Charlie Smith: Professional, highly responsive, and a pleasure to rent from! Columbia Property Management were professional and transparent from the first tour of the apartment, providing a smooth and responsive experience through negotiating the lease, moving in, and beyond! The digital infrastructure they have set up for managing payments and work requests is easy-to-use, reliable, and fast; initial replies to work requests for our apartment always came back in 24 hours or less! When all else fails, their office team is prompt and friendly in responding to emails.

Nilufer Gadgieva: Partner and I checked out a place for rent, a microscopic studio worth 1400, with a reputable agent from the management who was sent to guide us and show us around. We were looking for a 6-month lease, and were assured SEVERAL TIMES that this particular studio would be available for that time period. He even double checked with the landlord and let us know we were good to go. Agent sent us a link to the application form, which charged the two of us $100 in total. 10 days later, we get no response, and proceeded to call the management, only to be told that the studio will not be given to us for 6-months. In short, we wasted a solid 10 days, and a $100, on very poor miscommunication. We did not get our money back.
Response: Nilufer is correct. In summer of 2021 (over six months before this review) they were interested in a small studio apartment very near the school they came to DC to attend. The unit was priced slightly under the market. Unfortunately, the showing agent made promises that were not consistent with the rental ad which stated "Prefer a longer term lease to end no later than June 30, 2022". If he did check with our office about a shorter term lease, at best he got a response that we would check with the owner of the condo unit. We did check with the owner of the unit who did not want us to rent it only for six months. She asked us to continue looking for other applicants. I replied via email the day prior to the application asking if they could be prepared to find a replacement at six months for the remainder of a longer term lease because we would not be able to provide them with a six month lease. They both applied to rent anyway and wanted to move in right away. Our policy is that rental application fees are non-refundable which is posted on our website which details the rental applications instructions and process. We are fully transparent about this. During the ten days of the rental application there was regular email and phone contact to collect all of the information from them that we needed so that we could get their application past the minimum requirements we have for them to qualify to rent the unit. We had to ask multiple times for documentation that would demonstrate adequate income or assets to be able to cover the rent, utilities, and living expenses to be sure they had adequate funds. In the end, CPM offered the unit to them for rent on a longer term lease. They stopped communicating with our office. Six months later they wrote a negative review about the experience. I regret they had this experience. We strive to be accurate in fair in all our dealings and if there is a glitch, we try to work out solutions, if the other is a willing party.

Cornelia Baciu: Profesional, responsive, good value! I rented an apartment with CPM for eleven months in Washington DC. Perfect location, in Foggy Bottom, near Potomac River Walking Path and a few bloks away from the White House. I moved to DC from Europe and I was extremely excited to be able to move in the apartment just two or three days after applying - so quick!. Everything was excellent during the entire stay in the apartment. Scott Blum and his team were very responsive. I was extremely happy that I was able to extend the rent for another month, as I was not able to move out at the date scheduled originally -- given that my return flight to Europe was cancelled at short notice due to Covid-19. This meant a lot to me. Overall, five stars, I recommend this company!

We have been tenants at one of their properties for the past 5 years and I have nothing but positive things to say. I will just give you a snippet of the good things that have happened. One week after our newborn was brought home our fridge would not close and seal; on a Sunday night they sent over a technician who fixed it immediately. Over the summer our air conditioner was leaking (this was during 100+ heat indices), again on a weekend, they sent a technician over who was professional and fixed our problem immediately. Every time we have had an issue or a question about our lease or what to do they have been responsive and professional. It has been such a pleasure to have been a tenant at the property and I would highly recommend this property management company!

Light Warrior 2.0: Saffold & Associates has been a long time (10+ years) and loyal customer of OSI. The virtual office model was great while we were building the business and clientele. Once we outgrew the virtual office model we decided to rent full time offices on the 1629 K Street 3rd floor suite. The offices are well-maintained and cleaned daily with a professional cleaning service. The ladies at the front desk make our client feel welcome and are excellent at receiving evidence and payments from clients. Finally, the location (Farragut Square) and amenities (high-speed printer/copier/internet) cannot be beat!

As an example, when the D.C. courts went to mandatory electronic filing, OSI installed copiers and scanners that would accommodate the largest of jobs. Now, thanks to OSI technology, I can handle electronic discovery in huge proportions. I would highly recommend OSI to any small business that needs a big business presence.

Samantha Zeno: I have had the worst experience with EJF. I appreciate the speed in which they were able to get my lease signed. However, after taking my full deposit. I had to find out from the building that I’m renting from that they have a separate application process and that I wasn’t actually approved yet. That was only the first of my headaches with EJF. I was told that the unit passed inspection and that it received two cleanings prior to moving in, but upon arrival I found that the unit was disgusting and physically covered in layers of dirt and grime. I was told there were no pest issues but I found pest traps. Countless things were broken including electricity, Internet cables, stove top, bathtub. That’s only the beginning of the maintenance requests I have had to submit. And through this company you have to pay hourly for maintenance however such issue should’ve been resolved prior to having a tenant move in . If a unit is not ready do not advertise it for rent. The company will not holding up its side of the lease. I have had challenges getting into contact with EJF when there are dire maintenance issues. I understand their customer support representatives are doing their best but if you can, save yourself the headache and do not rent through EJF.

Chris Riggans: I had a difficult time finding availability in the area, but my experience with Wardell Gatling from Longford was great, and responded within the hour and setup a tour that day. Moved in with no issues, overall I had a great experience from the beginning. This management company is absolutely Great! They check all the boxes. When looking for an new place of resident, Mr. Wardell, went above & beyond to make sure I found the right apartment for me. The process was very quick & easy. The constant communication to insure that I had everything I needed & then some was amazing. If your looking for a new place, & want over the top service Langford management is the way to go!

Rachel Sherman: The onboarding experience was fantastic thanks to Wardell. He’s great and the best. My issues are with maintenance that don’t respond or call to formal requests, going on 10 days now. Just be prepared to fix your own toilet, install shower rods, etc. Actually the slowest maintenance I’ve seen compared to other individual property managers like Frank Emmett who respond in 1-2 days. So just be prepared for things to run slow once you’re a resident. Otherwise, everything else is great.

Lakia Young: I’ve been waiting for maintenance issues to be fixed in this unit for a month and once I voice my opinion my parking spot has been giving away by the landlord I was told not to contact him anymore(Wardell) after he’s been communicating with me on a friendly basis via text message and phone calls on my personal phone. Weird behavior and I don’t like it . Can’t wait until 2024 I was placed here for relocation, I wouldn’t recommend moving here everything sounds great until u sign the lease. I just want to be a peace me and my children that’s all and for these problems to be fixed in my unit then they wouldn’t have to worry about me . God bless

Na'im Muhammad: While the building itself isn’t horrible, the management of its amenities and services are severely lacking to say the least. The “warm and fuzzy” I got while moving here at the end over November 2021 has long gone and has been replaced by frustration and disappointment. From false advertising about rent and utilities, to a lack luster approach to tenant issues. If this location wasn’t so great and convenient for entertainment and work, I’d be looking to relocate. To be clear, my issues are with the management company and not the apartments themselves.

rachel gonzalez: Wardell was extremely helpful, attentive, and quick while securing me an apartment with all my wants and needs within a weeks notice! Since I wasn’t able to go in person to view the apartment before signing the lease Wardell made himself extremely accessible via facetime for tours, questions, and phone calls to discuss the fine print of the lease. Any of the issues we reported to him were taken care of within a week and a half of me living there which was a plus. Overall a great experience with him

Adriane Hall: Professionalism of rental office is ridiculous. The residential manager of our complex has an extreme attitude issue, as if she’s never worked with real people in her life. I explained to her how our laundry room app hadn’t worked in over 2 weeks ( as of now almost 4 months ), and her response was disrespectful & extremely uncalled for. They are supposed to tow cars in our parking lot if the Owner doesn’t live here, they haven’t and even threatened to tow OUR car ( she knew it was ours ). Her children live in our complex ( LIVE , not WORK for ) & have on numerous occasions harassed my guests. The apartment itself & the location is great, but unfortunately they have a rental office full of people with terrible people skills. As soon as this lease is up I’m running.

Dominique Gebru: DC’s housing market is tough. As a renter, it can feel like your options are overpriced luxury or old, not updated units that include terrible management service. Fred A. Smith seems to be the exception. We found a perfect-for-us unit in the heart of Columbia Heights managed by FAS, with a price tag that didn’t make me want to cry. The leasing process was simple and didn’t require tons of trips to their office. FAS has integrated a tenant portal for rent and repair requests, and our repair requests were always handled promptly. The company is pretty no-frills, but was perfect for our needs. I have an ESA dog, and they processed that paperwork quickly. I’d wholeheartedly recommend using FAS to find your new apartment.

Sabrina Brogren: Had a great experience renting from Fred A. Smith company! The unit was as advertised and reasonably priced. They were always extremely responsive to emails (we heard back within 1-2 business days), and when necessary, they sent over maintenance folks who were clearly very experienced. I even once let them know that the stove had a cracked knob that caused it to not work very well, and they quickly had a new one sent over. Move in and move out was smooth, and everyone we interacted with was kind and professional.

Tanisha Gupta: Absolutely awful maintenance team. My room AC is broken in the midst of a significant heat wave in DC and FAS has not cared to even address my concerns. After waiting for multiple days, I only got a response to my emails and maintenance requests by threatening to write this review. Even then, they have not taken action to come look at the issue, let alone fix it. One of my roommates also has a broken AC, and is facing similar problems. As much as I like the location of the building and the people I live with, I will never live in an FAS-owned property again.

Sara Clark: Reached to inquire on their services. Received a generic message saying I would receive a call. Two weeks later and I message again but was asked where my property was. This screams discrimination and the following is what I received. The capitol never ceases to amaze me. Yes, we are pretty picky about the properties we add to our portfolio. We are looking for great homes in great neighborhoods. We are also limited to areas based on our office location. In DC we focus on rentals closer to the office. There are 300+ Real Property Management offices in the Nation. Update: For whoever responded. How am I upset when I never gave my property address. Your first response was where is it and you specifically do not want to work with areas catering to black and brown folks.

Lori Pitts: My partner and I enjoyed looking for apartments through this company. They were responsive, courteous, and very communicative throughout the application process. We looked at one apartment and then the woman who showed us the place was able to recommend another place we might like. She even drove over and showed us immediately. It ended up being one of our top choices! She was never pushy though and let us really get a feel for the place without rushing us. Once we applied, they were in constant communication with us about next steps and were able to get back to us quickly when we wanted to negotiate with the owner. We ended up choosing another apartment for unrelated reasons, but this was by far a MUCH smoother experience. I will say it’s quite a process to sign up to go see an apartment with them (they need a picture of your drivers license and you fill out a mini application basically), but overall, we had a great experience with RPM and would definitely look through them again!

Kim Do: RPM DC was extremely helpful during my apartment search. The entire process, from scheduling a viewing to getting the apartment keys in my hand, was made super simple and easy with them. They were quick to answer emails and were always looking out for my best interest. I needed to find an apartment and move in rather quickly and they were able to do just that. I was able to get my apartment in record time. Metaphorically, they did all the heavy lifting, making everything hassle free for me. Even today, if I have any questions, they are quick to email me back and are always super nice and professional (unfortunately those qualities are a rare find nowadays). Tamika McCray: House was very spacious for me. Everything seems to b in good condition nothing really out of order. My favorite was the Baby blue stove which gave color in the kitchen. Out back also had something like a bird house but for me can be used as my go to to get a little piece of mind out doors away from others. The master bedroom was spacious but i didn’t understand why it had a half bathroom instead of a full bathroom. An what i least liked about the property was that there wasn’t a bathroom at all in the basement which could’ve been that half bathroom that was in the master bedroom. The guy that showed the house very nice an also helped answered a few of my questions. But overall I loved it an I’m not a big fan in SE period but that part was clean & quiet.

He helped me to truly maximize the income on this building. I would highly recommend Chris C and his team to anyone looking to maximize the income potential on their real estate.

Joseph Smith: ***Look at the Yelp reviews instead of their inflated google reviews; it is a lot more telling to the quality of service! They will gladly leave listings up after they have already chosen an occupant for their apartments just to rake in the application fees. Was given the link to apply, applied at 4:00pm, and was notified the next morning that they already had chosen an occupant. My application did not even have a chance to get looked at and the representatives are of no help in getting the refund. They say it “is because the credit report was ran,” but many other reputable agencies will issue an application fee refund if the listing is taken off literally as you are applying. Very dissatisfied and would recommend looking elsewhere. Renters Warehouse will not hesitate to take your money and completely ghost you. Several poor-quality rental agencies have been more responsive, willing to help, and honest🚩🚩🚩

Rikia Cleveland: Amazing experience with Glenn Jones ! Me and my family were giving up on finding the right home until we saw a listing for the perfect one. Put in a tour request on Zillow and Mr.Jones responded to me within a few hours. Scheduled a tour 2 days later , sent in an application and now I’m typing this review in our new home. Everything was so quick , but very smooth process and great communication! We’re very happy ! Update: Unfortunately after being at the property for almost 4 years. We’re being told to leave the property without a proper 60days notice and have not been updated by the management company. Our lease is not up until March 31, 2023. The company shows no sense of urgency regarding this matter and has not yet explained how this is legal. I haven’t gotten any response to emails or phone calls. So me and my family will be taking legal action so we won’t be homeless.

What a relief!!! My agent, Glenn Jones, arrived in the nick of time. He walked me through the process….he basically handles everything!!! Glenn always arrived prior to the appointment, ready to show the unit, often having numerous showings in one day. Afterwards, he would share his professional assessment of each candidate. I ended up with a great tenant!! Along with Glenn’s professional commitment, I really enjoyed working with him. He’s witty, honest and diligent. sal sauceda: Great platform to use for its services but do not expect to ever speak to someone other than the agents wanting to lease the property you’re interested in. Once your moved in, all correspondence remains digital and you’re on your own until you get a response. Maintenance is outsourced to another customer service agency. Would not recommend if you live in Washington, D.C.

The communication is quick and professional, the monthly statements are accurate and the team is very responsive in taking care of repairs. As an out of state landlord, managing my own property from afar has been a challenge for the past 5 years and I only wish I had decided to use their services sooner.

Lindsay miranda: If I could give this a company 0 stars, I would. They are the most unresponsive, unaccountable management property I’ve ever dealt with. They would take months to address maintenance issues and send at least 2 or 3 contractors who would be wrongfully advised by Nomadic and unequipped to resolve the issue. For emergency maintenance issues, it would take them days and sometimes weeks to address. My ac stopped working during a heatwave in 2019 and it took them 5 days to get it fixed. My apartment was over 100 degrees and I had to stay in a hotel until someone showed up. This happened again in 2020 and 2021 for other emergencies as well. Moving out and closing my account with them was a nightmare as well, they never showed to do my inspection even though someone left a voicemail that they were on their way. They lost my Closeout document and then took them months to figure out what was going on with my security deposit. They did nothing for 4 months until I started emailing and calling weekly. I would not recommend any person lease through them or use them to manage your property.

Alan Curtis: I’ve been managing my own property in Silver Spring, MD for a few years now, but recently decided to have Nomadic Real Estate manage it due to lack of time, especially since I’m about to purchase another investment property. While I just began working with them, I’m happy with how it’s begun. I introduced them to my current tenants, and my tenants enjoyed meeting them. It’s hard to find great people-people, but Nomadic has found the right people. Looking forward to continuing to work with them!

Amanda Chavers: Just moved in to the property December 1st the pipe under the kitchen sink is leaking water washing machine does not work and has yet to be fixed tub faucet fell off when we tried to use it and the tub is backed up as well do not rent properties under there management and if you do make sure to thoroughly inspect everything!!!!!! Even if the appliances are new!! Also unit was not cleaned before we moved in, and I was told that it would be. I have reported all these issues and I have yet to get a response as to when it will be fixed. I wish I could rate them with a zero!!!!!! 12/20/21 Since this first review was posted I was reached out to by one of the owners of this company regarding my unit I wish that it would not have taken a unpleasant review to get this response but I still appreciated it. Overall I still would not recommend renting from this company, take your time and read the reviews from the tenants if I had done that I would not be in this situation now there responsiveness is subpar overall. I still need the light in my bedroom fixed and the sink and tub drain very slowly and I was told that’s as good as it will get on the plumbing situation because the pipes are old and corroded. I honestly can say that the maintenance men that came to my house after my review were great, but that’s about it…This is late but I ended up cleaning the unit myself and the owner thanked me for doing it…that was so offensive

We chose Roost in the fall of 2021; during this time, they worked with the board in transitioning from our prior property management company. Jason has been quite helpful: guiding the board through the budget process, helping us better understand the governing documents and board processes, providing the board with advice, and working with vendors to get bids. Being on any board can be a challenge. And Jason brings the experience – and the knowledge base – that I find both helpful and heartening. I’m very happy with Nancy’s prompt responses on my requests. Her communications are always professional and cordial. For instance, just recently we were experiencing an issue with our laundry room. In her response, she offered a solution to help guide the direction we should take. Nancy also updated the board on an issue with garbage/recycling pickup, and the steps Roost took to have them provide better service. Additionally, Nancy has been responsive on requests that I’ve made for my own unit. As an added benefit of being with Roost, I just had the opportunity to participate in one of their trainings. They have both online and live sessions. What I learned will be useful in my role as a board member. And I plan to attend other sessions. In summary, with Roost, I’ve found a level of professionalism and responsiveness that is impressive. Importantly, I know that they will take good care of us. Kim: Based on my experience with Roost , DC. as a condo owner I can honestly say I am very pleased.after all these years. Like a security blanket or guardian angel, it is great to know this management company responsibly handles the finances, paying bills and even keep a data base of companies to perform any work on your property-please note this data base is not just based on their experience as a management company, but also reommedations from actual people like me whose condos have had a positive experience as well. It is important to note, Roost D.C. really has your back if you have come to any issues with a company your condo or building is doing business with (i.e. deck repair, grass cutting), they ensure the “proper paperwork” is “in place” prior to service ((i.e payment method) and is extremely responsive to assist you with any negative issue from a company servicing your condouilding even reaching out to them on behalf of “the tenantsowners. Most of all, it is beyond awesome that Roost D.C. is familiar and update to date with knowledgeable about the rules an regulations governing condos in D.C.-this makes a big difference. Nikko Reese: I called the corporate office this morning, November 16, 2021, about 8:20am, and I was greeted by a woman who was not very pleasant. I called regarding an urgent matter, and politely asked "for help." This woman was very short-tempered, unemphatic, and rude! I was surprised! at how rude she was; therefore, I asked for her name, and she hung up the phone. I called to report similar patterns of unprofessionalism where I live. Hopefully, this comment is read, and that she is reminded that her role is essential! People are calling that number for help, and she is the first person people will speak to. She should be proud to hold such a position, representing the lead office.

They show no compassion nor concern for their residents. It’s the lack of care, concern, proper communication. I wish I could give them negative 100 as a rating. No one ever reaches back out. Yolanda Pauling: Leonard is unprofessional and only cares about collecting your condo fees. If you live within the property that he oversees and you have issues such as package thefts and criminal activities inside and outside of your immediate condo building, he will not assist you. It will be left up to the renters and condo owners to try and fix it. Although he guaranteed to channel communications and resolve issues for all his clients within a timely manner; this is not the case. He does not provide quarterly financial integrity reports as he claims in his bio, you will only receive it at the end of the year for which is too late to question or investigate by the condo homeowners.

Daniel Garay: My friend recently had an awful experience dealing with Chatel. Her ceiling collapsed in her apartment and it was definitely preventable - she made urgent maintenance requests that were not addressed promptly, leading to the ceiling collapsing. They even gaslit her, saying they didn’t know what maintenance requests of hers they could take seriously. When someone sends you photos of the ceiling bulging and cracking, that’s an urgent issue that needs to be addressed quickly, not dismissed! I particularly would like to note that Chatel’s property manager Maria Miller was very rude and dismissive of my friend’s situation. I was at my friend’s apartment to help her navigate this situation and came away feeling that Maria was much more focused on her upcoming vacation than providing a good experience for one of her tenants. Maria stated it was “not necessary” for an inspection of the rest of my friend’s apartment to ensure the integrity of the rest of the apartment’s ceiling was not in jeopardy. I recognize that a property management company can’t always be held completely responsible for this type of situation, since often the landlord allows for the property to deteriorate to this point. However, I came away from this experience resolute in my belief that I never want to have any professional relationship with Chatel.

Gilbert Watson: In my experience as a tenant, Chatel Real Estate has been a terrible property manager. They refuse to set expectations for or execute on timely repairs. Communication is slow and minimal and issues are not dealt with proactively. I get the sense that they are often annoyed when I ask for quick and timely repairs to my rental unit. I had a leaking ceiling for several months that Chatel failed to fix. The leak went on for so long that mold grew and I and my wife had to vacate the apartment for a couple of days while it was remediated. I now have a leak in my bathroom ceiling that has shorted out the electrics. There’s no end in sight 1.5 weeks in. That’s a long time to shower in the dark. Had I known that Chatel was going to be so ineffective a property manager I never would have signed my lease.
Response: Hi Gilbert, I apologize for your frustration and the stressful situation that you’ve had to undergo. Unfortunately, due to leasing within a condo building, Chatel does not have the authority to spend funds to repair common elements of the building without the approval of the condo association board of directors’ approval, and similarly cannot make your upstairs neighbor move their washer/cabinets, or cooperate with our request to access their apartment to repair the issue. All we can do is try to navigate this situation and get this issue resolved as swiftly as possible despite obstacles. We certainly want to get this completed and get your home put back together as swiftly as possible. We have regularly communicated with you throughout the last few weeks, in an effort to keep you informed about the progress. We do not want to set false expectations or deadlines that we cannot keep, and we understand that it causes uncertainty on your end. We assure you as soon as the underlying issue has been resolved, we will be able to provide you with an end date and we will do our best to swiftly get your bathroom back together. We will continue to provide you with updates as they become available, and work on this issue daily until it's resolved; we will try our best to accommodate your preferred access schedule. Again, we understand that this is a stressful situation to experience in your home, and we want to solve this for you promptly; we hope you can understand our situation.
