get a hold of while I was applying, so maybe try to get a different leasing agent at the beginning. But it was worth it to keep bugging and eventually got through it and moved in. William has taken over for my move-out information and has been responsive and helpful so far. Only maintenance issue I ran into was a time period where a marijuana smell was coming through the bathroom and hallways. I will say the building handled it well and got it resolved quickly. Other than that, I did not have any issues with the apartment itself. One con is that lately there have been a lot of mandatory DC water shut offs at really inconvenient times (i.e. 8:00pm for eight hours, not great) with very short notice. It would be helpful to get more notice, but fully aware that can be out of the building’s control most of the time. Overall the building is really nice to live in. Amenities and location are great and the rooftop pool was always nice in the summer. Concierge is fine too. They are there 24/7 and always helpful with packages. All in all, good building to live in if you want a luxury building close to the city/Wharf!

Cynthia Gross: Trellis house really is a beautiful building and in a great area in terms of transportation convenience. The leasing team is great (Banessa was super helpful throughout the application process), as well as a few concierge staff. I really only have 2 complaints. The structure of this building seems to have been poorly made. The walls are so thin, you can hear word for word conversations from neighbors. There are “quiet hours” in place but some tenants either don’t respect this policy or don’t realize how loud they are. There’s also daily smell of smoke in the hallway even though this is a non smoking building but this is not as big of a concern for me. The leasing team has been responsive and helpful in terms of dealing with my complaints (particularly Claudia has been extremely nice and accommodating) but the issues persist. If you are sensitive to sound, I would not recommend this building. Otherwise moving in was super easy with full access to the dock, the amenities are great, building is clean, location is great, apartment appliances are good, maintenance turnaround is quick, and receiving delivery/packages is super convenient with 24 hour concierge.

Omoyeni Oyekola: Beware, trellis house is ridiculously expensive and will charge you for anything. I and my roommate moved out of our old apartment and we thought we were done paying all the charges. Until, we got an email saying we had to pay $250 for the stovetop. There were no dents, nor scratches. Just normal wear and tear, that I am pretty sure could be removed with soap & iron sponge. The only reason I didn’t clean it myself was because we paid for $175 for the deep cleaning option offered by Trellis. After paying, I remember the leasing agent saying, “you don’t have to clean anything, just move out and we will take care of the cleaning.” It is frustrating that we pay so much for rent, yet we have to be extra cautious while cooking. Like, we only cooked about twice or thrice a month!

Yeni Oyekola: When I first moved in, I sent a couple of videos of the apartment to my parents and I remember my dad saying “you live in an hotel” Trellis is a beautiful apartment with lots of amenities. My favorite amenities are the sky terrace (the view from the 6th floor is so amazing) and the productivity hub (I actually get a lot of work done there). The environment gives you a sense of ambiance and comfort. There’s even a private dining area and a yoga room. When I moved in, I only had one problem, my upstairs neighbor was a bit heavy footed. I should have complained from the beginning but I was worried about being a nuisance. But the noise became so unbearable that I had to make a complaint to management. The first person I spoke to wasn’t of much help. But I got an email from the property manager the very next business day. We interacted and scheduled a phone call. When we got on the call, he really listened, he didn’t overlook any of my issues. Not only did he promise to call my upstairs neighbor to see if they could quiet down, add rugs or carpet; he also said they would get me a white noise canceling machine. That was above and beyond for me, that call really made me feel valued and cared for. Ever since that call, I almost never hear my upstairs neighbor anymore and I also received the white noise canceling machine. Trellis is a beautiful apartment with a manager that really cares.

Heather Gillies: I lived in a studio apartment in Trellis House for two years, and unfortunately had to move out for personal reasons - I wish I could have stayed! The building is beautiful and the amenities are top notch. The building management changed in the middle of the pandemic and I was concerned that the standard of service would drop (as it does sometimes when apartments change management), but I'm happy to report that it didn't. The new staff have also taken care of my every need, from urgent maintenance requests, to moving packages for me, and even sending me birthday wishes. A special shout out to Tiana and her warm demeanor at the front desk, and Claudia in the leasing office who helped make my move-out seamless and answered all of my questions.

Laura Palazio: We have been at Trellis House for a year and a half it's a great building. Over the summer, we wanted to upgrade to a larger unit and Claudia and Wayne in the leasing office were incredibly helpful and responsive. All staff in the building, from concierge to housekeeping, are very friendly. The building is very well maintained and always spotless. Maintenance requests are answered promptly. You also can't beat the location of this building as well as the beautiful amenities (which are now open again!).

Robin Doody: This is a great building. It's in the heart of the city with delightful amenities, but more than that, the staff is so nice to work with. Zx Tanger: Don’t rent here. Strong bad smells in the lobby and across apartment halls on various levels. Inconsiderate and unwelcoming leasing office with slow response times which is a major red flag. Beware also - many apartments have poor natural lighting due to facing inwards despite there being ample windows.

Lorena Roque: I felt like I need to write a review of my building as I just helped my boyfriend through the DC rental market (we all know how tough it is). I’ve lived at the envoy for almost 3 years now, and I love it. I first lived in a very spacious and renovated studio and now live in a 1 bedroom. Both units have beautiful big windows, new appliances and are very wide in terms of square feet. (Unlike the newer type buildings being built that are extremely narrow). Maintenance has always been very speedy if I run into an issue, they fix it the same day most of the time. Devon was a gem at the front desk and now Christian is so friendly and always puts residents first. I’ve never had an issue with leasing and the process to moving units within the building was speedy and quick! Thanks for making it a breeze to live here!

Jordan Wolfe: I've lived in The Envoy for four years now and have loved the building and community. The staff always goes out of their way to be helpful, the rooftop terrace and clubroom are breathtakingly gorgeous, and all of the residents are friendly. I recently moved from my studio to a new one bedroom in the building and had a smooth and seamless transition with the help of April Smith and the rest of the leasing and front desk staff. My apartment is newly renovated with hardwood floors and new appliances and is exactly what I was looking for. I would definitely recommend The Envoy to those looking for luxury apartments near parks (Meridian Hill Park is literally across the street, a few footsteps away), grocery stores (Harris Teeter is right behind the building and Target is just up the street), and between useful Metros (Columbia Heights, U St, and DuPont Circle metros are all walking distance).

Matt Zappala: I was a tenant at the Envoy for 6 years (2014 until August 2020) and have absolutely nothing negative to say! The only reason why I left is to up-size to a condo. Davon at the front desk is absolutely the best, he was always happy and helpful, even during all of the chaos that has been going on this year. The building is clean, with an immaculate lobby and rooftop terrace that has breathtaking views of the city (it is technically above the height restriction due to a loophole in the law, so your view is completely unobstructed!!). The maintenance team was always courteous and helpful in the uncommon times where I needed them to help me. My unit was quiet, the space was clean and easy to maintain and you are pretty much left alone in the building unless you want to seek out new friends. Nothing here feels forced, and I am going to miss spending countless hours venturing the great neighborhood.

Charise Good: I am a Property Manager with another company, and customer service is extremely important to me. I had to relocate a few of my residents while their building is being renovated. I moved two of my residents to The Envoy, I can honestly say April the Leasing Manager is awesome. April was very patient with me and my residents. April is very professional and has excellent customer service. Out of all the properties we applied to, April is the only one that showed us around the property and made my residents feel like they were at home. I do recommend The Envoy based on customer service, location, nice size units, and well-maintained building. Thank you, April, for everything!

Bejani Turley: I’m a new tenant & have visited plenty of apartments in the DC area and this has by far been the most friendliest and informative staff I encountered. The place is clean and all of the staff are helpful. Starting with the amazing service and patience from April over the phone followed by a tour and closing with the manager Sean.

Colby May: I’ve lived at the envoy for a little over two years now. It has been nothing but a headache. Management is inconsiderate and unreliable. Our apartment ceiling has been leaking consistently over the course of this time. On several occasions a literal deluge of water pouring through the ceiling in the middle of the night. Every time it is the same. One of the poor workers comes and does a patch up job, and soon after it happens again. Manager Sean Cobbler has been emailed several times in regards to this and he either ignores or dismisses our concerns, even stating “I can’t promise that it won’t happen again.” If you enjoy terrible customer service or feeling like a burden for wanting to live in a reliable apartment- please come live here.

Cody Barnhart: This review is for the staff and my move in experience, as I've only been here about a month. I worked with April Smith while conducting my apartment search. She made the process of "feeling out" The Envoy very easy. Set me up with multiple self guided tours, responded quickly whenever I reached out with a question, even helped organize and see me through the entire move in process (getting keys together, maintenance requests, loading dock space, minor lease updates, etc.). She basically ran point on everything and did it in a professional, kind, efficient manner. Moving in to a new spot can be hectic, sometimes even rough. April made this easy and smoothed out any bumps that came up. So far, all of my interactions with building staff have been positive, not just April, but she stands out as I've worked with her the most.

Joseph King: I've lived here 12 months and would give it a solid 3.8 stars, all things considered. The building's generally quiet, presumably so long as you're not in one of the apartments directly on 16th Street. It lacks the amenities of more modern buildings; there's no gym and the rooftop is inaccessible, and as far as I know there's been no progress on that despite being reassured one year ago that it would open soon. Yet for DC it's relatively inexpensive price-wise. That said, the building definitely hasn't been updated since the 1980s (at least the apartments and hallways I've seen) or if it has, it was done on a shoestring. I haven't met Jaime, the building manager, but she hasn't been super responsive to emails. Repairs get done.. generally fairly slowly.. and not well. The HVAC seems to be an ongoing problem and has never worked right in my apartment (again, cheap..). As I understand talking to other residents, this problem is not uncommon. I fortunately haven't had problems with rodents or roaches, but I have heard from lower floors that it's more of an issue.

Jessica Lord: I've lived here for a little over a year and wish I had found it sooner to save me from the misery that can be DC renting. Close to U Street, Adams Morgan, and Columbia Heights, while being a bit quieter of a place to reside. Reasonably priced for the location and area, plus it's regulated by % rental increase so the rent can't be unreasonably increased. I live on the first floor and have never had any rodent problems - I've never even seen one on or near the property. The management is diligent in having pest techs check and treat the place regularly. For transit, there's a S1/2/4 bus stop right out front. There's also a large laundry facility in the building and parking options for an additional fee. Most importantly, the concierge and staff are incredibly amenable and make you feel at home. The only reason I am leaving is due to a move outside of the area.

Brooke Stuedell: I have lived here for 5 years and until this year would have said great things about the building. They are trying to raise our rent 42% to “match” the nearby buildings despite not having the same amenities. They clearly don’t have any loyalty to current tenants. On top of that, our washer has been broken for nearly a month and they have barely tried to help including allowing an inch of sitting water to stay over the weekend when the washer didn’t drain. Go to the nicer buildings and likely get a better rate and better customer service.

David Fanta: This place is truly amazing. It is conveniently located. The amenities the community has to offer are unbeatable. The fitness center is my favorite! Aicha Dougan: The Batley is a great community to live in. The staff are amazing, the amenities are great, and the building is kept extremely clean. Chris, my leasing agent, is phenomenal! From start to finish, he made my move-in process a smooth one. By far the best move-in I’ve had, and I have lived in many apartments. When I was touring, he really customized my tours for me, showing me what he thought would be good units based off what I wanted. I toured so many apartments in my hunt, but the experience at the Batley alone was enough to make me want to move here. In addition, my neighbors have all been incredible people. Erin Petrey: I love this building! The location is incredible, the spaces great, the staff great, and the apartments spacious. The leasing staff - especially Chris - are great. He gave me an exceptional personal experience and took care of everything along the way. I love seeing him around the building and catching up, and I always know any concerns I have will be addressed swiftly and completely. I will say it would be better if there were more recessed lighting in the units. I understand sometimes developers (which is not the current owner) omit them to save money, but it makes a huge difference on lighting. Overall, I highly recommend this building if you want to live right in the middle of a rapidly growing neighborhood with great amenities and staff.

Taylor Jaczko: I’ve lived at The Kiley for several months now, and have nothing but positive things to say! Ray and Annie in the leasing office were incredibly helpful in setting me up at this community, and have been quick to answer any questions I’ve had since. The concierge staff is also very friendly and happy to assist. My studio unit itself has a great layout and is a terrific value. The building’s amenities are wonderful, and more have been added since my initial move. I had an issue with my fridge when I first moved in, and maintenance was quick to replace it. Overall I’d highly recommend this building to anyone who wants a low key and quiet neighborhood with easy access to the more bustling Wharf/Navy Yard areas.

George Worrell Style: I love living at the Kiley Apartments! I was introduced to the Kiley by way of The Why Hotel! I needed a long term space as my then current apartment had ongoing mold issues! I was amazed at how beautiful the decor was and the many amenities! I was greeted daily by the amazing Pheonah who manages the front desk! She suggested if I was looking for and apartment why not rent at the Kiley? I thought it was worth looking into. I met with Ray Gill who took me on a world-wind tour of this amazing building! He checked all the boxes, price - size and location! Anna and Terri were amazing as well! I work as a fashion stylist…! I couldn’t have landed in a more stylish setting!

Fawzi Abdo: Great building! The apartments are really well laid out and brand new. Amenities, rooftop pool, and gym area are awesome. The neighborhood is nice and quiet, while the wharf and other cool spots are less than a 10 minute walk away. The management team, leasing, and maintenance crew are prompt and professional. Concierge team is also very helpful, especially Sofia!

H Tran: False listing price on their website. Poor leasing office management. Two changes to their original quote/offer. Very hard to get into contact with their office. Poor communication. I toured their apartments last week and it was very nice. However, after they emailed me the quote/offer (price and Special Deal clearly written) they called me while I was applying and raised monthly rent by a fair amount saying it was "a glitch in the system." I thought fine. I will continue to apply but was unable to get into contact with their office for two days to ask about the large "administration fee" on the application on top of the application fee. They finally emailed back but did not answer the question and also removed the Special Deal they originally offered me so I drove back to the apartment to talk to them in person and was unsuccessful in working anything out. The apartment and amenities seem very nice but we were unable to work with the leasing office so I do not recommend.

Mrinoy Banerjee: I was a resident of Kiley Apartments for almost a year and my experience was absolutely amazing! This building offers modern apartments along with state of the art amenities like rooftop gym and pool for very reasonable prices. The roof offers beautiful views of the Capitol and Washington monument and is a perfect spot to host memorable events. Annie and the entire team at the leasing office were awesome and I couldn’t be more grateful for their help with my move out process. With its prime location and proximity to the national mall, metro and grocery stores I had a truly elevated experience. If I wasn’t moving out of DC, I would have loved to remain a resident of Kiley Apartments!

CW Z: Need a new property management alone with a new team of front desk staffs! The buzzer out of work for months! 6 out of 10 times Had to go down stairs to open the main door for delivery drivers by myself even the front desk staff is there chatting on cellphone, I highly recommend those staffs go through a basic consiege training or run a medical text on both of their eyes and ears!

北美腾洋: Terrible consiege service! This building is mixed with short rental and longterm lease ! The front desk staffs always disappear when residents need her ! I would recommend the building to hire a new team of staffs , if not working, probably need to consider changing a new property management company!

Moona Al-Matari: All I can say is I have come to tour this property few weeks ago with my husband and the warm greeting that we got from Elshaday was very welcoming and amazing ! The way she talked about the property and the amenities and how she knows the area (since we are new to the area) was very impressive! I am just saying this now and not then because we have toured couple of places and boy they had a bad customer service, and we remembered Elshaday’s service and it was amazing that we had to say something about it 😄!! The company is lucky to have her .

Hennsly Louis: I have been trying so hard to give this place time to fix the problems but after 5months I can honestly put it out there and hopefully help others, families, etc from making the mistake of moving here. Please don’t. There’s always cops coming to this building due to violence. People stand outside the building by the steps smoking when they shouldn’t. Doesn’t stop there, I had to be the person that called animal control and the police and the front desk to report 2 large pit bulls mauling and attacking another large pit. There was blood all over the carpet, walls, from outside the building to inside the building. Police and animal control had to come. It’s not a safe place and the smell.. let’s not even go there. Please see attached. I couldn’t get much of the dog being attacked cause I was busy on the phone trying to get help. 06-19-2022: UPDATE they have rats/mice running around my unit so I purchased mice traps and requested pest control not that it matters since i will not renew my lease due to unsafe conditions. Rats also in the building running through the lobby area at times as well.

Aaron Kubey: It’s been almost a year that I’ve lived here, and I’ve enjoyed living here. I've definitely taken advantage of some of the amenities, and need to start taking advantage of some of the others. The rooftop view and grill is one of my favorite amenities to take advantage of. The staff has been very friendly and quick to respond to any maintenance issues. They've also been very helpful to accommodate my requests when I have to travel for a while. The building is conveniently accessible by bus and metro. There are great restaurants within blocks of the apartment, as well as the grocery store. I'm planning to stay when my lease renews soon. I'd recommend this place to my friends (and I have!), as well as anyone else who's looking for a good place to live.

Keyera Woodberry: WOULD NOT RECOMMEND LIVING HERE. The management is petty and there are many rules and restrictions. I’ve noticed random fees on my account that have no explanation. They write multiple aggressive emails about the residents every month. While two of the front desk members are nice. The rest of the staff are very rude. The “very nice” rooftop has very petty rules now. They are just lazy and rude. The management is always changing and it’s not worth the stress. Also it’s extremely unsafe! Packages are constantly stolen and there are crackheads roaming around the building. I walked into the package room just to find poop on the floor. It’s honestly so awful here. Only live here if you’re comfortable with living under a watchful eye.

Monroe Mitchell: The place is a true Gem!!! I love the way everything looks. It's super edgy and the amenities are out of this world! Very clean and smells good too :) I am a law student that is relocating from Chicago. I was visiting with my parents over the weekend and walked by this place. I was thrilled someone was available to show me around. Morgan gave me an unforgettable experience. We even toured a second property in Mt. Pleasant. She was very kind and she even made me laugh!! It was if I've known her my whole life. If it wasn't for the price being above my budget, I would have TOTALLY applied here. 5 stars for sure! Hopefully in the future I will become a resident at such a cool building!!

Nailah Seabron: We moved into the Vintage about 4 months ago and it's been such a refreshing experience. Chineye has been one of the most helpful and responsive leasing agents that I have ever encountered. Concierge is amazing as well. So so helpful. Just always willing to help and accommodate. I seriously love living here! Anytime I have a maintenance issue the service is literally lightening fast. We don't hear any noise in our unit, which is surprising because this is such a busy area. Coming home is such a joy. I would recommend living at the Vintage for any one. It's super convenient and the building staff is just wonderful. I look forward to the coming months and when the weather warms up! The events are well done and cool. The rooftop is everything and more. :)

Libby O'Neill: I've lived at The Vintage for a little over two years. My apartment is very comfortable, the few maintenance issues I have had have been addressed, and I've found the management to be responsive. Really awesome roof deck, and wonderful location! I'd recommend checking it out!

Ellery Graham: I have been here one month but so far it’s been great. People are very friendly and accommodating. Maintenance, office staff, concierge - can’t say enough how great are these people. Zarana Shah: About The Vintage This is such an incredible community to live in. The people are amazing - my neighbors, Andrew, Ryan, DJ. We have had a few issues with the apartment but DJ and the team have been incredibly swift in making sure everything is perfect. Its quiet, well connected to downtown, lots of common areas and all the best places to eat so close to us. I love living here! (All the cute doggies in the building also help!) :)

Lori Jennings: We moved in recently and couldn’t be happier. The management was very helpful and responsive any time we had a question. Our apartment is very spacious and comfortable, and the best part is that we feel like we’re living in the height of luxury. Great amenities and terrace. The gym is especially impressive for an apartment building. Most importantly for me, the staff is very friendly and helpful, especially the leasing agent Kume who did a great job when I visited to view several units. The Clifton is definitely worth considering if you are looking for a newer apartment building in a great location of DC.

Evan C: I really don't know where to begin.. I began the process of looking for an apartment here in DC over three months ago while I was abroad. It became very apparent very quickly that the Clifton, and specifically Kume of the Leasing staff, were going to do everything in their ability to make this a smooth process. I think one of the things that tenants value more than anything in this market is the sort of 'high-touch' care from the residence. A feeling that your perspective is being heard and that both sides are doing everything possible to make sure this is a mutually exciting fit. I looked at over a dozen places in DC. Truly everywhere. I can't stress enough how unique of a place the Clifton is and how thankful I am for their efforts to make this such a smooth process. On a practical note, the location is great.. Maintenance staff is superb.. Have already filed one minor request and they were here the following morning and took care of it. So again, look no further, you have found the gem here at the Clifton.

Eric Beach: I recently moved into The Clifton and I could not have asked for a better experience. For starters I began my search for an apartment from Korea, adding to the stress of the search, but Kume and the rest of the staff could not have been more helpful. I was looking for a furnished rental. The staff provided videos and explained clearly everything I would need to secure a unit. They made themselves easily available and answered all my questions, which was a far cry from what I had experienced with other apartments I was scoping out. Leading up to my flight, they ensured everything would be taken care of upon arrival. When I arrived at the property the concierge greeted me and took me on a tour of the property. I was pretty familiar due to the pics and vids I received but it was still nice to get the tour. Once I received my key, the apartment had everything I needed. It is nicely furnished with comfortable couch and bed. There was a nice rug, there were dishes, cooking appliances, towels, etc. Everything was covered enabling me to just unpack my stuff and get comfortable. The amenities in the apartment are amazing. The gym is really good. Has most of the equipment you need for a good workout. Rooftop and lounge areas are very nice and provide a nice view. There just seems to be a very good vide throughout the building. I wanna thank the staff for making this easy for me, and I’m glad they were so incredibly helpful in assisting me in my move.

Zx Tanger: I've lived here for a year and feel sad moving out. I've never been part of a building with such friendly concierge and leasing agents. The leasing agents, Kume and Mercy, are so nice and knowledgeable. They call you by your name. They took care of many of my requests in such a swift amount of time. Hassan is the friend-list and most helpful concierge man I have ever met. The main maintenance guy here is incredible, I wish he could be my handyman for life. Someone must have handpicked all of the best employees to be here. One minor complaint I have is that my apt just didn't get great lighting since it has an interior facing view of the terrace area. That's ok though - many apt buildings have apt layouts like this and I bet some tenants might even prefer the minimal lighting/den space. I just learned that it's not for me. Another minor complaint is the confusing COVID-19 restrictions that were imposed on residents. I was told by concierge I would be reported for having five guests visit the penthouse and when asked why I was told due to COVID-19 precautions. However, the building around the same time was having community events on the penthouse without limit to people attending. This seemed like an inconsistency and I was not happy about it. The building is uprooted in a rather gentrified area, but overall in a very convenient spot in Columbia Heights right next to everything you'd need. All in all, if you're looking for a building beautiful amenities, interiors, friendly leasing and concierge, I recommend this place for you.

Brandon Koprowski: I can not stress how much I love the Clifton! I have lived here for a couple months and the whole experience has been amazing. Their awesome gym has everything I need to work out and the rooftop patio and club room make a great workspace and entertainment area for guests. It's superb location next to U&14th also puts you walking distance from countless bars and restaurants and extremely close to the metro. I also just got a new apartment in the building and Micheal and Mercy were amazing in being timely and professional; shopping for a new apartment was stress free and enjoyable when working with both of them. Overall, I would highly recommend the Clifton with its superb amenities and awesome staff.

Corinne Molz: Been dealing with roaches since I arrived. Building did a treatment once in October and has since ignored my messages about continued issues with pests. I have lived here three months and have had multiple issues. Maintenance has done their best to respond quickly, but the fact that I've had so many issues in a short time with 0 response to my pest issues makes me wish I'd signed elsewhere.

Spencer Bartlett: Lived here for over 2 years now and while I was initially very pleased with the studio size, layout, and location of the apartment building, Van Metre Management has been rather abhorrent and negligent in their responsibility to act in accordance with DC Law and leasing agreements, specifically with regard to safety and making necessary repairs. We have a severe issue with safety and security in the building. One of our 2 entrance doors has had a broken lock for over 9 months with no repair to this day, our packages/mail is constantly missing and/or stolen (I've personally had 12 packages taken over 6 months), and the security cameras are broken. The worst part, Van Metre either ignores all complaints regarding these issues and refuses to address them in any capacity. I have spoken to over 20 tenants with identical or very similar experiences. Other issues include, Van Metre installing broken washing machines 5 months ago that they still refuse to fix. It also recently took 5+ complaints from multiple tenants just address a gas leak in the building. Additionally, I had a rat in my apartment 2 months ago, which I managed to humanely capture and release, but Van Metre refuses to have pest control come into my apartment to see where it came from and prevent future rodents. These are just my personal issues, I've heard much worse from a variety of tenants spanning back longer than I've lived here. We all just find it odd that Van Metre won't install a working Package Concierge locker system, like virtually every other building in our neighborhood, and that they refuse(d) to show us any camera footage, before the cameras mysteriously stopped working; as package stealing is so frequent and we provide specific time stamps and package descriptions for when they were taken, but never get any answers or help from Aryanna, Manuel, Daniel & any other Van Metre staff. It's just very suspicious as to why it is beneficial to them to hide this information from us after months of complaints that we do not feel safe, esp. since anyone can enter the broken back door. If it weren't for Van Metre, I would give the living space a 4.5 or 5 stars. Neighborhood is wonderful, relatively safe, clean, next to a beautiful Meridian Hill Park and close to the best that NW DC has to offer. The rooftop is great, although kind of a bummer that they close it at 10pm, and you can't gain access after that. If the building had management that cared about providing even the bare minimum to its tenants that pay their salary, Park Meridian would be an great place to live, but at this point I overall strongly recommend looking elsewhere if you value safety, security, receiving your mail, a rodent-free living space, and management that responds to important repairs requirements.

Taylor Pace: I've been living at Park Meridian for 2.5 months in a studio and have been impressed, no problems whatsoever. It seems that you can't really take Google ratings seriously when looking for an apartment, mostly because the people who generally leave reviews are a tiny vocal minority. Anyways, the apartments are nice and clean, great location too, near 14th and 18th St. 10-15 minute bike ride into the center, and 15-20 minute walk to DuPont circle. I had one issue with my garbage disposal and it was fixed same day. Management is easy to contact. Would recommend.

Caitlin Gillespie: So many ROACHES ROACHES ROACHES! Ew ew ew. The owners of the building have been trying to sell it since February 2021 and ever since then refuse to do ANY maintenance or upkeep. Door locks remain broken, windows flood in the rain, the washer and dryer break and remain broken for months. We formed a tenants association and I cannot tell you the many many emails that go around of all that's wrong with this building. You can't control your own heat, so its sweltering in the fall when it turns on in September and October and is still 90 degrees. Residents have met with each other and complain over and over again that maintenance nor the owner never listen and things are dirty and broken all the time here. AVOID.

Park Meridian1: Want to live at home and be able to do laundry at your leisure? Good luck doing that at Park Meridian Apartments. There are no in-unit washer/dryer’s so you are reliant on the CSC maintained units that Van Metre has partnered with. In most buildings (not maintained by awful management) this wouldn’t be an issue. Under Van Metre management, this apartment complex of around 80 units struggles with barely operable machines. None of the laundry machine cycles are the same time/cost, they app doesn’t work, the online access to see if machines are in use is inaccurate, the machines are constantly broken, the credit card machines are always offline, cant connect to the faulty wifi, or not updated so you have to rely on quarters. This has been a known issue to Park Meridian Van Metre management for over a year now and Van Metre continues to not hold CSC responsible for maintaining operable machines. - Honest Park Meridian Reviews 1

Angie Harmon: DO NOT LIVE HERE. You will never find a worse management company, or a more poorly-maintained building, and that's comparing it to the one time I lived in an apartment where raw sewage flowed under the building. For example, they've currently locked the balcony doors (which are all the only sources of ventilation or natural light) and jackhammered off all of the balconies. This has been going on for weeks. I cannot even have a conversation in my own home. They're not the least bit accommodating. The management company does not answer phone calls, and their higher level staff are actually rude. I was sick and had to stay home. My only request was that they not work right outside of my window all day. They literally wrote back a dismissive email that they can't stop work "every time someone is ill or a baby needs a nap." But nobody asked them to do this work anyway. And they continually send the wrong information about what work will be done when. As best as we know, we might get access to our balconies again sometime in 2017. And let's not forget about the part where they refused to offer any rent concessions despite the fact that we're losing a major part of our living spaces. And this is aside from all of the other problems. The time we found water just running down the wall. The neighbors who were allowed to live with a ferocious bedbug infestation. The roaches, god, the roaches. Turning off the water with no notice. Turning off the power because Pepco somehow broke all of the dryers. Letting the fire alarms go off nearly weekly for months because of a known issue. You will regret living here. When you do the walkthrough, you should see whether they even mention the fact that you can't even adjust the heat in your own apartment.

Julaya Antolin: We got bed bugs from our apartment and management refused to reimburse us for a new bed, laundry, etc. The maintenance line goes to a third party who have no idea what is happening in the building. Dishwasher broke within one week. Smoke alarm broke after one month. Cockroaches everywhere. The worst place I have ever lived.

Dennis Jaffe: Based on location, features, price, and conversations with two tenants I ran into at the property, I was very interested in viewing a studio apt. Over four days, I called their toll-free number and their local # 10 , emailed them at an address included in a CraigsList post either for or by them, chatted with a representative through their online chat platform and called them from their building intercom. The toll-free number and the online chat folks say they have no units available to show, even though multiple CraigsList posts are published daily -- either for or by them. Then they say, Oh wait, there are units available "to be rented today or tomorrow." The folks I communicated with are just answering service representatives. Eeek. But in all my very persistent outreach, each time the person told me, "We can't schedule a showing." Yesterday, one rep told me, I'll have someone call you back within 15 minutes to show you an apartment. No call. This most certainly left a terrible impression on me. And it left me confounded as to their system for receiving and responding to incoming requests. It's a close call, but for the moment, I'm even more confounded than I am unfavorably disposed toward the property. S.T.R.A.N.G.E. Oh, and whatever Van Metre is paying their answering service? It's not only a waste of money being spent, it's costing the company money because the arrangement is a net negative. Very strange.

Andrew Chae: I've been at the Carillon House for over 7 years, and it is a more than decent place to live. The location is terrific with a Whole Foods and Trader Joe's down the street. Many of the apartment views have great views of the DC area situated in a quieter area. The affordability plays off knowing there is no unit Washer/dryer unit, their package retrieval system for the residences leaves a lot to be desired, and the amenities are quite dated. You get what you pay for. But most of the people that work in the building genuinely care about your living in this building and that makes a world of difference.

Deepti Bhatt: It is so far my best experience to live in Carillon House apartments. Meriem, the leasing consultant was quite helpful during my entire move in process. She is always there to help and support and I am very thankful to her. I will highly recommend carillon apartment to those looking for safe, convenient and reasonable rent with great amenities. It has got nice neighbourhood and rooftop view is spectacular. The apartments are spacious, nicely renovated, with decent kitchen and big closets. Daniel Patrick Shaffer: I highly recommend this complex! The floors and walls are thick, so we never heard any of our neighbors. The maintenance staff was always quick to respond to any issues we had and the management team was consistently helpful and kind. Meriem and Eric in particularly helped me through a difficult administrative issue, even after I had moved out. They were not obligated to help me, but did so out of kindness and the apartment's culture of customer service. Despite not being near a metro, there are multiple bus routes that go straight through Georgetown and to downtown DC. I never felt like anything was inaccessible with the bus route so close. Plus, the rooftop is easily one of the best in the District!

Emre Deniz: I am living in The Carillon House Apartments for a year now. Overall, I can say that I enjoy living here. First of all, the location is convenient. There are more than enough grocery shopping and dinner place options within a reach. Bus stop is just across the building and it takes you to downtown and to a couple nearest metro stations in minutes. Georgetown University is 15-20 min walk. Also, these neighborhoods (Glover Park and Georgetown) are very bikeable. Though the Carillon is on sort of a hill, it is still conveniently bikeable there. However, being located on a hill is also a plus because the view is fantastic! You can see almost every part of DC from the roof top and possibly even from your apartment. Common areas in the building are clean and well maintained. I would say that heating and cooling are adequate. However, you cannot have them at the same time (6months heating during colder seasons; 6 months cooling during warmer seasons). Hot water is almost always available both in the shower and in the faucets. Staff is very nice, kind and helpful. Leasing office does its job. Ask for Mariem, she will try her best to accommodate your requests about finding the best apartment that suits your needs. Although I moved in DC from abroad and The Carillon was my first apartment here right from the first day, moving-in process was smooth. My first unit here was a furnished studio. The room was spacious. The furnitures and utilities were clean and sufficient for a normal living. Later, I have moved to an unfurnished 1-bedroom. It was refurbished and I bought many of my furniture and stuff easily from either IKEA (15 miles) or nearby T.J. Maxx (1.5 miles). The rooms take in a lot of sun light and very bright. Therefore, I recommend living in The Carillon House Apartments and two of my friends already moved in after me!

Layth Baheej: The worst nightmare is missing packages! If you want to live somewhere were you be worrying about your packages! Move here. Air circulation is a mess. You can smell what your neighbor cooking. Cool rooftop which always closed.

Lawrence Lerman: HORRIBLE LEASING AND MANAGEMENT. They falsely advertised a one bedroom which I applied for. $40 for application fee and $125 for a deposit. I was told that the apartment I applied for was actually a studio and they wrongly advertised the unit. The Leasing agent confirmed with management and said since they advertised the unit incorrectly I would receive BOTH costs back. To date, I only received the application fee back and Carillon House has yet to return a single phone call and I was scammed out of $125! Very disappointing. Prospective Tenants should think elsewhere before considering living here.

Ansley Pepper: I moved in less than 2 weeks and have already seen several mice. I called for pest control and my request wasn’t taken seriously. I know the building is old, but more care should be taken for the old cracks in walls. They are slowly renovating kitchens. Hopefully mine will be next. Otherwise I’m afraid the move behind the fridge may be getting into the fridge :( They say the rooftop is open 24/7 but beware. Residents can’t use it until 10am. So if that is a draw for you reconsider. Especially if you work a 9 to 5, you won’t be able to enjoy the rooftop except in the darkness smh.

UBS: Not a good place to move in, cigarette smoke smell most of the time especially at nights. Make your daily life miserable. I was told it is a smoke free apt before signing the lease but turns out it is not. I asked for help from management several times but no response. There are other issues that comes up pretty frequently. I know now management will reply to show the potential buyers that they care but in reality once you sign the lease you sign the problems as well. Read reviews and make informed decisions.

Caley Medina: I have really enjoyed my time at Meridian at Gallery Place so far! I have been living here since the start of January 2021 (it is now the end of March). I am a student studying abroad in DC, and my university placed my cohort in this building for the semester. For this reason, I cannot comment on the building's management / leasing office as our university handles that aspect for us, but I can speak to the building and lobby itself. First, the good. Our apartment is newly renovated with stainless steel appliances and great fixtures. I remember being shocked that this was our "university" housing; it's absolutely beautiful! Some reviews have mentioned noise from ongoing renovations, but I have always received emails about planned work days at least two weeks in advance. Next, the sundeck, clubroom, and gym are amazing. Since January, they've been open and available for us to access. It's so convenient to have all of these amenities right here in the building. In addition, the front desk staff are very kind. Miss Valerie is especially conversational and very helpful. The gentlemen are less chatty, but always polite and ready to assist with a guest parking pass or a package delivery. Plus, the location is great; it's a 3/4 mile walk to Union Station, a mile walk to the Capitol, and only a few blocks to the Chinatown / Gallery Place metro stop. Now, the not-so-good: There are four elevators in the building, and a few times since January one of them has stopped working. It's usually fixed in a day (only once has it been multiple days), but we never receive emails advising us to expect delays / signs in the lobby saying the elevator is still down. Also, the stairs are always locked, which seems very strange to me. I feel that a great way to ease elevator traffic would be to grant key fob access on the stairs to 2nd and 3rd floor residents. Maybe this is already implemented, but I have never seen the stairs open. Now to speak on my main issue: street noise. We live on the ninth floor, and our apartment is right along 5th St with our windows facing east. Right across the street from us is a ministry (you can find it on google maps) which seems to also be a kind of temporary housing situation / shelter. There are always people hanging out in front of the ministry, often fighting and yelling. For about two straight weeks in February, a guy with a karaoke machine sang for hours every day, and it was all clearly audible from our apartment, even that high up with all of our windows closed. I'm fairly certain this noise can only be heard from the 5th St side, however, because the cohort's other apartment faces Mass Ave NW and they cannot hear a thing. Overall, I enjoy this place, and if I had a salary that permitted it, I would love the chance to lease here after the semester. The apartments are really nice, the closets and bathrooms are huge, and the common areas are very well-maintained. The noise definitely drove me wild when I worked from home during the omicron wave, but I'm in the office now. I also go to bed every night with earplugs! If you WFH and appreciate some peace and quiet, avoid the 5th St side of the complex. I'll be sure to update this review at the end of our stay if opinions change!

William Spade: Avoid Avoid Avoid! I wish I could give this building zero stars. The building is gross and the management is rude and criminally incompetent. Amenities: The rooftop has been undergoing major construction for several months and none of the grills, outdoor area, or common spaces are available. These are particularly important to allow you to get out of the apartment when working from home during covid. Why are we paying full price if we can’t use any amenities? Noise and Location: Speaking of construction, there is so much constant noise in this terrible building. They are constantly doing construction on all the floors, so there is drilling all the time (bad if you're doing remote work). Not to mention the very loud homeless people that loiter nearby, especially at night when you’re trying to sleep. It feels unsafe. This place is a waste of life. Find any other apartment in any other area of DC. How can the Meridian justify charging full price when so much is lacking?

Connor Brown: Absolute worst leasing staff on the planet. I have had multiple friends living/moving here who have been taken advantage of by the leasing office. They know exactly what they’re doing: preying on young people who don’t know what they’re doing. Helping one of those friends file complaints through DC Fair Housing but I will not rest until this entire leasing staff is fired.

Sarah Pleznac: We’ve had a pretty good experience here. Yes, there is construction because they are revamping everything (it was built in the early aughts). Management is very good about sending us emails when there will be loud construction, such as tile work, demolition, or heavy drilling. I’ve lived in both renovated and non-renovated units in the building. The renovated units have less maintenance issues. It seemed to us when we lived in a renovated apartment, our maintenance issues where answered a bit quicker. However, I currently live in an non renovated unit and we are still quite happy. The fixtures and finishes are a bit worn, but that’s to be expected when we are probably the 10th tenants in this apartment. I can work with that. I love the staff here. Special shout outs to Patrick (building manager), Tony (leasing office) and George (front desk) for getting stuff done, and enforcing our community rules. My dog loves George, and he always gives my dog treats when we walk through the lobby. The maintenance staff is very good and professional, but they are over extended (it’s a building with 400+ apartments after all). Maintenance is often swamped with maintenance requests the week rent is due, because of all residential portal logins. Low/medium priority maintenance issues get back burnered during this time, but are resolved in less than a week. I am happy our building has increased security in the last year. You now need your fob to get on your floor at all times. I think this should be expanded to the club floor and pool as well. You definitely should keep your guard up while walking around this neighborhood. We did have a lot of mentally ill, sometimes aggressive homeless people congregating in the alleyway behind our building. It seems they have moved to the edge of the park across the street. Lastly, the community… I’m in my early thirties and I feel a bit old here, especially on weekends when this building becomes more dorm rather than apartment building. I don’t like using the pool on weekends because it becomes a little too much like “MTV Spring Break” for my liking. Too much alcohol on the pool deck, beer cans (sometimes glass bottles) left around the building, extremely rude and loud behavior. This is my least favorite part about living here. TL;DR: Management is great, just over extended. These are very nice apartments. There is a bit of a rowdy 20 something crowd here. The location is absolutely perfect.

Chris: I think some of the reviews here aren't fair, mostly because people are snowflakes and like to complain...waaah. I lived here for two years and recently moved out. First the bad. Yes there is a ton of remodeling going on. As people move out the units are upgraded. This wouldn't be an issue if most of us weren't working from home, that part did annoy me. There is a homeless center across the street from the building so you get interesting stuff happening there at times, but I never saw anything crazy or felt unsafe. The elevators can be slow at times. So the apartments should REALLY OPEN THE STAIRWAY. My A/C broke at least once each summer, but they were quick to fix it. Upstairs units stay warmer so my AC ran often in the summer, but i rarely used heat in the winter. As for the rest, there is a gym and pool, its a short walk to the metro, capitol bike share is right outside the building and its close to the interstate. There are restaurants, bars, china town and a Safeway grocery store all in walking distance. I had an opportunity to get into one of the nicer apartments in the area, but surprise, that was more expensive and I wasn't looking to go much over 2k. You get what you pay for and I don't think this place was bad if you're okay not being in Dupont or some other more desirable part of the city. Also, I felt the staff was nice. For the other reviewers? 1 star? Do you want them to wipe your @#$ for you and give you a mint after? I give this place a 3.5, but rounded up to 4.

Samantha S.: My roommates and I lived at the meridian for over a year. In the time we were there, we had a great experience! The location is great, and rent is good- especially when you turn the sunroom into a bedroom. Management was always super reasonable with us. We were there during renovations, which was definitely irritating having to work from home with construction, but that is the reality of city living. Management was very accommodating/responsive to our request to be given a heads up when construction would be near our apartment and had common spaces we could utilize. We also dealt with our AC breaking. The building isn’t perfect, none are, but the way the management team worked with us made the stressors less impactful. Patrick, the property manager, is especially wonderful! We will always think so fondly of our time at the Meridian. Lastly, shout out to George for rocking the front desk.

Maria Smith: The mail problem is so horrible in this building. It is clear that management has not created a schedule for front desk individuals to sort through mail so that packages are ready for pick up upon delivery. I have had multiple packages not be processed for one or two days. I have gone to the front desk more times than I can count after work around 8 PM and have showed them confirmation codes of packages delivered at 7 AM. Their answer is usually that the package is still not been “processed”. I will then go the next day before work at 9 AM to check on the status and still no processed package. To be clear, this is regarding packages that have been dropped off in this building but management has failed to create a schedule so that staff will have to sort through packages and have them available for pick up to residents. This is unacceptable. I am very close to creating a PO Box somewhere else so that I can pick up things I need like medication, house supplies, etc. promptly as opposed to waiting 2 to 3 days for the building to sort through it. The fact I am paying a steep rent and cannot get mail that has been delivered is beyond me. This is a huge reason to not live in this building because there is no communication between management and they make you feel like it is inappropriate to ask for your packages that were delivered multiple days ago.

Ted Brasfield: I absolutely loved my time living in the Aspen Apartments. It was the perfect place for me (right downtown and easy walking distance to my office on 14th St.) and you can't ask for a nicer and more helpful team to run the building/rental operations. From the front desk staff up to the building manager, every single person who works here is so kind and makes the building feel like home. I would recommend the Aspen to anyone looking to rent in DC! Please note this was not a paid review, as I saw someone mention below. I lived here for 15 months and couldn't have had a better experience.

adriana ottaviani: I have been living at The Aspen Apartments for 9 months and so far I have had an excellent experience. The administration is amazing and is attentive to solve any problem. He often organizes events on special dates in the amenities of the building that are really nice and always very clean. In the morning there are always snacks available to take away! The building is located in Mount Vernon, is a neighborhood that is close to everything and very safe. My apartment is really comfortable, I receive natural light and in my opinion it offers an excellent quality-price ratio.

Lauren Birney: A friend of mine is a resident at the Aspen, and I've visited there several times and been very impressed (and a little jealous, to be honest)! I've gone with my friend to a few of the events there and had a great time mingling with the staff and other residents - everyone is super friendly! The rooftop is an amazing spot to hang out/grill in the summer, and they also have a really cool club room inside for colder months. I can't wait until my current lease is up so I can rent at the Aspen!

Brianne McGuffie: I’m coming up on one year at the Aspen and am very happy with my experience. The staff is very friendly and happy to assist whenever needed. The leasing manager, Georgina, is fantastic, responsive, and always available for any questions I have. the building is well maintained and any maintenance requests I submit are addressed right away. I have a dog and I couldn’t be happier with the pet amenities and friendliness of the staff towards my dog. The location is very convenient for me and more shops and restaurants are opening in the area all the time .

Allison Nielsen: The location is really great. Right down the street from a Safeway, one of the best spots for breakfast sandwiches is right down the street and the staff is really nice. It's not a big building by any means but the customer service is really attentive and the apartments are nice. There are a lot of events hosted here and perks to living here, including the Alfred service which will tidy up your apartment and run errands for you. This is great if you have a busy schedule!

Krys Johnson: Went for a tour and was not impressed. The leasing associate was rather cold. The building amenities were closed due to Covid although every other building has reopened their amenities with Covid cleaning protocols in place. I was told there was no parking available if I moved in, that i'd be put on a waitlist. I have two vehicles and was told it could be months before spaces opened. The solution was for me to pay for parking at the safeway across the street. The gym isn't actually a gym, only one person can fit comfortably and there isn't any true equipment. The floorplans are okay. For the price, the aspen isn't close to being on par with neighboring communities such as 450K , 455 Eye or 425 Mass. I also didn't get any sense of warmth or community. If it cost less to live there, it may be a bargain and I could see someone overlooking things to just be able to live in the area. But when you can get a much better staff, building and amenities across the street for the same or better price, it just isn't worth it.

Jordan Zelniker: If you want an honest review, here you go. I've lived here for almost a year now with no real problems. The most annoying part is that you can hear everything through the walls, even some very weird things. It is in an odd spot and gets kind of sketchy. I'm ready to move out, relatively happy with my experience, but am now getting taken for a ride over extra rent. I'm going to have to pay more now due to a technicality and they are not flexible with anything. FYI - be careful when reading reviews. The company gives away gift cards for current residents to write reviews. Very unlikely they'll write a real review when they have the chance to get a gift card. Overall, it's decent if you need a spot to live like I did. But, if you can, go find better. I'm not happy paying extra rent, as you wont be either.

Soledad Barrera: The building is brand new. It's awesome to be the first person to live in this apartment however I get a lot of noise from the highway. The windows do not protect you from the noise of the cars at all (and I live in a high floor). On the other hand I feel at home with the people at the front desk and Tony/Desiree who helped me to choose my apartment. They are the best! They showed me multiple times all the apartments until I was happy with the one I selected. They're really friendly and patient!!! I have been living just one month so I will update my comment at the end of my leasing contract (in 11 months).

Langdon King: I’m beyond pleased with the Aspen/Aspen staff, I’ve been a resident here for just over a year now, and and recently renewed my lease. They didn't raise the price substantially, it was just 30 dollar increase which made me feel that they valued me as a tenant. I leased my apartment for an unbelievable price and just assumed that they would raise it after the first year, but come to find out they did not! which is also more than common practice for most of the luxury apartments in the District. The Aspen also did a impressive job with the overall design of the units/community; they executed all the little details well (eg subway tiles, soft closing cabinets/drawers, Nest ac unit which can be accessed thru a smartphone, the list goes on). Moreover, not only did they install a full size washer and dryer in the unit, but all appliances are brand new and of the highest quality and highly energy efficient. You can’t beat the location either, it’s as central as could be tucked away between 4th and L/K into a little pocket of the city. (Mt Vernon Triangle) You can walk a couple blocks and be downtown, but most importantly if you're like me and drive/travel for work you'll see how convenient it is being placed off of the main thruways (NY ave, Mass ave, K street, 395 tunnel). Most importantly, the Aspen staff making living here great. From the Community Manager, to the front desk staff, and maintenance man, I’ve been blown away by living here and am very happy to call the Aspen my apartment for the time being. Lastly, Georgina has been such a tremendous help to me. She’s great at what she does and really brings the community together. Also, the sole liaison maintenance man, Devin is truly the hardest, most efficient worker I’ve ever encountered in a rental setting. All my maintenance request have been completed same day and were always done right! I normally don’t like to do reviews, because everyone has a different opinions, but I felt in this case, it’s my duty to let anyone looking for a new rental to stop by and give this place a look.

Elias Chelala: I just moved into PH II about a month ago and so far everything about the Meridian has been splendid. Olivia K. and Ms. Heart were really helpful and welcoming and as soon as I walked in they made me feel right at home. They even left me a welcome kit in the apartment with snacks and other small house warming gifts. The building is located in an awesome location near Mount Vernon Square and right across the street from Safeway. The amenities are nice and the apartment was the cleanest I toured in DC after stopping at over 10 different locations. The service requests are completed in a timely manner and all of the staff are very friendly. Work is right down the street and there is lots to do within walking distance. Additionally, you can't beat the sq ft and pricing they offer at the Meridian. I'm glad I chose this place as my home and I highly recommend it! Now I just need some furniture 😂

Michael Porter: Moved out of this place 2 months ago but my experience living here for the couple of months I lived in DC was great. The premises were always kept clean and orderly, staff was helpful, friendly, and always available if we needed any help or had maintenance issues. The rooftop deck with the pool was awesome and had tons of room for entertaining which me and my friends did a lot here. The deck also has views of the monument and Capitol which was amazing, especially at night during cocktail hour. If I ever need to move back to DC, I will absolutely try to live here again.

Shekinah Apedo: From a rooftop view, the experience with the leasing office was excellent. The agent handling my move-in, Olivia, was personable, supportive, and engaging. Often, when people first meet me, they mispronounce my name even after I've corrected them, but Olivia got it right on every call. Yvette Pena: I have lived at this apartment complex for 5 and a half years; good location and the amenities I need in the building complex. I just changed apartments when my lease was up in July 2021, and it was pretty seamless with the great customer service from Leasing Consultant Olivia Kostovski. In times of pandemic she was very thorough, empathic with my long distance situation when trying to find another apartment virtually and answering my and my Husband's many questions. Olivia has been the best Leasing Agent I have dealt with at this complex, with consistent service. Kyle Johnson: This is distributing and I’m honestly surprised, the way the office treat their custom. This past Wednesday I made a call to the office in order to begin the process of starting an application and the leasing agent she had me on hold for 15 minutes until I hung up myself and decided to move else where. I really wanted to move to the Meridian but I just felt ignored and like my business didn’t matter.

Hazel Rosenblum: I just moved in to the building a week ago but so far everything has been incredibly smooth and well-organized. I scheduled a tour within 24 hours kind of on a whim -- I really wanted to be in the area but hadn't liked the amenities at other buildings I toured in the neighborhood. When I toured, I fell in love with a specific unit on the top floor that met all my needs. It was a little higher than my price range but a GREAT deal for the square footage I got. I applied the same day I toured for a move in date a week later and Jillian, the leasing agent who helped me, was super responsive and helpful in getting everything turned around quickly. I will admit, I had read the reviews and was anxious about the leasing process, so I may have bombarded her with questions but she was so helpful and kind when answering my excessive questions. When I moved in, I had a two-hour block with the loading dock and elevator -- there was one other person moving out but they were on the first floor and didn't need the elevator so I was able to move all my furniture and stuff into the unit in under my two hour window. The apartment was spotless, clean, and just as nice as when I toured when I moved in. In my first week I have already been able to use some of the amenities, and everyone in the building has been polite and respectful of COVID guidelines. It is SO convenient, so close to everything I wanted in the neighborhood, and I love my unit, the views, and the amenities! So far, everything has been great and I definitely recommend living here.

Sophie Van Pelt: I have never written a review before but I am unsure of how to express my concerns since nobody from management has gotten back to me so I am hoping this works. I pay ridiculously high rent for this "luxury" apartment and I can't get my property management to return my calls, emails, or questions about the fridge in my apartment. I don't recommend this building to anyone. UDR, if you see this, please answer me?

Laurel Hagaman: Update - in the process of moving out, I left a couple bags of clothes and furniture in the loading dock to assist the movers, who arrived 2 hours later. When I came back, the clothing was gone. Management has done nothing but ignore my emails and now will not take responsibility for the hundreds of dollars lost. I know they did not “trash” them as everything else was left in the loading dock (including a mattress, nightstands, table). Overall 0/5 stars. An overpriced and ridiculously stringent babysitter - can’t have guests at the pool, can’t access amenities after 10pm, management is just trying to nickel and dime you. In speaking with other residents, many are equally unhappy, frustrated, and looking to move. But as others have noted, management does not care about the happiness of the community and therefore they will continue to see a steady decline in the rate of applicants/renewed leases. I highly recommend looking into other apartments in the area - have heard much better things about the sense of community and overall happiness of residents in neighboring apartment complexes. Update - parking is $265/month for a reserved spot, and residents have kept spare items (totes, chairs, etc.) in their spots for years. Management just said they will trash anything left in the spots. Additionally, to receive packages, you have to pay for a package service. Can’t wait to move out.

Michelle D: The apartments do not look like the photos on the website. If you sign a lease without touring the specific unit in-person, you will likely get something very different than you expected. Leasing staff are very unresponsive and unwilling to help. *updating after living here 4 months I chose this building for a lot of reasons, but most ended up being incorrect based on what was on the website vs reality. Again, make sure you tour and ask these questions up front (my bad I guess). For one, there’s a front desk person 24/7, but if you forget your key, they won’t let you in. If you get food delivered, they won’t take it until you can walk down. They will only hold your packages for two days, so don’t go out of town when you have deliveries. My AC was broken and my apartment was 80 degrees, but because it was only 78 degrees outside, they could not prioritize my apartment and told me to open a window (my apartment doesn’t have windows that open). Took over a week to fix. My window was cracked and the rain was spilling into my apartment. They said they will try to get it fixed in the next few days (I don’t know about you, but I think a leaking apartment should be more of a priority). I wish there was a better outlet than google reviews to share these concerns, but the staff is unresponsive and does not care. Overall, I am overpaying and they are under-delivering. Nini Jin: I'm writing this review solely based on the wonder and attentive maintenance crew that work at Capital View on 14th. Every issue I've ever had in the building (appliances or electrical), they have addressed it in detail within 24 hours of me submitting a service request. Sam, Jason and Scott (their boss) run a tight ship and I feel so at ease knowing that no matter what happens, they will fix it (with a smile too). So five stars to them! 4 stars for the rest of the building staff and the building in general. 1 star for my neighbors that smoke in this non smoking building (stairways and balconies) and 2 stars for my neighbors that let their dogs pee right at the front door >_< All in all, still love living here after 2 years.

Emily Moreno: I never write reviews but I felt compelled to on this matter. Capitol View is over priced and far from the downtown bar/shopping/restaurant appeal that 14th Street attracts. The leasing agents are unprofessional and unwilling to work around long work schedules. I would NOT recommend living here to anyone. Enjoy living on 14th Street. I promise here you won’t enjoy it.

Patrick Duff: Short Review: management purposely gives the building poor living conditions, and has no interest in resolving tenant’s issues and concerns Detailed Review: prior to the pandemic, this building was actually great to live in. However once the pandemic hit the building has gone downhill (and continues to 2 years later). There in no leasing office on site and no security, we are told to contact the building down the street if we need to contact anyone. The staff at the other building doesn’t seem to care much about the tenants at 1001, they only care about the tenants in their luxury building. The buildings mail system is a mess, packages are often left in the lobby or even outside even though we have a dedicated mailroom and package lockers. The HVAC is a huge issue, units do not have individual (or any) control of temperature. Most of the year the apartments are close to 80 degrees, you have to rely on fans and windows to make it comfortable. Tenants are often overcharged on their rent, it is more or less up to the tenant to make sure they are being charged the correct amount. Management has been told many times about this issue and they simply blame the billing software and take no interest in resolving the issue. There have been a few theories as to why management acts the way it does towards the tenants here. 1) our building is rent controlled so tenants that have lived here a while are paying less than new tenants. It would only make sense that management tries to make this building so awful that people are eager to move out and get replaced with new, unknowing tenants that they can charge higher rent to. 2) there is a rumor that the building is going to get torn down and replaced in the next few years. This building is admittedly much older and outdated compared to the newer luxury buildings going up in the neighborhood. It’s been revealed that management is not fixing certain damages to units when tenants move out, instead offering reduced rent to new tenants and they just have to live with the current conditions which includes water damage, stained carpets, chipped paint, etc. Aside from the poor management it is also not in a very safe location. Shootings are a monthly occurrence, and tenants have also been assaulted outside of the building. If you do happen to see any good reviews of this place, don’t take them seriously. They are either written by employees or contractors, and recently they are “bribing” tenants with a rent credit in return for a positive review.

Stacy Abrahams: If I could give this place less than one star, I would and for one major reason: Devonne Simon. She has been unprofessional from the start. To say she was a functioning human being would be too nice and honestly, a lie. She has added charges to my rent without checking my lease first, lost paperwork for my lease, and constantly providing false information and later claiming that she didn't say things. Bernstein is doing themselves a severe disservice by keeping her on their staff and ESPECIALLY as the manager. She is rude, unprofessional, and at many times just outright mean. I do not believe that Devonne or Bernstein have the best interest of their residents or their reputation. On top of that, the building is old. The heater works on hot days, but not cold days and the AC works on cold days, not hot. They still have a boiler system if that tells you anything. Constant odor coming from all around. Bugs in the units and the common areas. They do not clean the vents/mold in the bathrooms and kitchen before leasing their apartments. They allow the construction company to park in their parking lot, but tow residents cars when they park there. There are constantly gun shots around the area. I submitted a maintenance request a few times and then got an email saying that my request has been completed.. even though it was not. All in all, don't do it. The cheap rent is NOT worth it. You are better off renting the section 8 housing next door.

Ethan Emmert: Summary of this long review: Temperatures inside our apartment got up into the 80s on a regular basis, and management is totally uninterested in taking care of the building. More details below: Lived in this building for 2 years, and it was okay for the first 9 months. When the pandemic started, things got bad - First, The Bernstein Company fired the building manager without telling us, so my emails bounced back until they finally told us who to email our concerns to. The new building manager rarely responded to emails unless I sent a follow-up a few days later, and she always deflected responsibility to others whenever she did respond. During summer 2020, The Bernstein Company removed the building's leasing and security offices, again without notifying us. We were eventually told that staff would now work from the offices at 301M, the luxury apartment down the street, and that no security personnel would be onsite from that point forward. Then, management left both the leasing office and the gym "under construction" for months, while the gym was supposedly being turned into a second package room for some reason, and the office was being turned into a new gym. Other small changes made it clear that they didn't care about quality of life in the building. When I moved in, daytime guest parking passes were free, the building had a Comcast representative, and the basement had an indoor recycling area and a table where tenants could give items away for free. Over 2020, management took away all of those amenities, without any communication with tenants. It feels like The Bernstein Company abandoned the building so they could instead focus their resources on their nearby luxury apartment. (I also heard a few tenants speculate that management was trying to get tenants to move out so that they could tear down the building to make a fancier one, but I don't know if this was true.) A few times, tenants organized meetings with the building manager and her supervisor, but both employees seemed uninterested in taking responsibility or resolving our concerns. The worst part about living in this building was the terrible HVAC system. Our apartment faced south, so the sun warmed the large windows throughout the day, heating the entire unit. Just one small window in the unit opened, leading to poor circulation. Even with the window open, fans running, and all blinds closed, temperatures in the apartment regularly reached the 80s. Apartments have no thermostat - the building controls the temperatures, so on hot days in April or October, there was no AC at all. Even at full blast, the building's AC system is too weak for the summer temperatures, and it breaks often (and with a building manager as unresponsive as this one is, that's not a situation you want to be in). When we complained to her, her only response was "May I suggest opening your window if your unit is too warm?" We had a lot of extremely sweaty days working from home in our south-facing unit in 1001 @ Waterfront. My advice would be that you only move into this building if you have a high tolerance for frustration and can secure a unit that doesn't face south. I know that it's cheap for the area, but you really do get what you pay for.

JB: The worst management team ever. I think they look for people who have zero professional experience and/or the worst communication skills.Things have gotten so bad that they are now offering rent discounts if tenants give good reviews and send screen shots of the reviews.

Simone F: Unfortunately I’ve had to update my review to 1 star for 301 M and 1001 waterfront as far as Management goes. The management constantly charged me a late fee and it took me threatening legal action to get resolution. When the manager finally contacted corporate they were able to take of the issue right away. I decided not to renew my lease after leasing with this company for 11 years because it became too stressful to constantly have late charges when I was not late and I even felt the need to film myself dropping off my rent check on time for proof. I will say management did a great job moving me into my apartment in the beginning but over the past year the professionalism had broken down. I would send emails that would not get answered for several weeks. .

jordun lawrence: I've lived in this building for over 3 years and while it was once a great place to live, those days are over. There is no security, no front desk, no working gym, packages are left on the floor in the lobby and more issues than can be explained in a single post. We have had several management changes this year alone, each one worse than the last. Constant mix ups with rent and utility charges, last minute building policy changes that come as a shock to residents, having to walk to a completely different apartment building to deal with leasing matters, and more have all contributed to the downfall of what was once a great place to live. The only thing that redeems this building is the community of people who live here, many of whom are leaving now and in the near future because of the issues here. If you're looking for somewhere to live, you would find a much better deal and keep you peace of mind elsewhere. This building is not only old and falling apart, but the management issues aren't worth dealing with for the sake of saving a few dollars.

Alia Sch: I moved in in Aug. 2019, and at the time, the management of the apartment was great. Any questions I had were addressed, and I never had any issues. However, as soon as there was a turnover in management, I (and other tenants) began noticing a big difference. Packages were getting lost regularly, there was rarely a security guard anymore, and the worst part for me was when my rent was raised with no notice (I still have not received any resolution on that). The trust just isn't there anymore and I cannot recommend this place.

Tabitha Pitten: BEWARE of this apartment complex as all you will get are headaches. Devonne Simon is the WORST, most unhelpful leasing "manager" I have ever encountered. After being pre-approved for an apartment, I submitted all necessary documentation to the office on the 12th of August...crickets...After following up 3-4 times regarding elevator move-in time slots, I heard nothing back. Finally, on the 25th, after I had to call the office, I was told I was denied for the apartment due to "insufficient documentation" even though I submitted all required documents and passed a background and credit check with flying colors (I was also approved for a more expensive and better quality apartment at The Banks just a few days prior, but passed it up for the apartment in 301). I did not get a formal denial until AFTER I called and the apartment was already given away. Devonne Simon proceeded to offer me another apartment in the building which tells me that they completely errored in this whole situation. After I told her that was unacceptable, she hung up on me purposely, told me that she makes just as much as me (why she thought that was appropriate to say to a potential tenant, I am unsure) and refused to give me her boss's name or contact information. I WOULD STAY FAR AWAY FROM THIS PLACE AS IT IS A CIRCUS.

Paola Beristain: This might actually be the worst place to live in DC. Yes, the rent is cheap, but we are constantly left without hot water (sometimes for weeks on end), the apartments get to temperatures in the 90s with management refusing to do anything about it, we have all sorts of infestations, the gym is falling apart, elevators are always down, and the neighborhood is not super safe. Even all of this I could tolerate if management was competent, but they are so rude to the tenants and refuse to help with anything. When I call to report an issue they always just complain about other tenants in the building. To me, it's the staff that makes this building unlivable. Also, if you see any positive reviews, it's because they are literally bribing people to do write them. Avoid this place like the plague (because it's probably here). PS: Devonne Smith is the rudest and most unprofessional building manager I've ever encountered. We are without hot water again at the moment and whenever I call to complain they try to gaslight me into thinking it's working.

Gillian Trommer: If I could give 0 stars I would. I lived here less than a year and I’m already looking to move. Leasing and management is a mess, heat is constantly going out in the winter, elevators are out for several days with no one fixing it, packages are just left on the floor (luckily the tenants are great and no one steals anything), the gym is barely a gym. For the price and absolutely 0 amenities, please take your money elsewhere. It’s not with it.

James M: I have lived at Andover for over a year and there is constant construction. When I moved in I was told it would be over soon, other tenants who have been here for longer confirmed that was a lie. If you work from home be prepared for noise that can be clearly heard on teams/zoom from 7am-4pm. The building gives you zero notice for construction and will do nothing about the noise. The only thing luxury about the building is the location (there is better options in the area), the quality is awful and the management is the worst in DC by far.

Matt Hill: Choose another place to live! There are plenty of options. It’s a good location, the units and building will seem nice, the front desk people are great but the bad outweighs the good. There is never anyone in the leasing office to help you with anything. (Wonder why you’re doing a self guided tour) That would be fine with me in most buildings but something will break down in your unit here at least once a month maybe more, they must install appliances used and the water pipes in the building are falling apart, our hvac broke 3 times before it was actually fixed. We got the dreaded big water leak that seems to happen to everyone here and could not sleep in our unit for close to a week. The leasing office will never do anything for you, you are basically on your own to coordinate with the maintenance staff to get things fixed. They also require insurance because if anything happens to your unit you will be dealing with them to get any accommodations paid for. Your unit is unlivable for any reason? Sorry you’re still paying that rent! Like I said they are useless. The rent and extra fees here are not worth it for the service you get. I will never rent a building under UDR management again. I have dealt with a handful of other management teams and UDR is by far the worst.

Adam M: When we originally signed our apartment at Andover House our effective rate for a one bedroom apartment was ~$2,150. The rate we were presented to resign for a month-to-month lease was >$4,000/month for the same apartment. The cheapest option available was a 12 month lease that was still a 36% increase from what we were paying. It is well known in the DC area that Andover House deliberately prices out tenants. Don’t take it from me, take it from the other reviews which I should have paid more attention to when we signed our apartment. The reason why I’m leaving this review is because of the response we got when we had asked for a fair rate. Andover responded with ‘we are not a non-profit company to help residents’. We had asked for our rate to not increase by $2,000/month for a one bedroom, not for a free pass. UDR could care less about the well being of their tenants. The reviews of tenants complaining about how Andover ‘hotels’ half of their apartments makes that message pretty clear. Andover will price you out and leave you with a rude, abrupt and inhuman response. Take it from someone that learned the hardway, avoid this place at all costs

Cameron Causey: You will regret living at the Andover House. Issues in the building are endless, and management is largely unhelpful. Tl;dr: constant issues with flooding in units, extreme levels of dusts, low quality plumbing (water pressure, temperature, clogs), dirty building (stench, insects, dirty exterior windows) and on top of all that, unresponsive, unhelpful building management. My girlfriend and I have lived in the Andover House for just over a year, and are finally so fed up that we're breaking our lease all together to escape the situation (btw, there's a ridiculous lease breakage fee, >2 months rent). Our issues have included: 1. Our unit has flooded three times. None of the flooding originated from our unit, but rather from issues around the building. One flood is understandable, two is annoying and three is inexcusable. All three times the flooding was so bad we needed industrial fans and dehumidifiers in our unit for > 1 week. Two out of three times they had to replace our floors and drywall (photos attached) 2. Flooding issues don't end with those we've experienced. In the Yelp reviews you can find a review about flooding in 2018. This was before we lived here, but interestingly, building management gave the same excuse then that they gave for one of our three floods - they forgot to connect the hose to the back of the washing machine. Additionally, just last week there was evidence of flooding in the lobby, where there was visible water damage on the ceiling and fans were pointed up to a cut out in the ceiling. (photos attached) 3. Dust - Our 750 sq. ft. apartment is so dusty that we constantly have three air purifiers running. We have to clean/change the filters every couple weeks. Additionally, we vacuum several times a week and every single time the vacuum is filled with thick, gray dust and requires emptying (photos attached). Dust originates from the HVAC system and vents. Smaller issues 4. Poor quality plumbing. Water pressure is terrible. Shower water temp is inconsistent over the course of a shower and from shower to shower. Our drains (shower, bathroom, kitchen) get clogged frequently. 5. Insects. This has not been a constant problem, but several different times we've noticed insects/pests near the HVAC vents (spiders, cockroaches and centipedes). Just another indication that they never clean the HVAC system. 6. Dirty windows. The outsides of our windows are insanely dirty. Not a huge deal, but for the price we pay to live here, you'd think they could clean the windows once a year. (photo attached) 7. Building management is unresponsive. This has not always been an issue but is a problem with the newer leasing staff. They leave their office doors shut and tell the concierge not to let people in. This was happening long before COVID was an issue. They also won’t respond to emails in a timely fashion. 8. We've had probably 20-30 different concierge's during our time here. Again, not a huge deal, but it does make you wonder why the building cycles through them so quickly. There's a few constants who are really nice, but the rest might be people you've never seen before. Isolated incidents: Last week there was a fire in the building, which is obviously not the fault of the building/management co. My girlfriend and I came home from a walk and got off the elevator on the 4th floor to a thick layer of smoke in the hallway. Visibility was poor and we were breathing in smoke. After a few seconds on the floor the smoke alarm started to go off. That said, with the amount of smoke that was already in the hallway, it should’ve been going off for minutes. On the flip side, if you even burn a piece of toast in our unit, the smoke detector goes off. Just a sign of inconsistent, faulty fire systems.

Tay Tay: Whatever your lease says, add ~$150 to get the real number that you'll be charged just for rent + hidden fees (this is in addition to utilities, parking, etc) The apartment, building, and staff are all good, just be aware that the price on the lease is not the price you'll pay

Tab P: The Emergency maintenance contract company the building uses expect you to stay up all night waiting on technicians they cannot reach. And then they threaten you with liability and incurring cost of dispatching repair men if you fall asleep despite it being almost midnight.

R: A little background about me: I moved to Andover House in February (mostly because of the 2 month free rent promotion and a need for change) and have been a Logan Circle neighborhood resident for about 5 years and lived in 3 different residential communities. I will try to be as objective as I can in weighing the pros and cons of living here for sake of prospective tenants who may appreciate a fuller picture prior to making an informed move-in decision. The cons first since they outweigh the pros: - Delays of management in taking care of the nitty gritty of a residential building. Example: The window cleaning has been delayed for many months now. What good is an apartment with a view when the windows are blurry! Simple public health protocols like refilling the sanitizing station in the gym and the lobby have been neglected for weeks sometimes (one would assume precautions are even more heightened in these covid times). - Constant drainage problems with bathtub and sink. To exacerbate the problem, there is a deafening noise that comes with turning on hot water in the tub. It will be a perfect setup if you are someone training yourself to accustom yourself to cold shower. On a serious note, you will find this (drainage, plumbing etc.) to be a somewhat ubiquitous issue with other resident reviews here. - Insulation on windows is very very thin. This is something I can't emphasize enough if you really need a good sleep and aren't much used to wild spontaneous poor stereo sounds from junk ATVs, 4 AM groupies at random times of the night or even afternoons. I am much used to cacophony but this is just another times decibel up. This is written out on the lease, I think, but it will do much better for your sleep and ear health to find a newer building with thicker windows and insulation or perhaps a slightly quieter street. - You will pay for everything. By that I mean water, trash, sewer, gas etc. There are many apartment buildings where you don't need to pay for water, sewer, gas. In my first building I moved to in DC, I didn't pay for anything except internet. This is something to know in advance and perhaps tally values provided by all buildings in the neighborhood prior to locking in your ultimate choice. - Lastly, except for one day time concierge, I have seen quite literally around 4 concierges leave in a span of 3 months. That only tells me it is a matter of time before the new ones are also en route to better horizons —time will tell. This, more than any other issues mentioned above, speaks volumes about the management and work culture of the management company UDR. But if you make the mistake of proactively calling UDR line, a nice lady in Texas who is utterly oblivious of your living situation in DC may soothe your pains. Now, despite all the cons, there are some pros: - For prospective tenants who just moved to DC proper and work downtown, WH or K st and also need to be close to Whole foods and a plethora of fine dining restaurants, bars and HHs, this building offers lucrative convenience in terms of walkability and nightlife which will be reflected in the rent. One may argue other buildings in the area do too and I can't provide a rebuttal to that but convenience is the main selling point here regardless. - If you are someone who needs a relatively private apartment gym and good enough equipment (as in dumbells up to 50-60 pounds, several machine setups, a couple of cycles and treadmills, no barbells though), I would say the gym is decent enough for a full body compound workout. I don't usually see weights bigger than 35 lbs in many apartment gyms but on the other hand, there are some buildings with gyms size of Vida fitness. So tread accordingly depending on your priorities. TL; DR: Building and management has quite a few issues. But the location is convenient and the gym is decent. Explore your options patiently and although you will most likely not a find a building and management perfect in all ways, you will find something with more of the good things you want and less of the evil if you look enough!

Giang B: I scheduled a tour for 3pm today and had to modify it to 2:30pm. I called in the morning to make sure that the modification went through and talked with a guy in the leasing office and he confirmed it. When I arrived at 2:30pm no one was in the leasing office. The front desk person told me that the leasing agent was at lunch. So after waiting for 10 minutes I asked her if there's any way to contact him. He told her he didn't know about the appointment at 2:30pm because I probably spoke with someone else, but the front desk person confirmed that she transferred me to him this morning and there's only one leasing agent! Then the front desk person had to do the tour and showed me an apartment on the first floor and she tried multiple times to open it using their smart key (code) system but it didn't work. She kept saying "I hate my job" multiple times as she went back to the front desk to contact someone to ask for the code. Then she was able to open the apartment and showed it to me and said this happened a lot of times (referring to her having to do the job of the leasing agent). I wanted to see other apartments but they only had that one to show. Then I decided to wait until 3pm (the original appointment time) since I had questions but the leasing agent didn't show up either. If they treat potential residents that way, how would they treat their current residents?!?

M G: Be aware! a month before the end of my lease I was asked to show my apartment which is occupied, to prospects. I received a call early Saturday morning, without prior notice, to tell me that they wanted to show my apartment. I refused, I had just woke up. My experience with any other buildings in DC is that no one would show your apartment when you are still in it. The leasing agent will tell you that it is part of the Handover House lease. The final blow was an inspection/visit of my apartment 10 days before my move. While I would have been fine with it. I only was made aware of the inspection, because someone left a paper on my kitchen counter. No mail or call... they just came in without any authorization. Overall the building is old, the amenities are limited. You cannot use the small rooftop terrace in Summer because it is full of cockroaches. heating and cooling are difficult to set at the right temperature as it is an old thermostat. The leasing office responsiveness, once you decided to leave, is close to zero. Last but not least, you can find the Handover House on Expedia for short term stays, so don't be surprise if the lobby looks more like an hotel at time. Note that most of the reviews are from people using the building as an hotel. You can get way better for your money...

Ariel Simons: I have lived here since June 2019 and it has been a great experience. The location is perfect: right next to Rock Creek Park and the National Zoo, and a short walk to the center of Mt. Pleasant (farmers market, restaurants, grocery store, coffee shop). The red line is less than a 20-minute walk, and the yellow/green is a 15-minute walk. Bike share and bus stations are within a few blocks. I have really appreciated the access to the hiking and running trails in Rock Creek, and it has been a great bonus to be able to adopt a dog in a dog-friendly building. Very quiet, residential location (though walk a block away and you can hear the lions roaring at the zoo sometimes!) and feels nothing like the rest of DC, though it is all close by. There is also a good amount of parking nearby for folks with cars. My unit is spacious, sunny, and rent is reasonable for the area. The DARO management have always been helpful and I have been able to meet and get to know many wonderful neighbors.

Ashley Dawson: We love living at Lamont Apartments. The staff is very friendly and made us feel very welcome. The building is not new but has its own character. Our apartment is fabulous, hardwood floor, high ceiling and soundproof walls, which makes it a very quiet community. Neighbors are very friendly and from all over the world. Close to shopping, restaurants and public transportation. So happy living here, I recommend it!

Carolina Larson: I lived there for a year and just moved out yesterday due to my job relocating me to New York. Literally the best living experience I've ever had. Amazing service if anything goes wrong, and not even once did they charge me unnecessary fees like other apartments in dc had in the past. The building is always sparkling clean, and no bug or any other issues. Move to 1900 Lamont!
