Charlie Smith: Professional, highly responsive, and a pleasure to rent from! Columbia Property Management were professional and transparent from the first tour of the apartment, providing a smooth and responsive experience through negotiating the lease, moving in, and beyond! The digital infrastructure they have set up for managing payments and work requests is easy-to-use, reliable, and fast; initial replies to work requests for our apartment always came back in 24 hours or less! When all else fails, their office team is prompt and friendly in responding to emails.

Gapilan Sivasithamparam: As a prospective renter, I was very excited to tour one of the properties managed by CPM. At first, they were responsive and helpful for setting up the tour, responded quickly when I submitted my application for the lease, and were generally helpful throughout the application process. However, the reason I am giving them two stars is because after not being chosen for the rental property (unfortunate but it happens, not a big deal), I have had a ton of trouble trying to get back the cashiers check I had to give them for the first months rent as a part of the application process. I understand wanting to guarantee a future renter can pay, but the unresponsiveness and difficulty I've had trying to get it back is completely unacceptable considering I'm not even working with them. After multiple emails and calls, I finally heard back from someone who wasn't involved on the team but offered to help me out, but I will gladly not rent from them or work with them in the future.
Response: We never like for someone to have a negative experience and certainly do not hold onto funds that are not ours. I do feel context and complete information is helpful for readers to decide on their own. Gapilan was informed Thursday morning by our Leasing Specialist that another party was selected and we were sending that a party a lease to sign and he was back-up if they did not sign it. On Monday morning he emailed CPM asking for an update and did not get a reply that the lease had been signed over the weekend. We sincerely regret that he did not get a reply within 24 hours. He wrote to CPM again Tuesday morning and then called into the office and spoke directly with our office administrator regarding the logistics of returning his check. This is a full time staff member, not someone "not involved on the team". This all occurred before Noon on Tuesday and apparently before he wrote this review.

Nilufer Gadgieva: Partner and I checked out a place for rent, a microscopic studio worth 1400, with a reputable agent from the management who was sent to guide us and show us around. We were looking for a 6-month lease, and were assured SEVERAL TIMES that this particular studio would be available for that time period. He even double checked with the landlord and let us know we were good to go. Agent sent us a link to the application form, which charged the two of us $100 in total. 10 days later, we get no response, and proceeded to call the management, only to be told that the studio will not be given to us for 6-months. In short, we wasted a solid 10 days, and a $100, on very poor miscommunication. We did not get our money back.
Response: Nilufer is correct. In summer of 2021 (over six months before this review) they were interested in a small studio apartment very near the school they came to DC to attend. The unit was priced slightly under the market. Unfortunately, the showing agent made promises that were not consistent with the rental ad which stated "Prefer a longer term lease to end no later than June 30, 2022". If he did check with our office about a shorter term lease, at best he got a response that we would check with the owner of the condo unit. We did check with the owner of the unit who did not want us to rent it only for six months. She asked us to continue looking for other applicants. I replied via email the day prior to the application asking if they could be prepared to find a replacement at six months for the remainder of a longer term lease because we would not be able to provide them with a six month lease. They both applied to rent anyway and wanted to move in right away. Our policy is that rental application fees are non-refundable which is posted on our website which details the rental applications instructions and process. We are fully transparent about this. During the ten days of the rental application there was regular email and phone contact to collect all of the information from them that we needed so that we could get their application past the minimum requirements we have for them to qualify to rent the unit. We had to ask multiple times for documentation that would demonstrate adequate income or assets to be able to cover the rent, utilities, and living expenses to be sure they had adequate funds. In the end, CPM offered the unit to them for rent on a longer term lease. They stopped communicating with our office. Six months later they wrote a negative review about the experience. I regret they had this experience. We strive to be accurate in fair in all our dealings and if there is a glitch, we try to work out solutions, if the other is a willing party.

Lucy Mugford: The team at Columbia Property Management is very easy to work with and have great communication. Teasa took time to walk us through things and answer any questions, and Scott went out of his way to meet us to drop off our security deposit. We are grateful to be working with them at our new rental!

Max Milder: Cannot recommend this company. From the reviews, it's clear they do their best to protect property owners, but unfortunately that comes at the expense of preying on tenants who may not know their rights. Columbia took over management of our apartment after we had been there for some time, and immediately we saw signs of this predatory behavior. (This in no way is a reflection of our contact Teasa, who migrated to Columbia and was always responsive and up-front). 1. Columbia refused to provide official documentation of the management transition. Despite my efforts to proactively confirm before rent was due, I was met with responses that "I do not have a right to see that confidential information" and threatening us for non-payment of rent. Rather than communicate, their accountant jumped immediately to threats of eviction. 2. We provided 30 days notice to move out, at which point we received confirmation from Columbia. About a week later, the owner claimed our lease had auto-renewed, and we would not be released from payment of rent. When we responded that auto-renewal of leases is not legal or enforceable in DC (and linked to the requisite DC code), we were simply met with silence, rather than a clarification. Again, clearly an attempt to take advantage of those without knowledge of their rights. 3. Despite turning over the unit in good condition, Columbia took more than 45 days to return the deposit. When I reached out to inquire about the status, the deposit return was processed almost immediately, indicating they were sitting on the money and hoping I didn't come back for it. Simply put, not a business run with integrity.
Response: I regret that Max had a negative experience and understand his frustration with these situations. While it is true we represent the property owners, residents in our managed properties are also our clients and we strive to provide good service for them. Max seems to question our integrity or that we "prey" on tenants because CPM stood up for the owner’s rights to ensure they were not taken advantage by a tenant. The security deposit issue was a clerical error and as Max stated, we returned it right away when he notified us he had not received it. I don’t know why he guesses our motives in his review. We do not operate that way and it is unlawful. Last year Max was notified by the prior management company and by CPM that CPM was taking over the account as the new owner’s agent. In order to pay his rent the next month to CPM, he demanded proprietary documents between the owners and the company. We determined he did not have a credible concern that CPM was not legitimately taking over the account. He received standard language stating we would take legal action if needed to collect his rent after he threatened to not pay rent unless CPM could “prove” that we were the new agent for the owner of the property. As Max reports, we took over the account for the rental apartment where he was living as well as the lease from another company. When Max objected to a specific clause in that lease we were attempting to enforce for the owner, I had it investigated by our landlord tenant attorney. Once we got clarification to substantiate Max’s claim, we dropped the matter and he was permitted to vacate as requested.

Cornelia Baciu: Profesional, responsive, good value! I rented an apartment with CPM for eleven months in Washington DC. Perfect location, in Foggy Bottom, near Potomac River Walking Path and a few bloks away from the White House. I moved to DC from Europe and I was extremely excited to be able to move in the apartment just two or three days after applying - so quick!. Everything was excellent during the entire stay in the apartment. Scott Blum and his team were very responsive. I was extremely happy that I was able to extend the rent for another month, as I was not able to move out at the date scheduled originally -- given that my return flight to Europe was cancelled at short notice due to Covid-19. This meant a lot to me. Overall, five stars, I recommend this company!

Kyle Gaffney: I downgrade from three stars. They couldn't fix our ongoing bathroom issue (for months) and we later found out didn't have ANY copy of our lease that they acquired from our previous landlord (aka just assuming things about our rent and lease). Pretty much any issue we had, they wouldn't respond or respond poorly, and only contact us when looking to get something from us. Based on the other negative replies here, I can expect a response from CPM on par with my experiences.
Response: I've responded to Kyle directly to clear up some misunderstandings as well as information he had that was not correct when he posted the review, including assumptions of information we received from the prior management company for that the information we had was incomplete. We regret that he had a negative experience and are making improvements to avoid similar issues in the future.

Christopher Purdy: I have been working with CPM as a landlord for more than 10 years. Scott and his team are exceptional and try to do their best for both landlords and tenants. My experience has been that they work hard to resolve issues, deliver value for landlords, and find ways to be caring and responsive to tenants. I would highly recommend this group if you are a landlord.

Robert “Bo” Stearman: Hello, I wanted to write a review of Columbia Property Management. We have been tenants at one of their properties for the past 5 years and I have nothing but positive things to say. I will just give you a snippet of the good things that have happened. One week after our newborn was brought home our fridge would not close and seal; on a Sunday night they sent over a technician who fixed it immediately. Over the summer our air conditioner was leaking (this was during 100+ heat indices), again on a weekend, they sent a technician over who was professional and fixed our problem immediately. Every time we have had an issue or a question about our lease or what to do they have been responsive and professional. It has been such a pleasure to have been a tenant at the property and I would highly recommend this property management company!

Jaehyang So: Scott and his team have done an excellent job managing my house. During the recent COVID related times, they also shared comprehensive information regarding rentals and contracts. The team has my confidence that they are on top of the situation.

A Gkedze: A friend recommended we use the Washington Property Group for our property in Northern Virginia. I couldn't be more impressed by the professionalism and attention to detail shown by Donika and her colleague Ted throughout the process of listing our property and eventually finding tenants, all within 30 days. Five stars all the way! I was initially impressed by Donika's punctuality: we agreed to meet for our initial consultation at 2PM and she arrived 5 minutes prior - details matter! This quickly set the tone for the level of professionalism and follow-through I've come to expect from WPG. Donika led a team of renovators who professionally prepped and cleaned the property, took professional pictures, staged, listed and showed the property to prospective clients. Following our initial consultation, Donika conducted a market analysis and recommended pricing to reflect current housing snd market trends. Of course, any property management company can perform these tasks, but WPG stands out for the soundness of their advice, the quality of their work (kudos to the photographer) and outstanding communication. I previously used another property management company for the same property several years ago. I therefore have a good baseline of what to expect from a property management company. WPG has surpassed my expectations every step of the way; I enthusiastically recommend them and I'm glad to be their client.

Borislava Krumova: Washington Property Group have managed my rental town house in Southern Maryland for several years now. Mychelle Williams: I have been utilizing this space since August. All the staff are friendly and very helpful. The free coffee and tea and waiting room really enhance my experience. The location and rate for rental literally cannot be beat and trust me I have looked. I just wish that we had our own parking garage or discounted garage.

Bluegreen J: OSI is great if you are looking for flexible office space. Can't beat the location, office options and cost. Depending on your needs, they have a variety of office set-ups and sizes. You can also book larger conference rooms. Due to the nature of my work, I like having the flexibility of booking a room when I need it. I use it to meet with clients and to get administrative/paper work completed without interruptions. The management is wonderful to work with-- they are accommodating, flexible and care about their clients (and that's hard to find in this day and age). I highly recommend OSI if you are looking for flexible or temporary office space.

Light Warrior 2.0: Saffold & Associates has been a long time (10+ years) and loyal customer of OSI. The virtual office model was great while we were building the business and clientele. Once we outgrew the virtual office model we decided to rent full time offices on the 1629 K Street 3rd floor suite. The offices are well-maintained and cleaned daily with a professional cleaning service. The ladies at the front desk make our client feel welcome and are excellent at receiving evidence and payments from clients. Finally, the location (Farragut Square) and amenities (high-speed printer/copier/internet) cannot be beat!

Christina Moynihan: OSI has been instrumental in growing my business from a few evening a week to a full time thriving practice. The front desk is approachable and helpful, always willing to help me when I need some administrative support. Mumbi, the office manager, is a joy. She has consistently been attentive to the needs of my practice and invested in helping me establish systems that keep my business working seamlessly. The variety of services OSI has offered me has been invaluable. The office suite is safe and secured at all times of the day, mail is delivered in a timely fashion, and my account is charged automatically on a monthly basis. Even when I am out of the office, I am notified when a package arrives for me. As a sole proprietor, I lack the luxury and assistance of an HR department, IT team, and an administrative specialist. Mumbi, Joseph, Jack, and the front desk have all stepped up at various times over the past two years to ensure I have an office space that works on behalf of me and the people I serve.

Kiki Strickland: I LOVE my office at OSI. I visited a few other places like Regus before I made my decision to go with OSI and I am so happy with my choice. Having the K Street address is priceless. The location is convenient for all my clients, easy to find and metro accessible. The staff on hand are friendly and helpful, especially Mumbi, the manager. I recommend OSI Offices to all of my fellow entrepreneurs.

John Davis: I have been back with OSI for slightly over 3 years. This is my second stint with OSI, having previously been with them from from 1985-1996. OSI offers the best possible set-up for a lawyer such as myself who is a sole practitioner. I have a litigation practice, so it is imperative that my mail and telephone logs be meticulous, and that my clients and witnesses be accommodated at all times. I could not be happier with OSI. The OSI staff is outstanding—courteous, efficient, and always willing to go the extra mile for a client. The OSI management is fabulous. Jack Pearce and his managers always know what technology is on the cutting edge for attorneys, and offer mini-seminars to ensure that the attorneys renting from OSI are kept abreast of all the latest Court-ordered innovations. As an example, when the D.C. courts went to mandatory electronic filing, OSI installed copiers and scanners that would accommodate the largest of jobs. Now, thanks to OSI technology, I can handle electronic discovery in huge proportions. I would highly recommend OSI to any small business that needs a big business presence.

David Finberg: OSI Offices was extremely easy and pleasant to deal with. Their prices were very reasonable and I was able to customize my payment plan so that I was only paying for the services I needed as a small business owner....not to mention the fast internet and wealth of tech services they provide to help me automate many of my processes...Great!!

Susan Gravatt: I live in a property that EJF "manages." However, they do so poorly. I've reported multiple packages stolen from within the lobby of the building, and EJF hasn't bothered taking any action to prevent future repeat occurrences. They haven't alerted any residents, posted signage within the building, or even bothered to answer emails from my landlord or me when we've requested their help. EJF did obtain and share with me security footage from the building's camera, which shows someone within the building taking one of my packages. The individual is all suited and hooded up before 6am one day. The person appears to live in the building, given that he or she did not enter from the door in this screenshot. Sending this footage was helpful, but at the same time, it's creepy to think this person is likely a fellow resident. The worst part is that EJF doesn't care to address this in any way and let other tenants know to be on the lookout. So I guess I'll just wait for my next package to be stolen by a neighbor again since there's no form of recourse here with this negligent property management company.

Ahmad Parwiz Shiwa: EJF Real Estate Services has helped me with getting my new apartment in only 4 days despite the two days weekend and one-day holiday in sequence after submitting my application. Samantha Zeno: I have had the worst experience with EJF. I appreciate the speed in which they were able to get my lease signed. However, after taking my full deposit. I had to find out from the building that I’m renting from that they have a separate application process and that I wasn’t actually approved yet. That was only the first of my headaches with EJF. I was told that the unit passed inspection and that it received two cleanings prior to moving in, but upon arrival I found that the unit was disgusting and physically covered in layers of dirt and grime. I was told there were no pest issues but I found pest traps. Countless things were broken including electricity, Internet cables, stove top, bathtub. That’s only the beginning of the maintenance requests I have had to submit. And through this company you have to pay hourly for maintenance however such issue should’ve been resolved prior to having a tenant move in . If a unit is not ready do not advertise it for rent. The company will not holding up its side of the lease. I have had challenges getting into contact with EJF when there are dire maintenance issues. I understand their customer support representatives are doing their best but if you can, save yourself the headache and do not rent through EJF.

Megan Quinn: I am beyond frustrated with EJF Real Estate. I would love to leave a better review, but my experience over the past month with them has been a joke. At the beginning of January, I discovered they had been double charging me for my HOA fees since August. Upon calling them, we were able to easily arrange for them to give me a refund. You would think that a company who had such ease taking double my money out of my account each month, would have no problem putting that money back in. It took about a week for them to finally tell me they mailed my check on January 14th, and that's only with incessant calls on my part. It is now February 1st and my check is nowhere in sight. The last time I called, I was directed to someone in accounts. I emailed them and have yet to hear back, even after a follow up email, and while I can't be upset with the customer service reps, it's incredibly frustrating to continuously get non-answers with no solution to my problem. I've been incredibly patient up until this point. I receive full packages from out of state faster than I'm receiving this standard sized envelope within the same few square miles, so at this point I'm convinced someone is slacking and just never actually sent my check. I will happily amend my review if someone with EJF could actually contact me with a solution to this issue.

Patrick Martell: We had a particularly time sensitive issue relating to move out. Marco Francisco from EJF handled this effectively, expeditiously and in a highly professional manner. We appreciate his good work, his understanding of the urgency of our issue, and his effectiveness in getting the necessary paperwork done.

Maria Ferrara: Esdras from EJF was very helpful walking me through the Portal, which I needed to attend to changes in my situation. I was very grateful to get a real person on the phone and for him to be patient with me. He answered all my questions and was helpful every step of the way. I am not computer savvy. So Esdras at EJF really helped me. Thank you, Esdras at EJF! Gold stars for you.

Nicholas Marcopoli: I've been meaning to write this review for a while now -- I lived in an EJF managed condo for a year and it was an absolute pleasure to work with EJF on everything from the lease agreement to maintenance requests to the final inspection and return of the security deposit. I've recommended EJF to several of my friends and colleagues who have all had similarly positive experiences.

Trevor Guthrie: This has got to be one of the worst management companies you can find. Constant building repairs that leave us without water, AC/Heat, sinks, etc. The people rarely answer phones and then when you're put on hold they make you listen to how "great" they think they are. I have a leaky bathroom, a toilet that wont flush, and a kitchen sink that has so little water pressure it is useless. I have reached out for a week (phone calls, emails, etc) to no avail. I cannot recommend this play any less. It should not even be in business.

Robert Mcbride: Our property has many complex systems that require a diligent Property Manager, Sarinda Ly knows our property and it’s complexities and has been responsive to my request for years. If it’s a complaint she follows through, if it’s a request for access for a utility between certain hours or even Weekends She has been there on time every time and I appreciate that, I have taken it for granted. A good property Manager is very hard to find in the DC area, we’re lucky to have one of the best.

Karl Sakas: As a landlord, I can't decide whether EJF is extremely dishonest or incredibly incompetent. Take your pick. - Turnover - Took 3 - 4 months to prep a vacant unit when original estimate was 2 weeks. Nothing major -- almost all was superficial work, like painting walls and reglazing bath tiles. However, the electrical breaker work was not done correctly initially and could've lead to serious injury or death of the tenant. Despite sign off on each individual item by EJF's "quality assurance" team, **thousands of dollars** of invoiced work was not completed until the landlord flagged on their own. - Fees - Questionable double-dipping between tenants and landlords. EJF employee claimed in writing the $35 month tenant fee made it so rental insurance was not needed by tenant... but then in lease, EJF required tenants to get separate renter's insurance. Is EJF lying or incompetent? Landlord pays a monthly mgmt fee to EJF, so why is EJF taking money out of the pockets out of the tenant, too? EJF explained a pet fee is pocketed by mgmt group, not landlord. The "pet insurance" scheme they described is questionable at best. - Accounting - Incorrectly issued 1099-MISC and more erroneous charges on the monthly statements than I can count. EJF sent first payment as a paper check to who knows where, despite previously setup and transfer of funds thru automatic transfer. Process to remedy was painful. - Communication - Often weeks between responses, despite multiple follow up by email and phone. - Marketing - Awful, sloppy copy to market the unit with numerous inaccuracies and contradictory statements. In the same paragraph Pets are Allowed and Not Allowed. Unit has window A/C and central HVAC. Touts stores that have been closed earlier for the neighborhood. Even factoring in the challenges of the world, R\rental took much longer to lease out than compared units in the building during the same time period at a lower rent value.

Mark Frank: On the day we were meant to move in, I walked into an apartment that hadn't been cleaned, and had kitchen items, broken furniture, dirty pillows and blankets left in the apartment. Dead bugs were on the windowsill, as was a used razor in the shower. About 50% of the lightbulbs in the apartment were burnt out. After multiple calls and texts messages, the apartment was cleaned to a slightly higher standard the next day, however much of the excess furniture was left in the apartment, and the light bulbs were not replaced. Additionally, please read your lease carefully with this company. Many items that are typically the responsibility of the property management company (pest and rodent control, caulking, air filter replacement, chimney sweeping, etc) are the responsibility of the tenant. I'm not sure how an individual tenant in an apartment building is expected to eliminate pests that typically affect an entire building, but it is expected of you in the lease. The thermostat was not working efficiently upon move in, and this had to be replaced by the tenant. I wouldn't recommend working with this company if you can avoid it - I've been counting down the days until move out since the day I moved in!

Philip Capasso: Just to update since they chose to respond. The issue that is mentioned in their response, which I didn't bring up in my review, was not represented accurately in their comments. The issue was not resolved at all because the management company did not address it and simply tried to prove that it was our fault (It was proven that it was not an issue within our unit by multiple independent parties, all of which the management party chose to ignore). That was their only concern, and because of that and their refusal to accept that it wasn't in our unit, it was never resolved. We're just thankful the buyer decided they would go through anyway. Absolutely dishonest, manipulative crooks. What they also chose to not respond to was that multiple real estate agents are out there telling their clients not to purchase anything managed by this company. Think about that for a while. Real estate agents are telling clients not to buy if this company is involved. And the number of agents that are making this recommendation has now increased after their mismanagement. Do not deal with this company, as I mentioned (and as you can see by their response) their only concern is protecting themselves and hiding themselves from liability. No one we dealt with had ever experienced anything like this from any other management company. If anyone would like to contact me directly, I'd be more than happy to provide evidence of my claims. There is plenty of it. If you are looking at hiring a management company for your property, you need to stay clear of this company. I could tell you stories of the wildly unprofessional behavior, the quotes on work that are completely overpriced with anything else you will find, or the combative nature but I'll skip that. Here is all you need to know about for them as a management company: 1. They will open you, your tenants (or the tenants of the building) to liability. They are concerned with covering themselves and once they have, they do not care if they violate any safety regulations. 2. We are currently selling a unit in the building that they manage and we have had 2 different people that were going to make offers and BOTH of their real estate agents advised their clients to never purchase anything managed by this company and both buyers walked away. The assessments made by TNWLC as well as their reputation cost us buyers. This should scare any owner. I worked in real estate for many years and with property managers all over the country. I can say with confidence that this company is a liability both to many things, but certainly the value of your home. Stay clear!
Response: Ian and Philip, We appreciate it when our clients post concerns, providing us the opportunity to assist. These postings allow us to review our internal procedures, determine where things might have gone wrong, correct any mistakes we may have made, and institute new protocols to avoid the same situation. However, in this case, our reply is intended to correct the record. The situation you write about has been going on since before TNWLC began managing the Association, per your emails from 2016-2017. We worked diligently with you and the Board of Directors in 2017, thoroughly investigating your claims and providing you with a very comprehensive response on responsibilities and next steps you, as the Unit Owner, could take to resolve the issue, which was a Unit Owner issue. Our response included significant investigation of the common areas and excerpts from the Declaration and Bylaws, codifying the Association's position. Since 2017, you have not taken any steps towards remediating the issue, which, as noted previously, was the Unit Owner's responsibility. And when you placed your Unit on the market in 2022, the issue almost affected your sale negatively. However, in 2022, TNWLC again reacted promptly and comprehensively to your claims, and the Board and Management came to the same conclusion as we did in 2017. The only difference is your failure to properly maintain your Unit, as per the Bylaws, cost the other owners in the Association additional money to investigate the same issue twice. We congratulate you on finalizing the sale of your Unit earlier this week, no doubt, with all the additional work TNWLC did to assist you in this process. We believe online postings should be informational and factual, not emotional, and inaccurate. The information you have provided in your posting is not accurate and was an emotional response to a very frustrating situation, which we get. We wish the best of luck to you and Philip in the future.

Kristina Lee: My experience with The New Washington Land Company has been beyond exceptional! I would most definitely recommend TNWLC. I can say that I'm super happy I went with them. They were very efficient at getting everything set up paperwork-wise and they had a tenant in there quickly. Annessa and her staff respond to immediate renter and owner concerns. My life has become much less stressful since I acquired their services. If you are in need of a property management company please don't hesitate to call them, it’s the best thing I ever did!!

Sean McCormick: Not sure what's with all these negative reviews, but New Washington Land has been great for me. They just took over management of our building and it has been night and day! They are so helpful, particularly with my unit account. The books were in shambles with the old management; however, NWL cleared everything by working with the Board and did their due diligence. It's really unfortunate this company is not getting the recognition it deserves. However, i think most people are aware that only "unhappy/dissatisfied" clients/ customers that write reviews. This is why I am writing this. This company is great and and that's that.

Alejandro Gonzalez: The team at The New Washington Land Company is phenomenal. Every time I have had any issues with my unit, I shoot them a quick note and always get a same day response. Mikki, the building manager is great and very responsive! And, the young lady at the front desk in The New Washington Land Company's corporate office is very polite and attentive. Nothing but good things to say about New Washington Land!

Toby Lim: I own several condos in Washington DC and The New Washington Land Company has by far the best after hours/emergency service among the other management companies I have encountered in DC. My unit had a water leak and the on- call personnel called me back within four minutes!!!! That's unheard of! She immediately called the unit upstairs, called the plumber, and got everything addressed within a couple of hours. I was also given an update after all said and done. Such a great service!!! I can't make this up! Other companies take up to a couple of hours to respond, which can be detrimental when we are talking about water damage. I truly appreciate the level of service this company has to offer. Other owners in the building agrees with me as well! Thank you!!!

They are very responsive, helpful, and knowledgable.

Chris Riggans: I had a difficult time finding availability in the area, but my experience with Wardell Gatling from Longford was great, and responded within the hour and setup a tour that day. Moved in with no issues, overall I had a great experience from the beginning. This management company is absolutely Great! They check all the boxes. When looking for an new place of resident, Mr. Wardell, went above & beyond to make sure I found the right apartment for me. The process was very quick & easy. The constant communication to insure that I had everything I needed & then some was amazing. If your looking for a new place, & want over the top service Langford management is the way to go!

Karen Howland: Wardell is one of the easiest, most friendly, property managers I've had the pleasure to work with. Our company is leasing multiple units from him and he's been great to work with on this complicated project. I look forward to working with him again.

Rachel Sherman: The onboarding experience was fantastic thanks to Wardell. He’s great and the best. My issues are with maintenance that don’t respond or call to formal requests, going on 10 days now. Just be prepared to fix your own toilet, install shower rods, etc. Actually the slowest maintenance I’ve seen compared to other individual property managers like Frank Emmett who respond in 1-2 days. So just be prepared for things to run slow once you’re a resident. Otherwise, everything else is great.

Adeeb Stwodah: Working with Longford Management to sign my lease was efficient and pain free. Wardell was great and made sure I was informed and on track every step of the way. I would recommend Longford and would STRONGLY recommend working with Wardell because he personally took the time to help me through the process.

Lakia Young: I’ve been waiting for maintenance issues to be fixed in this unit for a month and once I voice my opinion my parking spot has been giving away by the landlord I was told not to contact him anymore(Wardell) after he’s been communicating with me on a friendly basis via text message and phone calls on my personal phone. Weird behavior and I don’t like it . Can’t wait until 2024 I was placed here for relocation, I wouldn’t recommend moving here everything sounds great until u sign the lease. I just want to be a peace me and my children that’s all and for these problems to be fixed in my unit then they wouldn’t have to worry about me . God bless

Na'im Muhammad: While the building itself isn’t horrible, the management of its amenities and services are severely lacking to say the least. The “warm and fuzzy” I got while moving here at the end over November 2021 has long gone and has been replaced by frustration and disappointment. From false advertising about rent and utilities, to a lack luster approach to tenant issues. If this location wasn’t so great and convenient for entertainment and work, I’d be looking to relocate. To be clear, my issues are with the management company and not the apartments themselves.

Adriane Hall: Professionalism of rental office is ridiculous. The residential manager of our complex has an extreme attitude issue, as if she’s never worked with real people in her life. I explained to her how our laundry room app hadn’t worked in over 2 weeks ( as of now almost 4 months ), and her response was disrespectful & extremely uncalled for. They are supposed to tow cars in our parking lot if the Owner doesn’t live here, they haven’t and even threatened to tow OUR car ( she knew it was ours ). Her children live in our complex ( LIVE , not WORK for ) & have on numerous occasions harassed my guests. The apartment itself & the location is great, but unfortunately they have a rental office full of people with terrible people skills. As soon as this lease is up I’m running.

Dominique Gebru: DC’s housing market is tough. As a renter, it can feel like your options are overpriced luxury or old, not updated units that include terrible management service. Fred A. Smith seems to be the exception. We found a perfect-for-us unit in the heart of Columbia Heights managed by FAS, with a price tag that didn’t make me want to cry. The leasing process was simple and didn’t require tons of trips to their office. FAS has integrated a tenant portal for rent and repair requests, and our repair requests were always handled promptly. The company is pretty no-frills, but was perfect for our needs. I have an ESA dog, and they processed that paperwork quickly. I’d wholeheartedly recommend using FAS to find your new apartment.

Kemi Asani: The Fred A. Smith Company manages one of the apartments that I was interested in. Their overall application process was incredibly slow, and with lack of communication. I called, left messages and finally a MONTH later received a decision about an application. These folxs act as though they are gatekeepers. Save yourself the stress and avoid this company. Moving and relocating is already stressful and you don't need to jump through hoops to acquire a living space.

Sabrina Brogren: Had a great experience renting from Fred A. Smith company! The unit was as advertised and reasonably priced. They were always extremely responsive to emails (we heard back within 1-2 business days), and when necessary, they sent over maintenance folks who were clearly very experienced. I even once let them know that the stove had a cracked knob that caused it to not work very well, and they quickly had a new one sent over. Move in and move out was smooth, and everyone we interacted with was kind and professional.

Tanisha Gupta: Absolutely awful maintenance team. My room AC is broken in the midst of a significant heat wave in DC and FAS has not cared to even address my concerns. After waiting for multiple days, I only got a response to my emails and maintenance requests by threatening to write this review. Even then, they have not taken action to come look at the issue, let alone fix it. One of my roommates also has a broken AC, and is facing similar problems. As much as I like the location of the building and the people I live with, I will never live in an FAS-owned property again.

EllisAshley Anderson: Trying to get an update on maintenance ticket submitted Sunday for The Violet. Please reach out. Stuff on the wall looks like mold. 05/24/22 update: STILL waiting on a response from maintenance and management! 06/02/22 update: owner responded to the Google review but we are STILL waiting on a call back. We've left numerous voicemails and maintenance tickets via our tenant portal. We would appreciate a number that we could actually talk to someone, not just leave a voicemail each time as that seems to do nothing.

Ramo Sherreiff: I'd give them a 0 if I could. This is the most trifling rental company I've ever had the displeasure of dealing with. I moved into my unit on 7/1/19 and informed them of MULTIPLE problems with my unit in the first week. I have had TWO inspections by DCRA (both of which fined them over $12,000 for violations). Things from broken windows and AC units to a roach infestation in my unit, the hallway and the garbage cans outside of the building! I advised ANYONE having to deal with them (and if you haven't moved in with them DONT!!!!!!) contact DCRA (you can go right to their site and request an inspection even if you do not get any assistance in paying your rent, like myself.). Note, it may take a few as they seem to NOT care about even getting thousands of dollars in fines. However, you do have options other than sitting around and waiting for an ANSWER for a MONTH from them to FIX their property's issues (meanwhile wanting full rent the whole time!). The washing machine here has been broken for 3 months (to this date) and hasn't even been checked by them (despite me reminding them at the beginning of the month that nothing has been done). They also know they are wrong as, instead of fixing the problems with their unit and building, they offered me the chance to leave my lease. I honestly would've taken the escape if I hadn't spent so much time, money and energy moving into this unit (which isn't the problem, it's the management, or lack there of). If you can, avoid them like a plague. If you are already dealing with their foolishness, call DCRA as your first step. Then use that to go to court. Good luck in dealing with their special brand of mismanagement! They are lazy, refuse to do ANY of their job (even after thousands in fines!) and lie about everything (make sure you do EVERYTHING by e-mail, don't talk to ANYONE! You'll need the proof of their lies!)

Colin Boerger: The staff at Fred A Smith were very responsive and professional. They did a great job all the way from looking at places to moving out of our apartment. I had to find a place in very short notice and they were accommodating to my quick timeline. They were very prompt to any maintenance requests and kept everything in the apartment in good working order. I'd highly recommend them to anyone looking for an apartment.

Cheyenne Brown: I was hoping for the best moving into my first apartment. During the tour the building and unit LOOKED to be very attractive and well put together, unfortunately it was the total opposite. After 2 weeks of being partially moved in, rain came and COMPLETELY flooded our apartment. How could they be unaware of such a SERIOUS issue?? It took almost a month for them to move us into a different unit (with very poor and unprofessional movers might I add) and I'm sure it could've taken longer if we did not take the measures we did. Even the unit we moved into wasn't the cleanest (dead bugs throughout the apartment). After settling in to our new unit, we discovered further how poorly the building was built. We could hear our neighbors below us conversations and I'm pretty sure they could hear ours. Some maintenance requests were filled in a timely manner, some weren't. And even in this new unit, when it would rain we would still experience water inserting our unit. OVERALL, terrible experience when communicating with folks at the Fred A. Smith office. It's been a few weeks since we've heard anything about our deposit return, we had to reach out to them and even now it's been a week since we've responded to an email regarding our deposit and have heard nothing back.

Lori Pitts: My partner and I enjoyed looking for apartments through this company. They were responsive, courteous, and very communicative throughout the application process. We looked at one apartment and then the woman who showed us the place was able to recommend another place we might like. She even drove over and showed us immediately. It ended up being one of our top choices! She was never pushy though and let us really get a feel for the place without rushing us. Once we applied, they were in constant communication with us about next steps and were able to get back to us quickly when we wanted to negotiate with the owner. We ended up choosing another apartment for unrelated reasons, but this was by far a MUCH smoother experience. I will say it’s quite a process to sign up to go see an apartment with them (they need a picture of your drivers license and you fill out a mini application basically), but overall, we had a great experience with RPM and would definitely look through them again!

Kim Do: RPM DC was extremely helpful during my apartment search. The entire process, from scheduling a viewing to getting the apartment keys in my hand, was made super simple and easy with them. They were quick to answer emails and were always looking out for my best interest. I needed to find an apartment and move in rather quickly and they were able to do just that. I was able to get my apartment in record time. Metaphorically, they did all the heavy lifting, making everything hassle free for me. Even today, if I have any questions, they are quick to email me back and are always super nice and professional (unfortunately those qualities are a rare find nowadays). Tamika McCray: House was very spacious for me. Everything seems to b in good condition nothing really out of order. My favorite was the Baby blue stove which gave color in the kitchen. Out back also had something like a bird house but for me can be used as my go to to get a little piece of mind out doors away from others. The master bedroom was spacious but i didn’t understand why it had a half bathroom instead of a full bathroom. An what i least liked about the property was that there wasn’t a bathroom at all in the basement which could’ve been that half bathroom that was in the master bedroom. The guy that showed the house very nice an also helped answered a few of my questions. But overall I loved it an I’m not a big fan in SE period but that part was clean & quiet.

WSDI Partners: For the last several years I have been working with Chris Cunningham ,and his team at Renters Warehouse to lease my multi-family unit in Washington DC. This year he even placed a tenant and was able to pay me 12 months of rent in advance. I was able to use those funds to renovate and get an additional unit on-line. He helped me to truly maximize the income on this building. I would highly recommend Chris C and his team to anyone looking to maximize the income potential on their real estate.

Joseph Smith: ***Look at the Yelp reviews instead of their inflated google reviews; it is a lot more telling to the quality of service! They will gladly leave listings up after they have already chosen an occupant for their apartments just to rake in the application fees. Was given the link to apply, applied at 4:00pm, and was notified the next morning that they already had chosen an occupant. My application did not even have a chance to get looked at and the representatives are of no help in getting the refund. They say it “is because the credit report was ran,” but many other reputable agencies will issue an application fee refund if the listing is taken off literally as you are applying. Very dissatisfied and would recommend looking elsewhere. Renters Warehouse will not hesitate to take your money and completely ghost you. Several poor-quality rental agencies have been more responsive, willing to help, and honest🚩🚩🚩

Rikia Cleveland: Amazing experience with Glenn Jones ! Me and my family were giving up on finding the right home until we saw a listing for the perfect one. Put in a tour request on Zillow and Mr.Jones responded to me within a few hours. Scheduled a tour 2 days later , sent in an application and now I’m typing this review in our new home. Everything was so quick , but very smooth process and great communication! We’re very happy ! Update: Unfortunately after being at the property for almost 4 years. We’re being told to leave the property without a proper 60days notice and have not been updated by the management company. Our lease is not up until March 31, 2023. The company shows no sense of urgency regarding this matter and has not yet explained how this is legal. I haven’t gotten any response to emails or phone calls. So me and my family will be taking legal action so we won’t be homeless.

Miriam Rudder: When I found myself overwhelmed with maintaining numerous rental websites along with scheduling, interviewing and background checks of potential renters for my studio unit, a friend recommended Renters Warehouse. What a relief!!! My agent, Glenn Jones, arrived in the nick of time. He walked me through the process….he basically handles everything!!! Glenn always arrived prior to the appointment, ready to show the unit, often having numerous showings in one day. Afterwards, he would share his professional assessment of each candidate. Thomas Cuesta: One of our goals this year was to find renters for our house; but didn't know where to start until I found Renters Warehouse. Renters Warehouse assigned Rod Sanders to guide us through the process and it was seamless. He did a great job explaining the process to us and giving us time estimates on how long it could take. Once, we decided to proceed in showing our home - he scheduled showings and also did an open house and sure enough he found a tenant to place at our house. Soon after, everything was set to go from paperwork to suggestions on what we should do to the house before we move out. Steven Stobbe: My wife and I decided to rent out our house and contacted Renters Warehouse. Marc Perez was our Renters Warehouse realtor and he made it a very easy process. He always responded and kept up communication on phone, email and text throughout the process. He found us a great tenant and has answered any questions I've had. I highly recommend Renters Warehouse in general. The electronic Dot loop signing process for any paperwork makes it convenient and simple. Marsel Gray: Property owner here -- At first Atlas was great advertising the place and using analytics to see what was showing well and what wasn't showing well. However I question their methods on checking credit and referrals for the tenants. My tenant quickly starting skipping out on rent and only paying partial rents. Atlas didn't seem too stressed with obtaining the rent money because they collect the late fees. That fact alone means they make money off late tenants and aren't motivated to have great renters. Overall the experience hasn't been great.

sal sauceda: Great platform to use for its services but do not expect to ever speak to someone other than the agents wanting to lease the property you’re interested in. Once your moved in, all correspondence remains digital and you’re on your own until you get a response. Maintenance is outsourced to another customer service agency. Would not recommend if you live in Washington, D.C.

Allen Rav: Trever at Atlas Lane have been amazing at managing my property and taking great care of my tenant. The communication is quick and professional, the monthly statements are accurate and the team is very responsive in taking care of repairs. As an out of state landlord, managing my own property from afar has been a challenge for the past 5 years and I only wish I had decided to use their services sooner.

Mike Hogan: Atlas Lane has managed our rental home for a year. We are very happy with the professional service they provide. Our rental is well cared for, they found great tenants for us and when we had major plumbing repairs they were solved quickly at fair prices. The vendors they use are top notch! The entire staff is friendly and easy to work with. Highly recommend them!

Angel Bryan: Great experience - I didn't end up renting through Atlas Lane, but their guidance and process were the best of any agency I visited when looking for an apartment in the area. Trever was eager to show me various options in their portfolio, but wasn't overly pushy. Their properties are about average in terms of price and quality - a good deal if it's in you're range. I ended up in a new building nearby and worked with a less stellar agency, but they were the only ones who supported the building.

Jacob Kristy: Atlas Lane was absolutely great!! This was my first home purchase and he walked me through every step! He is still helping me when I have questions and it's been three months since my purchase! He also will email me just to check in and make sure everything is still good. I definitely recommend him if you are looking to buy or sell! Trever makes the process (almost) painless.

Lindsay miranda: If I could give this a company 0 stars, I would. They are the most unresponsive, unaccountable management property I’ve ever dealt with. They would take months to address maintenance issues and send at least 2 or 3 contractors who would be wrongfully advised by Nomadic and unequipped to resolve the issue. For emergency maintenance issues, it would take them days and sometimes weeks to address. My ac stopped working during a heatwave in 2019 and it took them 5 days to get it fixed. My apartment was over 100 degrees and I had to stay in a hotel until someone showed up. This happened again in 2020 and 2021 for other emergencies as well. Moving out and closing my account with them was a nightmare as well, they never showed to do my inspection even though someone left a voicemail that they were on their way. They lost my Closeout document and then took them months to figure out what was going on with my security deposit. They did nothing for 4 months until I started emailing and calling weekly. I would not recommend any person lease through them or use them to manage your property.

Alan Curtis: I’ve been managing my own property in Silver Spring, MD for a few years now, but recently decided to have Nomadic Real Estate manage it due to lack of time, especially since I’m about to purchase another investment property. While I just began working with them, I’m happy with how it’s begun. I introduced them to my current tenants, and my tenants enjoyed meeting them. It’s hard to find great people-people, but Nomadic has found the right people. Looking forward to continuing to work with them!

Jessica Meier: When I was looking for a new place to call home, I came across Nomadic Real Estate online. Their website made it easy to get a feel for the different properties they had available, and I decided to give their virtual walkthrough service a try. I have to say that the virtual tour was spot on - everything looked exactly as it did in person. But even better was my actual visit to one of their apartments - it matched my expectations perfectly. The apartment was in great shape and had all the features I needed, from an updated kitchen to spacious closets. And the best part? It was wonderfully affordable. Overall, I can't recommend Nomadic Real Estate enough - whether you're looking online or in person. Basically, if you're looking for a new place to call home, check them out!

Janeen Mayfield: When I first contacted Nomadic Real Estate about managing my properties, I was a little hesitant. I wasn't sure if their team had the knowledge and experience to handle all of the legal details involved in property management, from drafting and executing lease agreements to handling tenant concerns. But Nomadic totally blew me away with their professionalism and attention to detail. They worked tirelessly on every aspect of my properties, from researching rental rates to making sure that all of my leases were air-tight. And throughout it all, they kept me updated on everything that was going on so that I never felt out of the loop. In short, Nomadic delivered everything they promised, and more. If you need help managing your properties, I highly recommend giving Nomadic a shot! You won't be disappointed.

Jordan Green: I rented a property from Nomadic at the start of 2020 and just moved out last month. The whole process was super easy, from applying online to submitting maintenance requests. The team is also very responsive, which I really appreciate. Matt in particular was always so helpful and took care of everything we needed. I'm really happy with my experience with Nomadic and would definitely recommend them to anyone looking for a hassle-free rental experience.

Elias Welsh: I've been a landlord for almost a decade now, and in that time I've worked with a lot of different property management companies. I can say without a doubt that Nomadic Real Estate is the best of the bunch. Working with Ray has been a pleasure, but the team in general is always quick to respond to any issues that arise, and they go above and beyond to make sure the tenants are happy. They even helped me find new tenants when my last ones moved out unexpectedly. I would highly recommend them to any landlord looking for a great property management company in the DC area.

Amanda Chavers: Just moved in to the property December 1st the pipe under the kitchen sink is leaking water washing machine does not work and has yet to be fixed tub faucet fell off when we tried to use it and the tub is backed up as well do not rent properties under there management and if you do make sure to thoroughly inspect everything!!!!!! Even if the appliances are new!! Also unit was not cleaned before we moved in, and I was told that it would be. I have reported all these issues and I have yet to get a response as to when it will be fixed. I wish I could rate them with a zero!!!!!! 12/20/21 Since this first review was posted I was reached out to by one of the owners of this company regarding my unit I wish that it would not have taken a unpleasant review to get this response but I still appreciated it. Overall I still would not recommend renting from this company, take your time and read the reviews from the tenants if I had done that I would not be in this situation now there responsiveness is subpar overall. I still need the light in my bedroom fixed and the sink and tub drain very slowly and I was told that’s as good as it will get on the plumbing situation because the pipes are old and corroded. I honestly can say that the maintenance men that came to my house after my review were great, but that’s about it…This is late but I ended up cleaning the unit myself and the owner thanked me for doing it…that was so offensive

Kim: Based on my experience with Roost , DC. as a condo owner I can honestly say I am very pleased.after all these years. Like a security blanket or guardian angel, it is great to know this management company responsibly handles the finances, paying bills and even keep a data base of companies to perform any work on your property-please note this data base is not just based on their experience as a management company, but also reommedations from actual people like me whose condos have had a positive experience as well. It is important to note, Roost D.C. really has your back if you have come to any issues with a company your condo or building is doing business with (i.e. deck repair, grass cutting), they ensure the “proper paperwork” is “in place” prior to service ((i.e payment method) and is extremely responsive to assist you with any negative issue from a company servicing your condo\building even reaching out to them on behalf of “the tenants\owners. Most of all, it is beyond awesome that Roost D.C. is familiar and update to date with knowledgeable about the rules an regulations governing condos in D.C.-this makes a big difference. Grace Kranstover: If I could give zero stars, I would. Roost doesn't seem to care about your building if you're an owner, let alone a tenant renting from an owner in the building they manage. We have never received a prompt response from management. We've had issues with trash collection, our call box not working, rats in the back, etc. and each time they have taken weeks to address the issue. I don't understand what the point of having a building liaison is when they are so unresponsive to issues and cannot address the simplest issues. If you have a choice, do not use Roost. Don't waste your time.

Kevin Warr: After bad experiences with three previous management companies, our condo association board hired Roost about 4 years ago to manage our 39 unit condo building in Washington, DC. Since then, we have been extremely happy with Roost. We have found them to be professional, responsive, proactive, communicative, and efficient. They provide great value for money. Additionally, our Senior Client Experience Manager, Daphne Coates, has been excellent to work with. She is knowledgeable, communicates frequently, is responsive and a pleasure to work with. I'd happily recommend both Roost and Ms. Coates.

Tyler Fondren: I am a new tenant, and throughout the process of touring, applying, lease signing, and moving in, I have experienced incredible responsiveness. Despite my many questions, Tasha has consistently gotten back to me with timely guidance, and at no point have I felt alone in the process. I’ve had issues with rental companies in the past, so I greatly appreciate the peace of mind that comes with such knowledgeable, professional, and readily available support. I hope that my experience thus far is indicative of the coming year’s lease, and if so, I have good reason to be optimistic!

Nikko Reese: I called the corporate office this morning, November 16, 2021, about 8:20am, and I was greeted by a woman who was not very pleasant. I called regarding an urgent matter, and politely asked "for help." This woman was very short-tempered, unemphatic, and rude! I was surprised! at how rude she was; therefore, I asked for her name, and she hung up the phone. I called to report similar patterns of unprofessionalism where I live. Hopefully, this comment is read, and that she is reminded that her role is essential! People are calling that number for help, and she is the first person people will speak to. She should be proud to hold such a position, representing the lead office.

Tianna Jones: They don’t answer your concerns about the issues you’re having within the complex you live. But they want rent money due to them on time every month. They show no compassion nor concern for their residents. It’s the lack of care, concern, proper communication. I wish I could give them negative 100 as a rating. No one ever reaches back out. It’s ridiculous!!! You call you email and NO ONE REACHES BACK OUT! It’s disgusting!

Bei Heir: They don't care about keeping inside of the apartments clean. Will sweep but barely mop up the dirt on floors. It would be helpful if neighbors did their part to keep outside of their doorways clean... that's just not what we're dealing with these days lol

Simon Heuberger: I lived in Glover Park in DC in a shared 1-bedroom with den for the past 3 years. Overall, it was a hugely pleasant experience. The lease signing was quick and straight-forward. Replacing roommates was easy as well. The landlord was quick to make any repairs or to respond to any requests. Especially the maintenance guys (Santos and his crew) are fantastic! The only reason I didn't give 5 stars was the sometimes somewhat muddled up handling of rent payments. We were erroneously charged late fees, payments didn't show up in the online system; that kind of thing. Not huge by any means, it just meant we had to consistently double-check things. A little annoying, but not the end of the world. I would definitely live there again!

J P: I do not live at one of their properties. And won't, now. I applied for a studio apartment the first week of June. Their management asked for financial records which I supplied. I was very clear that my restaurant had closed due to Covid-19 and that I was receiving UI benefits and had not collected a pay check from the restaurant since back pay was issued to me in April. I supplied my UI payment record. I confirmed that I was returning to work 6.12.2020. On 6.16.2020 I was asked for a current pay stub. This is poor management, at best. How could i possibly produce a pay stub when i haven't worked for even a week after returning to work? Why would you not state up front, as soon as I produced my last checks and unemployment record that I would be ineligible? I was denied a lease, obviously. After reading the **long long long** history of poor reviews of this company I won't be surprised when they're ran up on housing discrimination charges or corruption charges of some sort or someone files a class action suit against them. Seriously awful communication by a company that manages a lot of property in DC. If you want to live in a place ran by unprofessional people this is the place for you!

Thomas Prentiss: Im at Fairway Park, the area is nice and we done had some major changes in the rental office that when you build it they will come is true harder working staff,better grounds keeping and on time call backs is a plus in my book for any place. The office staff is better but don't cross them they will have it for you. You call with a problem and it's done in a timely matter. Since this covid problem they have done the best of any property could do to make sure of safety and health to others. I have had things done to my unit that show they care. this is way i'm changing my post to 5 star, for the great change of fairway

Joaquin Goquiolay: I lived on 4020 Calvert St in early to mid 2019. It's the perfect place for students or those starting out their careers (at the time, I was starting a new job out of college). I had signed on through a roommate who had been living there. NaTasha, who's with WC Smith, was EXTREMELY helpful in clarifying the process and walking us through. I was very happy. The company is no luxus brand, but its staff are responsive to tenant needs, rents are perfectly reasonable, contracts straight forward, and no bells and whistles. I'm happy to have worked with WC Smith. Their listings are just right for us 20-somethings :)

Racquel “Scrumptuosity” Hill: Had the horrible displeasure of living in Manor Village for almost 2 years. During my time there I was broken into--TWICE. Management knows for YEARS that the A/C unit outside wire boxes combined with the ledge around every building is a welcome sign for people looking to burglarize you. There was ALWAYS a mice problem. My neighbors warned me as they lived there for almost 9 years at the time that the mouse problem was BAD. I was just thinking they were old, disgruntled residents. Not even a month after moving in did I see that the mice were the actual residents of the property. They lured me into signing the lease by assuring me that extermination was done every Friday. That was hardly true. You could be put on "the list for extermination" which was done on Fridays. Doesn't mean that your place will be exterminated weekly. Then, upon battling Rent issues with the Rental Office (who if you owe $20 will leave a BIG RED sign on your door) I felt they were entirely TOO aggressive with collecting rent. One Property Manager came to my door asking about my late rent payment while inquiring about how I had my hair done but hadn't paid the rest of my rent. This is COMPLETELY unprofessional. The Leasing Agent that assisted me, because I managed a popular urban shoe store at the time, asked me to buy him a pair of expensive New Balance shoes in exchange for "making sure I was approved". (I thought this was ludicrous) After being approved and not buying him the shoes, he was very rude to me and wouldn't speak to me when I saw him on the property. This company has been having problems for a long time. They don't hold their employees accountable for anything other than meeting "lease goals". This is unfortunate because the residents should be the priority but to this company they are a burden. Even when I was evicted (for not paying my rent because in court they said that my apt must be rid of mice or I don't have to pay, but Manor Village acted like sending one exterminator out would fix the problem so they told the court that they did their part) when applying for my current apartment the receptionist at the desk was very rude about sending over my resident history form. She was not only rude to me but to the Apartment Company trying to get the paperwork from them as well. Will NEVER live in another WCSmith property again, I don't care if it's gentrified or not. The business practices of this company at the expense of low-income individuals is disgusting!

Valerie Blake: Leonard Ellen is a great property manager for small and mid-size condo complexes. He keeps finances on track and responds quickly to the needs of tenants and associates alike.

Yolanda Pauling: Leonard is unprofessional and only cares about collecting your condo fees. If you live within the property that he oversees and you have issues such as package thefts and criminal activities inside and outside of your immediate condo building, he will not assist you. It will be left up to the renters and condo owners to try and fix it. Although he guaranteed to channel communications and resolve issues for all his clients within a timely manner; this is not the case. He does not provide quarterly financial integrity reports as he claims in his bio, you will only receive it at the end of the year for which is too late to question or investigate by the condo homeowners.

Robert Leary: Linear is a great property management company. Leonard is super responsive, helpful, and fair. He gets things done promptly and has significantly reduced our costs.

Fred Harris: Leonard is one of the most reliable and friendly people I have worked with, his desire to stand up for me in situations has shown he is more about character than profit. The people in the building love his attention to detail and the rate at which he replies.

Sam Beasly: One of my favorite places to live was my old Chatel apartment in Adams Morgan. It was well maintained and reasonably priced.

Daniel Garay: My friend recently had an awful experience dealing with Chatel. Her ceiling collapsed in her apartment and it was definitely preventable - she made urgent maintenance requests that were not addressed promptly, leading to the ceiling collapsing. They even gaslit her, saying they didn’t know what maintenance requests of hers they could take seriously. When someone sends you photos of the ceiling bulging and cracking, that’s an urgent issue that needs to be addressed quickly, not dismissed! I particularly would like to note that Chatel’s property manager Maria Miller was very rude and dismissive of my friend’s situation. I was at my friend’s apartment to help her navigate this situation and came away feeling that Maria was much more focused on her upcoming vacation than providing a good experience for one of her tenants. Maria stated it was “not necessary” for an inspection of the rest of my friend’s apartment to ensure the integrity of the rest of the apartment’s ceiling was not in jeopardy. I recognize that a property management company can’t always be held completely responsible for this type of situation, since often the landlord allows for the property to deteriorate to this point. However, I came away from this experience resolute in my belief that I never want to have any professional relationship with Chatel.

Keller Dahlia: Working with Lou and the folks at Chatel was the best business decision I’ve ever made. A++

Gilbert Watson: In my experience as a tenant, Chatel Real Estate has been a terrible property manager. They refuse to set expectations for or execute on timely repairs. Communication is slow and minimal and issues are not dealt with proactively. I get the sense that they are often annoyed when I ask for quick and timely repairs to my rental unit. I had a leaking ceiling for several months that Chatel failed to fix. The leak went on for so long that mold grew and I and my wife had to vacate the apartment for a couple of days while it was remediated. I now have a leak in my bathroom ceiling that has shorted out the electrics. There’s no end in sight 1.5 weeks in. That’s a long time to shower in the dark. Had I known that Chatel was going to be so ineffective a property manager I never would have signed my lease.
Response: Hi Gilbert, I apologize for your frustration and the stressful situation that you’ve had to undergo. Unfortunately, due to leasing within a condo building, Chatel does not have the authority to spend funds to repair common elements of the building without the approval of the condo association board of directors’ approval, and similarly cannot make your upstairs neighbor move their washer/cabinets, or cooperate with our request to access their apartment to repair the issue. All we can do is try to navigate this situation and get this issue resolved as swiftly as possible despite obstacles. We certainly want to get this completed and get your home put back together as swiftly as possible. We have regularly communicated with you throughout the last few weeks, in an effort to keep you informed about the progress. We do not want to set false expectations or deadlines that we cannot keep, and we understand that it causes uncertainty on your end. We assure you as soon as the underlying issue has been resolved, we will be able to provide you with an end date and we will do our best to swiftly get your bathroom back together. We will continue to provide you with updates as they become available, and work on this issue daily until it's resolved; we will try our best to accommodate your preferred access schedule.
