Blueground | Furnished Apartments Washington DC: what do users think?

Anushka Chakravarty: We stayed in a Blueground apartment in Georgetown, Washington DC for 9 months across 2 adjacent apartments. The apartments were very practical and stylish (4 star) but maintenance was variable (2 star) and customer service was generally very poor (1-2 star). On the one hand, Blueground offers what very few other companies do by providing a fully furnished apartment including bedding, coffee machine, kettle, toaster, TV, bluetooth radio, basic products etc. Everything was nicely designed and it felt spacious. However, there were a number of maintenance issues in both properties. In the first property we did not have a functioning oven for the first month of two. In the second property we had a number of issues over 7 months (broken drawers, oven, lamp and dryer; poor shower pressure; unstable lock). Some of these were really inconvenient and given you pay up front, it can feel like Blueground has you over a barrel. Whilst Blueground does sometimes resolve these issues quickly, the quality of work was generally not very good and often the issues kept coming back. Other times, it was very difficult to get issues resolved. For example it took us 3 months to get our dryer issues acknowledged and the dryer replaced. Customer service was the worst part of our customer experience with Blueground and on the whole very poor with a few individual exceptions. Left hand doesn't seem to know what right hand is doing. Some examples: 1) When we left our first apartment, we agreed to roll the deposit over to the second apartment rather than having to process the deposit twice. On leaving our second apartment, Blueground tried to say we had never paid a deposit and initially refused to return the deposit we had paid for the first apartment, worth nearly $1000. Only when I disputed this, produced email evidence and asked them to prove return of our original deposit from the first apartment did they accept they were still holding these sums. They then tried to withhold money for stains on the couch (which had been there when we entered the property) and for insurance which was apparently not paid up front along with anyone else (but we had no warning/communication about). This cost was hidden in the terms and conditions so be wary and clarify all this as it really does feel like Blueground is always thinking of ways that it can get more money out of you rather than do everything to make your customer experience enjoyable. 2) When we were trying to get more serious maintenance issues addressed, there was a general unwillingness to believe us or escalate issues to resolve them. I had the most frustrating email exchange I have ever had with anyone over our dryer where it felt like I was talking to a chatbot who was simply not listening to the issue that I was raising and constantly only answering one part of each email. It doesn't help that there appear to be shared email boxes with different people answering emails, which leads to lack of continuity. The conversation went round in circles for months. Great apartment but the company seems riddled with poor admin and a cost-cutting mentality so you will need to advocate for yourself and keep careful records of what you have paid/agreed to in writing.

Paulo Baioni: The unit is really nice and at a great location. Certainly it could benefit for some additional kitchen utensils. The blueground team is great and very responsive, the building concierges however no so much. Overall a very good stay so far.
Response: Hi Paulo, Thank you for your review. We take great pride in knowing that we have helped create a positive experience for you. We look forward to you being one of our valued guests again in the future. Best Wishes, The Team @Blueground

Theresa J: The best short term lease option. 30 days or more. Once my credit was approved and payment was received, it was available next day for move in. Much easier and faster than working with apartment complexes. Travis and others were ready available to answer questions along the way as well.
Response: Thank you for your review Theresa. We take great pride in knowing that we have helped create a positive experience for you. We look forward to you being one of our valued guests again in the future. Best Wishes, The Team @Blueground

A Smith: Blueground is a nightmare! I wouldn't recommend this platform to anyone. The photos shown are photos taken when the apartments were first set up. They are not an accurate representation of the current state of the apartment. For starters after paying $9000 for 3 months, the first week I moved in I had no wifi. Shortly after that, my bed collapsed in the middle of the night because they put full size mattress slats in a queen sized bed! Following that I was locked out of my apartment being that the key to the building was an app and they had put in my checkout date wrong. I couldn't even get into my own apartment. The Blueground app is always malfunctioning. The extend was a nightmare and when logging on to the website it didn't even show I had a reservation. As a result someone else ended up booking and I couldn't extend. It would be wise to confirm with current guests that they don't need to extend before confirming someone new. It's just poor service. I had to switch and paid for a new place and HOURS before moving in they tell me I can't because of a structural issue. They waited until the day of to check this apartment to realize there was a problem?!? I then had to choose another place available for a month and they demanded I pay the difference. I refused! Why should I pay the difference for an apartment when their incompetence led me to have to choose somewhere else. The fact that it costs more was not my issue. I finally moved into this place when went from about $3000 to $5500 in a month! Not to mention the bathroom and closet door was hanging off the hinges, the sheets smelled, and there were damages to the wall. They are taking advantage to say the least. It's honestly cheaper to live at a hotel. Staying at the Marriott does not cost $5500 a month! They also have their staff leaving reviews on different platforms so beware of the 5 star ratings. I would not go back to Blueground if it was free. There are other platforms that are better.
Response: Thank you, Aria, for taking the time to provide feedback. We are sorry to hear about your frustrations and for falling short on the great experience we always strive to provide for every guest around the world. The circumstances you noted are completely atypical of Blueground's strict quality standards. According to our records, upon relocation, we removed the cleaning fee and offered you compensation for the entire stay, which was accepted. If there is anything else we can do to help, please do not hesitate to contact us directly. As for the reviews, we encourage guests to do their research in order to make an informed purchase decision. While we lease over 7,000 apartments in major cities around the world, we take pride in the fact that the vast majority of our reviews are positive, exceeding the industry average and many of the most beloved hospitality brands. However, we're also grateful for any reviews that give us a chance to not only investigate and optimize our guest experience, but oftentimes rectify these experiences and address concerns that arise while guests are still staying with us. As a rapidly growing company, we will continue to focus on ways we can improve and will be sure to share your feedback with the broader team to enable the best experience for our guests moving forward. Kind regards, The Team @Blueground

Joseph Rouse: I just went through the process of renting a 2 bedroom unit in Denver, Colorado and had the worst experience dealing with this company. From the start, there were no pictures of the actual apartments that met my needs,(only stock photos.) so I was forced to physically visit the complexes myself to see if they’d work. (I’m glad I did, because one of the properties was totally disgusting and I would not have been happy there for a month.) After confirming the suitability of a property, I booked the apartment on the Blueground.com. I paid $5000, upfront, using the instant wire transfer service they required. This was for the rent in full, prepaid utilities fee, insurance fee, and a $500 security deposit. The full amount was instantly withdrawn from my account and deposited into theirs. I get a confirmation of the booking and think everything’s okay. Several days later (and just a few days prior to the day I expected to move in) I get an email stating that the credit check they’d run return “no information” and thus I could not move in. I contacted customer service trying to resolve the issue. I explained that I had already paid in full for everything. I offered to provide bank statements, notarized business records, etc. and even had a family member offer to co-sign. The wouldn’t budge. And now I’m left trying to get my $5000 returned to me. I can’t get a firm timeline of when it’ll be back in my account. Just a bunch of rude form responses and promises to forward the issue to “such and such” department. DO NOT RENT FROM THIS COMPANY! You’re way better off using Airbnb, VRBO or even a Marriott Residence Inn.
Response: Thank you, Joseph, for taking the time to provide feedback. We sincerely apologize for any inconvenience caused and for not fully meeting your expectations. Unfortunately, according to our records, the credit we were given didn’t not pass the background check. We understand that our accounting team has already reached out to you regarding your refund. Also, please note that when it comes to Plaid payments, it usually takes four days to reach our account in order for us to start processing a refund. We will continue to focus on ways we can improve, and we will be sure to share your feedback with the broader team to enable the best experience for our guests moving forward. Hope to see you again in the future. Best Wishes, The Team @Blueground

Luis Sepulveda: Process to lease a place with Blueground is very easy, everything can be done online. The place was in excellent condition and very well furnished and located in good neighborhood with proximity to good restaurants and other facilities. Blueground’s service was very responsive to all questions and request we had
Response: Hi Luis, Thank you for your lovely review. We always strive to offer services of high quality and reading your comments is so rewarding. We look forward to you being one of our valued guests again in the future. Best Wishes, The Team @Blueground

Aleksandre Metreveli: Pretty much a scam! I did an experiment and rented a place from here instead of AirBnb. I paid the price of this experiment. Below are couple of key points to consider: 1. The apartment was way worse than what I expected from the pictures. Pictures showed a bright and nice place but it turned out to be a quasi-basement place with almost no natural light 2. Once communicated the problem with the company, they went total silent and unresponsive, while being very proactive before making the actual payment 3. Registration and payment process were complicated. Had to struggle with it and spent 4 days figuring out the problem 4. General quality of the place considering the price is definitely not worthy compared to AirBnb or any other state local renting options that I have seen
Response: Hi Aleksandre, Thank you for your feedback. We are sorry to hear that you were disappointed with aspects of your stay. Our teams have been in contact with you to share a few options of things we can do to improve your stay either in your current apartment, or relocating to another of your choice. We look forward to working with you to better your experience. Best Wishes, The Team @ Blueground

Leonne Tanis: Smooth check in and check out process. Any questions and concerns were timely addressed. Lovely apartment and building with great amenities in DC. It is a bit pricey but worth it for the no hassle experience.
Response: Thank you for the review Leonne! We take great pride in knowing that we have helped create a positive experience for you. We look forward to you being one of our valued guests again in the future. Best Wishes, The Team @Blueground

Kristen Eriksen: I'm two months in to my four month stay and it's the easiest and most carefree living I've had in my adult life! Everything is taken care of so I can concentrate on my job and enjoy my free time!
Response: Hey Kristen, We appreciate your kind words. All of us here at Blueground, thank you! We work hard to offer exceptional customer service and feel so pleased to know that our high hospitality standards were reflected on your stay. We look forward to hosting you again in any Blueground apartment. Best Wishes, The Team @Blueground

PM Pulitzer: The apartment we rented is very comfortable and equipped with top quality appliances. The location is perfect, at walking distance to both major universities (Georgetown and GW), as well as from most restaurant and commerce areas, especially M Street's busy Georgetown section. You can also easily walk to the Mall and its unique monuments and museums, as well as to the Georgetown waterfront for a jog, kayak rental or boat trips. Unlike what usually happens with some of these services, the photographs on the website were actually worse than reality. It's great to be positively impressed as soon as you walk through the door. The support we received - from booking our reservation, to getting anything fixed on the apartment - has also been top notch. The rent may be quite high, but how much is peace of mind worth?
Response: Hi PM Pulitzer, Thank you for your feedback. It is much appreciated. We take great pride in knowing that we have helped create a positive experience for you. Best Wishes, The Team @ Blueground

Connecticut House Apartments: what do users think?

Brooks Hamilton: I recently moved out of Connecticut House (after living there for 1 year), and was very pleased with my stay. The apartments are huge & the walls/ceilings/floors are concrete, so noise is not an issue. Bugs/pests are also not an issue, as the supervisor, Juan Prado, is on top of EVERYTHING. The staff are fantastic, & each staff member makes me smile as they are great people, in addition to being great employees. I would highly recommend Connecticut House to anyone looking for affordable, spacious, NICE housing in DC. You will be well taken care of :)
Response: Brooks, thank you for taking time to write about your experience. We are so happy you enjoyed your time at the Connecticut House! We appreciate your review.

Naomi E: I lived here at Connecticut House for a year and highly enjoyed it. Never had any noise or maintenance issues. The apartments have beautiful windows and are repainted and cleaned prior to move in with great care and attention to detail. All staff here are so friendly and welcoming, and I've always felt very safe. Tangela McElroy was wonderful to work with, always responded in a timely manner and helped my application and leasing process go smoothly. The building manager, Juan Prado, really cares about each of the residents, and always goes out of his way to make sure everyone feels comfortable and happy. Juan takes great care of requests and any questions residents may have. All of the front desk staff are kind and friendly, they are responsive to phone calls and have always made me feel safe. My whole experience living here was so great and I will miss living here!
Response: Naomi thank you for taking time to provide feedback on your experience at Connecticut House. We are so glad you are enjoying your new home. Please don't hesitate to reach out should you need anything.

Griselda Potka: I lived here for 2 years and I loved my apartment, so spacious yet homey. I would have continued to live here but I relocated to the west coast. All the staff are really amazing and always willing to help. Property manager Juan Prado is so kind and is always available. Connecticut House is very close to a delicious bakery, pizza place, grocery store and other restaurants.
Response: Griselda thank you so much for the amazing review! We are so happy you loved your home and hope if your travels ever bring you back to DC you will consider Connecticut House.

Sara Masters: I am so happy with my apartment at Connecticut House. It's so quiet, I never have issues working from home. The management was super helpful through my whole move in process. And this location is perfect for me, I love getting out and walking around the area.
Response: Sara thank you so much for the amazing review. We are so glad you are enjoying your home at Connecticut House. If there is ever anything you need please don't hesitate to ask.

Angelo Jewkes: I lived in the Connecticut House for 2 years and really enjoyed my stay there. The building was kept sparkling clean all the time and the amenities were great. The building management made me feel at home, very friendly and helpful people. Maintenance is quick and efficient, although there were never any significant issues with my apartment. I would absolutely recommend any of my friends to consider this apartment building.
Response: Angelo thank you so much for the great review! Please let us know if there is ever anything we can do to further improve your experience.

Goldie Clark: Lovely place to live. Office staff is so friendly, responsive, and professional. Location is just perfect, close to everything, walking distance to metro! The property is clean, well-maintained and the rooftop deck is fabulous! The apartments are spacious and the ceilings are high. I had a great experience living here and would definitely recommend this place to anyone!
Response: Goldie thank you so much for the great review! Please let us know if there is ever anything we can do to further improve your experience.

Tony Louis: When I was looking for apartments in D.C., I indicated my interest in a series of properties via an apartment finder site. Ms. Laureese Jackson took the initiative to reach out to me to gauge the level of my interest. I explained what I needed in terms of neighborhood and amenities, and she took the time to honestly explain what Connecticut House could provide and what they couldn't. Needless to say, the cleanliness of the building, the courteous and attentive building staff captained by the gracious and good-natured building manager Juan, left me with no regrets. Laureese went above and beyond to make sure the management met my price point and secured the floor plan I preferred, even though it was not available at the time. Laureese is class personified, so anyone interested in renting any DARO properties; it would behoove you to reach out to her.
Response: Mr. Louis thank you so much for the terrific review! We are so happy you are enjoying Connecticut House. Please let us know if there is ever anything we can do to further improve.

amanda burns: My partner and I have lived here for three months, and we love it so far. We came from an English basement in Bloomingdale, so first: love the WINDOWS. Second, love the dishwasher. Love the reasonable rent, the cat-friendly policy, the space, and even the building itself, with its charmingly outdated decor. I read all the reviews I could find on this place before moving in and took a chance - it's truly great so far. No bugs (not even one! In three months! I hate bugs, so this is important for me... have not seen even an ant). The neighborhood is wonderful, with a number of cute restaurants nearby, and the grocery store and metro super close. Definitely give this place a shot.
Response: Amanda thank you so much for the great review! Please let us know if there is ever anything we can do to further improve your experience.

Sam Van Oort: I don't like writing these kinds of reviews, but we've had really awful experiences with Connecticut house and it has been kind of a nightmare. Regular water leaks through walls and water shutoffs for maintenance (almost always no notice). During the COVID outbreak they have insisted on practices that needlessly put residents and staff at risk of exposure -- even when safer alternatives were suggested. Then there's rent payment problems. Why would an apartment make it HARD to pay your rent? They failed to process my rent payment due to technical problems with their payment system and then immediately threatened to sue me for late rent, with no other attempt to contact us. Edit: This was their "new and improved system" they mention in their reply below. They didn't even apologize when they realized the problem was ENTIRELY with their system (a technical glitch). There was a history of problems collecting rent before that. First they insisted you could pay ONLY by mail (to a P.O. box), then they changed where to mail to, repeatedly with no notice on the day rent is due. I am convinced they were trying to make it hard to pay rent so they can collect late fees. Then they told us -- after we had to speak to accounting to resolve a problem with their incorrect billing -- that there was an online rent payment system that they neglected to mention entirely for months. Then a few months later they changed to yet another billing system (the "improved" system that failed to process our rent payment). Also there is nothing lovable about the puke-yellow interior paint of the halls and ratty carpeting. Nor do we love the fact that it gets ridiculously hot in the spring and fall when they insist on running the heat in the entire building during 80+ degree weather. Maintenance on the units is not amazing either. When they do provide prior notice before doing disruptive maintenance, the actual maintenance almost never takes place at the time stated (sometimes they come by days later). The only good things are that the location is cheap, there's no bugs, and it USED to be cheap (I see now that they've used a loophole in rent control to jack up the rents after we recently moved out). It's up to you if that is worth the problems or not.
Response: Sam we are sorry you did not have a good experience. Since your review the community has implemented a number of positive changes and rent can now be paid very easily on line via ACH or credit card, in addition to being mailed to the Daro Management Corporate Office. Please let us know if there is anything at all we can provide assistance with at this time.

Sherylon Starks: The personnel are friendly and knowledgeable. The common areas and my unit are well kept, which gives the property a welcoming feel.
Response: Sherylon thank you for taking time to share your experience. We are so glad you are enjoying your home. We are here to provide assistance should you ever need anything.

Circle Arms Apartments: what do users think?

R.M. Fareed: If you're a fan of cockroaches, you're in luck! In a given week, I would kill about five to seven cockroaches -- and those were just the ones I got! The hallways and trash chutes always had roaches, and I avoided throwing recycling out at night because that's when the rats and roaches got really active. The water pressure in the building was quite poor and spiders and little bugs will make their way into your apartment through small holes in and under the walls. The prices were somewhat reasonable and the rooftop had a great view with some nice seating. Most residents were students and while some could get quite loud, it's nothing too out of hand or disruptive at all. It may also be worth noting that Daro Management also offers financial incentives for its residents to leave reviews on Google, AptRatings, and Facebook.

Cybele: Please save yourself from a horrific bedbug experience and do not move into this building. I discovered that bedbugs were coming from out of holes in the walls of my apartment, as evidenced by the eggs and droppings around the holes. When I called the building manager to beg for an emergency exterminator, I received no answer. When I called the maintenance person, he told me "Sorry, I'm new to this job and I just don't know what to do." Finally, an exterminator was brought in, but the bedbugs did not go away. When I told the manager that I had found more bugs, she asked me if I was "sure" they were bedbugs and told me to verify with pictures. I did, and she said she would send information to the exterminator. No one ever got back to me. I was driven out of this apartment after spending hundreds of dollars on laundry and hotels, and now management took my entire deposit to go towards replacing the furniture and the exterminator fee. Why did the furniture need to be replaced if the bugs are gone? I promise you will regret moving into this infested apartment. Save yourself the money, insomnia, and time spent dealing with dismissive, uncaring staff, and move somewhere else.

Justin Wheway: I rented an apartment in this building because it was very close to my work. I should admit, I did not have high expectations at the beginning. However, when I moved in, I have realized how lucky I was that I found this apartment building. The management is incredibly friendly and made me feel at home from the moment I moved in. I was surprised how clean and quiet was my apartment. I have never heard my neighbours or any other disturbing noises. I really enjoyed living there and if I move back to DC I will definitely stay there again!
Response: Mr. Wheway thank you for the great review! If there is ever anything we can do to further improve your experience at Circle Arms Apartments just say the word!

Charlotte Arnold: I’ve lived here since February 2019 and I love it! The amenities are great, office staff is friendly and very responsive. The community is well-maintained and clean. My apartment is spacious and very bright, nothing to complain about. I absolutely love living here! Without any hesitation, I would recommend this community to anyone looking for a nice place to stay in DC.
Response: Ms. Arnold thank you for the amazing review. We appreciate your feedback and look forward to continuing to provide excellent service to you and all of our residents.

Nicolás Santos: I have been living here for about six months now and although the prices are good it has not been the best experience. Our requests to change the window shades, which are old and useless (they do not filter the light from outside), have been completely ignored by the management (twice). In addition, the building has a serious cockrach problem. We have been dealing with this pest since day one and even though pest control has been here several times we are still constantly seeing cockroaches (inside and outside the apartament) . I have spoken with other neighbors and they also seem to have the same problem.
Response: Nicolas we are so sorry to hear you are experiencing these issues. Management will reach out to you and ensure all problems are addressed immediately.

Brent Frank: Great location, great building manager, always took the time to get to know everyone. Very safe too. Would recommend Circle Arms without a doubt.
Response: Thanks Brent we're so glad you enjoyed the community. Thanks for the terrific review!

Richard Chang: I stayed here from '92 to '94, a nice place, very close to Foggy-Bottom metro station. Wondering what is its monthly rental charge after almost 3 decades.
Response: Hi Mr. Chang. Thank you for the positive review. It is always nice to hear from former residents. Please visit our website at https://www.daroapartments.com/properties/circle-arms to view our current availability and prices. If you are ever interested in becoming a resident again we would love to have you!

Lior Livak: Nice Apartments - Great Value. I've lived here for the past three years and enjoyed it very much, The location is perfect - 5 minutes walk from Georgetown, 5 minutes from the Kennedy Center, 15 Minutes from Dupont Circle, and 2 minutes from GWU. The manager is very nice and helpful, apartments come furnished and the prices are pretty reasonable for the location. The tenants are mostly students but all are quiet and low key. As in my case, about half of the apartments have windows facing the adjacent student dorms, so there are some noisy nights from time to time, students chatting or playing instruments, but most of the time it’s decent and calm. All and all I recommend this building, especially for students studying in GWU.
Response: Thanks for the great review Lior! Much appreciated.

Trellis House: what do users think?

Cynthia Gross: Trellis house really is a beautiful building and in a great area in terms of transportation convenience. The leasing team is great (Banessa was super helpful throughout the application process), as well as a few concierge staff. I really only have 2 complaints. The structure of this building seems to have been poorly made. The walls are so thin, you can hear word for word conversations from neighbors. There are “quiet hours” in place but some tenants either don’t respect this policy or don’t realize how loud they are. There’s also daily smell of smoke in the hallway even though this is a non smoking building but this is not as big of a concern for me. The leasing team has been responsive and helpful in terms of dealing with my complaints (particularly Claudia has been extremely nice and accommodating) but the issues persist. If you are sensitive to sound, I would not recommend this building. Otherwise moving in was super easy with full access to the dock, the amenities are great, building is clean, location is great, apartment appliances are good, maintenance turnaround is quick, and receiving delivery/packages is super convenient with 24 hour concierge.
Response: We regret that we have achieved anything short of 5-stars, Cynthia. Should you wish to discuss your experience further, please do not hesitate to reach back out to our Resident Services Office team at (202) 769-3000

Omoyeni Oyekola: Beware, trellis house is ridiculously expensive and will charge you for anything. I and my roommate moved out of our old apartment and we thought we were done paying all the charges. Until, we got an email saying we had to pay $250 for the stovetop. There were no dents, nor scratches. Just normal wear and tear, that I am pretty sure could be removed with soap & iron sponge. The only reason I didn’t clean it myself was because we paid for $175 for the deep cleaning option offered by Trellis. After paying, I remember the leasing agent saying, “you don’t have to clean anything, just move out and we will take care of the cleaning.” It is frustrating that we pay so much for rent, yet we have to be extra cautious while cooking. Like, we only cooked about twice or thrice a month!
Response: Hello Omoyeni Oyekola, I’m sorry to hear about your disappointment with us, and I would like to personally assist you with making things right. Let’s get on a call and address this ASAP, we value your business. Please contact us at (202) 769-3000 when convenient.

LaShawn Thompson: This place is awesome! The staff are so helpful and accommodating. Ms. Tynelle always goes above and beyond to assist me with my requests. I LOVE everything about the Trellis House. It's a safe and secure environment!
Response: Hello LaShawn, We thank you for taking the time to write us a review. Our team is very happy that you are pleased with our staff as we always strive to be as friendly and professional as possible. If you ever have a problem or need some form of assistance, please contact our office. Our staff will be eager to assist you! Have a great day! Trellis

Yeni Oyekola: When I first moved in, I sent a couple of videos of the apartment to my parents and I remember my dad saying “you live in an hotel” Trellis is a beautiful apartment with lots of amenities. My favorite amenities are the sky terrace (the view from the 6th floor is so amazing) and the productivity hub (I actually get a lot of work done there). The environment gives you a sense of ambiance and comfort. There’s even a private dining area and a yoga room. When I moved in, I only had one problem, my upstairs neighbor was a bit heavy footed. I should have complained from the beginning but I was worried about being a nuisance. But the noise became so unbearable that I had to make a complaint to management. The first person I spoke to wasn’t of much help. But I got an email from the property manager the very next business day. We interacted and scheduled a phone call. When we got on the call, he really listened, he didn’t overlook any of my issues. Not only did he promise to call my upstairs neighbor to see if they could quiet down, add rugs or carpet; he also said they would get me a white noise canceling machine. That was above and beyond for me, that call really made me feel valued and cared for. Ever since that call, I almost never hear my upstairs neighbor anymore and I also received the white noise canceling machine. Trellis is a beautiful apartment with a manager that really cares.
Response: Hello Yeni, Thank you for the wonderful review and for taking the time to share your feedback. Our priority is customer service and we are truly happy that we were able to make you feel at home! If you need anything, please don't hesitate to reach out! Best Regards, The Trellis House Team

Alexis Barry: The concierge has been super helpful! Ms. Jacklyn Jackson has gone above and beyond to make sure that residents are having a positive experience at Trellis. Thank you!
Response: Hi Alexis, Thank you for this awesome 5-star review! We're delighted to hear that Ms. Jacklyn Jackson has made a positive impression on your experience. We will be sure to applaud her for her hard work. We're so happy to have you, please don't hesitate to reach out to us if you ever need anything! Trellis

Juan Manuel Duboy: I've lived at Trellis House for the past year and have had a wonderful experience. The building, the staff, and the overall community have been amazing, particularly during the pandemic. After my lease was coming to a close, I decided to move to a new unit on a different floor and the process was incredibly smooth - thanks to Claudia the property manager who guided me through it. I am looking forward to the next year here at Trellis house and want to give a big shout out to the team and staff for making my time here so special.
Response: Hi Juan, On behalf of myself and the team, we are so happy that you are enjoying your residency with us! It’s our pleasure in providing a good community experience and we look forward to continuously delivering on our service here at Trellis House! Best Regards, The Trellis House Team

Heather Gillies: I lived in a studio apartment in Trellis House for two years, and unfortunately had to move out for personal reasons - I wish I could have stayed! The building is beautiful and the amenities are top notch. The building management changed in the middle of the pandemic and I was concerned that the standard of service would drop (as it does sometimes when apartments change management), but I'm happy to report that it didn't. The new staff have also taken care of my every need, from urgent maintenance requests, to moving packages for me, and even sending me birthday wishes. A special shout out to Tiana and her warm demeanor at the front desk, and Claudia in the leasing office who helped make my move-out seamless and answered all of my questions.
Response: Hi Heather, Thank you very much for such a great review! We are very happy to hear that you enjoyed your stay here with us! We are glad that Tiana and Claudia were able to be so helpful while you were here! Best Regards, The Trellis House Team

Laura Palazio: We have been at Trellis House for a year and a half it's a great building. Over the summer, we wanted to upgrade to a larger unit and Claudia and Wayne in the leasing office were incredibly helpful and responsive. All staff in the building, from concierge to housekeeping, are very friendly. The building is very well maintained and always spotless. Maintenance requests are answered promptly. You also can't beat the location of this building as well as the beautiful amenities (which are now open again!).
Response: Hi Laura, On behalf of myself and the team, we are so happy that you are enjoying your residency with us! It’s our pleasure to serve our residents and we are thrilled to know that Claudia, Wayne and the rest of the crew were so helpful and have made being at Trellis House a great experience for you!

Robin Doody: This is a great building. It's in the heart of the city with delightful amenities, but more than that, the staff is so nice to work with. Claudia and her team have helped us with leases each time, and the process is cordial, friendly and the least stressful it can be. Certainly had much worse experiences at other buildings. Recommend fully for the great staff that work at the building!
Response: Hi Robin, Thank you very much for such a great review! We work very hard to make sure that we are offering the best experience. So happy to hear that our service met up to your expectations! Best Regards, The Trellis House Team

Linda Armistead: I have yet to move my daughter in and already I am confident in giving Wayne Toombs a perfect score. Trellis House has a gold gem working for them. He has graciously walked my daughter and me through the entire process making it, not only stress free, enjoy. He has a wealth of knowledge and shares it with thoughtfulness, professionalism and kindness. He is undeniably the BEST at what he does. Having him guide us has truly put this overprotective mom’s mind at ease. God bless him and his loved ones!
Response: Hello Linda, Thank you for the wonderful review and for taking the time to share your feedback about Wayne. Our priority is customer service and we are ecstatic that we met that mark! Kind people like you make our job a pleasure.

1900 Lamont Apartments in DC: what do users think?

Brandon Rogers: My time at 1900 Lamont Apartments was great! I loved how close it was to various restaurants and retail locations as well as the zoo! Would definitely recommend to future tenants looking for a place to stay.
Response: Brandon thank you so much for taking time to post this review. We are so sorry you are no longer at 1900 Lamont and we hope that if you are ever in need of another apartment in DC you will give Daro a call. All the best!

Ariel Simons: I have lived here since June 2019 and it has been a great experience. The location is perfect: right next to Rock Creek Park and the National Zoo, and a short walk to the center of Mt. Pleasant (farmers market, restaurants, grocery store, coffee shop). The red line is less than a 20-minute walk, and the yellow/green is a 15-minute walk. Bike share and bus stations are within a few blocks. I have really appreciated the access to the hiking and running trails in Rock Creek, and it has been a great bonus to be able to adopt a dog in a dog-friendly building. Very quiet, residential location (though walk a block away and you can hear the lions roaring at the zoo sometimes!) and feels nothing like the rest of DC, though it is all close by. There is also a good amount of parking nearby for folks with cars. My unit is spacious, sunny, and rent is reasonable for the area. The DARO management have always been helpful and I have been able to meet and get to know many wonderful neighbors.
Response: Ariel thank you so much for the wonderful review! Please don't hesitate to reach out if you need anything at all.

Ashley Dawson: We love living at Lamont Apartments. The staff is very friendly and made us feel very welcome. The building is not new but has its own character. Our apartment is fabulous, hardwood floor, high ceiling and soundproof walls, which makes it a very quiet community. Neighbors are very friendly and from all over the world. Close to shopping, restaurants and public transportation. So happy living here, I recommend it!
Response: Thanks for the great review Ashley!

Madison Petitto: I am so happy with my apartment at 1900 Lamont. The location is not only convenient, but also safe. This is so important for me with a baby on the way.
Response: Thanks for the great review!

Carolina Larson: I lived there for a year and just moved out yesterday due to my job relocating me to New York. Literally the best living experience I've ever had. Amazing service if anything goes wrong, and not even once did they charge me unnecessary fees like other apartments in dc had in the past. The building is always sparkling clean, and no bug or any other issues. Move to 1900 Lamont!
Response: Thanks for the great review Carolina. Let us know if there is anything we can do to further improve your experience.

Ibeth P.: Booked a tour online and no-one was there or even cared to explain what happened. I guess they don't want to rent.
Response: Ibeth, Our staff reached out on several occasions from 2 different properties. It appears the emails were unread and they were unable to connect on the phone with you to confirm a tour date and time. We would love for you to book a tour with one of our leasing managers. Please reach out to Travis Williams, Regional Manager to coordinate a tour at 202-363-2255.

Chris Kirksey: Great place to live in a great, convenient location! Management is extremely helpful as well. Thank you all so much! Highly recommend 1900 Lamont if you're looking for apartments in DC
Response: Thanks Chris! Let us know if there is ever anything we can do to further improve your experience.

Sixteen Hundred Apartments DC: what do users think?

Montana Nelson: I have lived here for almost a year and it has been an awesome experience! The staff is so nice and so helpful - especially Iysna!! :’) Such a lovely place to live

James Kraft: Have only been living here for a short while and can already tell you how horrible management is here. They have a very detailed contract with clauses to make it seem like they have an orderly process for keeping a quiet, peaceful atmosphere late at night, but there are residents who are constantly drunkenly yelling, having their dog sprint across the room at 3 am in the morning during weekdays, and management refuses to address problematic residents like this. Note: they have a contract clause saying that there shouldn't be any noise from 10p to 7a, yet their front desk team actually thinks it is acceptable for a pet to nearly every day be making noise late at night. Additionally, the leasing team (T'Angela in particular) overpromise and under-deliver on things not written into the contract. Horrific management. Do not choose to live here. I already regret it.
Response: Mr. Kraft we are so sorry to hear you are so dissatisfied. We welcome the opportunity to speak with you regarding your concerns. Please contact Travis Williams, Regional Manager at 202-363-2255.

Blanca Morris: I really enjoy living here and call the Sixteen Hundred my home. The grounds and amenities are beautiful and well-maintained. My apartment is spacious and comfortable, the kitchen is very bright and well-equipped. Office staff is awesome! Whenever I walk in I feel welcome. No matter the issue they helped me right away, never hesitating to take time to discuss with you. If you are looking for a great living experience, this is the right place!
Response: Thanks for the 5 star review Blanca!

Jennifer l: Before DARO at 1600 I thought people who bothered to leave reviews for apartments were a little extra, but after moving from this unit I felt I had to say something about the incredible staff. The building is as advertised, but the staff are phenomenal. In particular, Isyna, Emerson, Mestawet, Karleane, and DJ made a huge difference in my experience. DJ was an expert at all things that need fixing, and never hesitated if I needed a hand. Isyna, Mr. Kirby, Emerson, Mestawet and Karleane not only managed the obscene amount of packages I ordered but made me feel safe coming home no matter what the hour and great company. They were just so personably, professional, and kind, I'll miss them the most during my move. If you are looking for an apartment with a true community, I would recommend this building.
Response: Jennifer thank you SO much for your great review! We really appreciate it!

Kasey Converse: Pro: location. Con: everything else. This building is not a comfortable living environment. I have had people enter my apartment multiple times without notice, and sometimes was not able to receive and explaination as to why someone had entered. They even had to change my locks for me. (Per my request) Another serious issue is the constant construction. It would be more livable if it was just for the building, but they also seem to be trying to do light renovations in your unit while you’re living here, which is done by random contractors and not even building employees. So far it has been the doors, but I’m sure there is a lot more to come! They are awful with communication. I got home to the laundry machines sitting in the hallway. Only to find an email from the building 30 minutes prior, promising they would be back the next day. Well, the next day came- with no communication whatsoever that they still were renovating the laundry room, and the machines were still disconnected. I was leaving town for a week the following day and really needed to do laundry. That one killed me! Also, the contractors are extremely noisy, they leave piles of scraps and junk sitting in front of the building, sometimes for months. They also prop the back enterance door open, which allows anyone to just walk right in the building if they wanted to. This is just not a “home” environment at this property currently. It’s like living in a surprise construction site. Do you like inconvenient surprises lurking around every corner? Then this place is perfect for you! Welcome home! On top of the construction and other issues, the kitchens are TINY (literally not even a full kitchen sink, with a mini fridge) with no window or fan even close to the kitchen, so don’t move here if you cook at all. the layout for the square footage is less than ideal.

Laura Becerra: People is REALLY great in the building! There is always somebody available to help you and if you have any question or problem they are willing to help you. Sixteen hundred building is a really nice place to live and everything is a walks distance! you have Dupont, Adams Morgan, 14th st ALL SUPER CLOSE!
Response: Thanks for the 4 star review Laura!

Kristen Killie: If I could give this place less stars I would. The only pro about this place is the location and the front desk staff. Everything else is a total disaster. A/C is constantly down (but we are told it’s not down even though there is no air flow), constant construction, water is shut off without any notice regularly, gross stuff flying out of our vents to the point where we had to put a filter in the vent ourselves just so we could have functioning air; honestly I could go on forever. If you are thinking about living in this place, do yourself a favor and run for the hills.
Response: Kristen we are so sorry you did not have a good experience. We did have problems with the AC and the system was repaired as quickly as possible. We have also completed a full cleaning of the duct work, and thankfully most of the renovations have now been completed. If there is ever anything we can do to earn your business again please let us know.

Chris Kirksey: Excellent place to live in a great location!
Response: Thanks for the 5 star review Chris!

Travis Davenport: Spacious!

Residence Inn by Marriott Washington, DC/Capitol: what do users think?

Derek Kruger: Make sure to use ʜoᴛᴇʟʙoʟʟʏ.ᴄᴏm when booking a place. They compare hundreds of booking websites and normally will have prices much cheaper compared to others! You're welcome :)! This hotel is one of the most well known in this area. I've been coming here for a very long time. If you stay for a few nights you for sure won't regret it. I had a fantastic stay at the Residence Inn in DC/Capitol. I was pleasantly surprised at the cleanliness and amenities in the rooms. The ladies at the front desk were very kind and extremely helpful. They explained everything amazingly and made our stay very enjoyable! The hotel was within walking distance from the main attractions. I highly recommend this location and will return to this location in the future.

Mohamed Aburadi: I had a fantastic stay at the Residence Inn in DC/Capitol.

My Desk C.O.: A good place to stay at for a while. The rooms are perfect; everything from a pull out couch to a stove, very high speed internet, great views, and more. The employees were very nice also. There is free breakfast, but there are not a ton of options. It was good though. The location in Washington I personally wasn't a fan of. A pro could be that it was very close to the subway, but a con would be that just walking to blocks the wrong way and you can be in a shady area. Overall, this Residence Inn was a great experience.

Elizabeth Long: Very nice hotel, excellent location and amazing value. Check in was a breeze and staff was super friendly. Breakfast is great even during Covid times, they still have a full hot breakfast. Parking can be tricky but we found a couple of spots upon our late night return.

Alex Aquino: Good room size, location. Staff were friendly and helpful. Had 3 requests during 3 night stay and all promptly handled. Dropping a star for a few issues like sandwich breakfasts for 2 of 3 mornings, no ready coffee in the lobby, no reserved parking spot even if we're paying for parking.

Paul Booth: I will say at the outset that the manager promised to comp us a night (out of our two-night stay) due to the problems we had and she followed through on that promise. There were hot water problems in the bathroom. We had no hot water in the shower/bathtub and the sink hot water was barely a trickle. Someone did quickly come to take a look. It turned out that the ring that indicates hot/cold on the bathtub was installed backwards. Later that evening, though, we felt something snap in the faucet and it no longer worked smoothly. The gentleman who came theorized that the hot water line in the sink was clogged. He said he'd leave a note to have that replaced the next day, but that didn't happen. The air conditioning did not work. We had it set to the lowest temperature, but it got nowhere close. The alarm clock was a piece of junk. The button to set minutes was broken as were the USB charging ports. Back to the bathroom, part of the baseboard was coming off. There were stains on the walls. Part of the ceiling had blistered paint. Breakfast was advertised as ending at 9:30. I would expect that if I dilly-dallied and rolled down there at 9:20, I could get breakfast and not rely on the kindness of my family to give me their cast-asides. I did better the second morning. The breakfast staff did not. They were rolling things up at five after 9. Fortunately I hustled through and was able to get something. My nine-year-old daughter said, "This is the worst hotel in my whole life!" This was certainly close to the worst hotel experience I have had within the U.S.

Jenny Teng: Conveniently located that we could walk to our points of interests in DC. Great value for our stay of 3 nights. Room was clean and spacious. Due to a tall building across the street, our room was a bit dim even with all lights on. Nice staff and good service. Breakfast was good.

James Stewart Jr: Landed in this hotel as part of a larger group reservation, and only because somebody else canceled. I hit the jackpot! Prior to arrival spoke with Louise (I believe), manager who assisted me with an issue with reservation. Could not have been any more helpful ⭐⭐⭐⭐⭐ Checked in on 5/14, clerk Jackie I believe, just PERFECT, polite, helpful, parking tips, just a great asset to Residence Inn ⭐⭐⭐⭐⭐ Room-Top-Notch! Full size fridge, microwave, dishwasher, plates, utensils, big screen TV, strong water pressure in the shower, zero complaints⭐⭐⭐⭐⭐ Great, free, hot, buffet style breakfast too! 12 minute walk to US Capitol building. Highly recommend ⭐⭐⭐⭐⭐

Serelle Taylor: Check in was smooth, easy and staff was friendly. Our room was clean. Thos hotel is so close to everything. I would 100% stay here again with family and kids. Easy access to National monuments, transportation and restraunts. My son enjoyed the pool. Breakfast was good. I was hesitant from reading previous reviews, but I can assure you our stay was great!

The Rodman Apartments in DC: what do users think?

Taylor: I have loved my time living in these apartments. I couldn't ask for a better location or community to live in. I never hear my neighbors which was great when I was working remotely from home. They are also super pet friendly which was an important aspect for me. I feel super safe living in this area!
Response: Taylor many thanks for taking the time to post your experience. Let us know if there is ever anything we can do to further improve.

Ann Brown: Great DC neighborhood to live in, and extremely clean building. Close to the DC metro and easy-access to public transportation busses. The management personnel are awesome and very responsive to residents’ needs. All the maintenance requests were quickly and professionally completed. I couldn't be happier with our new apartment, which is very modern and comfortable. We recommend moving to this apartment building to anyone looking for a great place to live in Washington DC.
Response: Thanks Ann let us know if there is ever anything we can do to further improve your experience.

Madison Coyle: I've had the best experience at The Rodman. It is so well maintained and quiet. Which is great since I work from home. The location is also a bonus.
Response: Madison thank you so much for the awesome review. Let us know if there is ever anything we can do to make your experience even better.

Chris Kirksey: Excellent location compared to most other apartments in dc! Very well taken care of as well.

The Glenwood Apartments: what do users think?

Qorah Thorner: I was scheduled for a virtual tour at 10am with Kayla Smith. I called 10:15am because no one had reached out to me. She apologized and said she forgot to call me first thing this morning to cancel. She said they were short staff and wouldn’t be able to do the tour. I told her I understood. She offered to reschedule the virtual tour for later that day at 3pm. I waited for a FaceTime that never happened. I called at 3:10pm and no one answered the phone. I am very upset because I was very interested in touring the unit. But this shows me the lack of customer service and lack of communication. There was no respect for my time. I will take this as a red flag and not bother renting or corresponding with them anymore.
Response: Thank you for your review, Qorah. Our goal is to provide a 5-star experience so if you're willing to share how we can do better, please contact us at customerservice@livenovo.com or call (202) 414-7403 so we can discuss. Thanks, NOVO Properties

Brynae Riggins: I have been trying to contact Glenwood for three weeks to set up a tour. Their website lists two different phone numbers. When I call the first number, I get an automated response saying, "The number is not set up to receive calls." When I call the second number, it goes straight to voicemail then says, "Sorry, mailbox is full." I have called almost every single day for three weeks and I've sent numerous emails. The most I've gotten is an automated email response saying, "Someone from our office will follow up as soon as possible." But no one has followed up with me. Glenwood's unresponsiveness has left a bad taste in my mouth, and I'm not confident that the office would be any more responsive to a tenant in need of assistance.
Response: Dear Brynae, Thanks for sharing your rating. We're sorry your experience didn't match your expectations. We would love the opportunity to do better. Please feel free to reach out to us at customerservice@livenovo.com or (202) 414-7403 to discuss your experience. We look forward to talking to you. Thank you, NOVO Properties

Billy Sweat: The maintenance work to me is only exceptional, I couldn't give a excellent of five stars because it's not of high quality or of ones personally standards. Meaning my Expectation of the work that done compared to companybudget . patch-ups doesn't quite get it for me !!
Response: Thank you for the feedback, Billy. It looks like we have an opportunity for growth! We'd love the chance to talk about how we can improve our service to you. Please reach out to us at customerservice@livenovo.com or call (202) 414-7403. We look forward to hearing from you soon. Thank you, NOVO Properties

Christina Ashe: Responded in a timely manner. Two days after I sent the request and everything was done correctly.
Response: We appreciate your review, Christina. Thank you!! NOVO Properties

gabriel villafana: I put in the request and nothing was done for 3 days, i finally had to talk to the PM to address this. It seem the onsite sub does not check claims that fall under emergency calls

Krystal “R” Coleman: Things have really turned around since NOVO has taken over the property. The upgrades and up keeps are great. The updated apartments are great great with garbage disposal, dishwasher and microwave. My unit has carpet which is awesome lol. Still looking forward to some of the things that were promised when they made to pitch to the tenants. But all in all the staff is wonderful and committed to making your living experience here as wonderful as they can. I’ve lived here since I was 2 and because of the changes I decided to stay here and rent my own apartment.. right down the hall from my mom lol .
Response: Thank you Krystal, we are glad we were able to meet your property needs!

Joann Passantino: While we ended up leasing a different apartment closer to where we needed to be, we were very impressed with the service at the leasing office. They went above and beyond to assist us and to answer all of our questions. They were extremely kind and helpful! I would highly recommend checking out Glenwood if they offer a style and location that you are looking for.
Response: Joann, our staff really appreciates the great rating! Thank you, NOVO Properties

Maria Christina Brooks: I moved in to these apartments in at the end of November of 2016. For about the first 4 months there was an issue with mice. I went to the leasing office repeatedly but they didn’t do anything until I threatened to break my lease and dropped of my dish drying rack full of mice droppings on the property managers desk so that he could see the mice droppings for himself. There is constant water damage on the bathroom walls. Instead of actually addressing the problem they just send painters. I didn’t move at the end of my lease due to some health complications that I was having. So now that year twi has gone by we decided that we were going to move but would wait for the school year to be over. I can’t even stick to that plan because I have mold. I’ve complained to them about the water damage before and what looked liked mold developing. They were dragging their feet so I had a HCVP inspector come. They failed the first inspection and gave them a reinspection date. They have about a month to address the issues. Instead they wait until the day before the inspection to send painters out to scrap off the mold and repaint the walls, not t actually treat the problem! They sent roofers out to “fix” the roof. That was an epic failure because now the ceiling in my room, kids room, and the living room are leaking! So now I’m rushing to find a place and move out ASAP. Oh, and someone recently tried to break into my apartment within the last 30 days and my door was supposed to be replaced and it hasn’t been. Honestly, I think it was another resident.

Eleanor Smith: I love working with the maintenance crew at Glenwood. They are prompt, thorough, and fix the problem quickly and easily!
Response: Thanks for taking the time to leave us a great review, Eleanor. Best, NOVO Properties

David Callaway: Fast and effective timing no issues directly right after the issue first emergency response and rental office request for maintenance corrected immediately
Response: Thank you for your review, David! Regards, NOVO Properties

1630 R Street Apartments: what do users think?

Margarita Bronshteyn: I definitely recommend renting at 1630R!!! My husband and I lived on the 5th floor from Aug 2018 through March 2022. When the pandemic hit, we spent a LOT of time at home and are so grateful to have been in a place we loved so much. The location is fantastic, the space is airy, light-filled, and new, and the management, specifically Emmett Jafari is kind, attentive, and responsive. Having a gym in the basement finally motivated me to go (occasionally) and being able to pay and check laundry from an app was super convenient. The only reason we moved is because the rent-controlled monthly rent allowed us to save up enough money to buy a condo! We had a really great 3.5 years at 1630R and moving is definitely bittersweet.
Response: Hi Margarita, We thank you for giving us this great review and thoughtful comments. Our mission is to provide outstanding service and create a wonderful place for our residents to call home. We are grateful that you shared you experience with us. Much appreciated, The Team at 1630 R Street

Victoria Stewart: I really loved my apartment for the year and a half I was here. Tall ceilings and a great floor plan that maximizes space with a generous closet. You can’t beat the location either. I did not feel unsafe living here and there were no issues on my floor. There were two package thefts that management addressed and the system they have in place now works well. Management was always responsive with maintenance requests.

Ricardo Rendon Cepeda: My wife and I lived here for almost two years (09/2109 to 06/2021). Overall, our time here was very positive, with only a few minor incident affecting us indirectly. Some of the clear positives of this place are: - Terrific location! Right in the heart of Dupont, with the convenience of many shops, restaurants, services, and transportation. The Safeway next door and the local food scene was incredibly convenient for us. - Excellent staff. We always had our emails responded promptly and courteously. Cleaning/maintenance personnel was always friendly very quick to respond to our service requests, with no fuss whatsoever. All common areas were always well maintained. - Great neighborhood. Well-lit and clean streets, quiet at night, plenty of bike lanes and walkways. School, commerce, and medical clinic nearby means you also have the benefit of occasional private and community security, with a quick police/EMT response when needed. - Modern apartments. Modern kitchen appliances, new bathrooms, excellent flooring, etc. Easy to make the apartment your new home. Some of the negative mentioned in the other reviews are certainly true, but these are primarily issues with a select few other residents in situations where building management has few options to pursue. That said, most of this is mitigated by simple personal safety measures: don't let people tailgate into the building, pick up your packages promptly, report suspicious activity, use the main entrance, etc. Overall, we were never directly affected by any of these negatives, and mostly heard stories from other community members. The occurrence of these incidences has been far less since approximately September 2020. As mentioned, overall our experience was very positive. Our in-building staff was fantastic, and we only request/urge Borger Management to invest more in building-wide community measures/policies that counteract some of the negative incidences. We have certainly seen steps in the right direction, such as added security after hours, and would love to see more additions like these in the future.

Alyce Ryan: We’ve lived here for about three years. The apartments are very clean/updated for the price you pay in such a fab neighborhood. The apartment is in great walking distance to everything you need (restaurants, grocery stores, bars, gyms & the metro). Unfortunately, the building started leasing to housing programs which led to some problematic residents. It became a frequent occurrence seeing non-residents passed out in hallways, doing the laundry, harassing residents to get into the building, sleeping on the back basement steps, stealing packages from the main mailroom, pee stains on the walls, pee stains on the floor, pee stains on the elevator, domestic violence cases...... the list goes on and on. Basically if you’re living alone or expect a safe environment without triple locking your doors, I would NOT recommend this apartment. Side note - the building management/ police have been alerted many many times about these issues and not much change at all.

Ezra Allswang: My wife and I lived in this building for 2.5 years. The lobby, gym, and renovated apartments attracted us at first, but very quickly the building lost most of it's allure. At first there were occasional reminders to make sure that non-residents do not tailgate into the building as a safety precaution. The fears became reality when there were multiple attempted break-ins into occupied units. Normally, this would trigger management to send an alert to the building, but not at 1630 R St. The residents took it upon themselves to create a Facebook page to share security concerns. It became a regular occurrence for residents to walk into the mail room and have packages stolen or boxes ripped open with the the contents missing. These issues had to be escalated up to a community manager in the form of a town hall meeting. We were told that cameras would be installed throughout the building and security would be hired to patrol at night. The cameras and security failed to provide any relief to the issues presented to management. The security was no better than Paul Blart Mall Cop. They would sit in the lobby and watch shows on their phones. When they weren't doing that, they were entering residents apartments to hang out, drink, and smoke. This was witnessed first hand. The camera instillation process took close to a year from when it was first brought up. These cameras served as no deterrent at all as thieves began to break the front door lock during broad daylight and smuggle packages out of the building in a duffel. There was a drug deal that went bad that resulted in a stabbing inside a unit. I walked into the recycling room and saw a non-resident trying to smoke. The list goes on and on. I want to be clear, I do not blame most of these issues on the building manager himself. My wife and I found the building manager to always be friendly and responsive to our needs. He was always helpful in holding packages for us when we asked and even delivering them to our door at times. He can send out all the alerts he wants about packages going missing and how he will check the cameras to find the perpetrator, but until Borger Management decides to own up to the environment they have fostered and make fundamental and serious changes to the security in and around the building, there will not be change and residents will not have peace of mind. If you are looking for a building in Dupont Circle, I recommend looking elsewhere.
Response: Hi Ezra, We appreciate your feedback on our community. We want to apologize for your recent experiences. We value our resident's safety and for this reason we are a controlled access building. We would like to address these concerns further, please contact us at borgercares@borgermanagement.com. We look forward to speaking with you soon! Thank you, 1630 R Street Team

Lee Phillips: This was a terrible place to live. In the beginning, it was great. Over the years, the neighborhood became worse. This led to strange people coming into the building and passing out in the hallways. Strange looking people were in the basement area as well. One time I found a homeless person sleeping in the bathroom where the gym is located. There are also roaches. I killed one in my apartment. I also found the property manager to be rude. Packages have also been stolen. I believe it is now section 8 housing. Therefore, there have been domestic disputes in the building. I would not recommend living here.

Carrie Bradshaw: My experience at 1630 R Street has been very positive. It's a very clean, quiet building, located in a fantastic area with responsive and responsible management. My only concern is this...in the past six months I have started to notice some shady characters wandering around at all hours. When I get up to go to the gym at 5 in the morning, drug dealers are leaving the building with me and I know they're not going to the gym. The people I've seen wandering the halls who act like they're on drugs have caused me to double-lock my doors and be extra cautious which is something, as a single woman, I'm not happy about at all. Hoping this is something that can be addressed.
Response: Carrie, We value our residents and community and take pride in providing a great place to live. Thank you for bringing this to our attention. Our resident's safety is important to us. If you see any illegal activity, please report it to the Metropolitan Police Department. Your positive comments mean a great deal to the entire team here at 1630 R Street because we truly strive to have loyal residents. Thanks again! Emmett and The 1630 R Street Team

Mary K Zubritsky: What began as an amazing experience, ended with me fleeing out of fear and frustration. The "secure" building wasn't very secure, the neighborhood got a little sketchy, and the break-ins and thefts became very worrisome. My advice...if you're a single woman looking to move into the building (don't) or the neighborhood, take extra precaution and please watch your back.
Response: Hello Mary, Thank you for sharing your experience with us. Our mission is to create a wonderful place for our residents to call home while providing exceptional customer service. Your feedback helps us to do so. Our residents' safety is important to us, for this reason we are a controlled access building. Have more questions/concerns, please contact us borgercares@borgermanagment.com. Thank you, 1630 R Street Team

Amir Mohammad: The building itself is great and a great location. However, there are a lot of shady individuals that somehow gain access to this building. I have seen many people that look like they are on drugs or drug dealers wandering the halls slowly and asking me or others questions. I’m not sure if there are low income units in the building or if they just somehow get it, but it makes me double lock my doors. It is absurd to pay this much for an apartment and have shady individuals around at all hours. There are also some shady, disheveled people that run into the gym regularly to use the bathroom and lurk in the basement. Also, the AC system is ancient. It works very well but then all the sudden they shut it off in October and switch everyone to heat. It is insanely hot and uncomfortable now on the inside.
Response: Hi Amir, We take these matters very seriously, unfortunately , we have no record or recollection of any customer experience fitting this account, nor can we verify anything about your identity from your name in our records. If you were a client of ours , we would like to investigate this issue further, please contact us at 202-265-1630. Thank you, Emmett and The 1630 R Team

Kristina Jafari: 1630 R Street is the perfect location for any young adults. Close to U Street, Columbia Heights & Adam's Morgan with nearby metro access the rest of the city is easily accessible. The community manager is very prompt and professional to any requests I need. It's definitely a great spot that I'm glad I can call home.
Response: Hello Kristina, Thank you very much for taking the time to provide us with your feedback. We value our residents and community and take pride in providing a great place to live. Your positive comments mean a great deal to the entire team because we truly strive to have loyal residents. Thanks again! 1630 R Street Team

I recommended this building to everybody.

Diana Luz Lara Ramírez: I lived in The Archer for 3 years (2017-2020) and I was happy in that building! Location was pretty convenient, different bus routes have a stop in that corner and you can walk a few blocks to go to Giant, CVS and good restaurants. The neighborhood is also super nice and it has beautiful parks with trails and deers. I really appreciate all the support that I received from Tangela McElroy in the management office, she is simply the best at her job! During my 3 years there I had a couple of maintenance requests and Michael was always super quick and kind when fixing the issues. I had to move out because I was relocated at my job and everyone in the management team helped me to have a smooth transition. If I go back to DC, I would love to be back at The Archer.
Response: Diana thanks for the great review!

Jeff Martin: I have just moved out of Archer apartments in advance of leaving for an overseas job. I wa son Archer for over two years and it was an excellent experience. The staff is conscientious and very responsive. The building is very well maintained, clean and pleasant in all public areas. Tangela, the on site manager, has been great and is very responsive to all requests , issues and I always knew she would respond sometimes within minutes. In particular she made living very comfortable and always followed up as well to make sure residents were satisfied. We’re I not leaving DC, I would happily remain at Archer and recommend it.
Response: Jeff thank you so much for the great review! We hope to see you back in DC soon. Until then safe travels.

Robin Melton: I love living here at The Archer Apartments The Team here is wonderful. I started with Travis Williams as my resident manager and he has been excellent. Tangela is the new manager and she goes above and beyond to make sure that I am comfortable. Thank you so much for putting her in this building. Anyone looking to move in The Archer this is the place to be.

Sedgwick Gardens: what do users think?

Evan Stephens: This is a really amazing community. Now that the building has finished all the renovation, it offers something for everyone. The basement has a gym, bike room, and laundry room, both secured. The historic building looks beautiful and the maintenance manager Hector is extremely rapid with dealing with any kind of problem. The front desk staff is friendly and professional, and available 24/7. The location is extremely convenient - 1.5 blocks north of the Cleveland Park metro, 2.5 blocks south of Van Ness. Right on the L1 and L2 bus lines downtown, it's possible to get to work in rush hour in 30 minutes. Near all the restaurants and bars and shopping in Cleveland Park, and near Rock Creek Park itself - a beautiful tiny little park is actually right in the building's backyard. I particularly like joining the runners that go up and down 34th street from Tenley to the Observatory. A real gem, not to be overlooked.
Response: Evan thank you for the 5 star review!

Tamika Hawkins: Sedgwick Gardens is a delightful community, with high ceilings and "Old World" charm! The staff is so welcoming and friendly. The residents, some of whom have lived here for 40+ years, greet each other with a smile! They are there to lend a hand with groceries, share some freshly baked goods or slip a lovely holiday card under your door. Maintenance requests are always timely addressed and delivery pickup is a breeze. On-site parking is super convenient, in addition to Metro's nearby Red Line and L1/L2 buses. Cleveland Park is the heart of the city, representing so many diverse cultures and this community reflects this!
Response: Tamika thank you for the 4 star review! Please let us know what we can do to improve your overall experience and earn 5 stars.

D Carey: I've been living here 3 1/2 yrs and must say that it's a very nice building to live in. The only flaws I can say is that there should washer & dryers in ALL the units being as much the rent is plus ALL UTILITIES included is a SUPER PLUS. If you're looking for a "comfy home" setting there is where you'll want to be. Then if you live in one of the OLDER apartments.... VINTAGE ones your floors per the flooring specialists all of them needs to be replaced because of the OLD glue that is under them which they start to come up after awhile. Since the PANDEMIC, management has taken the proper measures in PROTECTING our community by having it sanitized, and kept EXCEPTIONALLY CLEAN thanks to the cleaning woman that cleans ALL DAY everyday. It's a WONDERFUL sensation to walk in where you live and are GREETED by FRESH HEAVENLY SENTS THROUGHT OUT THE BUILDING thanks to the cleaning lady.
Response: Thanks for the great review!

Calvin minor: My experience, with Sedgwick Gardens have truly been a great 👍 experience The Managers and Staff here has been courteous and very helpful! Delicia Brown was experience with the Hud Voucher and all procedures needed to make a successful transition from homeless to having my own apartment for the time in 25years. Even now when I have a question she gives me attention. And Lisa Compres just.
Response: Calvin thank you so much for the great review! We are so glad you are enjoying Sedgwick Gardens and have a beautiful community to call home.

Annie Él Y: Despite my apartment not being ready for the first month I moved in, i.e painting, floor tiles, electrical issues, and stocked up plumbing, other than those issues, this was the best apartment complex I lived in while I stayed in DC to finish school. Management staff were kind, maintenance was incredibly friendly ( the maintenance manager was my favorite, but I think he retired now), no noisy neighbors (they take noise complaints seriously). I would definitely live here again if I ever moved back to Washington, DC. PS I gave 4 stars only because I had to live in the apartment while it was being renovated. PLUS, there was this really aggressive pit bull that would charge at me and my dog. I never knew pitbulls could be considered “service animals.”
Response: Anna we are so sorry you experienced problems upon your move-in but are happy to hear the team was able to resolve these issues quickly. Thank you for taking time to provide feedback on your experience.

Carolina Larson: The staff at Sedgwick Gardens are wonderful! I was on a very tight timeline to move, and everyone has all been super accommodating and have gone above and beyond to help me! I'm so excited to be a future resident, since I know I will be in great hands with this team! I walked through quite a few buildings in the DC area and they are by far the nicest and most friendly!
Response: Thank you for the 5 Star Review!

Ouis M. Mouffok: A super lovely spot to live in. The building beautifully renewed, still keeping a rustic style and smells long history and memories. The location is just great. The staff are lovely, kind and very caring. If you will have the chance to have the Park view, it's amazing every season, from winter through fall, spring and summer the nature will offer you authentic forest green views. You can even practice bird watching from your window. Located just few blocs from Cleveland Park metro station, lots of bus stops, just super connected and commute friendly anywhere. A very diverse and cozy dining restaurants, shops in the area. I just love the neighborhood! Recommended!
Response: Ouis thank you for the 5 star review!

Sophia Leal (I): Very clean building in a great location. All the employees are so nice. It's so nice to have everything in walking distance and the maintenance team is so great about keeping up with any issue's.
Response: Sophia thank you for taking time to write about your experience thus far. We are so glad you are enjoying Sedgwick Gardens. Please don't hesitate to reach out if there is ever anything we can do to further improve.

K. Carter: I visited Sedgwick Gardens on Connecticut Avenue NW DC for a tour of the property. Ms. Laureese Jackson made me regret that I ever stepped foot in that place. This will probably haunt me for the rest of my apartment search. She was very pushy and unprofessional. She neglected to speak proper english and her grammar was totally appalling. Someone that I know personally, has a housing voucher, and inquired about the units available at this property. She was actually the one who referred me. Ms. Jackson told her that there were no apartments available at the moment after just telling me there were several units available. That is definitely disheartening. While I was there, she spoke very inappropriately about another employee and I do not feel that statements, like that, should be made in front of me or anyone else. This is a very nice property but the management is terrible. I never felt the need to write reviews, but deep down I feel like my voice needs to be heard. I wish I didn't have to leave one star but in order to write a review, unfortunately you have to check at least one.
Response: Ms. Reed we are so sorry to hear about your recent experience and would like to discuss this with you further, and make this right if you will give us the opportunity. It is our goal at Daro to provide superior service to all prospective and current residents. Please contact our corporate office at 202-363-2255.

Roxanne Burns: This is one of the best places to live ever! We love it here, the staff is extremely friendly and professional, the building is very clean inside and out. The apartments are nice, equipped with upgraded appliances and very spacious. I love the community feel here. Everyone is so nice and welcoming. I highly recommend this place to anyone, you won’t regret it!
Response: Ms. Burns thank you very much for the kind words. We aim to please so don't hesitate to reach out if there is ever anything you need.

The Shay: what do users think?

Chrissy Steigelman: Do NOT live here. I'm currently counting down the days until I move out. The building is basically made out of cardboard, you hear every single thing your neighbor is doing. My current neighbor above me is completely nocturnal so I usually get between 3-4 hours of sleep each night. Staff doesn't really do anything about it either. The noise from the street is pretty horrible too. The apartments are definitely not worth the price.
Response: Thank you for taking the time to leave us feedback. It is unfortunate to hear that you did not have a good experience and would like to get a better understanding of how we can improve. Please give us a call at (202) 960-1778. We look forward to making this right for you. Falling short of meeting your expectations is not the standards we strive to achieve, and we humbly ask for the opportunity to make this right. Thank you for providing this information so we can improve upon our services. We hope to hear from you soon. The Shay

sam ok: I don’t know how to start, but the building is the worst comunity ever. Starting from management through the front desk. The lady who’s supposed to be the manager for the front desk is one of the worst people ever. She won’t care or assist you with what you may need help Bessie be on her phone. The building: 1, the garage door has been open for about 7 days and still is not working. 2, no business office. You can’t print or use any office work. 3, the display is not working for about couple months you can’t check transportation info. 4, there are a lot of homeless people right outside and they can easily get in to the East side building. You don’t need FOB to access the door. So anyone can get to the building and break your door. 5, no security or front desk on East side building so don’t get East side apartment. 6, if you order food through any delivery service there is high chance of loosing orders. Unless you put your address on West side.
Response: Hi Sam, Thank you for taking the time to leave us feedback. We are so sorry to hear that you did not haven't had a good experience. We acknowledge your concerns and will put in the time to correct the issue that are within our control (i.e. garage door, transportation monitor-is now repaired and customer service). We look forward to making this right for you. Respectfully, Jill Hunt Dweck Assistant Property Manager

Matthew Egel: George and the maintenance team are truly amazing! Literally anytime I have something that needs to be fixed, they respond immediately and take care of everything! George is extremely responsive, amazingly upbeat and friendly, and is there anytime I need him. Would recommend this community to anyone and everyone!!
Response: Thank you for taking the time to share your experience at The Shay. For us, it's all about anticipating and responding to the things that matter most to you. And we are delighted that you are happy with our team at The Shay. We look forward to serving you for many years to come. Sincerely, Nichole W.

Mikkey Clarke: Steven the leasing agent was extremely helpful. Every step of the way, he went above and beyond to be responsive and understanding. He even walked across the street to CVS to help me with the WIPS process. Great customer service and made me feel very welcome on my first day in my new apartment.
Response: Wow! thank you for taking the time to tell us how great Steven was. We couldn't agree with you more and we are honored to have Steven as part of our team. We look forward to celebrating your feedback with Steven today and creating more great experiences for you. Thank you so much again for your feedback! We hope you have a great day!

Matt Egel: Tammie the front desk manager is literally an angel from heaven. Not only is she the nicest, most caring human on Earth, but she is also there to help with anything and everything that comes up. I honestly have never come in contact with someone so amazing. LOVE HER!!!!!!!
Response: Dear Matt, You made our day! We do our best to truly deliver a five star living experience, and we are delighted to see your feedback about living at The Shay. As always, if there is ever anything that we can do to improve, please don't hesitate to let us know. With appreciation, Meera Genebroso.

David Odlen: Tammie has been fantastic every step of the way. She has made this experience wonderful and is a major reason why I chose to move to the Shay!
Response: Thank you for taking the time to share your experience at The Shay. For us, it's all about anticipating and responding to the things that matter most to you. And we are delighted that you are happy with our Tammie at The Shay. We look forward to serving you for many years to come. Sincerely, Nichole.

Deborah Harris: I wish I could rate it more. First I want to start off by saying who ever Sam ok is, that gave a low rate must haven’t gotten his way about something. Every time I come into the building and have a question, the lady who is the manager I think her name is Tammy always stand and greet us. None of the other concierge do that. She’s extremely nice and she surly goes out of her way to the point I even seen her outside picking up trash. And she’s a manager outside cleaning!! I came to the desk when visiting my sister to pick up keys and yes she was on the phone, she acknowledged us and said I apologize I will be right with you. But from what I heard, she was talking to a colleague I assume to be service tech about an emergency apt. leak. And she apologize again once she got off the phone. This lady knows what she’s doing, and she’s doing a wonderful job at it. People need to stop assuming until they know the facts. KUDOS TO YOU TAMMY, I hope you get the recognition you deserve. And I will be applying her in Oct. Sam OK if that’s really your name, get a life and stop trying to cost people their job!! I GIVE HER 7 STARS ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ ⭐️ ⭐️
Response: Dear Deborah, You made our day! Wow! thank you for taking the time to tell us how great Tammy was. We couldn't agree with you more and we are honored to have Tammy as part of our team. We look forward to celebrating your feedback with her today, and creating more great experiences for you. Thanks again! Jill Hunt Dweck Assistant Property Manager

Samantha Krieger: I’m not normally one to review, but after such a bad experience I wanted everyone else to know about the hidden message when you sign your application. Please be prepared to pay the $500 deposit fee as soon as your app is accepted and don’t expect and exceptions to be made regarding getting this refund back. I applied a Thursday before Memorial Day weekend; was accepted and changed my mind on Tuesday. Since I didn’t sign a lease or hold the apartment for long- I thought I had no obligation to this building ; which I decided was not private or quiet enough for me. I was wrong. Despite multiple emails, the leasing staff was extremely unethical in how they handled the deposit and refused to give it back to me. Given these difficult post pandemic times, I expected more kindness in this process. I would recommend leasing at Atlantic plumbing instead.
Response: Hi Samantha, Thank you for taking the time to leave a review. We're disappointed to hear of the negative experience you had at The Shay. We will use your comments to refine our efforts to ensure our application processes is as seamless as possible. However, our application does clearly state the Security Deposit Acknowledgement: "If your application is approved, a standard security deposit of $500 is automatically collected from the same payment used to pay your application fees. These funds are used to secure the apartment. The deposit is refundable if application is cancelled within 72 hours of being approved. Please contact the leasing office team with any questions before continuing." You then selected "Yes" in your application when the prompt asks if you read and understood these terms. Your application was approved on a Thursday, then you canceled the following Tuesday, which is outside of the 72 hour time frame. We happily accept written cancellations at any time within that 72 hour window. We wish you the best at Atlantic Plumbing - Shaw is a great neighborhood to call home. Thank you again for providing this feedback and please call us at any time at (833) 623-0903 if you have any other questions! - Meera, Property Manager

Nicolas Salazar Godoy: The new manager is great! She’s very responsive, professional and supportive. Things changed a lot after she arrived. The building is always impeccably clean, and the staff is always ready to help. The cleaners are great btw. The location can’t be better, and the rent isn’t much higher than similar buildings/communities in the area. I definitely recommend The Shay.
Response: Nicholas, thank you for taking the time to share your experience at The Shay. For us, it's all about anticipating and responding to the things that matter most to you. Residences on the Avenue: what do users think?

Lilly Petruzzi: The Ave is a great place to live. The amenities are lovely and the people who work at the Ave are so kind and warm. I've been able to develop personal relationships with the staff, and that has really made the Ave feel like home. Location is great too. Overall would highly recommend living here. One piece of advice-- if you're a light sleeper, make sure to not get an apartment facing the hospital! There can be sirens that might disrupt your sleep. Rooftop pool area is super nice, and I regret not using it more.
Response: Lilly, thank you so much for providing us with feedback on your experience here! We really appreciate your positive review. If you ever need anything else from us, please feel free to give us a call or stop by. Have an awesome day!

Anna: My experience at the Avenue had been extremely positive minus the lease renewal and the leasing agents. Beware when you rent from them that they will provide great rates to get you in the door and then will raise your rent by at least 50% at your renewal and claim there is “nothing they can do about it.” Incredibly disappointed that this is how the property and the management company treat their tenants.
Response: Thank you for taking the time to leave us a review. We are disappointed to see your low star rating and would like to talk with you about your experience. Please feel free to give us a call or stop by the office.

Michael Najarian: Bradley and Michael are great and very professional. The property is alway clean and well kept. The maintenance men Gelner and Russell are always polite and prompt on any issues I may have. I highly recommend this property!
Response: Michael, thank you so much for providing us with feedback on your experience here! We really appreciate your positive review. If you ever need anything else from us, please feel free to give us a call or stop by. Have an awesome day!

Richard Payne: I am very pleased with my decision to move to The Avenue. Great location, great amenities and a very helpful leasing staff. Roxana and Olivia were a great team providing information regarding the property as well as prompt follow up on any questions during the decision and move in process. They are very professional and a pleasure to deal with. The concierge service has also been great. I have not experienced any issues with package delivery.
Response: Richard, your recommendation means so much to us and we're so happy to have earned it. Thank you for taking the time to let us know how Roxana, Olivia and the concierge staff did. We're grateful for your residency and we hope you have a great day! - Bradley

Marc Wonders: I have lived at Residences for the past year and had a great experience. The location and apartment itself are great, and the complex has nice amenities- rooftop pool, fitness center that was nice to have during Covid, etc. The staff are a major plus too. Whitney was always very responsive and helpful, and they were flexible and easy to work with in extending my lease on a short-term basis. Concierge is friendly and make it easy to get packages.
Response: Hi Marc! Thank you so much for your kind words. We loved having you at The Avenue! Best of luck on your next adventure. If you find yourself in Dc again, we would love to welcome you back home at The Avenue! Whitney Waller, Property Manager

Irving Vierma Muro: Although my stay was short, the experience in your facilities was phenomenal and pleasant. The view from the long, rectangular pool was unmatched. But the most extraordinary thing was their people. The people who work there do it with care and attention to detail. Roxana made her best tour ever and showed me beyond the usual. She and her team deserves 5 stars on almost everything, because even though some other things are not at the top of 5 stars, they are doing their best to achieve it.
Response: Irving Manuel Vierma Bujo, we strive for 100% satisfaction, and it is great to see you had such a positive experience at Residences on the Avenue. Thank you so much again for your feedback! We hope you have a great day!

NATALIA ESGUERRA: These two months living here have been incredible! The location is fantastic, but the heart of this apartment building lies with the staff. They are very attentive and did everything possible to make me feel welcome. Roxana Castillo went above and beyond the call of duty to help me when I needed a hand, always with a big smile on her face!
Response: Natalia Esguerra, thanks for your praise and kind comments about our team. We hope to be of service to you again in the future. Best wishes, Residences on the Avenue

Floyd's: My visit to Residences on The Avenue was nothing short of excellent, and I owe that experience to Roxana. From the moment we met, i was constantly reassured that she would continue to take care of me, and be there for me every step of the way. I have a very busy and tight work schedule, so being prompt and mindful of one’s time is very much appreciated. My only regret is that my job threw me a sudden curve ball, requiring me to relocate to the west coast. Otherwise, I’m confident Roxana was going to ensure all my needs were met. Thank you, Roxana for being a shining example of a kind, attentive, and attention-to-detail oriented person. So many others can learn from your example.in Kudos to her!
Response: We strive to deliver an excellent experience and are glad you found this to be the case. We hope to see you soon!

Madeleine Tommins: I cannot speak more highly of Nikko Reese. Nikko is professional, honest, trustworthy, reliable, accommodating, exceedingly helpful, resourceful, capable, smart, qualified, and caring. He takes his job very seriously and cares earnestly about each resident. If there’s a question he cannot answer, he is quick to point me in the direction of someone who can. Nikko exudes positivity and professionalism. I am grateful to get the chance to interact with him daily. He is the type of person and employee who consistently brightens up your day! Having just moved to The Avenue (and to DC for that matter), I very much appreciate Nikko’s willingness to help me with whatever I may need, or just to engage in friendly conversation. He instantly made The Avenue feel like home. We are lucky to have him (and that’s an understatement)! Thank you for all that you do, Nikko. *edit as of November 9th: I would like to thank The Avenue team for investing in their residents' wellbeing (ex) free, catered Halloween-themed breakfast). Please see below: I want to take a moment to thank you all for making our home so special by fostering community, leading with kindness, and putting your heart and soul into your work everyday. Today’s breakfast was huge for me. Before the pandemic, I was living in a NYC apartment that was dilapidated and at times, dangerous. Needless to say, there were definitely no breakfasts taking place, but many spooky things were going down. 😂 To not only feel safe but to feel welcome, supported, appreciated, loved even… that has made a world of difference, and I simply cannot thank you enough. Thank you for becoming family to the new kid on the block (and in DC). I am so grateful. God is so good!!
Response: Madeleine, thank you so much for providing us with feedback on your experience here! We really appreciate your positive review. We always strive to provide top-quality service to every guest and are pleased to hear that you enjoyed your experience here at Residences on the Avenue!-Mike Kerdock (PM)

Meredith Lapp: Yvette, one of the concierges, is the best. Having lived here several years, I have gotten to know her quite well. I always look forward to seeing and chatting with her on the weekends. She is so helpful and kind – especially to my family when they visit. It would not feel the same here without Yvette!
Response: Meredith Lapp, thank you for the high star rating!

Maple View Flats: what do users think?

Natalie White: I have had a terrible and discouraging experience with the Maple View Flats leasing team. I have submitted my application over a month ago and have received ZERO follow up. You are never able to get in touch with the leasing office via phone, they always transfer you to their third party information collections team. The team promises that someone will get back to you from the main office but it never happens. I have personally went up to the leasing office to try to check on my status in person, but they always claim they are between staff due to turnover. They promise to follow up, but never do. The run around and lack of communication has given me has been completely unprofessional. I highly recommend applying elsewhere.
Response: Hello Natalie White, I am so sorry to discover that your application hasn't been handled in a timely fashion. I sent you a message earlier and I will contact you with a status update within 48 hours. Thank you for giving us the opportunity to turn around the situation and help you find your new home. Sincerely, Michelle McCoy, Community Manager

Deonta Lipscomb: Very dysfunctional front office. After calling inquiring about a 1bd I was told there where some openings I arrived at the office to summit application with application fee only to never have my application process. I began to call every other day everytime I received different answers. I was told that somebody will give me a call back I never received any calls from these peoples. I then requested to speak to the property manager who in terms did absolutely nothing she stated she would investigate and she would call me back never received a phone call the entire time. This literally was a two month back and forth with them. I had 1 week left on my lease and no where to go and these people will take your money and never process your application. I can only image what the tenant go through and the reason I decided to look else where after no answers for two months.
Response: Good afternoon Mr. Lipscomb, My name is Mary Martin and I am the new Community Manager for Maple View Flats. I would first like to apologize for your experience with the application process at Maple View Flats, we were transitioning with staff at the time you applied. I assure you that it is not our intention to mislead any of our future or current residents at Maple View Flats and as the new Community Manager, I would greatly appreciate it if you would allow me to personally reactivate your application to show you an AWSOME!! Maple View experience. If you would like I can be reached at mmartin@kettler.com Sincerely, Mary Martin, Community Manager, Maple View Flats

Brittany Speight: Hello everyone, thanks for coming to my Ted talk. On this episode we/ I have disregarding property mangers who is never in the office at 9:00am and always leaves before 6:00pm. I’ve lived here for a month and this has been the worst place yet. Property management does not care about residents . I’ve called serval times to get a matter fixed and no one answers the phone or they lie and say “I’ll call you back”. For $1360 this is no it. Save your money people and find you something better. Thank you for listening.
Response: Brittany, we are so sorry to hear that your experience has not been satisfactory. While are are currently short staffed in the office, your concerns are important to us. Please email me at emorton@kettler.com so that we can work through your concerns. Sincerely, Evette Morton, General Manager

Jackie Venable: The staff is amazing.I’ve lived here for almost 2 years. These are great apartment. The maintenance and office staff are always friendly and quick to respond to such issues.I would recommend it to others .
Response: Thank you for your awesome review, Ms. Venable! We work hard to meet expectations like yours, and as a valuable resident, were happy to hear that we hit the mark for you. We look forward to your continued residency. Sincerely, Maple View Flat

Larry Covert: Living here has been awesome. I love the manager, Chase. He is always willing to help everyone. Even notice so many improvements around the building since he started. Great living experience for sure!
Response: Larry, Thank you for your 5 star review and for recognizing Chase and his hard work! Sincerely, Maple View Flats Management

Sayquan Agusto: I didn’t even make it out my car to see the apartment. Building looked very nice and well manicured from the outside but I couldn’t get past the neighborhood. There is a convenient store across the street to the right when existing the building that’s caged up locked down like Fort Knox, red flag 1.... their were a group of gentlemen within walking distance of the building on the corner half dressed about to fight they all looked like they haven’t washed, in days red flag 2. And across the street there were a few men who looked like alcoholics and drug addicts begging for money, red flag 3. If you’re single and young and spend most of your time at work or in the more affluent areas of D.C. then I recommend because the pricing isn’t bad. Outside of that I wish I would live in an environment where I feel like I may have to fight for my life when I walk out my building.
Response: Dear Sayquan, we are sorry that you decided not to tour with us during your visit. Feel free to contact us at 202-922-2020 if you change your mind. Sincerely, Maple View Flats Management

Paula Braxton: Chase is absolutely wonderful. He typically works alone and does a great job making sure we are well taken care of. The best manager that's been here since I moved in. Thank u Mr. Chase.
Response: Hi Paula, Thank you so much for your residency at Maple View Flats and your kind remarks about Chase. Sincerely, Evette Morton, General Manager

Michael Dixon: Love staying here. Chase is super dope always goes above for tenants. I can always come to him and he will be available and nice to us.
Response: Hi Michael, Thank you for the positive remarks. We enjoy having you as a valuable resident of Maple View Flats! As you know, my door is always open! Best Chase Brown, Community Manager

Nigel Hall: I have been fortunate to have moved in several months ago and feel I need to add my voice to the reviews! I have to agree that the staff here are some of the most incredible people I have ever met going over and beyond to help anyone that walks into the office, resident or potentials. The building far exceed expectations in terms of what you get and the units are beautiful. The neighbours I have met so far are great and I hope this turns into a community that cares for each other as well as the development. Well done leasing team!

Christopher Newton: Today I’m writing this review to express my excitement and gratitude to the wonderful staff at maple view flats. The leasing staff made me feel extremely welcome they made my application process as easy as possible. I applied pressure about the process and they never cracked they constantly produced results. I truly can say they care about whoever walks in to apply. I’m happy to say that I was approved and move in this weekend and can’t wait! And again you guys were amazing thanks again.

Residence Inn by Marriott Washington, DC Downtown: what do users think?

Alyssa Sciannella: The room was perfectly clean and had everything we needed. The staff was kind, friendly, and helpful when we arrived. We were given clear instructions about self parking, which was helpful. The breakfast was better than expected, and had gluten-free options to accommodate my food allergy. At check-out, the doormen were kind enough to stack our belongings on a rolling cart and bring it out to my car without us having to ask. They really went above and beyond to make us comfortable.

Brent: Great hotel. We stayed in a suite which was great value! The room was clean, love the small kitchen which was useful! The location of the hotel was great - really close to the metro station and the staff were super friendly. The downsides of the the pressure of the tap sink wasn’t strong, there wasn’t a kettle or teabags and no bathroom robe was provided. Otherwise would recommend.

Kelly Adon: I'm just wrapping up my weekend in DC and had to leave a review for this Residence Inn! This operation is a well oiled machine, everyone has a job and executes that function perfectly and then goes above and beyond to make an experience for the guest. The breakfast ladies have all been spectacular, Elaine especially. She is a picture of true hospitality. Each person I run into has a smile and warm greeting and you really feel at home here. This is not easy to do in a city like this and I would 100% recommend staying here to anyone for business or pleasure! Also want to add, the hotel is in a great location within walking distance to many restaurants and the National theater. It is also on major bus lines if wanting to go that route to get to the museums!

Chris Saslo: Truly appreciate the convenience of this hotel. Staff are always kind and professional. Closet space is a challenge as suits and shirts stick out beyond the doors making the closet suboptimal. They still have not reinstated full maid service yet so you have to ask for coffee, Towels etc. Otherwise the hotel is one of my preferred despite other Marriots in the city having more amenities overall.

Downie Winkler: Everything about our stay was excellent. I've been to hotels that were supposed to be the "best in the biz," and haven't had very good experience with the sound bleeding through the walls, or the quality of the bedding, or the other guests staying there. The staff was very friendly, and we had everything we needed. Would definitely stay again.

Joanne Haney: We had a bit of trouble locating the hotel. Upon arrival the valet assisted us with our luggage. Upon entering the hotel, we were greeted quickly, but given the wrong room. After calling the service desk, a few minutes later a porter came with the right key. The room was clean and spacious. There were large windows witha street view. The kitchen had a regular sized refrigerator and microwave. It had a single serve coffee maker. The beds were comfortable. The shower was stocked with large size bottles of body wash, shampoo and conditioner. The buffet breakfast wasn't as in the past, due to Covid-19. We did have pancakes and scrambled eggs. The only fruit was bananas. The coffee bar was clean and well stocked. The breakfast attendant was very friendly and helpful. Tables were cleared and cleaned in a timely manner. Parking was $50 + tax for valet which is pretty much the only choice. Street parking is difficult to find. The valet crew did a very good job. They were patient and helpful.

Alfonso A. Rivera Cordero: It worth every penny. The included breakfast it was a mega plus. Thanks to the associates that make the breakfast everyday. You deserve all the Credit. The locaction was perfect for our visit to all the national mall. The CVS on the same building was awesome to have. 15 minutes from all the sights and very easy to walk around. The room was phenomenal, the only thing was the touch paint in room you can notice was the wrong gloss and the thermostat was so far from the actual vents area it can get warm enough that bother. But other than that was great stay.

Maggie K: This was the cleanest hotel room I've ever stayed in. There wasn't even dust on the baseboards. The room was very basic but it got the job done. Breakfast was great but the coffee was very weak. All the staff were very kind and helpful. It was surprisingly quiet at night.

Tsukiko: Can not say enough good things about this place. Sheriden is the nicest, most amazing person. She always has pets for my little dogs and I know they make her day. William, Kyle, and Dylan are also incredible people. Kyle is my service dog’s favorite new friend. I’ve never seen her warm up to anyone so quickly. Everyone at the front desk also loves my best friend’s dog Cap. He always gets so excited to see whoever is working when we come down. The staff here are all wonderful people and have helped make the last 9 months amazing.

Tom Burke: ~$150 for the night do we didn't have to drive 1.5 hours back home after the event. Room seemed clean, but could've had better lighting. Rate included breakfast - nothing special, but good. Walking out the door was a bit confusing due to the double hallway (the building is a narrow wedge, due to occupying two adjacent roads on a traffic circle. Parking was interesting - you've got to drive around the block to enter subterranean parking, and there's a staff member that punches a code to let you in. When checking in, there is really only 1 spot in the lobby parking, so that was a bit nerve-wracking. Overall good night, tho. Staff was very friendly.

The Rushmore Apartments: what do users think?

Madeline Katsarelis: I love everything about living at the Rushmore and could not recommend it enough. This is mainly thanks to the amazing staff and the excellent location. The management team Sam and Keith are so dedicated to their jobs and do an exceptional job of quickly handling all problems and communicating efficiently. The building itself is brand new (built in 2020), modern, kept clean, the residents are overall quiet, and the appliances and features are new and high-quality. The penthouse lounge and rooftop are really nice. The neighborhood is safe and friendly with a lot to do and easy access to the rest of the city. The Rushmore is located within walking distance (less than 10 minutes) to grocery stores, metro stops, and amazing restaurants. Overall, The Rushmore is an amazing place to live in DC! Thank you so much Sam for everything!

She is also always available to answer any questions or concerns and assist with any issues. Within a couple days, I was very comfortable at The Rushmore. Living here has been very comfortable as well. The building and facilities are always kept clean and all the provided amenities (packages, gym, etc.) have made life very convenient. The building itself is lovely, has great amenities, and is in an excellent, walkable location. The greatest part of my leasing experience was my agent Samantha. She's been the most professional, attentive and service focused agent I have dealt with at an apartment complex. 2112 New Hampshire Ave Apartments: what do users think?

Kevin Smith: If you hate hot water and love an unresponsive, uncommunicative, incompetent property manger, 2112 New Hampshire Ave. is for you!! We have our hot water shut off typically once a month for "repairs" with little to no notice. It's been going on for about 3 years now. What are these repairs? Who knows! The property manager has never truly elaborated on what needs fixed or when it will be fixed. Also, the hot water just sometimes goes out for the entire building. For hours at a time. Most recently it was a Friday evening to a Saturday afternoon. Thankfully, it hasn't been a full day (yet). I'm sure this review will get a response like every other Google Review (great priorities, team!), meanwhile my neighbors and I will continue to be ignored.
Response: Thanks for sharing your concerns and bringing these issues to our attention, Kevin. We appreciate your feedback, as we strive to openly and effectively communicate changes such as emergency shut-offs to all our community members. Please know, shut-offs occur only when necessary maintenance or repairs are being performed. We aim to provide adequate notice so residents can plan accordingly. However, occasional emergency situations may arise that prevent us from doing so. That being said, these repairs are part of an overall program we're implementing to address and fully resolve unit repairs, which includes isolating hot water supply pipes so that when a resident needs future repairs, it can be taken out of service without impacting all residents. We appreciate your patience regarding this matter. Please know that your comfort and satisfaction are our top priorities, and we'd love nothing more than to improve your impression of our team and community. We look forward to speaking with you directly whenever you get a second.

Bryce Parks: Minor maintenance takes 3-4 months, bathroom ceiling has had water bubbles fill up multiple times which takes months to remedy… shards of glass from a broken window in a unit above has been in the grass on W since October… the building becomes unbearably hot in the spring and fall. There is no maintenance you can contact for emergencies 16/24 hours of the day so good luck if your neighbours out of town and their apartment is flooding into yours… building owner has no interest in providing any service.
Response: Bryce, our goal is always to provide maintenance services in a timely manner. All resident requests are addressed in the order in which they are received, with priority given to more urgent repairs. That said, if your request has been pending for longer than expected, you can always reach out to us directly to get more information about the status. Please bring these concerns to us in person at the leasing office to reach a resolution.

Kei Agajani: I lived here for three years, and actually loved it way more than I thought I would. The balcony had the most amazing south-facing view, the neighbors were all kind, and the staff and super were always helpful, and always completed request jobs within a couple days of the request. I was always shocked at how fast things got fixed. Thank you to Jim and Hugo!!
Response: Kei, we are absolutely delighted to hear that we were able to exceed your expectations here at 2112 New Hampshire Ave Apartments! Thank you so much for taking a moment to provide us with your positive comments. Sadequi Hamilton: After being on both sides of the building *concierge staff and resident * I have to say this is a great spot to have in the heart of DC. Easy commute to shops/food whether walking or catching the local transpo. Not to mention 4th of July views are amazing.
Response: Sadequi, thank you for taking the time to share your thoughts with us. We’re so glad you enjoyed your experience here and that you made the most of our convenient location. If you have any additional feedback, please let us know.

Wallasey John: Aixa has been so helpful and responsive. We are so happy to have a new Property Manager. We can already see the changes. I am excited to see what the summer brings.

Murad Efendiev: I have been trying to reach their on-site number for an entire week to no avail. does anyone even work there?

Sam Gussman: RENTER BEWARE!!! I honestly thought I would love it here, but it kind of sucks. The maintenance staff is great, but the management leaves a lot to be desired. It's hard to tell which problems are caused by a lack of investment in the property, and which are just due to the building's age.
Response: Sam, we’re disappointed that your time in our community has not met your expectations. Our team strives to provide great customer service, so it’s unfortunate that we’ve missed the mark with you. We would like the opportunity to discuss your concerns and work with you to improve your experience, please give our office a call at your earliest convenience.

Oren Kessler: The main purpose of this building seems to be blocking the view of the Washington Monument - and the entire city - from Meridian Hill Park. Not sure who was bribed for the building permit, but it was presumably during Marion Barry‘s time.
Response: Thank you for sharing your thoughts with us, Oren. As you noted, our fully-approved, well-established community has an excellent location for the benefit of all our residents. If you are a current or potential community member, we invite you to speak with our Property Manager about your experience. We’d be happy to show you our five-star customer service in person and look forward to meeting with you soon.

Shad'l Crawford: Wonderful place to live. Very comfortable setting and personable. around the corner on U street is packed with great restaurants and shops one of my favorite places to travel in DC.
