Katie Wilkes: I stayed here for a month while house hunting. Fabulous, convenient location to everything you need. One of the best parts about the house is the private little courtyard/patio space out front. Stunning in the springtime. Capitol Hill Stay was attentive and extremely communicative the entire time. The neighbors were also so kind and helpful. But I have to say, it was the sincere thoughtfulness of the people who run this hospitality group that exceeded my expectations. Tragically, I lose my pup of 16 year unexpectedly while here (we were grateful to enjoy many days of gorgeous weather on that patio together). Upon check out and kind conversation with Phil, one of the staff members, the team let me know they had made a donation to a rescue organization in my pup’s honor. It brought me to tears. Stay with them if you can- I don’t think you’ll regret it.

Zach Powell: My wife and I have never been to a big city before. Coming from a small town in Kentucky, we were worried about coming to D.C. However, the owner (Brian) and Louise has been absolutely wonderful! The apartment was in a very safe and very upscale neighborhood. We were able to pay for a secure parking spot as well. Our neighbors were quiet and working professionals (always gone). If there were any questions, someone always answered them promptly via chat or text! I cannot reccomend Capitol Hill stay enough! If we are ever in DC again, we will be staying with them!

Leslie Vargas: My friend and I came to Washington DC for a girls trip to visit her daughter and my son, who is a student there. We loved the apartment from the first second we stepped into as it instantly felt like a home away from home. It is beautiful and well furnished with high ceilings and tall windows. The apartment is immaculate and every detail is attended to, including a coffee pot that makes delicious coffee and quality linens that are so comfortable after a long day of seeing the sites. It is located in a safe neighborhood and is a nice walk to The Eastern Market, independently owned boutiques, restaurants, a CVS and a wine shop. The apartment is so inviting that we decided to cook there one night and it was so convenient that the The Eastern Market is full of lovely fresh vegetables, fresh meats and a bakery. Outside the market were street vendors with quality goods to sell which was so fun to browse. I have found that where you stay can make such a difference in the tone of a vacation and this one certainly did. It was a such a wonderful time and I’m looking so forward to visiting DC with my husband and staying there again.

leo sokolskiy: Great place to stay in Washington. Walking distance to the National Mall monuments and museums. Very comfortable and quiet location, parking spot is a great plus if you are driving in. Kitchen has all the utensils as well as washer and dryer. Brian and Luis are very accommodating and responsive.

Linda Steinke: Having lived in Penn Quarter and recently moved I was back for a visit and wanted to stay in the area. I found Pelican Residences in the Lansburgh the perfect location. This 2 BR 2 BA apartment was fully furnished. The corner unit I had had great view down 7th and E streets. Within walking distance to my favorite restaurants, Gregory’s coffee as well as the Smithsonian museums, the National Mall and the Capitol and White House. The apartment was clean and the Pelican staff are extremely responsive down to replacing light bulbs. Would I stay again? YES!!!!

Tony Staman: Perfect location for this high quality apartment, right next to Metro Archives station so getting in from Reagan airport was very easy. Location puts you within a short distance of most of the major museums, if you did not want to walk they have a DC Bike Share dock right next to the apartment. Gym was very nice, pool was slightly above average, residents were very friendly. Front desk staff was also very friendly and was very helpful with the few questions we had. The bathrooms in our room were very clean and had beautiful glass door showers. I would definitely recommend this apartment to others looking for a nice quality hotel in a great location. Only thing bad I can say was that the beds in both rooms sat very low to the ground which was weird and carpet appeared a little dirty in some areas but neither of these comments would stop me from recommending this apartment.

I also appreciate the timely reply and the responsiveness of the host. I wanted to expand my stay by one night after i had checked in, and the host was able to accommodate very quickly.

Tyler Nixon: I stayed in this location in a one-bedroom apartment for almost 3 weeks on an extended business trip to the District. In addition to an excellent location, convenient to just about anywhere in the District and close to all of the federal facilities, monuments and museums, the room was absolutely first-rate. The kitchen and all amenities were up to date and fully-appointed, with everything one would need as though at home. The apartment was also spacious but quite cozy too. The bed was extremely comfortable and they also provided additional linens, as well as a set of towels and washcloths. The TV had both cable and internet streaming applications (Netflix - you could use your own account). The washer and dryer system was excellent and like new. The closet space was also remarkable. The free coffee and hot drinks machines at both entrances was a really nice amenity, especially on chilly days. The entrance security, with key fobs that activate the doors and are required to use the elevators, as well as the manned receptions desks at the entrances (except maybe a few hours in the late night) were reassuring for the security of the facility but also did not inhibit access with ease for anyone staying there. The elevators were numerous and though there were some issues on the first day I was there, the rest of the time they functioned without a hitch, and were numerous and speedy enough that I never had to wait for more than a few seconds to catch an elevator either up to or down from any of the upper floors. I would absolutely stay here again and highly recommend it to anyone looking for accommodations for a longer stay in DC and wanting all of the amenities of home.

Hein hwyan: I had a horrible stay at one of their apartments. The blinds were broken in one of the bedrooms and I put in a request to get it fixed. The management kept tellling they will get it done but they never got around to doing it. Also, one of the toilet was broken and spilling out water. I had to nag them several times and they eventually sent someone over to fix it. They should increase their quality control and customer service. Do yourself a favor and not live at any of their apartments. Terrible experience.

The apartment had a kitchen fully stocked with cooking supplies and the bedroom and living room had tvs with Netflix and cable. Whole apartment was immmaculate. Parking was 16 dollars a day.

Cynthia Gross: Trellis house really is a beautiful building and in a great area in terms of transportation convenience. The leasing team is great (Banessa was super helpful throughout the application process), as well as a few concierge staff. I really only have 2 complaints. The structure of this building seems to have been poorly made. The walls are so thin, you can hear word for word conversations from neighbors. There are “quiet hours” in place but some tenants either don’t respect this policy or don’t realize how loud they are. There’s also daily smell of smoke in the hallway even though this is a non smoking building but this is not as big of a concern for me. The leasing team has been responsive and helpful in terms of dealing with my complaints (particularly Claudia has been extremely nice and accommodating) but the issues persist. If you are sensitive to sound, I would not recommend this building. Otherwise moving in was super easy with full access to the dock, the amenities are great, building is clean, location is great, apartment appliances are good, maintenance turnaround is quick, and receiving delivery/packages is super convenient with 24 hour concierge.

Omoyeni Oyekola: Beware, trellis house is ridiculously expensive and will charge you for anything. I and my roommate moved out of our old apartment and we thought we were done paying all the charges. Until, we got an email saying we had to pay $250 for the stovetop. There were no dents, nor scratches. Just normal wear and tear, that I am pretty sure could be removed with soap & iron sponge. The only reason I didn’t clean it myself was because we paid for $175 for the deep cleaning option offered by Trellis. After paying, I remember the leasing agent saying, “you don’t have to clean anything, just move out and we will take care of the cleaning.” It is frustrating that we pay so much for rent, yet we have to be extra cautious while cooking. Like, we only cooked about twice or thrice a month!

Yeni Oyekola: When I first moved in, I sent a couple of videos of the apartment to my parents and I remember my dad saying “you live in an hotel” Trellis is a beautiful apartment with lots of amenities. My favorite amenities are the sky terrace (the view from the 6th floor is so amazing) and the productivity hub (I actually get a lot of work done there). The environment gives you a sense of ambiance and comfort. There’s even a private dining area and a yoga room. When I moved in, I only had one problem, my upstairs neighbor was a bit heavy footed. I should have complained from the beginning but I was worried about being a nuisance. But the noise became so unbearable that I had to make a complaint to management. The first person I spoke to wasn’t of much help. But I got an email from the property manager the very next business day. We interacted and scheduled a phone call. When we got on the call, he really listened, he didn’t overlook any of my issues. Not only did he promise to call my upstairs neighbor to see if they could quiet down, add rugs or carpet; he also said they would get me a white noise canceling machine. That was above and beyond for me, that call really made me feel valued and cared for. Ever since that call, I almost never hear my upstairs neighbor anymore and I also received the white noise canceling machine. Trellis is a beautiful apartment with a manager that really cares.

Audrey Yang: Ceiling leaks and drips. Ceiling literally fell down one time. Homeless people sleeping in the lobby often. Hot water was gone for over a week (thanksgiving time). Internet outages all the time. Packages are always missing/stolen. Handicap equipment broken most of the time. Elevator is out all the time. Incredibly high fees and utilities. If you care about quality of life, don’t live here.

Katie Thompson: (My friends live in this building, I do not). Varsity on K is such a disgusting apartment complex. Management is terrible (even compared to other questionable apartment complexes in the area). On several occasions, I have seen homeless people sleeping in the hallways. I have also seen blood and feces in the elevator on several occasions. It also takes forever to get maintenance requests completed. This building feels unsafe and I feel bad for people stuck in a lease here.

Guangfu Su: Bria was very professional and Tyler was very friendly, both of them in the leasing office made my living here better. However, the maintenance guy here was really unpleasant, he was the only one maintenance person, this guy was neither friendly nor professional. First, he had zero will to make friends with you, always acted, talked and walked like he is so proud of him with no reasons, never looked at you when you were in the same elevator or met in hallway even if he was actually very familiar with you, it was so weird. If he was very professional or serious in doing his job, then it was fine for him to ignore resident in life and being arrogant, however, the thing is that he was actually not serious in working, each time you made a request for maintenance, he would complain even more than you and made excuses by pushing all responsibilities for the problems to resident. Also, each time he saw you doing something, he would come to correct you, but all he said were nonsense which I verified afterwards, which means this guy never wanted to actually correct or help you out but just talking nonsense to make him feel good. I felt this guy was often hanging around everywhere inside of apartment for no reasons, not working but just wasting time. I suggest Varsity better fire this maintenance guy, without him Varsity would be a great place to live.

Isabella Webster: I have never lived somewhere where it was so evident that the property management neither cared for residents nor practiced basic communication with the on site team. The individuals who work in the office and for on site maintenance are wonderful; however, they clearly have no support to actually do their jobs effectively. The internet is out so frequently that I’ve had to upgrade my cell phone plan to include unlimited hot spotting. I’ve regularly had to call out of work or reschedule exams due to internet outages. The tiles in the hallway above my apartment have been leaking water for months. I’ve had maintenance requests queued for repair since my move in inspection six months ago that remain untouched. The heat does not consistently work even in the midst of snowstorms and it seems the only way to get attention for these issues it to write a Google Review (as can be seen by others posted for this property which detail the additional ongoing issues of package/mail theft- which I’ve also experienced for packages totaling well over $300 in only the past six months).

Gabrielle Picard: The management here is absolutely abhorrent! This management does not answer any resident concerns. I have been in the elevators and seen what I can only imagine to be blood in the elevator. In addition to this there was a dumpster fire in the building and the alarm in my friends’ apartment didn’t go off. Only some alarms went off so I hadn’t evacuated until I smelled smoke and looked and saw people had evacuated.

Laurel Hagaman: Update - in the process of moving out, I left a couple bags of clothes and furniture in the loading dock to assist the movers, who arrived 2 hours later. When I came back, the clothing was gone. Management has done nothing but ignore my emails and now will not take responsibility for the hundreds of dollars lost. I know they did not “trash” them as everything else was left in the loading dock (including a mattress, nightstands, table). Overall 0/5 stars. An overpriced and ridiculously stringent babysitter - can’t have guests at the pool, can’t access amenities after 10pm, management is just trying to nickel and dime you. In speaking with other residents, many are equally unhappy, frustrated, and looking to move. But as others have noted, management does not care about the happiness of the community and therefore they will continue to see a steady decline in the rate of applicants/renewed leases. I highly recommend looking into other apartments in the area - have heard much better things about the sense of community and overall happiness of residents in neighboring apartment complexes. Update - parking is $265/month for a reserved spot, and residents have kept spare items (totes, chairs, etc.) in their spots for years. Management just said they will trash anything left in the spots. Additionally, to receive packages, you have to pay for a package service. Can’t wait to move out.

Michelle D: The apartments do not look like the photos on the website. If you sign a lease without touring the specific unit in-person, you will likely get something very different than you expected. Leasing staff are very unresponsive and unwilling to help. *updating after living here 4 months I chose this building for a lot of reasons, but most ended up being incorrect based on what was on the website vs reality. Again, make sure you tour and ask these questions up front (my bad I guess). For one, there’s a front desk person 24/7, but if you forget your key, they won’t let you in. If you get food delivered, they won’t take it until you can walk down. They will only hold your packages for two days, so don’t go out of town when you have deliveries. My AC was broken and my apartment was 80 degrees, but because it was only 78 degrees outside, they could not prioritize my apartment and told me to open a window (my apartment doesn’t have windows that open). Took over a week to fix. My window was cracked and the rain was spilling into my apartment. They said they will try to get it fixed in the next few days (I don’t know about you, but I think a leaking apartment should be more of a priority). I wish there was a better outlet than google reviews to share these concerns, but the staff is unresponsive and does not care. Overall, I am overpaying and they are under-delivering. Save your money and find a more quality apartment.

Emily Moreno: I never write reviews but I felt compelled to on this matter. Capitol View is over priced and far from the downtown bar/shopping/restaurant appeal that 14th Street attracts. The leasing agents are unprofessional and unwilling to work around long work schedules. I would NOT recommend living here to anyone. Enjoy living on 14th Street. I promise here you won’t enjoy it.

Siri Reddy: I would give a 0 if possible. DO NOT MOVE HERE!!!! We drove all the way from New York on the promised move in date with all our luggage and after we reached they told us that our apartment wouldn’t be ready for another week. They tried to force us into another apartment which was dirty and gross. Andrea from the leasing office and her manager were very rude towards us and despite all this, they didn’t even give us back our holding fee.

Stepping Out: The building and neighbors are fine, however there is a leak in the building that has been here for a year which also is causing leak in my unit... this has not been addressed, so if you want an inattentive landlord who doesn’t respond, always away and never addressed issues then please move here .. oh and you pay valet trash, however the trash people pick and choose when they want to come pick up your trash. I will give 2 stars because no one bothers you, however it seems as if no one works in the rental office and they need to hire more maintenance man, to my knowledge it is only one person, that is ridiculous..

Please rest assured that all roof leak issues have been inspected and are in the process of being resolved. Since the start of the Covid-19 pandemic the company and the office have been working as diligently as possible to address the many concerns that have arisen since the start of this paramount event. Jana Haynes: DO NOT MOVE HERE!!! I’ve been here since March and can’t wait to move!!! I did my pre move in inspection and reported the laundry list of repairs to be done before I moved in... Of course when I moved in the repairs were not addressed. It takes them forever to complete any repairs!!! My A/C has been out for days on top of a leak in my bedroom ceiling that still hasn’t been looked at I reported it over a month ago!!!! My unit has mold growing on the baseboard from a leak that happened a month after I moved in that was never addressed properly!!! Even after calling corporate and speaking to management the same issues are not fixed!!! If you want a slumlord live here!!! DO NOT MOVE HERE!!!!!!!

Ashley Fowler: Do not move here. This place is just horrible and the management team sucks and is incompetent. They do not know how to do their jobs. I have lived here for close to a year and it has been nothing but hell. They moved me and my family in a broken down apartment. The stove and microwave wasn’t working, several closet doors broke one fell on me and i has pregnant at the time. The bathroom is the worst thing of all. It looks like no one painted it in years. Maintenance takes their time fixing stuff. Something in my apartment breaks every week and they fix it it and it breaks again. The water is off every other week without notification. The apartments are super super small. The apartment we was shown looks nothing like the apartment we moved into. We were told we was going to get updated appliances and that was a lie. They don’t do a walk through with you so I have documented everything that was broken when we moved in. My front door is so wobbly it shakes every time someone slams their door. I have complained about that too they just say that i can add my own lock but its funny how everyone in my building has the same two locks and i only have that one raggedy lock. I don’t write bad reviews but for the price of these apartments it really suck that they do not take their job seriously. The only thing about the apartment is the location but if that’s what you are looking for then there are other apartments on Indian Head hwy. Ms Johnson needs to be retrained or let go. I hope they improve the management team or get them retrained. If they really take the time to read their reviews they ALL say the same thing so it’s not the residents it’s THEM.

Darryl Love: Since the new staff has come on-board things have been changing for the better. They are courteous, professional and listen to the needs of the residence. When needing maintenance work done they are prompt and the management staff keep me informed on my work-order I put in. I appreciate the cheerful smiles when I go into the office, it shows that they care about me as resident. They are trying to make a change for the better and make the residence feel welcome and more inviting.

Richard Robinson: I got a newly renovated apartment and it’s cool. Nobody bothers my car, my building is quiet and it’s clean. The office staff takes care of any issues I have and it seems like it’s on the come-up. Yeah, I like it! People don’t get their way and post stuff but really, it’s a pretty decent neighborhood. I’m good.

Lady Luna: If I could give this place no stars I would. Where do I count the horrors of living here. 1. Kids, Kids, and KIDS! For the love of God! These kids are always outside in front of my building and others. Tossing the football, playing tag and the loud screaming is highly unnecessary, when you are coming home from work. No one wants to hear them or watch them play around doors and windows. They also allow themselves to play inside the building at times, in the hallways. Other kids are letting them inside these buildings to play in the hallways. There have been incidents where they broken my window. There is a large area near the doggy park for them to play or the playground hidden behind the building away from the community. Can you please get the parents to redirect their kids to ONLY play in that area? What is the point of having cameras around if you are not going do anything?? 2. Smoking. Okay, smoking outside is fine, but inside your apartment where you can set the building on fire if misplaced? No! I live over people who smoke an exceedingly amount of weed in their home and it comes up through my vents, making it impossible to stay in my room with my kids. They end up coughing over this matter. These people don’t realize that they are not the only people living in this building. This is NOT your house, there are other people here who suffers from health problems. 3. Maintenance. Oh my god, maintenance is terrible. They enter your house and leave a mess after they finish their requested work, and half the time, they don’t follow through the with incomplete work. The do a quick fix, say they will order this and that, leaves and never returns, they never make a note on it or bring it to the rental office for them to decide who should return for a follow up, instead we keep getting these mandatory unit inspections consistently because of something they saw or something happen. 4. Trash. I went to the main office to have the trash remove from my lense but they say, it is impossible. Not everyone waits to have their trash taking out, and we should have a right to choose whether we need it or not. Please stop enforcing endless amount of money into your hands over unnecessary things. No one has that type of money. It is bad enough the trash bin outside gets over flow and it doesn’t get taking care of until later. I have been living here for a long time and I did enjoy it a couple of years but this place got so bad over the years, but they do want the rent money on time. What is the point of paying all this money only to be disrespected by the community and management? I hope they would improve on these and make the community more comfortable for people to come home too, not excessive work. I really did like being here in the past, but times have change for the worse. Those are the main three, that needs to be brought to attention immediately. DO NOT MOVE HERE!

Susana Gaviria: The building is very poorly managed and I have witnessed the rapid decline during the past year living here. There have been fob issues, a flood, and the elevators have been out of order more than once. Everything takes days to get fixed. The street noise can be extremely loud and unbearable from the inside of the apartments, and utilities are overpriced compared with other apartment buildings in the area. Upon submitting the notice not to renew our lease in a timely manner, management conveniently never received it and asked us to provide it more than once. However, nothing compares to what we have been living with for the past 2 days, we are getting close to 48 hours without water with no transparency from management about the repair process, they have provided individual water bottles and small quantities of food to “fix the issue” as if we didn’t need larger amounts of water to eat, cook, clean, shower and flush our toilets. The only good thing about Allegro is the concierge staff, specially Sam.

Once we realized this wouldn’t be a fast repair, we brought in help from our sister sites and corporate office to supplement the community with water, food, and additional maintenance and office support. We worked to communicate to those on site with our presence throughout the building, email blasts, and connection with many DC representatives including DCRA, DC Water, the Mayoral Office, and our ANC representative throughout the outage. In addition to the food and water that were made available throughout the 4 day outage, we coordinated a daily rent concession and offered hotel stipends. We understand your frustration and hope that, with the resolution and actions taken by our management team, you saw the care and concern we have for each of our residents. As of May 12,2022 water service was fully restored to the community and we have not experienced further issues. John Olzer: I have lived at Allegro for almost a year, and this has by far been the worst apartment complex I have ever dealt with. - After putting a deposit down it took weeks to get an actual lease to sign. - When I moved in, my AC did not work in the apartment. I was promised compensation by maintenance; however, this was later denied by management. - My dishwasher has broken 4 times before they finally decided to replace it. It often took over a week to have maintenance look at it each time it broke. - Currently, the spin cycle of my washing machine does not work. I literally have to WRING MY CLOTHES OUT in the shower before drying them. I have been denied a replacement washing machine. - There are constant elevator issues. It is common for all 3 elevators in the building to be out of service at the same time. - There are constant key fob issues where all fobs in the building are taken offline. - There are constant issues with the gate to the parking garage. When this happens, nobody can get in or out. - There is a major rodent problem on the terrace level of the building. I have seen more than one RAT IN THE HALLWAYS. My absolute favorite feature of this building was the past 4 days when the entire building had no running water - an issue that was completely mishandled by management. It took 3 days before hotel accommodations were made. In the days before that, the best they could offer was Dominoes and Krispy Kreme (???) I have raised many of my concerns above with management and have literally been ignored. I have sent emails that to this day remain unanswered by management. Do yourself a favor and RUN.

Andrea Heckert: We haven’t had running water for 30 hours (and counting). We have not received sufficient water to drink, cook, and most importantly - flush our toilets! UPDATE: It has now been 49 hours without running water. I concur with all recent 1 star comments from my fellow Allegro tenants. Our last update from management arrived 4 hours ago, with new found problems, and no clear assurance of when water will flow. Management should have ordered port-a-potties for our use and 5+ gallon bottles of water delivered to each apartment unit at regular frequencies

Micha Weinblatt: The building is extremely well maintained - everything is in tip top shape. They recently renovated the party room which is a beautiful place to hang, they brought in peloton bikes, and more importantly the staff in the building is super nice and helpful.

Meghan Feeney: Lived here for almost 3 years and not surprised to see the low rating. The desk staff is great and we love our actual unit, which is what has kept us happy living here. The leasing office and UDR as a company has gone downhill in the last 3 years and doesn’t seem to care about you as a resident. We’ve raised an issue at least 5 times over the past year with no resolution which will most likely result in us moving. As much as we love our space, our neighbors that live here, and the staff that we interact with on a day to day basis, it’s unfortunate that the overarching company is unprofessional and unhelpful. There was a fire over a month ago on the roof and the space is still not fixed. Hopefully this poor management has been a result of a tough year and we will see improvement soon, as we really enjoyed our first 2 years living here.

Clarence Love: My roommate and I toured the community, and Corey was our leasing agent. He was very friendly and new exactly what we were looking for. There is a true community feel at the View 14. The location is perfect to night life and metro station. The views from the roof top terrace was stunning! After the tour ended Tatiana the Sales Manager asked how the tour went and carried on a friendly conversation. This UDR community is a must if you are in the market for an apartment in Shaw/Howard University

Utilities for an average apartment is at least $200/month as all these additional fees (admin, trash, etc) are added. They will raise your rates each year more than 10%.

Fredric Mitchell: Nice place. Went to a small wedding, which was intimate. Stayed in a suite in the courtyard. It was relatively quiet. Bed and pillows were not very comfortable. Continental breakfast was fine. Nothing too expansive. Location is nice and a lot of shops and food places around. Just would have preferred a more comfortable sleeping situation.

David Jarnitskii: Great check in, the guy at the front was super nice and gave us reccomendations. Location is good too. The rooms are quite spacious and very comfortable. We only stayed for 1 night but it was very nice. We would come back. Thanks!

Sivan Weizmann: Good check in, and the guy at the tiny reception desk was nice. Location is great and there is plenty of coffee shops, restaurants and attractions in a walking distance. The rooms are spacious and comfortable. And the building is beautiful. However, one big issue is that this is a 3 floor building and the reception is often unattended which makes me uncomfortable since anyone can come in as they please. In addition, if you are hoping to get a good night sleep than forget about it because except for the noise you get from DuPont circle, it also felt like we were sleeping in a dorm building. There were loud yelling and laughter noises ALL night long that kept us awake, and clearly can be heard EVERYWHERE throughout only 3 floors with the acoustic of an old building and no staff to address it. It is a shame, but unless some new reviews can indicate that 24/7 staff has been instated and availability and presence has improved, this will not be a place I’ll be coming back to.

Gabriel Rodriguez: While the facilities are gorgeous, and the location was spectacular, the service is lackluster. The continental breakfast consisted of a few pastries and cereal with some yogurt in the fridge. The front desk is frequently unattended, which is concerning. Moreover, I was asked “when are you going to check out” an hour before checkout by an attendant or manager who decided to knock on my door. In the rush, I left my coat, and called to retrieve it. The front desk said “check back tomorrow” and “good luck, I hope it’s there” when I said that I was instead going to check this evening. The service does not match the façade nor interior decor.

Penny: This place was terrible and overpriced, I had to move out after a few weeks. The rent price included 2 meals per day, but the food was so bad. I often had to eat out; management was very very slow in addressing residents issues, and the Wi-Fi is only strong in some part of the building

Boban Markovic: This place definitely deserves more credit! I lived at ISH for two semesters and it was one of the best experiences I had. If you are seeking housing at the great location, don’t have time (or don’t know how) to cook, prefer international crowd to mingle, discuss global issues and hit the bar on the weekend, this place is for you. The location of the house is unbeatable. You can easily reach almost any part of DC metro are from Dupont Circle. World-famous institutions with great speakers and events are just around the corner (Brookings, Carnegie Endowment, German Marshall Fund, AEI, Johns Hopkins SAIS…). When it comes to restaurants, this area provides everything from upscale dining, casual seating, take-out, to 3am jumbo slice pizza (i.e. Duccini’s). The neighborhood is probably the safest in DC, LGBT friendly, with a lot of international people, young professionals, and plethora of cultural events. Public pool, tennis courts etc are not far away. You can enjoy a morning run, read a book or sip coffee on the ISH patio or in the library, or hit the bars and indulge in the nightlife at the U and 14th Street, just a few blocks away. When it comes to facilities, ISH buildings are old, but in a solid shape. The main building is a Tudor style mansion with dining hall, TV room, library, patio, great hall, and the residence area. It looks like Hogwarts! Van Slyck and Marpat Hall are built later, very simplistic, but still a good living area. Rooms are warm in the winter and there are AC units or central HVAC in all rooms. Common areas are clean and well maintained by the support staff, but the cleanliness of your room depends on you. It is a true convenience to wake up in the morning or come in the evening and have a hot meal. While food is not the best in the world (this is not a hotel or your mom’s kitchen), it is pretty good. There are usually two dishes, vegetarian option, salad bar, soup, desert, coffee, tea,… plenty to choose from. Now, the monthly price varies between $1,300-$1,650 per room, depending if it’s a single or shared room. This includes room, food, use of the common facilities and all events. Also, if you stay a bit longer you can work at the front-desk for a few hours every week and save some money. Good luck finding studio (without food) for this price in the neighborhood! The best part of ISH are people. We organized a variety of events, traveled on the weekends, went out together, had movie nights, cookouts, Halloween party, attended a bunch of fancy events with Congressmen and Ambassadors visiting the house. Alcohol is not allowed in the common areas, but having a few drinks in your room with friends before going out is totally ok. Again, this is not a hotel so don’t expect a queen-size bed, etc. It is a student dorm. For your money, you get decent housing, food, great facilities for common use, great location, safe neighborhood and opportunity to make friends worldwide and enjoy yourself. I strongly recommend it to students and interns! ISHers will become your DC family.

Zach Brehm: I moved into 10K after trying a few other options throughout Alexandria and DC over the past few years. 10K has been the best option by far - the amenities and staff are all top tier, as are the finishes in the apartments. The building has fun events on a regular basis and provides a great value. Walking distance to multiple waterfront locations in Navy Yard and the Wharf and easy access to capital hill are also awesome perks.

Jackson Suarez: If you are moving to Navy Yard I highly recommend checking out 10k. Great staff and 24/7 resident service. Amenities are a level above any competitor in the area. Leasing agents are great and really are the ones that convinced me to move in. They were available around the clock to answer any questions and were incredibly accommodating. Remy was personally my leasing agent and I highly recommend using him if you are considering moving to 10k & One Hill South.

Ken Denton: Our son was attending American University when covid hit, AU like most of the colleges in the country, closed down their on campus housing for students. We hurriedly found an apartment close to the college for our son and felt good that we found one, every student was forced into this situation at the same time and places were not exactly abundant. After a year we started to become concerned with all the stories of student depressions. We never had reason to be concerned with our son in the past but hearing some stories from co-workers concerning their children we decided to look for another apartment for our son which had more to offer in the way of amenities. We as well as our son did an exhaustive search throughout the DC area. Our son came across the 10k and was literally overwhelmed by the gym and the rooftop pool. It seems like everyone makes comments about staff these days that basically repeat everyday talking points, such as they are great, courteous,etc.etc. That would be a total understatement in this case. They from day 1 acted as if they were family. I was there for my son’s move in and stayed for about a week. When I left the gentleman behind the counter actually came around the counter and shook my hand and said he was going to miss me and come back soon. Who does that anymore? My son would have friends over for bowling and for a while during a lull in his studies, would shoot hoops for hours and was often included in scrimmages for which he liked talking about. To actually go to the rooftop lay on a lounge chair and read a book was a favorite pastime of his, I didn’t even know that he like to read. All in all, to not have to worry about our son’s safety or mental health by being in such a warm and inviting atmosphere, during a very difficult college year for most, well lets just say it is hard to imagine that we could have found a better place for him to finish up his senior year of college.

The tour was exceptional, Remington did an amazing job at communicating clearly and professionally what the community has to offer. Suhail Sikka: As someone who has lived in many buildings in DC, 10K Hill South is the best building I have lived in. The amenities are unmatched, and the location is ideal, but my favorite part of living here is the concierge service. The staff (Xavier, Cherrod, Key, Calvin, Mira, and others) always go above and beyond to make sure any needs I have are being met. Additionally, our leasing agent (Remington Joyce) has done a great job of accommodating myself and my roommate. I highly recommend checking out 10K Hill South if you are interested in a great living experience.

Cynthia Herrera: While I wish we could have leased with 10K, my review is based on my experience with their leasing agent, Remington. The specific units we were looking for were not available by the time we found 10K. After getting in touch with Remington, he did everything possible to make sure I had all the information needed to make the best informed decision. He made himself readily available and offered information regarding other units that might interest us. I am super sad it didn’t work out, as 10K client services and amenities were extremely impressive.

Adriane Hall: Professionalism of rental office is ridiculous. The residential manager of our complex has an extreme attitude issue, as if she’s never worked with real people in her life. I explained to her how our laundry room app hadn’t worked in over 2 weeks ( as of now almost 4 months ), and her response was disrespectful & extremely uncalled for. They are supposed to tow cars in our parking lot if the Owner doesn’t live here, they haven’t and even threatened to tow OUR car ( she knew it was ours ). Her children live in our complex ( LIVE , not WORK for ) & have on numerous occasions harassed my guests. The apartment itself & the location is great, but unfortunately they have a rental office full of people with terrible people skills. As soon as this lease is up I’m running.

Dominique Gebru: DC’s housing market is tough. As a renter, it can feel like your options are overpriced luxury or old, not updated units that include terrible management service. Fred A. Smith seems to be the exception. We found a perfect-for-us unit in the heart of Columbia Heights managed by FAS, with a price tag that didn’t make me want to cry. The leasing process was simple and didn’t require tons of trips to their office. FAS has integrated a tenant portal for rent and repair requests, and our repair requests were always handled promptly. The company is pretty no-frills, but was perfect for our needs. I have an ESA dog, and they processed that paperwork quickly. I’d wholeheartedly recommend using FAS to find your new apartment.

Sabrina Brogren: Had a great experience renting from Fred A. Smith company! The unit was as advertised and reasonably priced. They were always extremely responsive to emails (we heard back within 1-2 business days), and when necessary, they sent over maintenance folks who were clearly very experienced. I even once let them know that the stove had a cracked knob that caused it to not work very well, and they quickly had a new one sent over. Move in and move out was smooth, and everyone we interacted with was kind and professional.

Tanisha Gupta: Absolutely awful maintenance team. My room AC is broken in the midst of a significant heat wave in DC and FAS has not cared to even address my concerns. After waiting for multiple days, I only got a response to my emails and maintenance requests by threatening to write this review. Even then, they have not taken action to come look at the issue, let alone fix it. One of my roommates also has a broken AC, and is facing similar problems. As much as I like the location of the building and the people I live with, I will never live in an FAS-owned property again.

Blain Bekele: Read, read, read the bad reviews before moving in. I have been living in this unit for exactly 37 days now. As a lot of reviews pointed out this is a a very expensive, fake luxury unit. If you visit, do not do a self tour, i believe they use this to avoid disclosing specific information about units. at least that is exactly what happened to me and my housemate. you could end up with this lovely views every single day. on one side we have a revolving of construction trucks, workers and others taking their lunch break, changing cloth and some people occasionally wave to me while i sit in my living room. on the other side we have this lovely contraption of fake flowers and bed sheets for a view. For some reason my neighbor has permission to cover our window so she has privacy to her balcony but management seem to not care about our entire living room privacy. I will be updating this as soon as possible, Today I was informed by management that the only solution is for us to switch units.

Anahita H. Matin: I have been living in Camden Noma since 2020. It is a great community and such a beautiful home for me. The concierge staff are amazing! Duncan has always been helpful. The maintance staff of this building are very resposive and quick. They are always attentive, and fixed any problem my apartment had at the earliest possible. Onetime I had an emergeny on a Sunday and one of them showed up within two hours fixing a leak. The leasing office staff are very helpful, pleasant, welcoming and professional. They always dealt with any issue in a timely manner. Last but not least, a big shout out to the community manager, Michelle. she is always very responsive in anything I as a resident raise to her. Her leadership and communication skills are great. One time during early days of covid the unit on top of me did something crazy and poured all the dirt in my balcony. It was a mess! I will never forget how Michelle personally took care of this issue and went above and beyond to resolve the matter. The building is very well kept and clean with beautful court yard and rooftop. I love my apartment and I love living here.

Frank Phillips: Excellent experience at Camden NoMa. The entire complex was gorgeous and the staff was great. I would absolutely recommend checking them out. My partner and I toured 6 different apartment buildings and Camden had the nicest individual apartments of all the buildings we toured. Before getting into that, I want to mention how exceptional the customer service was. The leasing agent who took us on our tour was Dara Tucker and it was the most comfortable I have ever felt touring an apartment. Dara was very friendly and super helpful. She showed us 3 different units and all of the buildings amenities and really made us want to move there. After we finished our tour, Camden became our #1 choice. The pros: the kitchens were the best ones we saw all day by far, the modern feel and huge island were a major draw. The patio on the first floor apartment we toured was huge and private. The room with a glass wall was strange but added something unique to the apartment that we actually really liked. The buildings amenities are everything you’d expect from luxury apartments and I could’ve totally seen myself hanging out in the courtyard on summer nights with friends. The negative for us were the “dog parks.” The parks are really tiny and we probably wouldn’t use them because we have a bigger dog. We decided not to choose Camden NoMa to move into and the only reason why was because we needed a different location. NoMa is a great area and close to Union Market, but we really wanted to live within walking distance of where we work.

Michael Porter: Moved out of this place 2 months ago but my experience living here for the couple of months I lived in DC was great. The premises were always kept clean and orderly, staff was helpful, friendly, and always available if we needed any help or had maintenance issues. The rooftop deck with the pool was awesome and had tons of room for entertaining which me and my friends did a lot here. The deck also has views of the monument and Capitol which was amazing, especially at night during cocktail hour. If I ever need to move back to DC, I will absolutely try to live here again.

Kristen Kern: The building and amenities are nice, maintenance is quick to resolve issues, and units are relatively affordable (at least compared to others in the area). The leasing office can be annoying to work with, but that seems to be par for the course.

This past Wednesday I made a call to the office in order to begin the process of starting an application and the leasing agent she had me on hold for 15 minutes until I hung up myself and decided to move else where. I really wanted to move to the Meridian but I just felt ignored and like my business didn’t matter.

Jen Senna: I really wanted to live here. We found an apartment, and stopped by as soon as the leasing office opened the next day and was turned away for a tour. We were told we’d be reached out by leasing and I ended up calling twice that day to get a hold of them to see if I could get someone in or see a virtual tour. But the time I got ahold of someone- on the same day- the apartment was gone and already leased. The same floor plan on the same floor was $120 more, and I still can’t get anyone to tell me what the difference is (same square footage, same side of building just $100 more). I have followed up via email, but it’s hard to get anyone to email you back- which again, is sad cause I REALLY want to live there!

Tiffany Jones: Living at the Apollo has been an amazing experience! From the attentive, kind and dedicated staff to the GORGEOUS amenities, I feel so at home here. I searched for over a year, comparing different apartments in the D.C. area, and nothing compares to the Apollo. For the price, location and the level of dedication to keep the property looking great, it feels like a steal! I was slightly concerned about the noise on H street since I work from home, but because of the quality of the property, my apartment is completely silent and safe! I love being close to so many restaurants, bars and grocery stores as well — the location is super convenient. But, I never want to leave home because the spaces, like the conservatory and rooftop, are incredible. Carmen, Josh, September, Olivia, Adrian and Josue have been especially helpful but everyone at the property is welcoming and supportive for whatever you need. Emoni Smith: I’ve been living at the cloisters for a short period of time, and it’s been a great experience. Rhonda and Tita (I’m sorry if it’s misspelled) the phone are very pleasant. Rhonda is very helpful and always warm when I have any interaction with her. She walked me through my entire process, even with the challenges that arose, she did it with grace. I really appreciate that in an office staff. The units are huge and plenty of space, even with an enormous wardrobe. My neighbors are quiet and courteous. Any issues, maintenance usually fix in a timely fashion. I love this complex. And Rhonda is the person to ask for!

Brandon Harrod: Rhonda is very professional, down to earth, honest and most of all attentive to what your are looking for within Your means. Her communication skills are great. You can ask her for assistance and she doesn’t hesitate. I’m sure they are busy in the office but when you talk to her she never seems irritated nor make it uncomfortable to call. Thank you for getting myself and my family into a place we call home !!!

Eihab Isaac: I have lived in The Cloisters for 2 years. During that time, the management office was very responsive and always looking to improve the community. Tiffany and Kia are just awesome. The building I lived in was clean and quiet. Management responded firmly to all noise complaints. Maintenance are responsive. Roberto and Willy are professionals.

Sahar Lewis: This place is in one of the best locations with reasonable pricing and units that have nice fixtures and look modern. Never had a problem, the staff is great and really accommodating. The apartments are nice and homey. I lived on the ground level apartment and never saw a rodent or roach. The place is clean. I enjoyed living there!!! Shout out to Marianne and Vanessa in the leasing office they do a great job!

Jackie Pool: The property management here is horrible. The apartments are infested with mice, centipedes, spiders and mold. They refuse to fix our broken washing machine and also left us with broken air conditioning for 3 weeks in the summer. DO NOT MOVE HERE. The buildings are in horrible condition and the trash compactors often break down, leaving garbage sitting outside the dumps. Property management does little to fix or address concerns, often just choosing to put a bandaid on a much larger issue.

Brittany Clark: Rhonda gave me and my mom the very best customer service I’ve ever received with getting an apartment she was very knowledgeable in detailed about the property what was included in amenities very detailed responses to every question I had she never made me feel like I was just a number she made me feel like I was part of the family from my first inquiry about the apartment home my move very simple and comfortable When you go here ask for Rhonda by name she will take good care of you and you’re family’s apartment needs

Takeshi Nishikawa: I am being a resident for over 5 years and resident service has been consistently declining. Recently, it has been so bad at the leasing office, I try not to get anything delivered to the office. Considering change in apartment seriously.

Angela Morton: Yes it’s been hectic through this pandemic I just want to say it’s also hectic because we can’t reach our Specialist or whoever your looking for I had a hard time getting in touch with my recertification worker but that didn’t stop me I had the pleasure of meeting Mrs. Blount she was not my case worker or recertification worker but she never refused my calls and she helped me and she had other cases as well I just wanted to say Mrs. Blount you are a blessing and I appreciate all of your help Thank you 🙏🏾

Catherine Pearson: Difficult to work with the DC housing authority, no one ever returned calls or replies to emails , this organization is a nightmare to work with. The virtual inspection of my property was scheduled for 8/11/2021 , the inspector supposed to call me the landlord first to verify the completion of the lead assessment than the tenant for the virtual ,waited while at work until 5:00 pm no phone call , later that day I was checking my email and came across an email from the inspector asking me to call him apparently the housing Authority didn’t have my phone number on file same for the tenant and I have been working with this organization since 2016 I provided an application with all my informations.. the inspection was scheduled 1 month prior but no one called to correct the issue until the day of the inspection.. so we missed the inspection until now no inspection has been rescheduled We got a re-inspection scheduled 2 months after the first one for October 14 with a default inspector, we waited the whole day and no one called , I called the office the day of the inspection 10/14 twice, first call was around 10:00 am to make sure that we are on schedule also voicing my concern about the default inspector and the agent told me that she didn’t have any information nor a number of the inspector but she reassured me that the unknown inspector will call and I have until 5:00 pm ,around 4:45 pm no sign of the unknown inspector so I decided to call again but the agent has no concrete answer for me , waisted my whole day again without an explanation or any apology, horrible customer service, i am so frustrated and can’t wait to withdraw my service

Sharon Burns: Do anyone here have any information on how to contact HUD to report the DC Housing Authority? I have moved out and purchased a home but the remaining household members will remain and they are telling me that the voucher can not be left to my daughter who is also listed on the voucher as well, they think they can tell people anything and you suppose to run with it....NOT ME!!!! I will contact Fox5 if I have too

Brittany Murray: Absolutely horrible. You wait over an hour on the phone on hold just for the people who answer to have an attitude and can’t even help you. Case workers never reply to emails or call back after you’ve left a voicemail. I’ve even left a detailed email to my case worker Ivy Day about my unit not being inspected in a while and so many issues that they need to know about with no response to this day. I’ve been trying to move all year but they keep telling me they don’t have my recertification packet which I turned in 3 times.I’m so sick of calling and emailing the people just to be ignored. They need to go back in so we can go in and actually get out matters handled. They are way too comfortable sitting at home collecting money.
