Caleb Pase: Quality staff. Dog friendly. 24/7 doorman is a huge plus. We’ve always gotten our packages! A lot of nice folks and families live here and in the neighborhood. The renovations are especially nice and make you feel cozy at home. First time renting in DC and it’s been a blast so far.

We are restaurant industry people and totally impressed from beginning of our our meal to the end! The Italian waiter came by for a chat and also totally made our night. HannaElizabeth Johnson: The gentleman at the front desk was extremely rude to me. I’ve never been to this apartment building before. I was delivering food. Mot once did he say hello or how i was doing. Seemed like he had an attitude. When i left he didn’t speak nor did I. I asked him his name he didn’t give it to me. I’m very nice and have manners. It’s extremely unacceptable for him to treat me that way.

Maria Hurt: I really enjoyed my time living in this building. Location is amazing and hard to beat. My one bedroom was perfect and super comfortable space-wise. Nothing about the building is causing me to move out – just moving into a bigger place with my fiancé. Leasing office is average. Ndidi was impossible to get a hold of while I was applying, so maybe try to get a different leasing agent at the beginning. But it was worth it to keep bugging and eventually got through it and moved in. William has taken over for my move-out information and has been responsive and helpful so far. Only maintenance issue I ran into was a time period where a marijuana smell was coming through the bathroom and hallways. I will say the building handled it well and got it resolved quickly. Other than that, I did not have any issues with the apartment itself. One con is that lately there have been a lot of mandatory DC water shut offs at really inconvenient times (i.e. 8:00pm for eight hours, not great) with very short notice. It would be helpful to get more notice, but fully aware that can be out of the building’s control most of the time. Overall the building is really nice to live in. Amenities and location are great and the rooftop pool was always nice in the summer. Concierge is fine too. They are there 24/7 and always helpful with packages. All in all, good building to live in if you want a luxury building close to the city/Wharf!

Cynthia Gross: Trellis house really is a beautiful building and in a great area in terms of transportation convenience. The leasing team is great (Banessa was super helpful throughout the application process), as well as a few concierge staff. I really only have 2 complaints. The structure of this building seems to have been poorly made. The walls are so thin, you can hear word for word conversations from neighbors. There are “quiet hours” in place but some tenants either don’t respect this policy or don’t realize how loud they are. There’s also daily smell of smoke in the hallway even though this is a non smoking building but this is not as big of a concern for me. The leasing team has been responsive and helpful in terms of dealing with my complaints (particularly Claudia has been extremely nice and accommodating) but the issues persist. If you are sensitive to sound, I would not recommend this building. Otherwise moving in was super easy with full access to the dock, the amenities are great, building is clean, location is great, apartment appliances are good, maintenance turnaround is quick, and receiving delivery/packages is super convenient with 24 hour concierge.

Omoyeni Oyekola: Beware, trellis house is ridiculously expensive and will charge you for anything. I and my roommate moved out of our old apartment and we thought we were done paying all the charges. Until, we got an email saying we had to pay $250 for the stovetop. There were no dents, nor scratches. Just normal wear and tear, that I am pretty sure could be removed with soap & iron sponge. The only reason I didn’t clean it myself was because we paid for $175 for the deep cleaning option offered by Trellis. After paying, I remember the leasing agent saying, “you don’t have to clean anything, just move out and we will take care of the cleaning.” It is frustrating that we pay so much for rent, yet we have to be extra cautious while cooking. Like, we only cooked about twice or thrice a month!

Yeni Oyekola: When I first moved in, I sent a couple of videos of the apartment to my parents and I remember my dad saying “you live in an hotel” Trellis is a beautiful apartment with lots of amenities. My favorite amenities are the sky terrace (the view from the 6th floor is so amazing) and the productivity hub (I actually get a lot of work done there). The environment gives you a sense of ambiance and comfort. There’s even a private dining area and a yoga room. When I moved in, I only had one problem, my upstairs neighbor was a bit heavy footed. I should have complained from the beginning but I was worried about being a nuisance. But the noise became so unbearable that I had to make a complaint to management. The first person I spoke to wasn’t of much help. But I got an email from the property manager the very next business day. We interacted and scheduled a phone call. When we got on the call, he really listened, he didn’t overlook any of my issues. Not only did he promise to call my upstairs neighbor to see if they could quiet down, add rugs or carpet; he also said they would get me a white noise canceling machine. That was above and beyond for me, that call really made me feel valued and cared for. Ever since that call, I almost never hear my upstairs neighbor anymore and I also received the white noise canceling machine. Trellis is a beautiful apartment with a manager that really cares.

Zx Tanger: Don’t rent here. Strong bad smells in the lobby and across apartment halls on various levels. Inconsiderate and unwelcoming leasing office with slow response times which is a major red flag. Beware also - many apartments have poor natural lighting due to facing inwards despite there being ample windows.

Lorena Roque: I felt like I need to write a review of my building as I just helped my boyfriend through the DC rental market (we all know how tough it is). I’ve lived at the envoy for almost 3 years now, and I love it. I first lived in a very spacious and renovated studio and now live in a 1 bedroom. Both units have beautiful big windows, new appliances and are very wide in terms of square feet. (Unlike the newer type buildings being built that are extremely narrow). Maintenance has always been very speedy if I run into an issue, they fix it the same day most of the time. Devon was a gem at the front desk and now Christian is so friendly and always puts residents first. I’ve never had an issue with leasing and the process to moving units within the building was speedy and quick! Thanks for making it a breeze to live here!

Matt Zappala: I was a tenant at the Envoy for 6 years (2014 until August 2020) and have absolutely nothing negative to say! The only reason why I left is to up-size to a condo. Davon at the front desk is absolutely the best, he was always happy and helpful, even during all of the chaos that has been going on this year. The building is clean, with an immaculate lobby and rooftop terrace that has breathtaking views of the city (it is technically above the height restriction due to a loophole in the law, so your view is completely unobstructed!!). The maintenance team was always courteous and helpful in the uncommon times where I needed them to help me. My unit was quiet, the space was clean and easy to maintain and you are pretty much left alone in the building unless you want to seek out new friends. Nothing here feels forced, and I am going to miss spending countless hours venturing the great neighborhood.

Charise Good: I am a Property Manager with another company, and customer service is extremely important to me. I had to relocate a few of my residents while their building is being renovated. I moved two of my residents to The Envoy, I can honestly say April the Leasing Manager is awesome. April was very patient with me and my residents. April is very professional and has excellent customer service. Out of all the properties we applied to, April is the only one that showed us around the property and made my residents feel like they were at home. Colby May: I’ve lived at the envoy for a little over two years now. It has been nothing but a headache. Management is inconsiderate and unreliable. Our apartment ceiling has been leaking consistently over the course of this time. On several occasions a literal deluge of water pouring through the ceiling in the middle of the night. Every time it is the same. One of the poor workers comes and does a patch up job, and soon after it happens again. Manager Sean Cobbler has been emailed several times in regards to this and he either ignores or dismisses our concerns, even stating “I can’t promise that it won’t happen again.” If you enjoy terrible customer service or feeling like a burden for wanting to live in a reliable apartment- please come live here.

Brooke Stuedell: I have lived here for 5 years and until this year would have said great things about the building. They are trying to raise our rent 42% to “match” the nearby buildings despite not having the same amenities. They clearly don’t have any loyalty to current tenants. On top of that, our washer has been broken for nearly a month and they have barely tried to help including allowing an inch of sitting water to stay over the weekend when the washer didn’t drain. Go to the nicer buildings and likely get a better rate and better customer service.

They once came out on a Sunday evening to fix a non emergent issue in my apartment just so I could be more comfortable. I have started the process to remain in this community another year. Aicha Dougan: The Batley is a great community to live in. The staff are amazing, the amenities are great, and the building is kept extremely clean. Chris, my leasing agent, is phenomenal! From start to finish, he made my move-in process a smooth one. By far the best move-in I’ve had, and I have lived in many apartments. When I was touring, he really customized my tours for me, showing me what he thought would be good units based off what I wanted. I toured so many apartments in my hunt, but the experience at the Batley alone was enough to make me want to move here. In addition, my neighbors have all been incredible people. I have loved living here so far and would tell anyone this is the best building in Noma.

Erin Petrey: I love this building! The location is incredible, the spaces great, the staff great, and the apartments spacious. The leasing staff - especially Chris - are great. He gave me an exceptional personal experience and took care of everything along the way. I love seeing him around the building and catching up, and I always know any concerns I have will be addressed swiftly and completely. I will say it would be better if there were more recessed lighting in the units. I understand sometimes developers (which is not the current owner) omit them to save money, but it makes a huge difference on lighting. Overall, I highly recommend this building if you want to live right in the middle of a rapidly growing neighborhood with great amenities and staff.

Taylor Jaczko: I’ve lived at The Kiley for several months now, and have nothing but positive things to say! Ray and Annie in the leasing office were incredibly helpful in setting me up at this community, and have been quick to answer any questions I’ve had since. The concierge staff is also very friendly and happy to assist. My studio unit itself has a great layout and is a terrific value. The building’s amenities are wonderful, and more have been added since my initial move. I had an issue with my fridge when I first moved in, and maintenance was quick to replace it. Overall I’d highly recommend this building to anyone who wants a low key and quiet neighborhood with easy access to the more bustling Wharf/Navy Yard areas.

I was amazed at how beautiful the decor was and the many amenities! I was greeted daily by the amazing Pheonah who manages the front desk! She suggested if I was looking for and apartment why not rent at the Kiley? I thought it was worth looking into. I met with Ray Gill who took me on a world-wind tour of this amazing building! He checked all the boxes, price - size and location! Anna and Terri were amazing as well! I work as a fashion stylist…! I couldn’t have landed in a more stylish setting!

H Tran: False listing price on their website. Poor leasing office management. Two changes to their original quote/offer. Very hard to get into contact with their office. Poor communication. I toured their apartments last week and it was very nice. However, after they emailed me the quote/offer (price and Special Deal clearly written) they called me while I was applying and raised monthly rent by a fair amount saying it was "a glitch in the system." I thought fine. I will continue to apply but was unable to get into contact with their office for two days to ask about the large "administration fee" on the application on top of the application fee. They finally emailed back but did not answer the question and also removed the Special Deal they originally offered me so I drove back to the apartment to talk to them in person and was unsuccessful in working anything out. The apartment and amenities seem very nice but we were unable to work with the leasing office so I do not recommend.

This building offers modern apartments along with state of the art amenities like rooftop gym and pool for very reasonable prices. The roof offers beautiful views of the Capitol and Washington monument and is a perfect spot to host memorable events. Annie and the entire team at the leasing office were awesome and I couldn’t be more grateful for their help with my move out process. With its prime location and proximity to the national mall, metro and grocery stores I had a truly elevated experience. If I wasn’t moving out of DC, I would have loved to remain a resident of Kiley Apartments!

The buzzer out of work for months! 6 out of 10 times Had to go down stairs to open the main door for delivery drivers by myself even the front desk staff is there chatting on cellphone, I highly recommend those staffs go through a basic consiege training or run a medical text on both of their eyes and ears!

The way she talked about the property and the amenities and how she knows the area (since we are new to the area) was very impressive! Hennsly Louis: I have been trying so hard to give this place time to fix the problems but after 5months I can honestly put it out there and hopefully help others, families, etc from making the mistake of moving here. Please don’t. There’s always cops coming to this building due to violence. People stand outside the building by the steps smoking when they shouldn’t. Doesn’t stop there, I had to be the person that called animal control and the police and the front desk to report 2 large pit bulls mauling and attacking another large pit. There was blood all over the carpet, walls, from outside the building to inside the building. Police and animal control had to come. It’s not a safe place and the smell.. let’s not even go there. Please see attached. I couldn’t get much of the dog being attacked cause I was busy on the phone trying to get help. 06-19-2022: UPDATE they have rats/mice running around my unit so I purchased mice traps and requested pest control not that it matters since i will not renew my lease due to unsafe conditions. Rats also in the building running through the lobby area at times as well.

The pit bulls referenced were removed from the community with their owner and repairs were made to common areas immediately after this unfortunate incident. Keyera Woodberry: WOULD NOT RECOMMEND LIVING HERE. The management is petty and there are many rules and restrictions. I’ve noticed random fees on my account that have no explanation. They write multiple aggressive emails about the residents every month. While two of the front desk members are nice. The rest of the staff are very rude. The “very nice” rooftop has very petty rules now. They are just lazy and rude. The management is always changing and it’s not worth the stress. Also it’s extremely unsafe! Packages are constantly stolen and there are crackheads roaming around the building. I walked into the package room just to find poop on the floor. It’s honestly so awful here. Only live here if you’re comfortable with living under a watchful eye.

The gym is especially impressive for an apartment building. Most importantly for me, the staff is very friendly and helpful, especially the leasing agent Kume who did a great job when I visited to view several units. The Clifton is definitely worth considering if you are looking for a newer apartment building in a great location of DC.

Eric Beach: I recently moved into The Clifton and I could not have asked for a better experience. For starters I began my search for an apartment from Korea, adding to the stress of the search, but Kume and the rest of the staff could not have been more helpful. I was looking for a furnished rental. The staff provided videos and explained clearly everything I would need to secure a unit. They made themselves easily available and answered all my questions, which was a far cry from what I had experienced with other apartments I was scoping out. Leading up to my flight, they ensured everything would be taken care of upon arrival. When I arrived at the property the concierge greeted me and took me on a tour of the property. I was pretty familiar due to the pics and vids I received but it was still nice to get the tour. Once I received my key, the apartment had everything I needed. It is nicely furnished with comfortable couch and bed. There was a nice rug, there were dishes, cooking appliances, towels, etc. Everything was covered enabling me to just unpack my stuff and get comfortable. The amenities in the apartment are amazing. The gym is really good. Has most of the equipment you need for a good workout. Rooftop and lounge areas are very nice and provide a nice view. There just seems to be a very good vide throughout the building. I wanna thank the staff for making this easy for me, and I’m glad they were so incredibly helpful in assisting me in my move.

Park Meridian1: Want to live at home and be able to do laundry at your leisure? Good luck doing that at Park Meridian Apartments. There are no in-unit washer/dryer’s so you are reliant on the CSC maintained units that Van Metre has partnered with. In most buildings (not maintained by awful management) this wouldn’t be an issue. Under Van Metre management, this apartment complex of around 80 units struggles with barely operable machines. None of the laundry machine cycles are the same time/cost, they app doesn’t work, the online access to see if machines are in use is inaccurate, the machines are constantly broken, the credit card machines are always offline, cant connect to the faulty wifi, or not updated so you have to rely on quarters. This has been a known issue to Park Meridian Van Metre management for over a year now and Van Metre continues to not hold CSC responsible for maintaining operable machines. - Honest Park Meridian Reviews 1

Julaya Antolin: We got bed bugs from our apartment and management refused to reimburse us for a new bed, laundry, etc. The maintenance line goes to a third party who have no idea what is happening in the building. Dishwasher broke within one week. Smoke alarm broke after one month. Cockroaches everywhere. The worst place I have ever lived.

Deepti Bhatt: It is so far my best experience to live in Carillon House apartments. Meriem, the leasing consultant was quite helpful during my entire move in process. She is always there to help and support and I am very thankful to her. I will highly recommend carillon apartment to those looking for safe, convenient and reasonable rent with great amenities. It has got nice neighbourhood and rooftop view is spectacular. The apartments are spacious, nicely renovated, with decent kitchen and big closets. I am very much satisfied living in this wonderful place.

Emre Deniz: I am living in The Carillon House Apartments for a year now. Overall, I can say that I enjoy living here. First of all, the location is convenient. There are more than enough grocery shopping and dinner place options within a reach. Bus stop is just across the building and it takes you to downtown and to a couple nearest metro stations in minutes. Georgetown University is 15-20 min walk. Also, these neighborhoods (Glover Park and Georgetown) are very bikeable. Though the Carillon is on sort of a hill, it is still conveniently bikeable there. However, being located on a hill is also a plus because the view is fantastic! You can see almost every part of DC from the roof top and possibly even from your apartment. Common areas in the building are clean and well maintained. I would say that heating and cooling are adequate. However, you cannot have them at the same time (6months heating during colder seasons; 6 months cooling during warmer seasons). Hot water is almost always available both in the shower and in the faucets. Staff is very nice, kind and helpful. Leasing office does its job. Ask for Mariem, she will try her best to accommodate your requests about finding the best apartment that suits your needs. Although I moved in DC from abroad and The Carillon was my first apartment here right from the first day, moving-in process was smooth. My first unit here was a furnished studio. The room was spacious. The furnitures and utilities were clean and sufficient for a normal living. Later, I have moved to an unfurnished 1-bedroom. It was refurbished and I bought many of my furniture and stuff easily from either IKEA (15 miles) or nearby T.J. Maxx (1.5 miles). The rooms take in a lot of sun light and very bright. Therefore, I recommend living in The Carillon House Apartments and two of my friends already moved in after me!

Lawrence Lerman: HORRIBLE LEASING AND MANAGEMENT. They falsely advertised a one bedroom which I applied for. $40 for application fee and $125 for a deposit. I was told that the apartment I applied for was actually a studio and they wrongly advertised the unit. The Leasing agent confirmed with management and said since they advertised the unit incorrectly I would receive BOTH costs back. To date, I only received the application fee back and Carillon House has yet to return a single phone call and I was scammed out of $125! Very disappointing. Prospective Tenants should think elsewhere before considering living here.

Ansley Pepper: I moved in less than 2 weeks and have already seen several mice. I called for pest control and my request wasn’t taken seriously. I know the building is old, but more care should be taken for the old cracks in walls. They are slowly renovating kitchens. Hopefully mine will be next. Otherwise I’m afraid the move behind the fridge may be getting into the fridge :( They say the rooftop is open 24/7 but beware. Residents can’t use it until 10am. So if that is a draw for you reconsider. Especially if you work a 9 to 5, you won’t be able to enjoy the rooftop except in the darkness smh.

UBS: Not a good place to move in, cigarette smoke smell most of the time especially at nights. Make your daily life miserable. I was told it is a smoke free apt before signing the lease but turns out it is not. I asked for help from management several times but no response. There are other issues that comes up pretty frequently. I know now management will reply to show the potential buyers that they care but in reality once you sign the lease you sign the problems as well. Read reviews and make informed decisions.

Connor Brown: Absolute worst leasing staff on the planet. I have had multiple friends living/moving here who have been taken advantage of by the leasing office. They know exactly what they’re doing: preying on young people who don’t know what they’re doing. Helping one of those friends file complaints through DC Fair Housing but I will not rest until this entire leasing staff is fired.

Sarah Pleznac: We’ve had a pretty good experience here. Yes, there is construction because they are revamping everything (it was built in the early aughts). Management is very good about sending us emails when there will be loud construction, such as tile work, demolition, or heavy drilling. I’ve lived in both renovated and non-renovated units in the building. The renovated units have less maintenance issues. It seemed to us when we lived in a renovated apartment, our maintenance issues where answered a bit quicker. However, I currently live in an non renovated unit and we are still quite happy. The fixtures and finishes are a bit worn, but that’s to be expected when we are probably the 10th tenants in this apartment. I can work with that. I love the staff here. Special shout outs to Patrick (building manager), Tony (leasing office) and George (front desk) for getting stuff done, and enforcing our community rules. My dog loves George, and he always gives my dog treats when we walk through the lobby. The maintenance staff is very good and professional, but they are over extended (it’s a building with 400+ apartments after all). Maintenance is often swamped with maintenance requests the week rent is due, because of all residential portal logins. Low/medium priority maintenance issues get back burnered during this time, but are resolved in less than a week. I am happy our building has increased security in the last year. You now need your fob to get on your floor at all times. I think this should be expanded to the club floor and pool as well. You definitely should keep your guard up while walking around this neighborhood. We did have a lot of mentally ill, sometimes aggressive homeless people congregating in the alleyway behind our building. It seems they have moved to the edge of the park across the street. Lastly, the community… I’m in my early thirties and I feel a bit old here, especially on weekends when this building becomes more dorm rather than apartment building. I don’t like using the pool on weekends because it becomes a little too much like “MTV Spring Break” for my liking. Too much alcohol on the pool deck, beer cans (sometimes glass bottles) left around the building, extremely rude and loud behavior. This is my least favorite part about living here. TL;DR: Management is great, just over extended. These are very nice apartments. There is a bit of a rowdy 20 something crowd here. The location is absolutely perfect.

Samantha S.: My roommates and I lived at the meridian for over a year. In the time we were there, we had a great experience! The location is great, and rent is good- especially when you turn the sunroom into a bedroom. Management was always super reasonable with us. We were there during renovations, which was definitely irritating having to work from home with construction, but that is the reality of city living. Management was very accommodating/responsive to our request to be given a heads up when construction would be near our apartment and had common spaces we could utilize. We also dealt with our AC breaking. The building isn’t perfect, none are, but the way the management team worked with us made the stressors less impactful. Patrick, the property manager, is especially wonderful! We will always think so fondly of our time at the Meridian. Lastly, shout out to George for rocking the front desk.

Maria Smith: The mail problem is so horrible in this building. It is clear that management has not created a schedule for front desk individuals to sort through mail so that packages are ready for pick up upon delivery. I have had multiple packages not be processed for one or two days. I have gone to the front desk more times than I can count after work around 8 PM and have showed them confirmation codes of packages delivered at 7 AM. Their answer is usually that the package is still not been “processed”. I will then go the next day before work at 9 AM to check on the status and still no processed package. To be clear, this is regarding packages that have been dropped off in this building but management has failed to create a schedule so that staff will have to sort through packages and have them available for pick up to residents. This is unacceptable. I am very close to creating a PO Box somewhere else so that I can pick up things I need like medication, house supplies, etc. promptly as opposed to waiting 2 to 3 days for the building to sort through it. The fact I am paying a steep rent and cannot get mail that has been delivered is beyond me. This is a huge reason to not live in this building because there is no communication between management and they make you feel like it is inappropriate to ask for your packages that were delivered multiple days ago.

adriana ottaviani: I have been living at The Aspen Apartments for 9 months and so far I have had an excellent experience. The administration is amazing and is attentive to solve any problem. He often organizes events on special dates in the amenities of the building that are really nice and always very clean. In the morning there are always snacks available to take away! The building is located in Mount Vernon, is a neighborhood that is close to everything and very safe. My apartment is really comfortable, I receive natural light and in my opinion it offers an excellent quality-price ratio.

The leasing manager, Georgina, is fantastic, responsive, and always available for any questions I have. the building is well maintained and any maintenance requests I submit are addressed right away. I have a dog and I couldn’t be happier with the pet amenities and friendliness of the staff towards my dog. The location is very convenient for me and more shops and restaurants are opening in the area all the time .

Michael Porter: Moved out of this place 2 months ago but my experience living here for the couple of months I lived in DC was great. The premises were always kept clean and orderly, staff was helpful, friendly, and always available if we needed any help or had maintenance issues. The rooftop deck with the pool was awesome and had tons of room for entertaining which me and my friends did a lot here. The deck also has views of the monument and Capitol which was amazing, especially at night during cocktail hour. If I ever need to move back to DC, I will absolutely try to live here again.

This past Wednesday I made a call to the office in order to begin the process of starting an application and the leasing agent she had me on hold for 15 minutes until I hung up myself and decided to move else where. I really wanted to move to the Meridian but I just felt ignored and like my business didn’t matter.

Laurel Hagaman: Update - in the process of moving out, I left a couple bags of clothes and furniture in the loading dock to assist the movers, who arrived 2 hours later. When I came back, the clothing was gone. Management has done nothing but ignore my emails and now will not take responsibility for the hundreds of dollars lost. I know they did not “trash” them as everything else was left in the loading dock (including a mattress, nightstands, table). Overall 0/5 stars. An overpriced and ridiculously stringent babysitter - can’t have guests at the pool, can’t access amenities after 10pm, management is just trying to nickel and dime you. In speaking with other residents, many are equally unhappy, frustrated, and looking to move. But as others have noted, management does not care about the happiness of the community and therefore they will continue to see a steady decline in the rate of applicants/renewed leases. I highly recommend looking into other apartments in the area - have heard much better things about the sense of community and overall happiness of residents in neighboring apartment complexes. Update - parking is $265/month for a reserved spot, and residents have kept spare items (totes, chairs, etc.) in their spots for years. Management just said they will trash anything left in the spots. Additionally, to receive packages, you have to pay for a package service. Can’t wait to move out.

Michelle D: The apartments do not look like the photos on the website. If you sign a lease without touring the specific unit in-person, you will likely get something very different than you expected. Leasing staff are very unresponsive and unwilling to help. *updating after living here 4 months I chose this building for a lot of reasons, but most ended up being incorrect based on what was on the website vs reality. Again, make sure you tour and ask these questions up front (my bad I guess). For one, there’s a front desk person 24/7, but if you forget your key, they won’t let you in. If you get food delivered, they won’t take it until you can walk down. They will only hold your packages for two days, so don’t go out of town when you have deliveries. My AC was broken and my apartment was 80 degrees, but because it was only 78 degrees outside, they could not prioritize my apartment and told me to open a window (my apartment doesn’t have windows that open). Took over a week to fix. My window was cracked and the rain was spilling into my apartment. They said they will try to get it fixed in the next few days (I don’t know about you, but I think a leaking apartment should be more of a priority). I wish there was a better outlet than google reviews to share these concerns, but the staff is unresponsive and does not care. Overall, I am overpaying and they are under-delivering. Save your money and find a more quality apartment.

Patrick Duff: Short Review: management purposely gives the building poor living conditions, and has no interest in resolving tenant’s issues and concerns Detailed Review: prior to the pandemic, this building was actually great to live in. However once the pandemic hit the building has gone downhill (and continues to 2 years later). There in no leasing office on site and no security, we are told to contact the building down the street if we need to contact anyone. The staff at the other building doesn’t seem to care much about the tenants at 1001, they only care about the tenants in their luxury building. The buildings mail system is a mess, packages are often left in the lobby or even outside even though we have a dedicated mailroom and package lockers. The HVAC is a huge issue, units do not have individual (or any) control of temperature. Most of the year the apartments are close to 80 degrees, you have to rely on fans and windows to make it comfortable. Tenants are often overcharged on their rent, it is more or less up to the tenant to make sure they are being charged the correct amount. Management has been told many times about this issue and they simply blame the billing software and take no interest in resolving the issue. There have been a few theories as to why management acts the way it does towards the tenants here. 1) our building is rent controlled so tenants that have lived here a while are paying less than new tenants. It would only make sense that management tries to make this building so awful that people are eager to move out and get replaced with new, unknowing tenants that they can charge higher rent to. 2) there is a rumor that the building is going to get torn down and replaced in the next few years. This building is admittedly much older and outdated compared to the newer luxury buildings going up in the neighborhood. It’s been revealed that management is not fixing certain damages to units when tenants move out, instead offering reduced rent to new tenants and they just have to live with the current conditions which includes water damage, stained carpets, chipped paint, etc. Aside from the poor management it is also not in a very safe location. Shootings are a monthly occurrence, and tenants have also been assaulted outside of the building. If you do happen to see any good reviews of this place, don’t take them seriously. They are either written by employees or contractors, and recently they are “bribing” tenants with a rent credit in return for a positive review.

JB: The worst management team ever. I think they look for people who have zero professional experience and/or the worst communication skills.Things have gotten so bad that they are now offering rent discounts if tenants give good reviews and send screen shots of the reviews.

Simone F: Unfortunately I’ve had to update my review to 1 star for 301 M and 1001 waterfront as far as Management goes. The management constantly charged me a late fee and it took me threatening legal action to get resolution. When the manager finally contacted corporate they were able to take of the issue right away. I decided not to renew my lease after leasing with this company for 11 years because it became too stressful to constantly have late charges when I was not late and I even felt the need to film myself dropping off my rent check on time for proof. I will say management did a great job moving me into my apartment in the beginning but over the past year the professionalism had broken down. I would send emails that would not get answered for several weeks. .

Gillian Trommer: If I could give 0 stars I would. I lived here less than a year and I’m already looking to move. Leasing and management is a mess, heat is constantly going out in the winter, elevators are out for several days with no one fixing it, packages are just left on the floor (luckily the tenants are great and no one steals anything), the gym is barely a gym. For the price and absolutely 0 amenities, please take your money elsewhere. It’s not with it.

James M: I have lived at Andover for over a year and there is constant construction. When I moved in I was told it would be over soon, other tenants who have been here for longer confirmed that was a lie. If you work from home be prepared for noise that can be clearly heard on teams/zoom from 7am-4pm. The building gives you zero notice for construction and will do nothing about the noise. The only thing luxury about the building is the location (there is better options in the area), the quality is awful and the management is the worst in DC by far.

Matt Hill: Choose another place to live! There are plenty of options. It’s a good location, the units and building will seem nice, the front desk people are great but the bad outweighs the good. There is never anyone in the leasing office to help you with anything. (Wonder why you’re doing a self guided tour) That would be fine with me in most buildings but something will break down in your unit here at least once a month maybe more, they must install appliances used and the water pipes in the building are falling apart, our hvac broke 3 times before it was actually fixed. We got the dreaded big water leak that seems to happen to everyone here and could not sleep in our unit for close to a week. The leasing office will never do anything for you, you are basically on your own to coordinate with the maintenance staff to get things fixed. They also require insurance because if anything happens to your unit you will be dealing with them to get any accommodations paid for. Your unit is unlivable for any reason? Sorry you’re still paying that rent! Like I said they are useless. The rent and extra fees here are not worth it for the service you get. I will never rent a building under UDR management again. I have dealt with a handful of other management teams and UDR is by far the worst.

Adam M: When we originally signed our apartment at Andover House our effective rate for a one bedroom apartment was ~$2,150. The rate we were presented to resign for a month-to-month lease was >$4,000/month for the same apartment. The cheapest option available was a 12 month lease that was still a 36% increase from what we were paying. It is well known in the DC area that Andover House deliberately prices out tenants. Don’t take it from me, take it from the other reviews which I should have paid more attention to when we signed our apartment. The reason why I’m leaving this review is because of the response we got when we had asked for a fair rate. Andover responded with ‘we are not a non-profit company to help residents’. We had asked for our rate to not increase by $2,000/month for a one bedroom, not for a free pass. UDR could care less about the well being of their tenants. The reviews of tenants complaining about how Andover ‘hotels’ half of their apartments makes that message pretty clear. Andover will price you out and leave you with a rude, abrupt and inhuman response. Take it from someone that learned the hardway, avoid this place at all costs

Tab P: The Emergency maintenance contract company the building uses expect you to stay up all night waiting on technicians they cannot reach. And then they threaten you with liability and incurring cost of dispatching repair men if you fall asleep despite it being almost midnight.

Ariel Simons: I have lived here since June 2019 and it has been a great experience. The location is perfect: right next to Rock Creek Park and the National Zoo, and a short walk to the center of Mt. Pleasant (farmers market, restaurants, grocery store, coffee shop). The red line is less than a 20-minute walk, and the yellow/green is a 15-minute walk. Bike share and bus stations are within a few blocks. I have really appreciated the access to the hiking and running trails in Rock Creek, and it has been a great bonus to be able to adopt a dog in a dog-friendly building. Very quiet, residential location (though walk a block away and you can hear the lions roaring at the zoo sometimes!) and feels nothing like the rest of DC, though it is all close by. There is also a good amount of parking nearby for folks with cars. My unit is spacious, sunny, and rent is reasonable for the area. The DARO management have always been helpful and I have been able to meet and get to know many wonderful neighbors.

Ashley Dawson: We love living at Lamont Apartments. The staff is very friendly and made us feel very welcome. The building is not new but has its own character. Our apartment is fabulous, hardwood floor, high ceiling and soundproof walls, which makes it a very quiet community. Neighbors are very friendly and from all over the world. Close to shopping, restaurants and public transportation. So happy living here, I recommend it!
