George Grabow: Contacted Michael and Son for general plumbing and pipe repair in a location that had very difficult access. One of their highly experienced plumbers, Eric Blackmon, called and asked to see if he could come early. I was overjoyed as our water supply had to be turned off. Erick immediately assessed the situation and briefed me on some of the complexities and how he planned to proceed with the repairs. He kept me completely informed of his progress and asked me to inspect the project when completed. He was very knowledgeable and shared some of that with me. He then asked if I needed any other repairs work and then made some expert suggestions of other potential problems that I should keep my eye on. This was a very friendly approach with no pressure applied - information only, and I appreciate that. I will certainly ask for him for any future plumbing needs. Brittany Booker: Our service person was very nice and knowledgeable and completed the work in a timely manner. However, the work (electrical panel replaced) that was done to me is "incomplete" but according to M&S it is complete and we would have to get a "handyman crew" to fix the dry wall that the Michael & Son employee cut out and drilled back in a sloppy manner. I emailed Michael and Son's customer service and was told it's an additional cost for the dry wall to be fixed..usually costing $350 extra. Also, originally we were going to use their "leasing program" in order for this unexpected job to be completed. We asked every question we could think of to our service person and the bank they use for this program. It was not explained that if we paid it off early that there would be a "buyout" to complete the 120 month contract they wanted us to sign. ($10k total) This whole process to me was not very smooth and to honest "incomplete" due to the extra dry wall that had to be cut below the paneling. UPDATE 4/7/22 We were told the job was "complete" about a month ago, however when the Dominion person came out today to inspect the final project, there was a copper wire that wasn't grounded. M&S had to come back out and complete the job a 2nd time. Service: Electrical panel replacement or upgrading

Carol Willis: It is unfortunate that this company sends standard responses to complaints and does not reach out directly to the customer. If the person responding to my posting had taken the time to review my account they would see that I called and asked to be contacted by customer relations several times. I am stuck with this heating/hot water heating system that I paid $15,000 for and only worked for 3 months. I am very disappointed. This company installed a furnace and hot water heater system in November. Three months later I discovered water leaking from the system, there was water all over the floor. A tech came out on a Wednesday but was able to make the repair. The tech shut off the valve and had me turn off the system. He returned the next day and stopped the leak. Due to warmer than normal temps I didn’t realize the heat was not working and on Saturday morning the temperature in my house was in the 40s. A tech came out for the third time on Saturday but wasn’t able to fix it. I would have to wait until Monday. The tech returned for the forth time, was here for about an hour. He left saying that he thinks he knows what the issue is but it is 1100 on Monday and I am still without heat and hot water and waiting for the tech to return. I don’t have any confidence that even if this system is fixed that it won’t break down again. I began calling customer service on Saturday when it was clear that the system couldn’t be fixed. I asked for a replacement of my system. Unfortunately the people who could help were not available on the weekend. I waited until 8 on Monday and still had not received a called. At this point I was quite angry. I finally received a call back and I vehemently expressed that I wanted a replacement system. I was told it didn’t work that way and he wasn’t in the mood to be yelled at and hung up. I have been without heat and hot water since Friday and I am unsure when my system will be repaired.

Christine: Michael & Sons has done my furnace installation and electrical panel upgrade as well as regular maintenance on my A/C and heating. They are always professional and are mostly on time. They could be a little better about cleaning up after themselves but it’s not a huge complaint since they do a good job on the actual project at hand. There are small things I wish they would be more clear about such as they won’t be patching the square they cut out of my wall to work on the electrical panel so I have to find someone to do that as I’m not handy myself. They’re not the cheapest service but they’re not the most expensive and most of their services have a pretty good warranty that’s included. Hong Qiang: Our 15 year old water heater had to get replaced and I was able to get next day service through online scheduling with Michael & Son. The technician came right on time. It was a big job to be done by one person not to mention he has to go get the new unit and to haul away the old one. 5 hours later our hot water system is back in business. R and D: Michael & Son - Plumbing – Shower Repair - 2/23/2022 The technician respected my property by putting on foot covers at the door (each time) and not parking in my driveway without asking. I appreciated that the technician followed health protocols for wearing a face mask. The technician asked about the problem and listened to my concern (“The shower will not stop dripping”). The technician explained his assessment of the problem based on his inspection and he offered a solution. He offered assurance that Michael and Son could fix the problem and the price (up scale) for the service. The technician completed the repairs promptly and professionally. After he completed the repair he showed and explained what he had done. While I am very satisfied with the completed repair, my confidence in Michael & Son could have been boosted higher if the specifics of the written warranty for the services and parts I received today was highlighted on the invoice. Steve Kramer: I have been a Spartan customer for several years, now, and always found their plumbers to be well qualified and professional. For today's job (which was to repair a leak in our sink), David was no exception to this rule. I found him to be not only incredibly competent, but extremely polite and cheerful. He carefully explained all of the work he would be doing prior to performing it. He arrived exactly on time and cleaned everything up before leaving. And the area below the sink is now completely dry! I will be requesting David the next time I need plumbing assistance. Thank you, David, for your great work!! Service: Plumbing leak detection

Peter Mott: This company's web site says "voted best in DC seven years in a row" and "BBB A+ rated". Buyer beware! We have used them occasionally for many years. In the past, they would show up on time, do a good job, and charge a fair price. However, they have lately changed their billing practices, and now charge by the job, not by the hour, and the result is their prices have more than doubled. When we called to complain, they gave us a lecture on capitalism. We are remodeling a small bathroom. Called them to cap off supply and drain lines, and install three simple shut off valves -- an easy job. Total cost of components from Home Depot was $28.91, and it took them 90 minutes to do it (total time in to out the door). Their fees were: Three angle stop valves -- $645 2" PVC cap -- $189 1/2" copper cap -- $278 (They waived the $89 dispatch fee) TOTAL $1,112 I would expect to pay about $400 for this job. After receiving this exorbitant invoice I contacted them using a different name, and asked them to quote this exact work. They said they would send a tech for $99 ($10 more than what is on their web page, what they charged us last month), and the tech would review the job and provide the quote. So when you call for their service, the tech shows up and gives you a huge price, and then stands and waits for you to agree to it -- after you already owe them the $99 dispatch fee. Professional, thorough in his troubleshooting, he explained everything - and was not in a condescending. Best service, I've had in a very long time! Kaprice Gettemy: My furnace sounded like a jet engine when I turned it on this morning - not ideal for Airbnb guests checking in for the Thanksgiving holiday. I called several plumbing and heating companies. The first came out and the technician asked if I had any tools. Seriously? Spartan called just as I left but their technician, Matthew L., let himself in using the house code, listened to the furnace noise with me over the phone, then proceeded to to do his thing - with tools! He called me back about 20 mins later, reporting he'd diagnosed and fixed the problem...a piece of insulation rubbing against the motor was the culprit. He charged me for just the service call. The other company told me they'd have to order a new motor and replace it to the tune of $400, but they didn't even check it because I only had a screwdriver. Zach Geller: My experience with Magnolia was abysmal. I called Magnolia on a Thursday asking them for the first available appointment because my air conditioner was dripping a lot of water every time it turned on. They said the first time available is that Sunday... fine, I get it’s the busy season. Sunday comes along and the technician’s equipment, a wet vac, isn’t working and says he will have to come back when it is working. He notes that the cause of the problem is likely the condensate line and that he will call to schedule the new appointment. Days go by and I don’t hear back from him or anyone at Magnolia so I called again. It is now Wednesday, 6 days since my first call. Miraculously, they say he can come that day! I stay home that day and wait for his call but it never comes. Late that evening I get a call from the tech saying he can’t come that day but he’ll be there Friday morning. He arrives on friday morning with his wet vac and nothing else and vacuums out the condensation pan and then asks for paper towels - I figure he’s cleaning up some of the splashed water that got on the walls and floor. Then he says something along the lines of “if the problem persists, we will need to rebuild the condensate line” and hands me his card reader to pay the bill. $189 dispatch fee and $235 for vacuuming out the pan. I was shocked. Had I known he was just going to vacuum out the pan for $235 and not actually fix the problem, I would have spent the $200 at Home Depot to buy my own wet vac. Unsurprisingly, the drip started back up within the day but was coming from a different spot now. I followed up directly with him and then with the dispatch team. I asked for them to apply the money I already paid to actually repairing it... a full week later and I still have not heard back. I’ve never felt like anyone has ever taken advantage of me so aggressively before. $424 is no small amount of money, especially considering the time I needed to put into this for negative results. Not to mention that when I hired a more competent company to clear the condensate line, they found the paper towels I handed the Magnolia tech shoved into the pan which caused the leak to move and damage even more drywall. I’m still waiting for my refund. Make this right, Magnolia. Service: Repair HVAC

Matt Toigo: I've had Magnolia do work for me twice and both times they've been outstanding. I needed advice on an old boiler and Angel clearly ran me through everything I had, checked everything over, what service options were available, and didn't try to scare me into servicing anything or buying a totally new system. Really appreciate having all the info I needed to make good decisions on maintaining or replacing what I had. I had another plumbing company no-show for a job, called Magnolia up, they got Nelson here at 9AM the next day. They gave me an estimate before starting any of the work, talked me through everything they were going to do, and capped a gas line and installed a new tub faucet in 2 hours. Life is too short to deal with contractors who don't communicate well or show up so I'll call them every time now for anything plumbing/heating related. Chris Faircloth: The customer service at this company is atrocious. I have been rescheduled and cancelled on multiple times after providing a down payment and being repeatedly assured that service would be performed during the scheduled appointment. I will update this review if they ever actually fix the air conditioning but so far we are going on week 5... Update: The AC has been fixed but at double the cost that was estimated based on the initial visit. While the technician was kind and apologetic, I will be looking elsewhere in the future.

Alonzo F: Magnolia Plumbing Service. A couple of days ago I noticed water was leaking from my hot water tank. Call around for estimates for a tankless water system but was shock at the prices. I call several companies for the estimate and decided to go with a regular tank water heater. I chose Magnolia Plumbing to replace my tank. The plumbing service technician was mainly why I chose this company. He followed up that night with a call to see if I made a decision to go with his company. He saw that my water was ready to go and to call in the morning if I had any problems. Sure enough, that night the water tank fail and water all over the place. I called the plumbing technician Pasquale Skok, he call back and told he would check his schedule and see if he could come that morning. He did come and installed my new water heater and this is the first time that I received such great service from a Plumbing company. Magnolia Plumbing your technician is a true value to your company. Bill Lawall: After having them come out and determine that we would need about 1k worth of services we were not able to do on the first appt. Paid for coming out and giving an estimate. Next made an appt for 2 weeks later on the only day the building can/would turn off the water to do the work. wanted first thing and was told they would be there between 8-10. rksdbeal: I called DC Plumber based on a suggestion from my cousin and was he right! They showed up early which is unheard of with most companies and where able to fix the clogged pipe under the kitchen sink. They also gave me some pointers on what not to put down the garbage disposal to avoid similar issues in the future. Super friendly and personable.... and a great price to boot! If you are in need of an honest plumber in DC then give DC Plumber a call, you will not regret it!

Dan Fisher: Very pleased with the work done. I called them to replace two hose bibs/outdoor spigots. They were pleasant on the phone and scheduled me quickly. They charged a fair price and the two plumbers were extremely thorough in fixing the issue. They took their time to explain my options and walk me through the pros and cons of each.

Naga Pannala: As disappointing because they are quite expensive($150) for their initial estimate which took literally 20 min only to look at to figure out the just brand of the toilet. they do not use that amount towards the actual repair and charge an additional $175 for the repair.Service: Toilet repair

Russell Lacey: We purchased a new hot water heater from a plumber who doesn't service what he sells. I did not know that at he time, my bad. In searching for an authorized AO Smith Plumber, I came across Master Plumbing and Mechanical. They were awesome, showing me how to get the service call covered by my AO Smith warranty, coming out quickly even though they didn't do the install. And once the part needed was received, they were out almost immediately. Jack was our guy, he was timely, polite, professional. I will refer Master Plumbing to others every chance I get. Sara Anderson: Awesome group of plumbers to work with. I wanted to get a gas water heater and hvac up to code that was put in by a previous contractor. It was hard to find a master plumber who would get a permit for work done by a previous contractor. Master Plumber not only educated me regarding safety with gas appliances but made outstanding changes to my system to ensure my home's and family's safety as well as ensure that my appliances were able to get their needed permits. All of the workers involved were highly personable and trust worthy as well as being a nice group of people. Adrian attention to detail is amazing. I actually at times go downstairs to see the work that Adrian did; it looks so nice and professional that I consider it artwork! Their prices are very reasonable also which is another plus!

Nicholas Sammons: Called these guys to tighten up a few loose fittings under my sink that were causing a slow leak. The guy they sent out fixed the fittings fine, but in the process, he broke my faucet. He charges me $170 for the fittings, then tells me it will be another $300 for the faucet (about double of what it should actually cost). So I was $170 out and the leak under my sink is now worse. Poor deal. You break something while attempting a repair, you should fix it.

Tom Ishida: When I used this company for my construction projects (back in 2008?) I dealt with Joe Maier, and he was great. I wanted him to do all of my work. Now that they are bigger/older, some of their tech just are so shoddy. Repairs take many trips and charges to fix and one technician always lie about what he did or told me so the office and the schedulers keep charging me more than what I was quoted for.

Nichelle Dowell: I contacted MASTER PLUMBING & Mechanical, Inc. today to schedule service (10/10/16). I was told a little bit of a different story and this caused me to move forward with this review. I originally spoke with someone in their office on July 8 and the conversation was much more helpful and respectful. According to my description of the project, it should cost me $250. to have my basement floor drained cleared so the flow rate improves (slow drain issue only). I was told today to be prepared since they can't be certain the problem will be fixed with the snake. It may be more involved and exceed that cost. If it is more and I do not wish to proceed THERE IS A SERVICE CHARGE: $60.00. I would have scheduled the appointment today if the service fee wasn't $60.00 and I was informed back in July that they have service fees if the work isn't done at the quoted rate. The customer service wasn't the greatest and I WILL NOT CONTRACT THEM TO UNCLOG THE DRAIN.

Andrei-Jacquetta Taylor: Made an appointment for estimate. However they are requiring $100 consulting fee. But they don’t make that clear when booking the appointment. They ask for payment once they arrive. I will not recommend and use service. I received a call from Customer Service Manager to correct the error. I received a refund within 1-2 days. To correct the issue and I appreciated the response. So I changed my review from 1 star to 5 star based on my experience with CS Manager.

saida bennou: The customer service prior to the rep arriving was wonderful. But, I don’t appreciate a $ 400.00 fee for “overtime pay” for literally coming out for 10 minutes and not doing the work because the price was way too high. I found a reputable secondary company that charged me over half of what y’all quoted and didn’t have to tear into my wall like you said you had to.

Anna Elizabeth: Do not use this company. They installed a unit for me six years ago and when it had issues, they came to check it (after missing 3 appointments) and then entirely broke the unit. Tony, the tech, was really helpful. Ashley, the scheduler, was also really helpful. The others were not. I've followed up and have not heard back. I canceled my service package and yet they continue to charge me. DO NOT USE THEM. You will regret it and have more issues after they leave. Robert Smythe: This was an emergency service request for a leaking central air system. I placed the call on a Saturday evening, and the service team was there by noon on Sunday. They diagnosed the problem quickly, and made the necessary repairs in less than an hour. I was pleased with their timely response and with the work they did to fix the problem on a hot weekend day!

Antoinelle Hansley: The technicians were nice, timely and explained the results of their inspection. However, I never received a list of what was included in the ac maintenance after requesting a few times by phone and in person. Alex Clarey: Absolutely amazing customer service! On a rainy Sunday afternoon, our shower decided to start spraying water everywhere. Concerned and having to turn our water off to prevent even more damage, we decided to call Affordable Plumbing and Gas. Our call was answered quickly and Brian was over same-day (within two hours of the first call!) with the needed parts. He even took the time to review the photos we sent and stopped at the store to ensure he had what he needed to fix the problem. Brian was incredibly helpful, responsive, and honest. Megaforce Omar: I needed a plumbing company to stop the water hammering problem at my home. I previous had a bad experience not getting this fixed by another company. The operator for Affordable Plumbing took my info and wanted me to send pics what the previous company did. I had a tech Monday morning at a reasonable time, operator gave me a courtesy call to let me know the technician was on his way. The tech who came was Carlos, he explained to me and showed me the cause of the problem, he was very informative. Techincian did some repairs and fixed the problem. Going into two days after, I don't hear any water hammering. I wish I called them sooner, I feel they value their customers. Brigitte Chemarin: I had a gas leak on my house line detected on Sunday afternoon and the gas control (matrix system) needed to be replaced. Gas was shut down, so no heat, no water. I called Affordable Plumbing & Gas LLC late on Sunday. Montiel called me back quickly understood the issue and scheduled a technician for Monday morning between 8-10 am. At 8:10 I got a message that the technician was on his way. He did a great job, checked everything, especially that there was no more gas leak. He explained everything to me and answered all my questions/concerns. The price was exactly what I was told. Very satisfied.

Nick McGaffin: I was really glad I called them. Brian was professional and went extra mile to diagnose my garbage disposal, someone else might have said need new disposal but Brian pointed out it was only 4 years old, and actually just had some small pieces of glass in it from when I had accident in the kitchen, he didn't stop until all of them were removed. He only charged me half the usual diagnostic fee, I really appreciated that. He apprenticed with another large plumbing firm that I've used in the past. I was happy with them but not so much their prices, feel they gouged me last time they came, to be honest. Even though he didn't replace or install any plumbing items, I feel I'm in capable and HONEST hands, so I'll use them from now on, I already told my brother if he needs plumbing to call them. Queen 36: This company does great work. Carlos was amazing. Very friendly honest and a fast worker. He came to install a new toilet for me but ended up fixing my bathroom faucet. Then gave me a quote for a new hot water heater which will be installed this week. I’m a busy person and don’t like to wait on others so for them to be prompt and fast and knowledgeable I was impressed. They are my new plumbing and gas company. Lew Williams: I recently contracted Hugee Corporation to replace an aging Carrier unit with a High Efficiency (16 Seer) Goodman condenser, coil and humidifier. The HVAC technicians were professional and very knowledgeable. The entire installation was successfully completed in less than three hours. All of the old equipment was hauled away and the technicians used lots of company provided floor coverings for extra protection making cleanup quick and easy. Hugee Corporation provided very competitive pricing for equipment and services rendered. I highly recommend Hugee Corporation for all HVAC sales and service needs. Services: Install AC , Installation

Brenda Pilgrim: Yesterday I called Hugee Corporation for their help in fixing my air condition unit that was not working. Around 9:30 a.m. this morning, the company dispatched one of their worker to my home, and upon checking the system, he was able to spot the problem right away. He discovered the compactor was bad, he when to the shop to retrieve the new part for the AC system, replaced it and the system is working awesome. Hugee Corporation was very professional and the technician was well verse as to what was required for the system to work properly. My family was very happy with the service that was rendered. I am therefore recommending Hugee Corporation as an excellent Air Condition Company. I will make sure and past on this information to all of my family and friends. Again thanks, I am colder than ever, and I am actually dressed accordingly for the flow of the air that is coming out from the system.

Kawytae Norals: I recently hired Hugee Corporation to come out and resolve my issue with my AC unit, as well as figure out why my 3rd floor was not cooling to my standards. They performed an assessment, and it was determined that I may need AEROSEAL, as well as a duck cleaning. Upon them starting and running the pre-aeroseal work, it was determined that that was not the issue, and the duct work was clean (honesty). It was later determined that I needed my AC unit serviced, as well as repair a rip in the duct work in the attic. Receiving honesty and integrity from a business goes along way in my book. It is one of the most important qualities when dealing with companies that you have never worked with before. I highly recommend them. Adam Fine: Worst customer service and transparency. It is impossible to get someone to even get back to me in a timely manner with a quote. It was simple enough to get a diagnostics visit set up (though they scheduled it for the wrong day by mistake). Then charged more than double what I was quoted for the diagnostics visit. Really unprofessional. Severe lack of transparency when it comes to quoting/billing. Do no recommend anyone uses this service until they drastically improve the way they do business. Pro Functional: Between being overcharged on more than one occasion, redundant diagnostic fees, breaking the heater while fixing the A/C, and then charging us to fix the heater that they broke, I felt compelled to share my experience with HUGEE Corporation. First, we must use HUGEE due to the fact that our home's HVAC unit was installed by them and is serviced by them per our home warranty terms. On 6/26/2019 we called HUGEE because our air condition was intermittently failing. It would not blow cold air consistently. HUGEE sent a tech and unfortunately, the system was blowing cold air at that moment. We were billed $125 for the diagnostic and $95 for the tech to literally just show up and tell us he can't do anything since it is working. We paid the $220. I agree that it's difficult to diagnose an intermittent problem. Bill paid. On 7/22/2019 the HVAC finally completely fails. They again charged us another $125 diagnostic fee + labor. I felt we had already paid the diagnostic fee on 6/26/2019 which resulted in nothing. Whats worse is this time they charged us twice for the labor since they sent two techs. Each tech accrued an hourly rate. What's odd is that the 2nd tech's job was literally holding the door open. I would have suggested using our door stopper. The techs were friendly and I was happy that the AC worked so left it at that. On 8/2019 our 2nd HVAC unit failed completely. Keep in mind that both HVAC units were installed by HUGEE. I called HUGEE and asked for an estimated cost to avoid being blind-sided. The lady on the phone explained it would cost $125 for the diagnostic fee and $90 per hour. They sent a tech who confirms that the HVAC had indeed failed and charged me a $125 diagnostic fee and says he'll need to order a part and install it on a future date. Fine, that's fair since he had to drive here. On 9/2019 the part finally arrives and HUGEE Corporation sends a tech to install it. Since I was told it was an hourly job I noted the start time and end time. The total time to complete the job was hour. But they charged us $425 for the visit when the 1 hour should have costed us $90. This was over 400% more than what they quoted us. When I asked why he said "That is just what my boss told me to charge". I called the office and the lady confirmed that she told us $125 for the diagnostic fee and $90 per hour. However, this time they had to charge $425 since the part was under warranty, which made no sense. This was not disclosed to us on the initial call or any time after ordering the part. At this point, I was annoyed but not compelled to write a bad review. It is now 11/5/2019 and in VA it's when it gets cold. We turned our HVAC unit to heat. We immediately noticed that there was no hot air. I reluctantly called HUGEE and again asked for a cost breakdown. The gentleman explained that it was now a $45 trip charge and $25 per 15 minutes. They send a tech out and this is the worse part of the experience. The last time HUGEE came out to fix the unit on 9/2019 they failed to secure a wire so it was loose. He pushed the wire in and the heat immediately started to work. I'm not an HVAC expert but I'd expect that testing for both heat and air/condition are required after replacing a core component. But they didn't. They billed us $209 for 1 hour. $125 for the diagnostic fee when they quoted $45 by phone. $80 for labor when they quoted $25 for 15 mins. When I pointed it out he immediately acknowledged it and said it was a mistake. I am not frustrated with the tech and don't fault him at all. Mistakes and miscommunication happen. I get it and can empathize. The tech was friendly and ultimately got the HVAC to work properly. And he connected me to his boss to figure out how to handle the transaction. It was the owner/"boss" of HUGEE who ultimately made the final call to make us pay for an issue they created, in addition to overcharging us almost double. You could also argue that the HVAC should've been checked for both heat and A/C after the repair on 9/2019. The heat was never tested until we tried to use it.

Thomas Agbonyitor: My technician Milan arrived on time both days. He was very professional. He wore a face mask and shoe covers like I asked the whole time. One of my bathroom sinks was leaking. He checked it out and it turned out I needed a new valve and a new faucet. He was very communicative and showed me pictures of under the sink throughout the process. He fixed the valve the first day then I bought the faucet the next day and he installed it a couple days later. There is no more leak and my new faucet works perfectly. MaShana Davis: CroppMetcalfe was great! This was our first time using them. Our hot water had been scarce the last few months. Didn’t know why, and they came in to diagnose it. We have a tankless water heater. Although the model we have appeared new to the tech (Jared), he took time to call the manufacturer and get some advice on how to assess the issue. He even called to get the price of the part that was needed to resolve it. Jared returned after the part was ordered, installed the new part, and stayed around until we were sure the issue was resolved and we were satisfied. Jared was hilarious; felt like a friend more than a tech or contractor. Shahriar Chowdhury: Jim’s Inc literally saved our entire weekend and entire basement from being flooded. At 11pm on a Friday night, wife went into the basement on pure chance and happened to come across our gas water heater leaking. Quick Google search for 24/7 plumbers and Jim’s Inc came up. They were at the house within 20 minutes and immediately drained the water tank for the night to avoid flooding. They were back at the house early in the AM and changed out the entire gas water heater (which was 11 years old) and made a few structural improvements without an added cost. Great service, fair pricing, highly recommend.

Joseph Laukaitis: We had an evening emergency and H.P., the owner of Jim's Plumbing responded within a few minutes and was at our house within 30 min. Our water heater expansion tank sprung a leak. He replaced it on the spot. The water heater was functional for a few days, but then the control valve stopped working - it got very wet during the leak. We had to call Jim's Plumbing late Friday afternoon. H.P. came back to inspect the valve Friday evening and then returned the next morning (Saturday) to replace it. It was not easy for him to hunt down a new valve and he had to travel quite a ways to get it. He was very professional, dedicated, and showed great concern for getting the job done quickly so that we would have hot water. Jim's Plumbing has helped us several times over the past 20 years with great service and this time was no exception. I highly recommend H.P. and his technicians. Service: Water heater repair

Daniel Lieberman: Update 4/6/19 I didn't expect to be using Jim's Inc again so soon, but I'm glad they were available, because I woke up this morning (Saturday) and there was no hot water in the shower. I went downstairs to the basement and the floor was covered with water. The 34 year old water heater had finally died. I called Jim's, and within a few hours "HP" came by with a new heater. He cleaned things up, installed the heater, and brought me up to code (things change over 30 years). By the end of the day everything was back to normal. HP was a pleasure to work with. He was efficient, explained everything patiently, and did great work. My weekend is intact. ** Harold came to fix a leak in my washing machine and upstairs shower. I got a next day appointment that was very convenient for me. Harold worked with me to find a cost effective solution, and did excellent work. Mark McBride: I've used JIM'S Inc. for some rental properties a few years back and I had a good experience. However, this time I had a basement tub drain blockage in my primary residence and had first reached out to a neighborhood Plumber who originally quoted me $350 for the job when he came by and took a look. However when he came back to do the job a few days later he said it couldn't be fixed and the only solution was to demo my entire bathroom and change the pipe. He then said there was nothing else he could do and charged me $175 for the 20 minutes he was here. I went back to look at my records and remembered I had used JIM'S on a few jobs and was happy. I emailed JIM'S to get a second opinion, I received a response very quickly and Esan came by and was able to open the drain. It cost $400 and was well worth it. Esan is very professional, knowledgeable, hardworking, has great communication skills and friendly. He explained the issue in detail and what he was going to do to fix the problem. I highly recommend Esan from JIM'S. Yes, the other company quoted me $350 to clear the drain which was slightly less, but he didn't clear it. JIM'S was still a very fair price for the work and Esan actually did the work and fixed the problem. I'll be calling JIM'S first and requesting Esan for all pluming jobs in the future. Nalin Nuwara: Stang plumbing replaced our water heater today. We informed them in advance that we need same size of heater because of its congested location under kitchen counter top. However, after they replaced the heater we can not put the counter top back to its place. Because water lines are too high. Other than that tech did a good job

We were delighted to have a familiar person arrive (Louis), he's done work here previously. Louis came in with a mask, courteously, really knows his stuff and exudes true respectful, customer service. Holiday rates are high (expected as they're paying overtime), our situation couldn't wait so we had no choice and it was worth it! We hate spending money but costs had all been stated up front on the phone, no surprises and we're smiling! You're an asset to Stang Plumbing, Thank you Louis! Dan Barrie: Stang is a great company with great staff. They responded to an issue over the weekend -- an emergency with our boiler -- and got it fixed. In the past, they have troubleshooted complex drain problems until they were fixed with a high degree of dedication to solving the problem permanently. Their pricing is very reasonable and they didn't overcharge in the case of the difficult drain pipe despite how much time it took to get it right. George Sellers: Jason arrived early, and we invited him in. He put covers on his shoes to keep the floors clean. We had a partially blocked sink and he put a snake down it to clear it out. He finished within an hour. He answered our questions very well. We are very satisfied with the service.

Jon and his team knew right away that it was a master pressure regulator and got it fixed immediately. John Doe: Not good is too good of a review. Randy Bennett was rude, disrespectful and arrogant. He started my renovation and in the middle of the remodel he left the job for 2 months so he can work on a bathroom renovation. Granted it may have paid him more money but you do not leave a customer hanging for 2 months, stalling the completion of their renovation. He is only in it for the money and yes, he does overcharge for his work compared to other plumbing and HVAC companies. When he decided to comeback to complete that section of his job he did it incorrectly and had to come back 2 other times to fix leaks. He also lied stating (in the middle of the project) he was not made aware of all that was part of the job...I was there when everything was explained to him. He then stated to the head contractor he would finish the job of hooking all sinks, stove, water line to refrigerator and outside water line (that was disconnected during construction), long story short he refused to do so and left me and the renovation project incomplete again. His reasoning, he stated he was not informed that was part of the project he was hired for. What makes it worse is that the head contract had already paid him for the work to be completed. Randy is dishonest and not trustworthy, obviously only in it for the money and if the amount is not sufficient for what he originally signed on for he leaves the job and the customer in a bind.
Response: John Doe, To start, anyone that knows me knows I am not disrespectful and I take my job very seriously as an owner and a qualified technician for multiple trades and couldn't have accomplished 38 years of business and you can see that here on this Google site with my previous compliments by all of my valued customers. Your complaints above were never spoken about to the General Contractor whom I was a subcontractor. They have never mentioned any of these issues to me other than a couple minor things that we gladly resolved in a timely manner. The contractor started this project during the Pandemic and we fought for supply houses being open and materials being available and the risk of Covid during this project as well wearing masks and staying our distance according to the CDC guidelines. Fairfax County had their issues with how to issue permits and virtual inspections that took an extremely long time which were all approved with no delays. It was a difficult time for everyone agreed. There were extra tasks that were above the original contract/ proposal written to the General Contractor and were discussed prior to any work being done. Those items included the kitchen work which was not on my scope of work with the GC but were approved and were accomplished in a timely manner. My position is I provided more than the contract/proposal and completed the project per plan and I would gladly offer any warranty repair issues as agreed like I would for everyone we work with. Please speak to your GC if you need anything further from us. Thank you for the business.

Ben Gordon-Goldstein: I’ve had a lingering issue with the master bathroom toilet, shower and tub not draining properly and backing up. Previously had another plumber come out and snake it which temporarily solved the problem, but it came back. Called Carson’s and Sam got back to me same day and was out to my house within the hour. John Panek: I needed to replace a 20-year old water heater. Called 6 shops and Carson Plumbing was a standout as the best, by far. The owner, Paul, was able to give me an accurate quote through exchanging a few emails and pictures (the larger companies would not give a quote without an on-site appointment. C'mon, it's just replacing a water heater.) In fact, Paul went above all other companies by adding in the expansion tank, a humidifier feed line valve, and a new main shutoff valve; all needed to do the job right. And Paul's price still matched the lowest estimate. Very competitive. On the service date, Tony arrived on-time and got right to work. His helper was extra careful bringing the water heater down the back steps (as seen on my house security cam video). Tony did an awesome job on the water heater installation. Installation looks very neat, and Tony walk me through all of the features. It includes everything that you quoted, and came in at exactly the estimated price (no surprises). Ashley Seals: Very unhappy to be charged for the technician's commuter time to my location at the same rate that they charge for the actual work. It seems excessive to pay $140/hour before the person even shows up to do any work. I tried to communicate this to the company and they stated, had I been the first call of the day, I would not have been charged this. Doesn't the technician still have to drive to the first customer of the day's location? It felt like unfair business practices and I unfortunately will not be using their services in the future.
Response: Ashley, we are sorry that you are Not satisfied with the service. JPG charges by the hour for the travel time to a facility as we have to pay the technician to drive there. Some companies charge a minimum first hour charge that would include that I.e. $240.00 for the first hour and $140 an hour afterwards or they hide the unproductive time in a flat rate or job pricing cost. The reason this doesn't apply to a "first call" is that we are under no obligation to pay a person who is normally dispatched from their home, to drive to work. Skilled Labor is at a premium as most young people choose to go to college leaving a severe deficit of trades people. A technician these days costs any employer about $110 an hour with the wages, benefits, holiday pay, vacations, leaving a business with about $30 an hour to pay for overhead and about 10% profit or $14 for every billable hour. If nothing goes wrong. The way we feel that if price is the only issue, we are doing ok. If it a workmanship is an issue, naturally we would handle it on warranty for no cost to the customer. I hope this helps you understand what we are up against and gives some clarity to your situation. If you would like to discuss further, I am more than happy to have a conversation. David Dasso: Dealing with plumbers is almost universally difficult. At least these are professional and knowledgeable albeit pricey. I would rather pay more for good plumbers and for the job to be done right.

Tony Hilton: Being someone who doesn't enjoy having trades in the house, I found these guys superb, they turned up when they said they would. It wasn't a very big job I gave them, but nether the less they set about it in a very professional manner, the final bill (which was very keen)was exactly what they quoted. No fuss, no mess, just an excellent job. Will definitely use again.

Jun Wang: Wow! how could he be causing trouble for the others? How do they work another place back to check the pipe, not by people for their permission to open, they give the reason is the landlord and ask them to check every shop pipeline, it is very impolite.
Response: We apologize for your inconvenience. The building was experiencing some issues with it's sewers. At the request of the landlord, we were inspecting the sewer lines. We mistook your grease trap cover for a sewer manhole. If there is anything else we can do for you, please let us know.

Jenna Large: We moved into a new home a few months ago and needed two TVs hung - one above a brick fireplace and one in a different room on drywall. I reached out to Del via email about a quote. He was quick to respond and provided clear estimates for the work and the type of mounts they offer (which are also very reasonably priced). He and Donte came and installed both devices and concealed cords for the one mounted on drywall. They were kind, easy to work with, and their work was exactly what we wanted! They also had us confirm where we wanted the TVs placed before drilling any holes and they cleaned up any dust made from installing. We are so happy with everything they completed for us. We will definitely use them again for other services in the future. Highly recommend!

Denisse Ruiz: About 2 weeks ago my husband was out of town celebrating his birthday with his buddies. (He is my handyman) I wanted to surprise him when he came back home. So I started looking for help around the area to mount a TV. I came across Del's company. What a gem!! Del showed up on time, was very friendly and mindful of my personal stuff. He made sure that the tv mount was set to my liking. He took several measurements to make sure it was perfectly aligned. Roy Purdie: DO NOT use these people for anything tankless water heater related 4-5 visits and over 700 dollars later water heater still not fixed. Was told I needed a brand new unit because their was gas leaking. Upon further review and a call to the technical department (which my plumber never made himself) found out there was no gas leak and the problem could have been solved by a simple diagnostic...that was NEVER DONE. Was able to get the unit working again myself with guess what...no gas leak (read what you will into that) on the phone with the technical assistance department from the manufacturer (Noritz). Called to see if they would make it right and all the had to say was well you can feel free to use another service (as if I would have ever have them back at my house again) Thanks for nothing Abbott's Plumbing. Response: Mr. Purdie, You have used us many times as you stated to service your aging tankless water heater, that we did not install, without complaint. Our technician detected gas leaking into the air causing a dangerous situation and turned off the heater. I am sorry you feel it was misdiagnosed but we would gladly accept a bad review than feel like we put your safety and life in danger. We hope you are well.

Bill Malstrom: Way overpriced. Initial interaction with dispatch and plumber was good. They communicated well and were on-time and professional in their appearance and walk-thru troubleshoot and diagnosis. So the plumber goes outside to his truck to work up the quote. Was quoted about $1,800. This included almost no material, as I was going to buy the toilet and braided line. I asked the guy how long he planned to be onsite, thinking maybe I had seriously underestimated how long the work would take. He said about 4 hours worth of work., so that's an hourly rate of $450, which is crazy high for one guy in a van with almost no material costs. A fair hourly rate would be about 1/4 of that. So when I asked him if we could go T&M, he said he doesn't make those decisions. So I called his office, and his office told me that it's up to the plumber onsite to decide that. So I put the plumber on the spot and asked him his T&M rate. He said $189/hr, which is still pretty high for one guy in a truck, in the Baltimore residential market. So I paid the plumber his $50 trip charge and told him that he and his office should really get their story straight if they're trying to gouge people. Too bad, I needed the work done and they could have made a little money and had a happy customer and a positive review if they weren't so greedy.

I don't know how you can quote plumbing rates for the Baltimore area but we are comparably price with other companies of our size that employ competent licensed plumbers. Also to clarify, the flat rate prices you were given were for 5 separate jobs total, the toilet you mentioned was less than a 1/4 of the total cost.

Mia Morrison: Short version: look for another plumber. We called Abbott's to unclog a sewage backup we were having. Ben, the first plumber to come, was great. He gave us the cost of the work, laid down floor protection, and dealt with the unexpected extra work like a true professional. He was kind and gracious throughout. Another plumber Jeremy arrived to perform the scope of the pipes (which they offered as a free service, so we said yes to try to find out what the deeper issue was). He did not knock or ring the doorbell when he arrived - so I just heard another voice downstairs and realized he was there. That was unprofessional, in my opinion, to come into someone's house without announcing himself. Even though the scope was free, the recommendation Jeremy provided was not helpful at all. He couldn't accurately locate where our pipe ran, and gave information we later learned was very inaccurate. The only option he provided was a full sewer replacement. I am glad we talked with other plumbers. Jeremy's recommendation would have cost us $10,644+ and two days, plus ripping up our basement and front sidewalk. In the end, all we needed was a high-pressure water cleanout. Which was performed in 4 hours and cost only 17% of what Abbott's estimated. Because of this experience I would not trust Abbott's for any future plumbing evaluation. We think maybe they were just trying to sell us a sewer, rather than to truly understand the issue or offer alternative solutions. Search around a find a good plumber for you! Don't take the first evaluation and estimate as your only option. Don't get taken advantage of just because you need help with plumbing and the situation may feel urgent. Trust your gut, and find someone who respects you, your home, and your time and resources. We waited 2 weeks without flushing any TP down the drain and showering/doing laundry at friends' houses! Trust me, you can wait and find the best people to work with. Other plumbers we found: 1. We ultimately worked with C.A.Taciak & Sons who I would absolutely work with again for any plumbing needs. They were fantastic, thorough, and very respectful. 2. Len the Plumber was quick to respond and would have been quick to schedule the work. They had a couple options and creative solutions, and were honest about what was worth our time and money. Edit: Thank you for your response to my review, Abbott's Plumbing. There was no issue of roots in our pipes identified by either your plumbers or the other plumbers we talked with. The jetting option was needed to clear out the scaling (and a metal bolt and rubber gasket they found) that were constricting the pipes under our property. The issues of separation fall on the City-owned portion of the pipes - which your plumber could not accurately locate for us, and had us assuming the issue was on our property. Your plumber would have had us pay for something the City will ultimately be responsible for. And tear up our basement for something that needed cleaning, not replacing. Service: Drain cleaning

The service tech met him out side and they walked in together to get started on the free camera work. We offered you the only option we provide for this problem [excavation] and a permanent solution. Best wish with the jetting option you used as it only temporarily removes the roots coming though your broken pipes.

He quickly diagnosed the problem and replaced the Garbage Disposal. He also glued a fitting back together at no extra charge. K Jeter: Awesome service! Tech was friendly, professional, and knowledgeable. I am giving 2 stars because the company should revisit their pricing. Site says "leaks and issues can occur at any point 24/7". I had the unfortunate situation of an issue on a Saturday which came with an additional charge of $349 just for visit. Approximately 15 minutes of work came with a price tag of over $600. How does that make sense and for a repeat customer? Like I said quality of work was great but that bill doesn't make sense. Kiel McLaughlin: Last week a very old pipe in my very old house finally gave way and poured water out of the front of my house. I called Abbott’s who had someone out in less than 24 hours. While on site, I showed Ben another problem I was having with my sump pump. He took care of both in a few hours. Ben was very helpful and communicated issues well. Recommend both Abbott’s and Ben. Ami Raeb: One of their plumbers turned off the gas to our condo complex. When asked what was going on he said "I thought I was turning off the water". In either case there would have been hundreds of people without service and without notice. Also, what plumber doesn't know the difference between a water line and a gas line? Now BGE emergency service trucks are here as well so I doubt whatever he did was a quick fix. Edit: 7 hours later and still no gas. Edit: it is now the next morning at 7:15, still no gas in the buildings and no one here working to fix it.

Kalonji Collins: We got quotes from several larger companies who said our entire main pipe needed replacing (for much more money). However, Mr Rainey said he would first check near the water main and see if it could be fixed there. He would replace the whole pipe only if necessary! I was at first confused because I’m not used to project quotes that allow the contractor to pay less money based on what he finds.
