Cathy Connor: Stephen and Lawlor Architects have worked with us--Cathy Connor and Michael Timmeny--on three large projects culminating in the design of a brand new second home/beach house in North Shores, Rehoboth Beach, Delaware. First, we worked with Stephen on a total overhaul of lower level of our 1897Capitol Hill townhouse, which included digging out and lowering the basement floor and installing new footings and foundation, creating a full bath, family room, laundry room and utility room and replacing numerous utilities, including heating, air conditioning and hot water. The second project was a renovation of our 1st floor and kitchen, which stripped the room down to the dirt floor and brick exterior walls, as well as renovating the adjacent family room and creating a backyard built in bbq grill and new patio. The most recent and biggest project was designing, planning and managing the construction of a brand new home in Rehoboth, Delaware. We knew Stephen could handle any type of project on historic DC townhomes, but he really surpassed himself on our beach house! Stephen and his team are great to work with. You get Stephen’s undivided attention. He is very easy to work, an excellent communicator, extremely innovative, organized and detail oriented, and most importantly, patient, and responsive. We really enjoyed collaborating with him. He listens, is flexible, is excellent at incorporating your needs, and is very fun to work with. We have total trust in his skills and his vision. Stephen works wonderfully with the construction contractors- whether he knows them well or is new to working with them. He is great at building relationships with all parties while at the same time troubleshooting any issues, which may arise throughout the entire process. The beach house was a major undertaking. We only agreed to proceed once we knew Stephen was available and willing. This was a two year project, most of which occurred during the pandemic. Stephen never left our side; he was a calm and consistent presence whom we never doubted would produce a stunning house that we truly love and is the highlight of the neighborhood! We receive numerous requests for the name of our architect from those who have seen the house. With features including a beautiful pool/patio/screened in porch, solar panels and other green technologies, a bridge connecting the two wings of the house, a two-story glass great room, and a gorgeous primary bedroom suite reached by elevator from the garage, the house is a true architectural gem.

Kathleen DelGrosso Solomon: We have done 2 large projects over the past few years with Lawlor Architects and I cannot say enough great things about Steve and his team. Steve is organized, has impeccable taste, and his attention to detail cannot be matched. Our first project involved digging a basement under our 1890s row home in a historic district. Working with Lawlor Architects was a dream from our first meeting. Design, permitting, digging, and underpinning were stress-free because Steve was in charge. The end result is incredible and has added a not only a livable but lovely family space with beautiful details and lighting. Upon completion, we were ready for a 1st floor renovation, which involved reworking the footprint of our historic home to meet our family’s needs. The team worked with me to ensure every detail was perfect and came up with creative designs to use our small city space efficiently. Our new kitchen is everything I could have hoped for and more. The new space is bright and beautiful. From large decisions to the tiny details, the team was easy to work with and helped guide our choices to ensure an amazing result. Mark Manlove: We have had the opportunity to be brought into two projects that Steve Lawlor, and his team at Lawlor Architects, designed and built over the past few years. The first project was a significant new contemporary home in Rehoboth Beach, Delaware. The client’s hired our firm, Arlington Home Interiors, to design the rooms and ultimately install all the furnishings of their home. We started while building was underway, so we had many opportunities to interact with Steve about our furnishing plans and his designs. He was very easy to work together and offered much support to make the project run smoothly. We appreciated his including us in his process and communication and felt that his openness to work together made a stronger team for the homeowners, and ultimately a better space for the client to enjoy. For the second project, Steve recommended our decorating services to a client who had just finished a significant basement remodel with Lawlor Architects. The new space is stunning and thoughtfully designed to work with the existing architecture of this 1912 row home. Steve’s dedication to his work and his clients is very apparent in the spaces he creates, as well as his clients who are very fond of him.

Kathryn Wooten: I highly recommend Steve and team! We worked with them to renovate our 1880s home on Capitol Hill and absolutely love the results. The design process involved moving stairs, adding space to our kitchen, adding rooms to the second floor, digging out a small basement, and even converting our attic space into a third floor finished space with a dormer roof. We gave Steve our crazy list of wants and he came back with many creative ideas for how to achieve our goals. We especially enjoyed the back and forth in the design process- working together to revise the various drafts until we arrived at a layout that we love- and that impressively hits everything on our checklist. It efficiently uses our space, preserves the historic elements of our home, and brings in tons of new light. Steve is extremely detail oriented and a great communicator. He was incredibly knowledgeable about every aspect of the project- including going through the approval process for building in the historic district- and was very patient to explain and involve us in the process every step of the way. Five out of five stars for sure- I don’t think we would have gotten such amazing results with a different architect.

Martha Krauch: We could not have been happier with the design work by Lawlor Architects! Steve Lawlor and his team were easy to work with and very professional. Our new home is beautiful and exceeds our every expectation. Their design utilized natural lighting to create a warm, welcoming, and well-lit space. Michael Kirby: We are so happy and fortunate to have worked with Steve Lawlor to reimagine, renovate, and rebuild our 1850’s Capitol Hill home. We bought the house in 1985, lived in it for three years, and then rented it to tenants for 30+ years as our Foreign Service life took us around the world. Our Eastern Market neighborhood had transformed itself over the years we were away, our house had not. We interviewed a number of architects, before we met Steve. He listened to us, clearly explained his services: we were hooked. And then we had to be patient. Lawlor Architects wants each client to be happy with the final results and—properly—has decided for that to happen, they can only handle only a finite number of projects at one time. Once our project began, Steve and his team were always available to my wife and to me, they always listened attentively, and they always delivered. Working within the significant constraints of a historic-district house, our transformed home grew from under 1,500 square feet to over 3,000 square feet—on the same foot print and while retaining and respecting the historic aspects of the building. We love the end product and Steve and his team made the process of getting from before to after as smooth as possible. Early on, we provided Steve with a budget. He respected it. Steve provided us a time line. He met it. He engaged with my wife and me as much as we wanted. Our input was always welcome. He called upon his professional skills to guide us to good decisions—and there are many decisions to make! Steve, working with his interior designer, Paula Schumann, guided us through selecting fixtures, finishes and colors which together give our home a feeling of cohesiveness. Lawlor Architects delivers a great product because they: respect their clients; are knowledgeable professionals; know intimately and work seamlessly within the District’s labyrinthine zoning and permitting process; guide clients through the contractor-selection process; and, finally, oversee the construction process and smooth out the many small, but important details that frequently crop up during building.

Ryan Moody: We worked with Lawlor Architects on a rowhome renovation in Capitol Hill in 2019. Steve and Bonnie did an incredible job guiding the entire project. As a trained architect and practicing landscape architect my expectations were set high. Steve exceeded them. Lawlor Architects outlined the right expectations and delivered. A significant home renovation is never an easy undertaking. Lawlor's experience, dedication, and focus made the process enjoyable and collaborative.

Elizabeth Eurgubian: My husband and I hired Lawlor Architects to completely renovate our Capitol Hill row house. We had a lovely home, but it was built in 1911, had an extremely small and unworkable kitchen, few bathrooms, and awkward spaces. Since we had 3 kids and wanted to stay in the home (we love the Hill and our neighborhood), something had to be done to make the space more livable. Steve Lawlor and his team were amazing and the renovation project exceeded our expectation. They took a lot of time to carefully evaluate how we lived, what our specific needs were, and how the new home design could meet those needs within our budget. The project was massive (completely reworking a 3 floor home) and took about 8 months to complete. The project was finished on time and within our budget (the only things that went over budget were last minute additions we asked Steve to make). That's the other thing - as one goes through this process, one may realize there are changes they need that weren't clear in the beginning. Steve's team was very flexible to the many changes (some last minute) that we had them make to our home design. Steve, his design team, and our contractor Leigh Mailloux were flexible, patient, understanding, and good communicators. Also, renovation, especially on older homes, can seem daunting. Steve and his team helped us with everything and made the process easy and low stress. That's an almost impossible task with a renovation like the one we did! I can't say nice enough things about Steve, our wonderful designer Paula, Leigh, and their crew.

Suedeen Kelly: I worked with Lawlor Architects to turn the basement of my 1912 rowhome located between Kalorama and Adams Morgan into a beautiful, bright, airy living space incorporated into my home. We dropped the floor four feet, added windows, transoms, and a hand-crafted stairway to the first floor. I now have a big, gorgeous living space; a lovely, white marble bathroom; a cozy, back bedroom; a sideboard that doubles as a kitchenette; a substantial closet with a wine fridge; and a bonus storage area under the stairs. One of my neighbors was so impressed that she has hired Lawlor Architects to do the same with her basement. I have truly appreciated working with all the Lawlor Architects--including their creative design, can-do attitude, expertise with materials, budget sensitivity, and supervision of contractors. If I ever have another renovation project to undertake, I'm calling Steve.

Linda kessler: Lawlor Architects transformed our 1800s dark, outdated farmhouse in the middle of Capitol Hill into a modern work of art and light. Steve and his design team came up with many out-of-the-box solutions that were as functional as they are beautiful. His interior design team made thoughtful choices with finishes that will never be out of style. They all worked with us to make sure we were comfortable with every decision and loved every detail, and were with us every step of the way during construction. Steve promised me the budget would hold and (except for some things I added) it did! I highly recommend them for any job, large or small.

Jeff Parnes: Was there for an AI in the Government conference. Venue easy to get to from Metro, close to the Capitol One Arena and the amenities nearby. Not a place for large capacity activity, nor multiple small meetings, but worked for this.

Scotty ST: I have been here multiple times for GovLoop Events. This is a great venue for social gatherings and presentations. The facility is large and clean. The lighting system and microphone systems were excellent, in my opinion, I was able to hear the speakers well. The chairs and seating were a little sterile, but not bad. The screens and projectors were visually appealing.

Tim Wright: programming is always current and DC-focused. presenters seem to present several layers and offer something you would have otherwise not ever had the chance to hear/see. temporary exhibitions are limited in scope, but worth am intentional visit.

Carlton Christensen: Beautiful venue to hold an event. Participated in a panel discussion and everyone had a good view and it was close to the Metro.

Haroldine Robinson: Great meeting space, many eateries within walking the block and metro very close by.

Aviva Rosenthal: We did a major design/build project with Landis on a historic home where we gutted and updated the existing interior and then added a large addition. They were simply amazing to work with. Super organized, trustworthy, on-time, high quality and the finished product is perfection. Many of our neighbors complimented us on such a courteous and efficient team during the renovation process -- when do you hear of that?? There were often up to 20 tradespeople working at the same time to get a long job done in exactly the time they said it would. Highly recommend Landis for large and complex projects.

Antoinette Sayeh: I first hired Landis in 2012 to restore significant damages done to my house. What they were able to do with my home completely surpassed my expectations. Joe Caw has been the project manager for each time that I have hired Landis and him as well as Ethan were always professional, respectful, and quality focused. I also hired Landis to do work on my basement and some exterior projects, and with both of them I got an incredible amount of value. I was particularly pleased with the all new bathroom they installed.

James Edmonds: We have hired Landis for various projects since 2006. From our backyard patio over garage and stone wall to our front steps and our rear room addition, they have done an extensive amount of work in our house. Carlos Marin was very skillful and professional with his carpentry work, and Ethan Landis made sure the process was smooth. They listen, are easy to talk to, responsive, interested in our home, and are proud of the quality of their work. They also have great coffee mugs!! They are sensitive to the architecture of the house as well, and they know how to apply research knowledge and experience to achieve the right look.

Sandy Shapiro: I have hired Landis several times over the years for different renovations, and each time we have been so happy with the outcome. From the first job to the most recent, Landis has maintained an excellent standard of quality and professionalism. We continue to appreciate our remodeled kitchen and bathroom as well as basement and garage (and our daughter's room!!) each day, and I would always recommend them for any residential remodeling or additions.

Erna Kerst: Landis has done two projects for us: expanding the house, with new kitchen and master bedroom, and later converting two porches into living spaces. Both times, we have been impressed by the quality of design and execution. The crews are really skilled, and good problem solvers when faced with structural issues. Schedules are met. Oversight is consistent and helpful. We are very happy with the results. Andrew Kerr, the project manager, and Ken Guillett are both very professional and skilled, and were a pleasure to have in our home.

Lucas Fischer: We hired Landis to do a full renovation of our house. They were able to provide with a wonderful finished product in just 6 months, everything from our driveway to our attic was renovated on some level. We added a new kitchen and master bedroom and the whole thing is beautiful - the kitchen of my dreams! Landis is professional and easy to work with - always responsive and willing to talk through an issue or a change during the work. Neighbors also appreciated the attention to community. Carlos Rodriguez was here everyday and paid attention to everything, as well as tidying up every night - he even went around with flyers to all the neighbors before work started to let them know who they could contact if they had an issue. Landis also stands by their work - our retaining walls started to lean after three years and they came back and re-did them after determining the cause of the problem. I would highly recommend Landis for any your reconstruction needs.

Felix Paredes: I have been working with Landis for about 10 years, doin many types of construction from concrete footing to roof reworking and everything in between. The quality of work that I do for Landis is top notch. You always know that when you are working with them you get professionalism and an amazing finished product. Jon Bein, Allen Apple, and Andrew Kerr are all excellent project managers and I am proud of all the work I have done with them. I am grateful for all the opportunity and work I have had with Landis, and proud to be part of the family.

Katrine Eik: This is the second time we used Landis for the house remodeling. The first one was kitchen back in 2015. This time around, it was a bigger project, adding a new room on the third floor of our town house. We could not be happier for everything they have done. The house remodeling is stressful. Not everything goes perfectly. In that sense, one gets frustrated, but that’s the nature of the house remodeling. They are first and foremost very professional. They try to keep the schedule and budget. They think for us, instead of just getting a job done quick. Stated differently, we trust them, which probably the most important element of picking a general contractor.

Chelsea Zitnay: Overall, we have been very happy with the work completed by Landis Architects/Builders. We brought them a very large project and have been very impressed with how timely the work was completed! When they gave us a timeline for when we might expect the work to be finished, they really meant it! Not to mention, everything turned out absolutely beautifully! Plus, the process, although quite cumbersome and very time intensive, was actually relatively fun and made enjoyable and easy to manage by the staff assigned to assist throughout the process. We will certainly be using Landis again and already have begun future project plans to do so :)

AJ C Vowski: Terrible customer service. They operator is very difficult to deal with. Nobody answers their phone when you do finally get past the operator. They are not interested in sharing bid lists, which costs their customers money. Just an unpleasant organization.
